I've lived here a few months now. I have no complaints. The staff is excellent. Jason, Francesca, Dimitri, Bianca, and all of the maintenance people, desk workers, and janitorial staff are great. Not quite "A-OK" as the stars above indicate. (There should be a rating that reads "Just OK.") The Landmark is a sterling property, but despite Cleveland-based developer-owner Forest City's high standards, our community has been upset over increasingly mediocre local management for several years -- while rents have risen above market for each of those years. The new local managers are striving to rebuild lost good will; we'll see if their talk translates into performance. The issue is management, not maintenance staff, who are with rare exceptions about the best you could hope for. Which brings me to the review (below) by someone who signed it "Eddie B." A bunch of us who are long-time Landmark residents agree that Eddie B.'s description of our superb concierge Jean-Pierre Fontin is flat-out libelous, utterly unfair and utterly inaccurate. Mr. Fontin is a trained and experienced hotelier; he could easily manage this building, and we wish he would -- Forest City seems oblivious to his exceptional abilities and performance. He makes this place run the way an upscale apartment building ought to. Whatever Eddie B.'s beef with Mr. Fontin might be, let it be known that those of us who call ourselves "the Landmark Tenant Coalition" have a beef with you over your disparagement of one of the best people to work at this building since the departure of manager Milan Kuric several years ago. The Landmark is about to be sold. What that means for the quality of life here remains to be seen. We hope the new owners don't view us tenants, as Forest City seems to, as an ATM -- you know, all those flush Frisco types will pay anything to live here. Think again. Inquired about units for a showing over phone. Told the leasing agent that I have a cat, and she said she knows my pet is very important to me and that she would go over the pet policy at the end of the call. Spoke on the phone for 16min while on my way to the city only to find out right at the end that they don't(!) allow pets. She said sorry for not noticing the pet policy until the very end of the call and we ended up canceling the tour, but I felt like we both just wasted 16 min for nothing... read more

The building is run incompetently. Today, the excruciatingly loud fire alarms went off at 3:55am, 4:30am, and 5:30am. This has been happening regularly for years. Residents complain, management brings in the same fire alarm company (that has never managed to fix anything) and the cycle continues. read more

Things have changed at the Landmark. A year ago I would give it five stars. Today I would say be very cautious in moving here. The building is handsome, the Presidio is beautiful, but there are serious issues. The local management has changed at least four times in the past year that I've lived here. They simple are not responding to complaints and some of them are safety issues. The fire alarm system is a frequent annoyance (for years); having to hear the awful alarm four times in one day, having to leave your apartment each time and one time as early at 5:30AM has affected the morale. Parents with young children buy headsets to try and help their young ones sensitivity to the harsh sound and so it doesn't do long term damage to their hearing. To make matters worse, at least once, perhaps more, they have shut down the alarm system so it wouldn't reach the fire department so they could avoid a fine. This was probably illegal and certainly didn't make anyone who lived here feel safe. Residents have complained for months that the outside lights are out and it is indeed dark and dangerous when coming home late at night. Another ongoing complaint is the uneven path to the front entrance that is a hazard and numerous people have already tripped on. We can't get action. We get words, meetings, but NO ACTION, and we do get rent increases. There are many other individual issues, such as black water, poor communication, and an inability to reach management, etc. Proceed cautiously. I read more

This is my firsthand experience with The Presidio Landmark. Terrible management-- there are problems with misrepresentions, delays, security risks, stonewalling, and lack of response. Do not trust what they say to you. Above all, do not give them your social security number because there are risks of identity theft. My firsthand experience is that the rest of the Presidio areas, like the Baker Beach Apartments, are managed by a completely different company, with a team that is helpful, friendly, and considerate. Nothing like waking up to birds chirping in the morning and a serenity fountain. Quite the difference from the busy, hustling atmosphere of downtown San Francisco. I have lived here for over 2 years, and the first year was quite poorly managed. There was the former GM that was never at the property, condescending, and would come up with all kinds of excuses of stuff that did not go right in the building. The fire alarm would go off once a week, heaters that were broken, appliances that did not work. So the new management team had quite a lot to clean up... but they are only ok. The new management team is WAY better than the previous, but they still have a lot of work to do. My issue is that we get treated like children here. Every week, it's an email that scolds us telling us not to do this, not to do that. When issues are brought up to the GM, it usually get dismissed. Such as dirty vents, dirty window screens, and unexplained high utility bills. They used to have Taco Thursdays, which was a nice touch. But supposedly, someone complained that they were tired of FREE Taco Thursdays, so they got rid of it (who would complain about free food?). It was not replaced with any other option. Pros: - some doormen are extremely nice (Jose & Charlie) - yoga studio - gym located onsite - dining facility available to use Cons: - no compost. People keep telling me the Presidio is federal land, therefor exempt from SF laws. Does this mean I can own assault rifles and eat foie gras in the Presidio? (no to both) - No pets, but there are about 10 dogs that are supposedly "medical pets". read more

