The amenities are nice and easily accessible, and I've been content with my stay for the most part…read more I've been living here for a little over a year now, and throughout the hardships and mishaps I've experienced with things such as, but not limited to, the difficulty with moving units (expect a headache using findigs.com), the security concerns (something has been stolen from the "secure" 4th level parking garage), mailroom inconveniences (on the behalf of the couriers), and maintenance issues (mainly the elevators), the staff has been great with assisting and handling everything. Namely, Ariya and D'Angelo have been more than helpful with taking care of the tenants. It's easy to tell when someone cares about their job, as well as identifying the integrity they bring to the property. Whenever the couriers are lazy and fail to properly utilize the parcel lockers, I've been able to consistently rely on Ariya and D'Angelo to make things right. They go above and beyond the scope of their job, and are very easy to communicate with. This is the kind of warm reception that one would want to interact with. I'm not sure of everyone on staff's name, but I can appreciate the general cleanliness of the high traffic areas of the building, along with the speedy responses to maintenance requests, amongst other things. One thing that I cannot stand is the fact that some of my neighbors choose to ignore the leasing agreement by smoking (especially cigarettes) in undesignated areas, causing me to not enjoy keeping my windows open, for concern of second hand smoke inhalation and cigarette stench permeating my unit. I've also experienced a few noisy neighbors who choose to ignore the 10pm noise curfew. The units cost too much to deal with inconsiderate neighbors! These complaints, as well as the loudness of Hollywood Blvd. are the main causes for my three star rating--all of which I fully acknowledge aren't the responsibility of the building staff. Every time we need something from the front office, it is taken care of swiftly, and the same can be said about any maintenance request. It also helps to have such a fantastic group of coworkers like D'Angelo, the supers Juan and Manuel, and the cleaning ladies Maribel and Socorro. They all make living in the heart of Hollywood extremely pleasant. If you're considering moving in, it is definitely worth it. The amenities (pool, gym, BBQ), the size of the apartments, but it is the people who work here who make this location the best choice. And P.S. If you're moving here, get Starry Internet!

I started the application and paid the $50 application fee, but then discovered that the Nova system required access to my personal bank login and password to verify income. I was not comfortable sharing that information, so I stopped the process and called Priscilla, the property manager, to ask whether there was another way to verify income, such as bank statements or screenshots. She told me there was no alternative and that this was how the system works. I decided to cancel the application, but I never received a refund for $50 application fee and the $200 holding charge, for a total of $250. When I followed up, I was told she had to end the call because someone was in front of her. That was very disappointing after such a positive first impression. I'm still waiting for my refund and hope the process can be handled better in the future.

However, a few weeks after moving out, I was charged $1,500 for repainting the walls and bathtub resurfacing, plus an additional $300 cleaning fee.I spent an entire day cleaning the apartment before leaving, and it honestly looked cleaner than when I first moved in. I tried to dispute the charges, but since I did not have anything in writing and was not present during the move-out inspection, I ended up having to pay the full amount. If you are currently living here, I strongly recommend being present during the move-out inspection and documenting everything. I am almost certain they attached photos they submitted was NOT from my apartment. (They claimed that our door was broken, which it absolutely was not.) I truly enjoyed living here, but the move-out experience was extremely disappointing. It felt like they were trying to charge as much as possible at the end.

