My experience at this apartment complex has been extremely stressful . On one occasion, there was aggressive and repeated knocking on my door that felt intimidating and unprofessional. It caused me to feel unsafe in my own home. During this situation, the power was turned off, which led to serious consequences. My girlfriend's diabetes medication was damaged because it requires proper storage. This created a health risk and significant distress for us. I attempted to address these issues, but the response from management was inadequate and did not reflect concern for tenant safety or well-being. Situations like this should never happen in a place where people are supposed to feel secure. Because of how serious this is, I have reached out to local news to report what happened and am currently waiting for follow-up. Worst rental experience I've ever had. Lumina Hollywood is a poorly built, constantly breaking "luxury" building run by completely unaccountable management and let me give you a few examples of why: 1. There are vendors in and out DAILY because something is always broken. Amenities are a joke--the StairMaster has been broken since 7/7/25 despite multiple follow-ups they refuse to make amenities a priority. The gym is tiny, and the pool is absurdly small for a 22-floor building with barely any seating. 2. They're also shady with charges. I admitted to damaging a cheap cardboard hollow bathroom door and they tried to charge $1,200, profusely refusing to provide any itemized invoice or proof. Huge shady red flag. 3. Management is the worst part. I was falsely accused of smoking weed (it was an incense), and Maria from maintenance (while inside my apartment to fix something in the bathroom) decided to walk her dirty shoes across my apartment to my living room table and take a photograph of incense ash and called it "weed ash." I was hit with a THREE-DAY EVICTION notice and blocked from paying rent online--based on something they weren't even sure about, hence Joseph the manager leaving me a voicemail saying "if you did this you're in trouble but if you didn't then okay" Then they sent out a mass email banning incense like they can just rewrite lease terms whenever they want. Meanwhile, the building constantly reeks of weed near the elevators and nothing is done--rules clearly only apply when they feel like it. 4. Trying to get answers is pointless. Management is lazy, dismissive, and doesn't care about the truth. Case in point: my little sister was visiting and we witnessed two people having sex in a car in the garage--loud and fully visible. I reported it and, as expected, nothing was done. Lumina Hollywood is overpriced, poorly built, aggressively mismanaged, and exhausting to live in that doesn't even deserve one star. This place is an absolute nightmare and the worst apartment experience I've ever had. I applied with my father as a co-signer and I'm the one paying the rent. I paid for two applications. The first was denied for "unverified income," then the leasing agent told me I had filled it out wrong. I repaid, reapplied, and still nothing. From there it was just one long, frustrating nightmare. I called and messaged them constantly more than 5 times at first, then multiple times a day and nobody ever got back to me. I'd email, I'd call. I begged them to send the co-signer portion to my father, and they never did. They ignored every email I sent. Never called back. My friend even went in person on my behalf (since I'm moving out of state) and was promised a call back, but nobody ever followed through. After weeks of chasing them, I was left with no answers, wasted time, and completely screwed moving plans. Now it's going into a new month, I'm stuck paying rent at my current place, and they've cost me money and peace of mind. This management is unprofessional, unresponsive, and impossible to deal with. I am giving this a three star because when I moved into this building 4 years ago, when it was built, it was the best building ever. I had never had a problem until Morguard took over this building. I am not renewing my lease this year as this place is horrible and unsafe. I have often complained about things in this building, but the management does not care. Some kids run up and down the hallways, and I was told to contact security to get them when it happens, but security is sometimes nowhere to be found. Several things have been stolen from the parking garage, and they are constantly keeping them open. This time, the garage was broken for 4 months. A girl in the elevator told me that her windows were burst out, which is crazy, but I expected that they keep the garage door open for anyone to come and park. We live close to Hollywood, so anyone can wander in and steal. We pay for parking spaces, but they let anyone in to park their cars in random places. You have to go and tell security that someone is in your spot, and you have to park elsewhere. If the parking garage is going to be broken, then there should be security guards on patrol monitoring it. They spent time and a lot of noise updating the elevator with fob tag for security, but it worked for about a month, and then it was broken for 6 months. I complained that I didn't feel safe but they just said that they would document it. Elevators are frequently broken with 3 elevators and 22 floors of people going up and down. This is also a non smoking building so the moment that someone smokes or vapes the elevators stop working due