This place is awful. I lived here for 2 years and then the switched management. Tenants and staff complain about everything and Ashley, who works there gave me a violation for my 15-year-old for being noisy when my daughter wasn't even in the state. She has 2 girls who are constantly making noise but instead of giving herself the violation she put it on my kid who wasn't even there. Then, before I moved out, I put in maintenance requests to have things fixed and instead of fixing them they charged me for it when I put in maintenance requests and they never came to fix any of it. The dog poop is never picked up, the walls are paper thin so you can hear everything, parking is horrible, and you can no longer pay accept through ACH. They are constantly taking things away that make our lives as tenants easier, and instead, making our lives less comfortable there is also a wasp problem that they do not take care of. My air conditioning went out and they couldn't fix it and brought me a portable one for almost a week. They said they'd come the next day and they never did. This is NOT luxury living at all. The inside is nice but not worth it. You can find a house than what this management team puts you through. The new management is absolutely HORRIBLE. DO NOT RENT HERE! read more

Let's start with the positives; There's a pool, a gym... and that's it. The negatives? When we first moved in, it took over a MONTH to have a functioning fridge installed in our unit. When our dryer broke, it took 2 weeks to have a new one brought in. When that one didn't work either, the employee responsible for bringing them in and out just told us that we were using it wrong, and it's normal for it to take 5 hours for one load to just be damp. Took another 2 weeks to get a functioning dryer. Glad we pay an additional $50 a month for those. You're forced into subscribing to "Valet Trash". It is not optional. Trash cans must be in by 9 AM and set out by 7 PM. Work 12 hour days? Sucks, here's a $45 fee. Snow days? Hope you brought your cleats and snow tires. Out of the last two years we've lived here, not once have they salted the parking lot or sidewalks. They just let it melt naturally. They're lucky no one has cracked their skull open. Part of the lease goes over the fact that mold is a natural part of life. And that any black mold you find in your unit is to be considered a roommate, or maybe just natural scenery. When you pay your rent, you have a few options; check, card, or direct withdrawal. Every single option except for direct withdrawal is another $40 fee! They sent out an email saying that they had hired a cleaning company to clean the breezeways, another fee to charge us. In the 8 months following, they have: installed an air freshener. The walls are covered in marks and digs. The carpets are filthy. There has been a spiderweb in the doorway for almost TWO YEARS now. Any trash dropped by the earlier mentioned valet trash sits there for over a month. There are side entrances for the buildings. The door to our building is half caved in, and doesn't close. There's no air conditioning, nor air flow, so whatever lovely scents that enter are stuck there, only to be amplified by the swamp-esque climate of TN. Upon renewal of our lease, we were sent the documents, filled them out, and submitted them. The next time I went to pay the rent, we were charged an additional $300. I called them, they said, "wow, that's unusual. I'll make a note so this won't happen again" Can you guess what happened next month? That's right! An additional $300 fee. I called them again. And the same thing happened. This went on for 4 months until they finally told me that I did not turn in my lease and they were charging us a month to month fee. How luxurious. And my favorite part of the entire luxurious living experience: We have two cats, when we moved in, we paid a $200 pet fee. Gave them all of the information including vaccine records, photos, etc. We have paid $50 a month in fees. Now, they want us to set up profiles, on a website they own, with information that they already have. And they want us to pay $30 per animal. That's more than we pay a month in fees! Is the $1,100 we have thrown at them for the crime of owning animals not enough for them to upload the documents they were given when we moved in?? But it's okay, it's all worth it to get to truly experience luxury living. read more

ZERO STARS. Wow, such a terrible experience. Upon my move in they stated they had the apartment professionally cleaned and it in fact was not. I have photos attached if what I moved into. I was told that they have a resident clean all of the apartments jn exchange for a discounted rent so when I asked for them to have a different cleaning company come in or reimburse me for having my own cleaning company they said no. The duration of the lease was okay, way too much money for what you get. ZERO parking, be prepared to walk from the farthest parking lot to your unit. Upon my move out, I had the place professionally cleaned, carpets professionally cleaned (because they said at the last min if I didn't they would charge me. Does not say carpets need to be cleaned by a professionally in the lease agreement.) and they still charged me $300+ dollars for cleaning. I have attached the photos of the cleaning that they are charging me for... This place is a joke with poor management, they do whatever they can to take money from you and keep it in their pocket. AVOID 5 oaks at all cost. You can get a more affordable, and better place in Mt Juilet. Seriously look there first. read more