Not sure where these other reviews are coming from, as someone who has actually lived in the Landmark (which appears to be different from the rest of the reviews). The Landmark is a really unique place to live in the city, because it has all the amenities of a high rise in SOMA but is in a national park where you can just step out of the building and run to Baker Beach or on the park trails. The staff is really great, responsive, and makes a lot of effort to plan special events for residents. The building is still having some growing pains, since it just opened in the fall, but as they iron out all the kinks, it should become even a better place to live. read more

We rented a 2-bedroom unit earlier this year and had a very enjoyable experience. The staff is extremely friendly, responsive, and everyone goes out of their way to make the building a welcoming and comfortable place to call home. The front desk has umbrellas to loan out on rainy days, and the fire pit on the front patio is a cozy place to sit and enjoy the view, get some work done, or chat with neighbors. Loved having coffee and tea available in the lobby every morning. We have two young kids, and were delighted to find there was a nice mix of families, single professionals, couples, and retirees in the community. The social events are a fun way to get to know neighbors, and we loved the variety of events (especially the food truck ones). Great job, Jessica! A nice perk is the serene, spacious guest suite, which is available for residents to rent. My parents absolutely loved staying in it. The very minor deductions from our security deposit were totally fair, and we had a very smooth move-out process. We'd love to return! read more

A handsome building with many amenities in a pleasant setting with an interesting resident community. But be aware that, the Presidio being a national park, state and local rent control laws do not apply. And do not expect the Landmark's owner, multinational Brookfield Properties (reportedly partnered in New York City with the Kushner/Trump companies), not to take advantage of that exemption. In the summer of 2022 we were presented with a minimum rent raise of 27.5 percent, increasing our two-bedroom, two-bath rent from $5003 to a minimum of $6,380. We chose to move. Now, several months later, an identical apartment two floors above our former unit is being offered for $4,960. I can only imagine my anger had we re-upped at the rate offered earlier this summer, only to learn that Brookfield's management (which claims to base its rents on local trends) subsequently rented one exactly like ours for $1,420 less. Fortunately, we found a lovely, larger alternative in Pacific Heights for less than our prior Landmark rent, with the Presidio's forests and trails still only a few minutes away. The Landmark concierges and maintenance men are earnest and hard-working, but Brookfield understaffs as a matter of policy, making their jobs difficult. Read the reviews here, especially the less-than-stellar ones. Caveat emptor. read more

This property is absolutely gorgeous. But the people make it all worth while. I have never thought that I would connect with such a large community in such a big way. I'm an introvert but Presidio Landmark brings out the extrovert in me. An oasis inside of a paradise inside of a mad house. The new management is doing a very good job to communicate with the residents, and listen to their complaints and suggestions. I don't normally write reviews, but the number of false fire alarms we experience in the Presidio Landmark Apartments is out-of-control and future residents need to be forewarned. I DO NOT recommend moving into this building, especially if you have young children. Here is a list of the recent false alarms: - 11/25/16 - Management said that it was triggered by the private event space or dust from a storage unit - 02/01/17 - Two false fire alarms. RedHawk Fire Service onsite- "routine fire sprinkler set it off" - 08/06/17 - "False alarm" No reason given. - 08/19/17 - Management said it was triggered by something on the 4th floor, don't know what. - 08/30/17 - Triggered by 4th floor sensor again. False Alarm. - 09/04/17 - Triggered by same sensor on 4th floor. 3 separate false alarms today. Elevators not working now. - 09/09/17 - Three separate false alarms this afternoon beginning around 1pm. Again, triggered by 4th floor sensor. - 09/10/17 - 2AM False alarm, again triggered by 4th floor. Note from manager, Kevin Stacy in the Daily Digest email of 09/09/17 stated, "Red Hawk technician... made some adjustments to the sensor on the 4th floor... The equipment in question could not be replaced today and will need to be ordered because it's not in stock." UNACCEPTABLE. This is a quality of life issue and is beyond traumatizing to the young children that live in this building. Note the number of fire alarms that occurred from the faulty sensor on the 4th floor beginning on 08/19/17. WHY haven't they replaced that sensor? I wrote a review on 11/25/16 regarding the number of fire alarms we were experiencing and note that my review of that date is now listed as one of 12 that "are not currently recommended". Call the Fire Dept and ask for a list of fire alarms in this building before you choose to rent here. Not worth it. read more