to fire switches. Since Morguard has taken over, they are constantly fixing things that are not broken and not fixing the items that are broken. They painted the walls to say "Hello" and did all this colorful painting all over the building and pulled up the carpet by the elevator. Also, they put up a new LED sign in the front. I asked for the garage gate to always work, elevators to work, front doors to work but they are doing all this extra stuff. The gym they advertise as a state of the art gym and is far from it. It has several treadmills and some weights. I have seen better. Also, a year or so ago the gym was on lockdown as well as the rest of the building because a resident had several guns in his apartment and threatened several people including security guards. Packages can be tricky sometimes as they are supposed to send you a code when your package is downstairs in the room, but sometimes you don't get a code, so you have to wait until security is available to let you into the room. The package room says there is a camera there, but anyone just walks in sometimes, as security just leaves it wide open for anyone to enter. Let me sum this up by saying, DON'T MOVE HERE! They are charging luxury prices for a broken, noisy, and dangerous building. read more

You will never get your deposit back, they will make a thousand excuses. My lease is until the middle of the month and the office told me I have to pay for a full month. Are you kidding me? The office pretends not to understand and makes you pay for a full month. Then wouldn't it be easier to sign a lease on the first of the month? Don't do autopay, they will mercilessly write off your money which you will then demand a refund. We moved out of the building, on January 4 after giving the keys and cleaning the apartment. Today on January 23 we got a call from the manager who took the keys from us saying did you return the keys? We still haven't closed the contract and we are being charged late fees. Guys, are you serious, do you even work there??????? We still have not received the correspondence, although we were told over the phone that we could come and pick it up. There are constant thefts in the building, motorcycles and bicycles are stolen. We repeatedly told the staff that it was not safe to live at Lumina. They made us remove the cameras we installed on our own doors. Instead of improving security, they decided to do renovations that start at 8am, there is terrible noise and dirty. When we signed the contract, there was a promotion - 2 weeks free stay. I want to start off by saying the staff was always very friendly and lovely. However few things to beware of before you move in... The walls are VERY thin. If you happen to have loud neighbors like we did then you're out of luck because management never did anything about it. Upstairs would use their apartment as a work live loft and were constantly doing construction. Neighbors to the right of us loved to start playing EDM music at 11pm on a Tuesday. Also want to note that they are starting another construction project in the lot next-door and you can hear loud banging all day. The bathroom vent is shared with all units. Meaning if your neighbors smoke, poop, have animals that they don't clean up after, you'll smell it. . For us we had the most awful smell coming out of the air vents for 5 months (thank god it eventually went away). It's gross to have your apartment smell like who knows what , and again management can't do anything about it because that's how the building was designed. Washer and Dryer in unit!! Amazing right? No. They are "energy saving" & ventless. I hadn't had any experience with those before. But ours took 4hrs to do 1 load of laundry (2hrs to wash and 2hrs to dry). I'm not exaggerating. Ventless drying means all the lint is supposed to go in the lint catchers. Well it didn't and all the lint would come out into the apartment which made everything very dusty. Maintenance came to check on it multiple times and apparently was functioning normally. ELEVATORS! With a total of (3) for 200 units.They constantly break at least once a month. Sometimes its down a day, sometimes its down for months. When 1 is down it's inconvenient when 2 are down it's frustrating. It will take 10-15 minutes to get out of the building sometimes. Also talked to a neighbor that told me the first elevator (the one that breaks most often) dropped 6 floors while they were in it! Very scary and I hope they fix the problem. Security: They are all very nice and a pleasure to talk to. However they are very understaffed and don't actually provide the building with security when they need to leave the desk. Anyone can walk into the building even with the security system downstairs. Guest's don't need to sign in. The sign in sheet is pretty much empty. AIRBNB: This building has a ton of airbnb listings online. They are trying to fix the problem but again strangers not only getting into the building but also the parking garage that has had break ins. Security deposit: We left this place in great condition and still they took out $300 for cleaning fee and paint? California law states that a cleaning fee is only warranted if it's beyond the normal wear and tear, which it wasn't. I took photos of the walls and they were all white when I left. I've never been charged for paint before. Also our unit wasn't even cleaned fully before we moved in. we had coffee grounds and dirt in our cupboards. Seems like