While the apartments are spacious and nice, there is little left to be desired here. Walls are paper thin, you will hear everything crystal clear and if you have people above you it is even worse. Management instructs delivery drivers to ONLY deliver to on-site mail room where packages are stolen regularly and management states that they will not review surveillance footage for residents and that it does not accurately show enough proof to catch thieves. Parking is limited and not controlled. Garages are barely wide enough to get a small SUV in and neighbors will park in between garages making it impossible to get into your own garage. Valet trash is cancelled more often than not and additional trash fees are added on with no explanation each month. Dog waste is all over the property and in no way controlled or monitored despite management claiming to fine owners. Black mold is present in most units but they just paint over it and hope new residents won't notice. I've lived here for 3 months and all of the above is not only what I've already experienced but also what many other residents have confirmed to have issues with. I've lived in several places, this is nowhere near "luxury living" and management shows no willingness to improve. read more

The worst place I've ever lived. Multiple fees for trash that add up to over $50 and have no reason for the multiple charges. If you're short on rent don't expect any help or understanding. I was in an abusive relationship with my roommate that had to move out and they took all my money and left me only to pay the rent. They never contacted the other person to try and get payment from them ever. I tried to get them off the lease and they also were no help for that, when I was threatened with the person coming back they said that I would have to deal with it alone since he was on the lease. Even though I tried multiple times to remove him but I had to have his permission? Absolutely dirty everywhere when I moved in the place was so dirty and disgusting. I cleaned and cleaned it and nothing ever moved. My refrigerator was freezing things for MONTHS literally freezing EVERYTHING in my fridge. I asked multiple times for someone to fix it and when they came 5 SEPARATE TIMES WOULDN'T YOU THINK TO JUST BRING A NEW FRIDGE. FINALLY after I complained with anger I got someone to bring a mf refrigerator. MIND YOU I moved in AUGUST and dealt with ALL FOOD FREEZING UNTIL JANUARY LIKE WTF. I would call with no one answering or anything. No one ever came out for pest control ever especially when the ants were sooooo bad and constantly out if you left a drink open for more than an hour. The walls are paper thin and I could literally hear base level conversations like the whole thing word for word. I deadass heard the mf talking to his dog next door. Oh yeah and the dog shit everywhere even in the parking lot is wack. Right next to your car? You bet! The doors and everything were covered in dirty dog muddy prints, plus the outside doors are broken and in my building it would literally FLOOD THE BOTTOM IF IT RAINED. We love our apartment here! We have vaulted ceilings, and it is the perfect size for my boyfriend and I. The staff is so so nice and helpful, and our neighbors are lovely as well! I lived at the Pointe @ 5 oaks for over a year. I loved my spacious floor plan, lots of natural light, covered patio, stainless steel updated appliances and the ability for an attached garage. The two room gym isn't like your average apartment gym it's has everything you need: free weights, cardio machines , weight machines, cables and they just added mirrors. The dog park is being built but the grounds are very dog friendly with plenty of dog stations. Office staff was always friendly!! read more

I was really happy when I moved here. Beautiful property and apartments. I'll start with the nickel and dime-ing they love to do: you get to pay $26 for trash valet each month they doesn't run 100% of the time, on top of other extra trash fees that are unexplained. Never mind that the rent by itself is already overpriced. Do not pay rent online if you do move here. I paid them $1380 online, with $1700 in the account I was using, and it was returned to me as "insufficient funds." They then took $30 out of my account for the NSF Fee. Every individual in that office will answer you with "I don't have that ability" to any problem you bring to their attention. So I had to call the company myself to get all that rectified myself. Because I DID have sufficient funds. I turn around and give them a money order with the same $1380, and they claim that they simply cannot process ANY of my money order because the bogus NSF fee is still reflecting on their end. "We can't do partial payments" it's $30 that shouldn't even be there and I'm giving you almost $1400! Not to mention: my rent is $1250 for my little 1 bedroom. All this just to scam me out of $30. Now to parking: awful. Atrocious. When you move in they harp on how your guests MUST park in guest parking or they will be towed. They give you a sticker to put in your windshield to identify that you're a resident. Yet somehow, there's never enough parking for residents. When several of us brought it to their attention, they claim they have "no way of checking vehicles if they're guests or not" sounds like laziness to me. To protect myself I will be keeping a paper trail of my payments and video documenting every time I drop off my rent. If you move here, you will learn that these people cannot be trusted with your money. I really thought this would be a home I could stay at for a long time and I really don't want to move again, but the stress of moving might be better than the stress of being here and having an issue with rent every damn month. read more

