I moved in only 3.5 weeks ago and since then my master bathroom has had TWO WATER LEAKS. Due to the amount of repairs, dry time and hassle, I've only been able to use the bathroom 6 days total. I asked management to hold up to the terms of the lease and compensate for part of the month's rent due to this issue and they said "it was still functional." Disappointing to have to deal with all this moving to a new city. I would not recommend this complex. I'm concerned about the health and mold issues if all this happens only within 3 weeks. I have mold samples sending out to a lab this week. Will report this complex to health department and follow suit if it comes back positive. read more

My husband and I just moved in, and so far we love the community. Kiana was wonderful and we felt taken care of throughout the application process! I couldn't figure out how to use the thermostat on move in day, and maintenance called me immediately to help me figure it out. We appreciated how responsive they were! There have been a few issues with appliances, but this isn't something specific to this apartment complex. Work orders are already submitted and I'm confident they will address it quickly. Spin bikes and basketball court are great. Tennis court is well lit. I don't have a dog, but the park is close to our apartment. Pet owners seem to be responsible and the dog park well maintained. Very family friendly apartment complex. We have been pleased to see so many families out and about in the common areas. *Quick note, our apartment is the Juniper Floorplan (2bed/2bath). We are facing the back of the building. I did notice that the back units don't have the window over the balcony door, and there are no glass shelves built into our dining room wall like you see in the virtual walkthrough. There is also no outlet on the patio, which I wish we would have noticed before moving in. We will have to remove our outside light and put a power adapter in to have outdoor electricity.* I will update in the future as we get a better feel for the community, office staff, apartment, and maintenance. read more

too many kids running in and out of the roads screaming for hours. they leave bikes and scooters in the roa. anyone could drop over them and sue the complex. they would probably get a good pay day too. lots of bad fathers here that let their sons put items in people fuel tanks and beat cars with sticks. also, almost monthly someone is coming in to do something in the complex. so much for privacy. read more

I've lived at The Preserve Apartments at Ballantyne for 24 years. I've been very pleased with my stay here. The apartments have been well maintained, and the rental pricing is competitive with other apartments in the Ballantyne area. The community here has been fairly quiet, and the office has had activities for the residents on a regular basis. The common areas such as the pool, the gym, the exercise room, tennis courts and the playground are well kept and are popular with the residents. The apartments were upgraded with new appliances, floor covering a few years ago to maintain expectations for property in this area. The maintenance team is very responsive when requested and I haven't had any major issues in my 24 years here. The staff over the years have been very cordial and friendly and professional. The current staff, Kiana and Aarian are very friendly and very responsive to any request. A great team and professionals. Overall, I have been well pleased with my stay here! Jerry H. read more

I've been living here for ten months and have had a really positive experience. Not sure what's up with the negative reviews below because none of that has ever happened to me. Love my apartment, the grounds are well-kept, the office & maintenance staff are friendly and professional. I too am always greeted by name in the office. Amenities are great, and it's a very pet friendly community for my two dogs. There was a 9% increase on renewal, but that's not enough to cause me to consider moving. Regarding the complaint from previous reviewer about the renters insurance - it was in literally every document I read/signed prior to moving in that it was required and I hardly think $11/month qualifies as over-priced. All in all, I would recommend this as a great place to live. read more