this corporate run building loves to nickel and dime where ever they can which leads me to the next thing... UTILITIES: This is a big one. Your bill is shared with the entire building and averaged out based on unit size (ours 860sqft). The unit is all electric. We were told it's different every month (as it should be) and would cap out at $125 a month at the highest. They charged us $125 a month for just electric every month until we moved out. definitely a bait and switch. Utilities alone were $200 on top of rent every month which is very high. Which leads me to parking: Parking is non existent in this area. They have a beautiful big parking garage in the building but they charge $100 per spot a month. WIFI: When we moved in, they said the building could provide AT&T fiber but the building can't, so if you are someone who needs fast wifi, you won't get it here. They price this building as luxury apartments but you are not going to get a luxury experience. It's unfortunate because the unit and view was beautiful but it is not worth the price. I just moved into Lumina Hollywood two months ago and so far I am enjoying my stay here. **The positives** The views of the city are incredible. The apartments have a very high end feeling to them and being able to wake up to that view every morning is awesome. Leasing (Ruby) is extremely helpful, friendly and personable. She is great at follow up and has made the process of moving in very positive. There is Security, which makes me feel safe knowing they are stationed in the building. The security I have encountered were very nice and professional. We have our own key mailboxes and large packages are left securely with Security who will retrieve it for you. It has been very quiet for me in my unit. So quiet that I wonder if I even HAVE neighbors as I never see or hear anyone. Every so often I can hear someone walking above my unit, but it's nothing outrageous. There is a Pool and Fitness center (wish there was a hot tub!) **Negatives** Security is rarely there. I hope this is something that can be resolved. This seems to be a problem in the evening/night. Hopefully someone ensures that it is indeed 24/7 security OR Cameras on in the lobby at all times. This is a smoke-free building but it is obvious that there are lots of idiot potheads/cigarette smokers that have been allowed to rent the units and ruin them. At times it smells like a old casino due to those sneaking a smoke in their unit. It sucks and I hope they crack down on this before it gets worse. The limited Guest parking is always taken up. Always. They should consider an alternative area for our guests to park or expand guest parking. Upper Management does not respond to emails. Not sure what they do all day. The only one that will respond and communicate is the leasing manager Ruby, who is excellent at her job. Thank god for her. Otherwise I would recommend Lumina if you are seeking a high end affordable living space. So far, so good and the things I mentioned I hope are corrected as the months go on. read more

When I arrived the employee told me the prices I'd seen online were a "glitch". She advised they recently changed management and this was a mixup within transferring of management. Took time out of my weekend to go view to find out it was false advertising and very misleading. Then as we toured the agent was very disorganized and kept getting the prices of the units "mixed up" and they just kept going higher and high as the tour went on for the same unit. Pretty sus if you ask me. The pricing that was a "glitch" is still reflected on zillow. I would double check when you email them as they're very persistent and constantly email you. When I call to leasing office, they said will call back to me but after 1 week there is no phone call back. From my first viewing appointment, the first thing that stood out was how friendly the stuff are. I viewed a few apartments on a couple of occasions and each time they were very accommodating to check any new vacancies that might have come up and really working with me to find the ideal apartment to suit my needs. I decided to go ahead and lease an apartment and have no regrets. It's an amazing community, mostly young residents who are extremely friendly and polite from the front desk staff, to the sales team, and higher management, everyone always greets you with a smile. I would like to especially mention Joseph Pobanz the community Manager who I met on one of my viewing appointments, and that's when instantly realized why his stuff were so professional and great at what they do because he clearly leads by example! Joseph was very accommodating and responsive with the few things I needed before I even signed my lease! He has a hands on approach to make sure that the moving in process goes smooth and everything is to your liking to ensure the resident is happy. It really gives me a sense of relief to be living in such a big community knowing that the chief is looking out for everyone's best interest. update 4/1/22- After living here for nearly 4 months, I can say that it had been not the most pleasant experience. The water is constantly cut off, the water pressure is horrible, and there is NO hot water constantly. Management has told us the pipes are corroded. They just can't seem to fix it after months? I picked a high rise luxury apartment for a reason, to have a nice apartment. But it has hindered my ability to work--not having running water. Yesterday I paid my rent in full, which was $3129, yet I do not have full access to my utilities. It is disheartening and I'm disappointed. read more