I recently moved into the Presidio Landmark and have been having a wonderful experience so far, largely in part due to the leasing team and assistant manager, Jason who has gone above and beyond to make the move in process seamless. A terrifying, confusing situation happened here with security today. I was coming to visit my friend who rents here. I walked in and did not see anyone at the desk, so I proceeded to go to the elevator (my friend was giving me directions on where to go via phone). Suddenly, I heard shouting behind me. Frightened by the commotion, I got in the elevator. I went up to where her apartment was and saw an unidentified, threatening looking man in a Warriors jersey following me. He came bounding up the stairs! I became increasingly scared and told him that I would be calling the police. As I got to my friends apartment, he started screaming at me that he was the security for the building and he had observed that I did not sign in. (There was no one to tell me to sign in as no one was at the desk when I arrived, so I was not aware of this procedure). This is unprofessional at best and threatening and dangerous at worst. I feel psychologically disturbed and threatened by this experience with security (If this man truly is on the security staff?) I work in a high security building downtown where all guests have to sign and badge in, and no one in security has ever had this kind of issue as they follow strict, professional protocols. Even If I was in the wrong here, there is a certain feeling of being a 5 ft tall woman who poses no threat at all and being followed/ chased by an unidentified 200lb man in a warriors jersey who does not appear to be any kind of building staff as he had no identification or uniform. In addition, I never observed him behind the security desk in any way. Feel free to check the footage. All I know is that a random, large, scary man was following me and I felt that my life was threatened. So, think about this experience when you try to interact with the building staff. read more

I suppose I should make a little disclaimer that I haven't actually moved out yet, so I don't know if things might get ugly if/when that happens (see my review for Argenta from May of this year...). While I bewail its out-of-the-way-ness and less than desirable distance from downtown every now and then, I can't count the number of times I've felt so lucky to be living in such a beautiful building since moving in last June. A little bit of background: the building WAS once the U.S. Public Service hospital, hence the heebie-jeebies people get about it--my cousin included. I work in a hospital so I totally get why the thought of living in a building that was once a hospital would freak someone out. That being said, the developers have done an absolutely AMAZING job of completely re-modeling the place (take a look at the before and after pictures if you want more concrete proof). I love how they've maintained the HGTV-buzz-word "character" on the outside but the interiors are contemporary and tasteful. The bf's friend who helped during the move-in process said it was akin to a "Las Vegas hotel"; I can't help but agree. Cons: - Location (also a pro) -- tucked away into the northwest corner of San Francisco, it's PAINFUL getting downtown, to the East Bay, or just out of SF in general - A little bit on the expensive side -- but rent in SF is outrageous in general so no surprise there... - Outdoor parking -- unless you're one of the ballers who lives on the top floor (6th floor) in a $5000-ish 2-BR unit - ACCESSIBILITY! Biggest con! If you're a MUNI-goer like me, you are limited to the California-1 and 28 line...unless you feel like taking a fairly decent walk down to Geary Pros: - Location (also a con) -- you live in a freaking national park! How cool is that? Oh, and the park police are less than half a mile up the street. Apparently, committing a crime on grounds can be considered a federal crime -- seems like a good deterrent to would-be evil-doers - Morris' the doorman's warm greeting each time he sees you: "Hello, Mr./Ms. (Fill in your last name here)". The guy also works at the St. Regis so he definitely knows how to schmooze with the residents - The fire pit that greets you at the porch. Have yet to schedule a date with it to make S'mores! - There is a communal washer and dryer in the basement that residents can use free of charge in addition to your apartment's private washer and dryer. Excellent for washing bulkier things without having to make a trip to a laundromat - The little yoga room adjacent to the gym. The yoga classes that they hold there once in a blue moon are crazy expensive but it's nice to have a pretty place to stretch out. - Beeeautiful dining area HUGE kitchen and lounge-ey area. $150 to rent out. Perfect for holding a girls vs boys cook-off (which I have also yet to schedule...). There is a wine cellar in the same area where oenophiles may rent out storage, if they are so inclined - Dedicated bike storage! A very spa-like massage room! Masseuse and bike not included :-( - Fairly frequent community events put on by Miss Denise C. - Guest parking! Lots of it (usually)! read more

I lived here for 4 wonderful years - I was one of the first tenants. The apartments are fantastic - great quality and appliances. The staff are fantastic - I always got great service! Quick responses from maintenance and management, and the desk staff will become a friendly part of your life. The building is beautiful and well kept - it's constantly cleaned and the grounds are impeccable. The only drawback is also a feature - the location. For some, it's a bit too distant from the thrum of the city - a car is pretty much required. I, however, loved the isolation, the quiet, and the proximity to nature and all the Presidio has to offer. If you're complaining about the location, this ain't the place for you. For a primary residence in the city it doesn't get much (any) better. read more