Good people live here, and friendly staff works here, however understaffed at some times...I assume thats the owners princpls. No preventative maintanance, only reactive...and that does take time:-) Lovely area, close to shopping and green ways and reasonable good outdoor places. Pros & Cons below! STATS: 5+ years as residents, younger couple, 2 dogs (Responsible pet owners only, please!) Pros: - Attractive layout, fireplace, large windows, beautiful landscaping, spacious balcony - Fancier features: private suite-style guest room, archways, columns, cutout shelves, vaulted ceilings (top floor), and large, durable blinds on windows that make you feel like you've made it in life...seriously, I hate cheap mini blinds. I love all of the extras here. - Gym: upgraded machines & equipment + extras like yoga mats, medicine balls, kettle bells, & other things that I don't use because I am afraid of them... - Half-court indoor basketball area: also great for yoga or dance. They have a trainer who lives in the complex and he is friendly and dynamic, and hosts free workout classes. - Great neighbors: from diverse ages and backgrounds, occupations and life experiences! - Pool: salt water & always clean. Grilling area + fire pit are rad, and the outdoor decor and fountains are attractive. - Extra incentives: community events/free treats, playground, tennis court, fenced-in doggie play area, and a car wash area (hello, pollen season!). - Business Center: reminds me of a small professional office; nicely-decorated, quiet, clean, and easy-to-use. - Office Personnel are helpful & maintenance staff is accommodating! - This place doesn't feel like an apartment. It feels like home. (Awwww) - Quiet area, beautiful landscaping, easy access to shopping (I can walk to *insert popular store name here*!) and it is conveniently-located near a major highway. I also feel very safe here (threw my ninja stars away like 4 years ago). Cons: -Limited parking: if you have guests, best to direct them to an area away from a breezeway, as it gets crowded. (We pay extra for a reserved spot...well worth the cost to ensure that we have a space at all times. Plus, you get to feel like Employee of the Month EVERY month.) - It does get hot, muggy, and buggy; but you can thank the state of North Carolina for that one!! This isn't really a "con" for the complex, as they are one of the few places that actually power wash the outside of the buildings & breezeways/stairwells to keep pollen and critters away. As an NC native, I appreciate the time and care put in to maintain aesthetics when the weather wants to be a pain. - Infrequent water shut-off for maintenance: (hasn't happened for quite awhile). After the short time period, water has to be flushed a bit in your faucet due to sediment. If you live on Earth, this is a natural occurrence in places with a lot of underground root growth or sometimes the pipes face other elements. In response to some other reviews: - All apartment complexes raise rent over time. If they don't, they are not improving the aesthetics or not providing the community with any benefits. You get what you pay for. Ballantyne is a nice, beautiful, growing area to reside. - To address another comment about bugs: Sure, they may come in if you leave your patio door open on a luxurious day (who can resist??), or sometimes you track them in on your own clothes and shoes. I have maybe seen 3 silverfish in my apartment in 5 years (yes, I screamed) and I accidentally let in a very confused bumblebee who wanted nothing more than to escape my dog. But seriously, this place takes great care to keep pests away. (It also should be noted that the cleaner you keep your own apartment and storage areas, the less bugs you see...Food for thought.) - I have not heard a single peep from a neighbor since we moved here. But maybe we just got lucky with quiet ones over time. If you don't like ANY OUTSIDE NOISE, you should probably explore getting a yurt in the middle of a desert. Home is where you make it. It's such a beautiful place to live nice community everyone is so friendly from the residents to the staff working there. I really enjoyed the amenities from the gym down to the pool. I liked the car wash found it very convenient with all the pollen. I had a bottom floor apartment loved sitting outside watching the wildlife with my pets. Just simply peaceful place in the city. The grounds are well kept I was so happy to call this my home for a year. Thank you for always making me feel like I was at home and welcome. The staff always took care of us doing this from parties and things to get us involved it was just a nice little family. My husband and I lived here for over a year while awaiting new home construction. We previewed many apartment complexes and decided on the Preserve because of the spacious rooms, great Ballantyne location, and ample storage space. Getting a garage was a plus, too! The management was continually making improvements or renovating the apartments and property. They worked very hard to maintain buildings and grounds, which looked beautiful spring through fall. Despite the Covid closures over the last two years, the staff remained accessible and attentive, and always responded to inquiries and service requests promptly. From the leasing office staff to the maintenance crew, every employee was courteous, knowledgeable, and provided a high level of service. When we encountered several delays with our new home build, the office staff worked hard to accommodate us with reasonable renewal terms and even an unexpected lease extension when our builder changed our closing date. We are so grateful to Kiana, Marquita, and especially Ines, who we bothered many times more than we should have. I highly recommend the Preserve to anyone needing a rental. read more

When I moved to Charlotte last year, I visited a few apartments that were not that great. When I came to the Preserve to look, they rolled out the red carpet, and I was really impressed. That feeling lasted about 3 months into my 11 month lease. The management seems to be your best friend, until you have an issue with anything - then they make you feel like a high maintenance bother. Within the first few months, I had a problem with my air conditioning/water heater unit leaking water all over the closet. When maintenance came to fix it, they left greasy footprints on the carpet. And they do not warn you that they're coming in, they'll knock once and then open the door with the master key. No call, no nothing. (What if I was in the shower when they showed up unannounced!?) Once, I came home from the store and found my microwave ripped apart because I called a few days earlier saying I was missing a screw in the fan part. They never warned me that they were stopping in that day, I just came home with groceries and had microwave pieces all over my kitchen, no maintenance guy in sight and no note from maintenance stating a return time, etc. The community is older and not very active. People will wave when you drive by, but don't really ever want to meet you. After my "honeymoon" phase with The Preserve wore off a bit, I realized that I wasn't really that thrilled with it. (That's why they get two stars, I never felt "unsafe" or anything, but I just wasn't happy) It wasn't terrible, the apartments are fine, so I figured if the rent didn't go up that much, then maybe I'll think about staying to avoid the trouble of moving. Then I got the letter that stated that my rent would be raised $80 a month and did I want to sign a lease! No thank you, Preserve. Oh! And Brian l. wasn't kidding about the automatic rent payments, they give you such a hard time about it!! The Ballantyne area is a great place to live, but do yourself a favor skip over The Preserve. There are much better options just around the corner! (When I moved out, I moved less than a mile away and am SO HAPPY that I did!) read more