The whole process of applying, touring and moving in, was seamless. Everyone especially the manager Joseph was so attentive and responsive and I love that. They told me exactly what was needed to qualify, walked me through the entire process and were so friendly about it (which is not common here in Los Angeles). I love it here. The views are so amazing. I love my unit. It's so spacious and modern. I like that management is always reachable and quick to respond. That matters to me a lot it. It makes me feel safe and secure. Hello, I wanted to talk some ongoing concerns I've been facing since moving into my apartment in Lumina Hollywood.When I first arrived, there was a problem beneath the air conditioner, causing water to leak and an unpleasant odor. Although some repairs were attempted, the issue wasn't fully resolved as there was persistent water on the floor. After a month, the floor began to swell, and I requested to be moved to another apartment with a discount to compensate for the inconvenience. I was told I could explore other options, but nothing was done in the end. I pay rent faithfully each month, yet I can't enjoy a peaceful living environment due to the constant issues with the floor and water damage. It's becoming clear that simply drying the floor won't suffice; the laminate will continue to deteriorate over time. If I'm not home for a day it start smelling again(it doesn't then I'm there cuz I use perfume, candles and etc.) I want to emphasize that these problems are not of my making, and I've even noticed brown liquid seeping from beneath the floor when cleaning or when water spills. The apartment's condition is not what I signed up for. In our previous conversation, Joseph mentioned the possibility of sending a request, but I haven't received any response, and the situation remains unaddressed.As well I was told that we can't provide the discount because we did it in a first place, however the problem WASN'T SOLVE. His suggestion to leave doesn't seem like a fair solution, as it's my home, and I'd prefer a practical resolution. There's a lot of things I love about this building but the two biggest ones are the views and the management. I've toured a few apartments and I haven't found that many with such amazing views! Carmen at the leasing office is the nicest manager I've ever had the pleasure to work with since I moved to L.A. The location and the views are great. Right by the highway and stores. I've lived here for over a year and will not be renewing. Management is horrible and doesn't handle issues in an adequate timeline. For 10 out of my 14 months I've stayed here, I had water pressure and temperature issues. There were weeks where my hot water barely worked. The only highlights of this place is the views and location, the building gets a lot of light with no obstructions. I have been communicating with management for over a month and they have yet to resolve an issue we've been discussing. Concierge and leasing agent is very polite, parking spots are a hassle and too small. There's 4 guest parking spots for the entire building and you have to pay for your guest to park overnight. The main entrance to the building door was broken for over 3 months. Now the garage gate is broke and anyone can enter and exit, something is constantly broken here. I just started living here not too long ago but everything's been as expected if not better . All the staff in the building have been super cool and friendly and have answered any of my questions within a timely manner . The view from our unit is gorgeous and makes living here worth it . The building is located in a neighborhood filled with an abundance of unique restaurants, laid back cafes, big box stores like Target and Best Buy , and grocery stores like Trader Joe's and Ralph's all making this a really convenient place to live . read more

Joseph and Farryl are excellent community managers, who are not only helpful but also dedicated to ensure residents feel comfortable and satisfied to call Lumina our home. They go above and beyond to delight residents and staff via community and staff appreciation events, building improvements, and excellent customer service. They're also thorough, on top of communication, and quick to resolve any issues that come up in an effective manner. I'm very pleased with my experience here. I've been here for almost a month & I am so happy. This is the first place I have lived in yearsssss that really feels like home to me. Amazing views & nice community. I don't understand all the bad reviews... I haven't had an issue with hot water, or the cleanliness of the common areas. I do wish they would wash my windows on the outside, but I'm still so happy otherwise. My unit is the perfect size for me, and only a couple hundred more than the old box I was living in before with only one window that had a view of a bush... 10/10 I definitely recommend checking this place out. I haven't had internet for the 4 weeks I've been here and it's been a disaster. Lumina is not taking any responsibility and only blaming AT&T. It's ridiculous that only some units have access to internet. Are you guys going to take responsibility if I lose my job because of this? Security is never there, they might as well change the apartment to an automated system. I understand that they're