1 month update of our time at Modera:…read more The pros: - Naki, the leasing agent who took care of our move-in process is very friendly and attentive! He made our move-in so easy and was accommodating when we had to change our move-in orientation date. Actually, all the leasing/apartment staff have been so nice. From Stephanie the community manager to the other gentleman (I'm sorry we don't remember your name yet!!) at the leasing office to the maintenance guys.. they all greet us when we walk by the office or even around the buildings. - The finishes: I love the finishes of our apartment. There are a few scratches on the floor in the living room but not exactly the apt's fault (I just wonder what the previous tents were moving around to leave such big scratches on the floor lol). I do love that the island is moveable but that thing is heavy AF (can I even say this on Yelp?) I almost broke my back moving it lmao. We do recommend lifting one side of the counter up first and sliding a towel or something that'll help it glide easily as you lift/move the other side. Plenty of storage space for both kitchen and just throughout the apt (for our layout at least, we have a storage cabinet by our entryway and a coat closet). If I could change one thing about the layout of my unit, it'd be less bedroom space and more living/dining room space. - The amenities: this is the most time we've spent at our apartment's amenity. We haven't used the pools yet but we've hung out at both rooftops and both lounge areas. The gym has all the machines I normally use at a regular gym (the fiancé needs other ones but he's still happy with what we got). We've also used the karaoke room even (the system is kind of hard to use and the songs are limited). The dog relief area is super convenient for when I don't want to go outside of the building (but there are cons about this). I've even used the dog wash station for my big dog. - Walkability: I actually love walking around this area. We were actually quite worried and unsure about living so close to Hollywood Blvd because of the tourists/homelessness but the tourists doesn't really come this way and when we looked at the apt building on Google maps, it showed a row of tents one block away from the 3rd building but it seems like they've cleared it out. We have spotted 2 different tents that have been put up at the same spot but apparently we're in an area called "the zone" and the city does street cleaning/removal of tents during certain days of the week. There's a lot of things to do in the area, Hollywood Walk of Fame being one of them ofc and the Ovation shopping area. We've walked to Ghirardelli Chocolate Shop just to get hot chocolate one night, we've tried the amazing Italian restaurant a block away from the apartment buildings, I'd say if you really wanted to, you can even walk to a Target/Trader Joe's/Ralphs to do your grocery shopping (about a 20 min walk). Lots of coffee shops (Javista being our fav). This is the most walkability we've had compared to any of the apartments I've lived in in TX. (OK this is getting a bit long so I'm gonna cut it short) The Cons: - Noise (this depends on which building you live in and which layout you have and where your unit is located): we're right across from a drumming studio lol. And some times they'll practice until laaate at night (I'm talking past 1am late). Google says they're only open until 6pm but I guess students of that studio can just go in & out. It's not TOO loud but just a bit annoying at times when you hear it at night. The layout of our unit has our bedroom back to back with the elevator/hallway. So when we're in our bedroom, we do hear the dings of the elevator and "Going Up. Going Down." LUCKILY the residents in our building aren't too loud and not many seem to go out late at night so again, doesn't bother us too too much. Then just the occasional homeless/drunks yelling - the drunks have been kind of funny though. Idk we're pretty chill but others might find this more annoying. - Dog Relief: YOU LAZY RESIDENTS NEED TO PICK UP AFTER YOUR DOGS. Like goodness gracious. There are bags literally RIGHT THERE and I've never seen that bag dispenser empty. Also even if it's empty carry your own poop bags they're super cheap on Amazon but stop being lazy and dirty gahdamn. I hope the apartment does fine your a**. If you can't pick up after your dog why do you even have a dog? Makes me wonder how you treat them and your own house?? - Packages: some delivery drivers can be quite lazy in figuring out where packages go. But I guess you just have to be really descriptive in how you want your package delivered because I've seen packages left outside of our building that we've actually delivered to residents (these companies need to pay me instead). Anywho. That is all for now. Hopefully the next few months will be peaceful and we'll do a 1 year update c:

The ongoing issue has been the noise. I've been repeatedly woken up between 5:00 and 6:00 a.m. by heavy impact noise, loud footsteps, furniture dragging, barking dogs, and other noise from neighboring units. I've reported the issue multiple times, answered repeated questions, and provided six recordings documenting the noise. Despite 2 weeks of reporting the issue, I still have no clear resolution. My most recent conversation with the leasing office also failed to provide any resolution besides an awful attitude. I've lived in apartments for over a decade, and I've never experienced this level of sound transmission between units. If you're a light sleeper or have an early work schedule, I would take that into consideration before leasing here.

I explained to her about my income and clearly they saw back and forward, my statements and even mentioned I have a co-signer with good history for the past 6 years and she made me to do all that and without any phone call 30 minutes after she sent a bunch of email for rentals verifications, her manager "DIANA" very rudely sent an email about rejection because of my co-signers credit and on phone call she brought another excuses, my co-signer used to be a co-signer for another 2 people with the letter of explanation we have a proof everything was on time but it's only report. Also, pay stubs are more than x3 and even x5 for source of income. As today on 26th of Feb, not these people wasted $118 only for a small commission for themselves and money from me. Also not sending my $400 deposit check back. I am trying to keep emailing and calling and leaving voicemails for DIANA and CAROLINA but non of them communicating with me. This check supposed to send out last 2 weeks and after a week Diana called me and apologized they just sent out after 10 days and because I am in LA, I would get it in 3-4 business days and now we are a week more (3rd week) I do NOT HAVE MY CHECK AND ANY RESPOND from these people. If you are self-employed even high income, stay away from this unprofessional team who would judge you because you are just smart and making money from your business.