Really nice and comfortable apartments in the Presidio area. They almost seem like a hotel with the seating around a fake firepit on the front porch, the coffee and seating area in the lobby to just read a paper, and then the hot tub which is quite stylish. The hallways are wide and the decor rustic as they did (or had to) a good job keeping the original hospital feel of the place. The views over the Presidio remind you of a European or Italian village feel. The rooms are well maintained with nice kitchens and really tall ceilings. read more

The Presidio Landmark is a beautiful building in a lovely setting. However, Brookfield Properties that manages the building, is not responsive to residents. The latest example is a substantial flooding of some 15 apartments resulting from a leaking pipe in June. It would seem that a leak was ongoing for the months of April and May before water burst through in early June. For those two months, water bills were up about 50%. If the management had bothered to identify a leak the first month usage increased, they might have avoided all the damage caused. Instead, they passed along the increased charges noting that it was because people were working from home and thus using more water. Then when usage was back to normal (down 50%) in June, following repair of the pipe, their explanation was that several residents were gone from the building. This is not simply a matter of incorrect charges to residents due to faulty maintenance. It is a waste of water. Prospective tenants should be aware. read more

We ultimately did not end up renting from this place for personal reasons but we did have a fantastic experience touring the property with Kathy. Kathy took a good 30-45 min to walk us through and explain everything about the Presidio Landmark. It's history, all the options, special events she puts on etc. I've never written a review on yelp but after the service she gave us and the great condition of the property I wanted to make sure that even though we ended up making a different decision on where to live, we hope to move into the Presidio Landmark in the future. I would like to agree with Lindsey. As someone who actually lives there I think this place is great. Let's be honest, if you signed a lease somewhere else, aka the Baker Beach apartments, you were obviously to poor to live at the landmark to begin with, the management probably didn't want to waste their time with you. As for the "screams and moans" there is no such thing in the building, stop watching so much A&E and TLC. I think the complex is great, the people are friendly and the amenities are fantastic. I would highly recommend living here if you are looking for something that isn't dirty and un kept. read more

A National Park nirvana. The Landmark's unique geography, amazing service and Four Seasons-like facilities make it a standout in every way. It's a seemingly impossible combination of preserved open space, immediate city access and 5 star accommodations. Very friendly community. And still pinching myself, now 3 days after my move. Luxury apartments in a beautiful setting. Quiet building. Friendly and professional staff.

BEWARE! DON'T BUY THE LOOKS this company is PREDATORY. They are trying to stick us with an $18,000 bill for moving out, claiming they had to completely replace our hardwood floors BECAUSE OF A SCRATCH, replace brand new carpet, charge excessive repainting, the list goes on and on. The whole point is we are required to return the apartment to the "Luxury Apartment" status. That's their investment. On top of that the staff had turned over 3 - 4 times, they forgot to send us our Utility bills until they were over $600, then no apologies. Maintenance people are really rude. Forest City Management has multiple BBB complaints and scores a D-. Don't listen to the FAKE REVIEWS here. The place is extremely overpriced, rude staff, and of course the ridiculous move out charges. Clearly they are trying to extract money from our insurance company. If I could give the Presidio Landmark less than 1 star I would. VERY, VERY QUESTIONABLE - They have a facade of 'green, compassionate,etc...they are a Big Business run out of Cleveland." They are not what they portray I will bet that given that a lot of people who move in there have a lot of money and are generally older, Forest City tries this tactic on a lot of residents who move out. read more

Hello I'm writing this review from the actual place sitting here in our apartment. We've lived here nearly three years now I think. Pros: Jose, Charlie, other Jose, etc.... They are all super nice doormen and workers around here who always greet me when I come back and know my name. Even when I come back from a vacation they say "did you have a good time in ________?" Anyways, super great. Jacuzzi out in the back, nice for cold evenings and for when friends come over. Grassy laws in the front great for playing frisby and tag. Nerf wars for certain children... Cozy apartments, an overall nice area, nice neighbors Super great events like taco thursdays and pizza catering down in the lobby. Movie nights, chocolate, sweets, breakfast, bagels in the morning all for everyone to share. Art galleries. Halloween parties with candy and a pumpkin patch on the lawn. Cons: No compost (Oh what a shame that's the only con better start composting - hint hint!!!) read more

So the Presidio Landmark is beautiful and in a beautiful location. That is why the rating is 2 stars. The downside is the rent increases. The lease rate is expensive for a new lease even in comparison to expensive San Francisco. But when you renew your lease, the rate will go up more than $400 per month. If you are prepared to have your rent go up more than $400 every years, this is the place to be. Otherwise, beware. read more