humans and can't be actually available 24/7 but it would be nice if they set a time frame of when they would be there and let us know. Also they look like they hate the residents. Ruby, the leasing agent, is the only person in the entire community who follows up and cares about the residents. DONT MOVE IN!!!!! If you are thinking about moving here just DONT DO IT!!!! I've been having problems ever since I moved in to this place... to start off when I first moved here almost every person who worked here walked into my apartment and one of them saw me naked (I'm a 20year old girl) when I was coming out the shower this happened three times because they forgot we moved here... I also had some problems with the discounts they promised me when I moved in they say they're going to call you but they never do you have to annoy the crap out of them to get an answer....now we have a power outage here and management refuses to answer our calls when the power went out yesterday morning and didn't come in today and the security guard told us that the power would be on by 9 AM today now they're telling us 4 PM they keep changing the time and they don't know how to handle problems.... my food in my fridge has gone bad because their neglect and the security guard said he kept calling them and they started denying his calls..... they didn't even start working on anything till the morning.....so save your self some trouble and find a place that take cares of you because for the price you pay here isn't worth the hassle they should be on top of things or at least answer your call! read more

I moved in month ago and I love Lumina Hollywood! Our leasing office is amazing and security guys are very friendly and helpful! Views are just so beautiful and motivating. Waking up in the morning to a panoramic view of your favorite city is just amazing! read more

This is a very nice apartment to live in. They have so many perks. Starting off with a Dog Park that's next door. This building is pet friendly and the dog park is a huge bonus. Next they have a gym which is pretty cool if your into working out (not me). There are two rooms for hanging out a Media Room and a Club room that's located next to the pool on the 5th floor. This place has it all right in the center of Hollywood. I think my favorite thing about living here are the people who manage the building. Gabriel what a guy. He is super respectful, very helpful and has great personality. Another thing that I love about the building is how safe my Amazon packages are kept. I can order things and have them ship here and security holds it and notifies me when it arrives so no porch pirates. Half of the units here have a beautiful view of the famous Hollywood Sign and the others have a view of DTLA. Do I recommend this place 100% Yes! Oh and they have assigned parking too with 3 guest parking (when available) read more

Hi. I've been living here for a year. This year I have accumulated questions: firstly, how did the management admit a psychopath with a full arsenal of weapons to the tenants? Because of this psycho who lived opposite me, the entire floor was blocked off and I lived in fear that he would start a shootout in the corridor. Do you think management installed cameras in the corridors? Oh no! They even banned cameras in door locks. But there are also more ordinary "little things" - an elevator that either does not work, or stops in the process and creeps down with a terrible sound. And yes, it's often wet in elevators - not all dogs tolerate the street. And not all owners take them outside - the parking lot constantly stinks of urine and a lot of puddles. By the way, things are stolen from cars from a closed parking lot. Or they cut off spare parts. Management is silent. Another moment - I moved in using the referral program, but the girl on whose advice I moved did not receive anything as had been promised. From the good - most of the parties end at 11. Well, or I was lucky with the floor. Beautiful views from the windows, but this does not fix the rest of the problems. read more

Ive been at Lumina for 9 months now. I've held off to write a bad review, but enough is enough. Management of the building is terrible, the garage gate has been left open for now three days straight, and this is not the first time it happens, with random cars (and people!) parking inside unbothered. This area is high crime rate, yet security is never there (although when we moved in the told us it was 24/7 security). There are few cameras in the building, so people have stole the gym weights, packages have been misplaced and people have smoke parties inside the pool. There is no cameras in any of the common areas. We addressed these issues with management 3 months ago and they assured us cameras will be installed. NOTHING HAS BEEN DONE. Tonight several people tried getting into the building while we were in the lobby . We called security for help and he yelled on the phone that he was currently "on his break". It's extremely scary how anybody can come in, how anybody can park here, without any consequences. The manager will probably leave a comment on this review saying they're sorry. But these issues have been addressed to them before and by several other tenants as well. Last but not least, as someone else said, the walls are so thin we could hear our neighbors that lived one apartment down talk and laugh. So if you want to have quiet time this is not the building for you. read more