The Preserve at Ballantyne Commons was a terrible place to live or do business because of a management team that was vindictive, unethical and unprofessional. This is only my experience but I pass it along so hopefully nobody else has to go through the same difficulty I did. The apartments themselves are of the quality of something you would find in Pineville or Independence Blvd. If you're new to the area that means they are run down and a little old. Average price for a one bedroom runs about $900 at the time of this writing and is not a good value for the money. Management will try to trick you into purchasing overpriced, liability-only renters insurance from them mid-lease by sending you a letter saying they have no renters insurance on file and you need to buy theirs or prove you have your own to avoid violating the lease agreement. The way everything is worded makes it seem like you are at fault and didn't adhere to the lease agreement and is overall very shady. Unless you set up automatic payments it will cost you $25 a month in "convenience fees" to pay rent. When I moved out the assistant property manager fabricated damages then refused to show me proof of such while the head manager claimed to know nothing of what was going on. After working out a fair payment to be rid of this headache with the CWS Apartment homes corporate office the Preserve office staff held on to the check I sent for payment for well over a month. I was also sent to collections and will now have to deal with the credit bureaus directly even though I paid(for fabricated damages). If you can move anywhere else, do it. The Preserve at Ballantyne Commons is the worst place I've had the misfortune of living at in Charlotte. read more

Great place to live. Lots of elderly and long term residence. Very pet friendly. The walls are thick so you don't notice that your neighbors are there. The grounds are well kept and the facilities are clean. The down fall is that you have ALOT of nosy neighbors ( because of the older crowd), the maintenance guys always do a half ass job and they ALWAYS jack the rent WAY up each year. read more

Loved living at the Preserve. Whenever I had a maintenance issue, I filled out a work order online and it was always resolved. They have automatic rent payments which was very convenient (get help when making changes). The landscape was beautiful. Do yourself a favor and keep away from the Preserve at Ballantyne Commons apartments. Awful experience with the management. As Kelly C stated in her review, they tell you anything to get you to sign the lease and afterwards completely unwilling to listen and understand. We had so many issues in the few months we stayed there, we ended up cancelling our contract to build a home and buying an inventory home instead because we could no longer live in this apartment complex. To start off, it was crawling with spiders. They were all over, the ceiling, walls, everywhere. My kids were terrified to sleep there and even after they called exterminator to spray yet again, there was no difference. But another major issue arose due to their incompetence with handling basic accounting. We signed up for electric service as soon as we signed the lease and showed them the proof that the service was in our name and that we paid the bill. Nevertheless, they said they paid our bill for us and billed us over $220 extra to pay them for it as well, threatening to send it to collections and ruin our credit. We spent countless hours on the phone with Duke Energy to no avail. After many phone conversations and emails, the management of the apartment complex could not even show us proof that they actually paid the energy bill for our specific unit. We ended up paying them because we had no other choice, didn't want to have our credit ruined over their stupid mistake. Do yourself a favor and stay as far away from this place as you can. There are so many other good newer options around, priced even less than this old dump. Their "upgraded" units wouldn't even go for $800/month in any other area if it wasn't Stonecrest. Their apartments are old and need a major overhaul not just the basic granite counters and cheap cabinets they fixed in the kitchen. The bathrooms are old and disguising. There were pee stains on the toilets when we moved it and toilet seat so rusty, the rust was leaking from underneath. Keep away and you'll be better off. Since they were not willing to deal with me and billed us twice for the energy bill, essentially threatening us with bad credit and collections without showing any proof of payment, I will be sending a letter to their corporate office as well and reporting them to the Rental Protection Agency. read more

I have to say I was really impressed by the welcoming environment we received here at the Preserve at Ballantyne Commons. When we first arrived, we were met by the Cares Team, Geoffrey and Lori and though we didn't attend most of the events planned, we did enjoy their welcoming attitude. We also appreciated the front office and maintenance team as they always went well out of their way to help make our stay very comfortable. I remember when we first moved here I found a spider in my apartment (I am deathly afraid of these things). It wasn't more than an hour later when one of the maintenance guys (Chris) showed up to help me get rid of it and to let me know when the spray people were coming. I haven't seen one since as they keep the areas around the buildings well sprayed and they also keep the shrubbery trimmed far away enough from the buildings. (I liked that they did that). This is by far the BEST place to walk too. A Lot of wonderful neighbors! A very quiet neighborhood too. Since we've been here I've not heard a peep from my neighbors (other than to say hello). We are pretty picky people, ask anyone..so when I say it's quiet here...I mean it. Kristen is a great manager and I love the other team members who made out stay welcoming too. Nancy and Marquita are wonderful and inviting and Chris and Justin were absolutely awesome maintenance guys! I just can't say enough about this place. We will certainly miss it and we will miss our neighbors too! read more