Avoid this place like the plague. First, their own description is incredibly dishonest. It's certainly not gated and the fencing is only in place for portions you can see from the road (see pictures). The "tennis center" simply doesn't exist and the complex's "aquatic center" is a small pool. You will get access to the neighborhood's golf course and clubhouse only if you pay the country club's membership fee and monthly dues, not from just signing a lease. Neither of these costs are included in your rent. Nor is there a discount and you pay the same as any other outsider would. Almost every neighbor I spoke with has dealt with innumerable problems including black mold, lack of parking, flooding garages, broken appliances, noise from pitiful insulation, theft, inexplicable charges, etc. All of which the staff and owner himself (Josh Creek) will refuse to deal with in a timely manner. I personally lodged complaints for 7 months and it wasn't until 3 weeks before I moved out that they removed the mold. The gaping hole in the drywall was NEVER repaired. The construction is shoddy at best and you WILL hear every conversation in adjacent units due to poorly insulated walls. On the day I told the staff for the 5th time that my exterior doors wouldn't even latch, I was told that a more important concern was watching my living room TV at an "excessive" volume past 10 PM. So I bought a decibel meter. Apparently their definition of excessive was 60-65 decibels, equivalent of quiet conversation. Wait, it gets even better!!! When I moved out, I was met with a $2600 (on top of $1500 security deposit after they refused to meet for an inspection) cleaning/repair cost for covering nail holes from hung pictures, "repainting" the entire apartment (unit was brand new when I moved), and carpet cleaning. This invoice, first and only, came in the mail 6 weeks after moving out and when it was about to be turned over to a collection agency. I can't decide what was the best part: 1) they pulled landscaping from apartments that weren't visible from the road and replanted them out front. 2) they insisted that all dogs be swabbed for their DNA so they could levy a fine if they found, collected, tested, and identified poo that hadn't been picked up. Sadly, this disgustingly unethical behavior of Criterion 3 Lifestyles and the individual complexes has been and is, undoubtedly, still profitable. PS- Look at the non-recommended reviews. These are posted by the staff themselves. Need proof? Give em a call and ask for Janice Williams. Then Google other complexes managed by the same shady company, Criterion 3 Lifestyles, LLC: The Pointe at U of I The Pointe at WYO The Pointe at MSU (name changed to "The Social Campus" following so many terrible reviews) The Five Oaks neighborhood and club are rather upset that this complex exists due to their poor past reputation. Fell in love with the pictures online and floor plans offered.l, so I definitely looked into making this a home for my family. I currently own 2 dogs pit bull terrier mix that I can't just give away due to the fact that they're family too. They're the most gentle and loving pups you could ever have. After discussing all the details of my move I was turned down because of the breed. I was told it was possible for management to meet them and get approved... to find out via email that nothing can be done and I would t be approved based off the type of breed they are. I felt inclined to post a review in defense of a previous reviewer. These apartments are absolutely beautiful. They are super spacious on the inside, and incredibly quiet. The management has been nothing but wonderful to us. On numerous occasions, other renters have had conversations with myself and husband on how fabulous the office staff is. The clubhouse is fantastic, and we cannot wait for the gorgeous pool to be open! Having a 22 month old, and being business owners, I can assure you that neither us, nor the friends we've already made here would ever choose to live somewhere less than great. We love it here and foresee us staying here for a while. read more

First off I've been here for two months and I do love my floor plan, great natural light and spacious for a one bedroom. a lot of my neighbors that I've met are really nice and pleasant to talk to. The office management are all nice. my only really big issue is the parking. It is absolutely atrocious and nothing seems to be getting done about it. I got home one evening at 7:30 and the only spot available was a handicap spot up front. The next morning I saw a staff member about to give me some sort of ticket or warning and I explained to the gentleman about it and all he kept saying was "what if a handicapped person needed this spot?". I know most apartment complexes have issues with parking but no one should have to dictate their plans around being able to find parking, especially with how much some of these floor plans are. And like previous reviews have said you really can hear pretty much every conversation from your neighbors due to poor insulation. read more
