I moved into 923 Folsom about two months ago, and I can confidently say that it has been a wonderful experience so far. Dean and Jami make such a strong and welcoming team; they are always helpful, accommodating, and genuinely friendly. Our daily interactions never fail to brighten my mood and set a positive tone for the day. The location is ideal, right in the heart of SOMA. It offers the perfect balance between the vibrant city life and the quiet, peaceful atmosphere you need to recharge, especially great for students like myself. The apartment complex itself is beautiful and, compared to many other options in the area, surprisingly more affordable. The environment here is very quiet, the rooms are spacious, and the amenities are abundant. My favorite part about my room is the abundance of natural light and the great air circulation, which makes the space feel refreshing and comfortable all day long. I had the pleasure of living at 923 Folsom Apartments for 2+ years before relocating out of state. During my time I absolutely loved 923 Folsom! First off, the staff (Nick, Janelle, and Ryan) and the Maintenance Team are amazing! They go above and beyond to accommodate your requests and are always welcoming and warm. The building itself has great amenities. A HUGE rooftop deck, great fitness center, TV lounge with pool table & shuffle board, bike repair shop, working space... Also, the building is pet friendly with a pet spa and big size grass dog walk/run area on the roof (pictured below). Residents are friendly and the staff puts on monthly events, which were always a good time. We felt lucky to have such wonderful neighbors! The location is in the heart of SoMa, so it is extremely walkable for everything. (Whole Foods, Target, Trader Joes, Restaurants/Bars, and BART) Building has Security on-site doing walkthroughs throughout the evening. We never had an issue and always felt safe. I've lived in this building since July 2020. Starting a few months ago, the building suddenly took a dive. Things weren't being cleaned, dog poop bags would run out regularly, and packages were stolen on a regular basis. There are things that are out of the control of management, but it didn't help that on many occasions, management was nowhere to be found. I had had enough when one day, my parking spot was being used and the elevators and the 5th floor hallway smelled like something had died and its carcass dragged along the floor. I tried to contact management on the after-hours SMS line and didn't get a response until the person who was using my spot (a yoga teacher who was giving a class on the roof), called the building manager to let her know I was blocking her in. I organized a meeting of residents and passed out flyers and knocked on every door. About a dozen of us met to discuss the problems and we all agreed - the building needed better care and we needed to know that our concerns were being heard and addressed. The building is now much cleaner and the building staff is readily available and visible (did it have to take us meeting and calling the management company to get this to happen?), but let me tell you about the horrible interactions I've had with upper management and the CEO, Roman Speron. I sent an email with the list of questions and feedback that the residents and I had gathered, but I never heard a response. I finally did after escalating it multiple times. On Thursday, August 18, the package room that we use had problems with fob access. Management couldn't leave the door open due to the package thefts, so their solution was to put a deadbolt on the door and open it whenever we needed to access it. Except what happens when someone is not available at the desk and security hasn't started yet? The following day, on August 19, a few things I had left in front of my car were gone. My Spanish isn't the greatest, so when a maintenance staff member tried to tell me something, I couldn't understand and misinterpreted it that someone had thrown them out (sure, fine, whatever). But I was leaving those items for months without a problem and suddenly they're gone? So I sent an email demanding to be reimbursed for those items. I followed up in the office at around 1:30pm. The building manager claimed to now know about anything and that she'd follow up. She sent an email at the end of the day that I should file an insurance claim and that my lease states that I can't leave anything in the parking spot. I took screenshots of the lease section and the handbook and pointed out that nothing states that and that while we're talking about legal issues, I pointed out that locking the mail room is a violation of US Postal Code. When the next day, on Saturday at 9:30am, I get a wonderful phone call from Jessica Martin, AVP at Align Residential, accusing me of harassing her staff. Jessica and I had had a cordial conversation earlier that week so it was a surprise to me that she'd accuse me of harassing people and that lawyers would call me the following Monday. NOTHING. Lawyers never called. The OTHER thing that happened that Monday was that I learned about a possible break-in on Thursday night/Friday morning. Cleaning supplies were stolen. I learned this from the maintenance staff - NOT the building manager who KNEW ABOUT THIS when I asked her about the missing items. So she let me make a fool of myself. Not only did she not tell me in the moment, I had to call the SFPD myself to get the case number so that I could file a supplemental report for my things. And THEN I hear that a couple in the building had their car broken into. How are residents supposed to file insurance claims and know what to look for when the building won't send us information about this issue? Building is great. But Align Residential? They pay lip service to hospitality but when it comes down to it, they'll protect themselves and throw you under the bus. The CEO and I were on the phone when he said that I made his staff uncomfortable but wouldn't give me details on what I said and when that made them feel that way. He was going out of his way to deflect from his company's failures and gaslight me - and he said that Google reviews and Slack conversations are not valid feedback. The latest thing that happened? ANOTHER break in. No word from management. Packages missing, 2 bikes stolen. The fact that the building won't communicate these MAJOR security issues and NOT put 24/7 security staff is a serious problem. I don't feel safe here anymore and won't be renewing my lease. Extra star for the stellar maintenance staff Fernando and Jose. Fun fact: when I first talked to Roman, he asked if I was looking for a job. I've been trying to write this review for well over a month now. Honestly, it's really hard to put into words just how great living in this apartment building is. Seriously, as good as all these reviews are... they don't quite do it justice. Every single aspect of living here feels well thought out and curated. I simply could not ask for a better place to call home! Hannah, Davidson, and Fernando are all absolutely phenomenal. They are thoughtful, kind, and proactive. I've been in the building around two months now, and I have never once had anything less than a 5-star experience. Everything about this place feels like a dream. At first I really liked this place, but over time I've found myself wanting to move more and more. The office/front desk staff and constantly changing so it's not clear who to talk to if you need help or even when they'll be around. Management is largely absent and it feels lie they've abandoned caring for this building. The rent payment portal doesn't have a history of payments and the only resident communication app is not only moderated by management but also used for advertising by them. Packages within the building have gone missing recently and management doesn't seem to care. The property management has also been renting out units on Airbnb, so there are often strangers here who don't care about the community or taking care of the units they're renting (resulting in loud noises and uncleanliness). I really liked this place at first but over the past two years things have gone downhill fast. If there aren't changes soon I don't expect to be here much longer and wouldn't recommend moving here. There are a few good things I wrote about the building last year that still are true, and I've kept them below: The apartments themselves are really nice and modern looking. There is a lot of window space and a ton of convenient appliances (oven/stove, full fridge, washer/dryer, full bath, individual heating for each unit, several choices for ISPs). The amenities are nice too, there are a few common areas including a rooftop patio and a small gym. It's a fairly pet friendly apartment and a lot of people have dogs here. Some reviewers here complain about the neighborhood. You should understand before moving here that this is SoMa which is not the nicest neighborhood. There are many homeless people and the streets are not always clean. Still, this block of SoMa is not the worst and it's great being surrounded by a ton of restaurants and only a few blocks away from some major shopping areas (Target, plenty of grocery stores, and the union square shopping district). This is a very walkable part of the city and public transportation in this area is great, especially being only a couple blocks away from Market St. I don't own a car and I have never felt the need to have one here. There is parking available at an extra price if you do have a car, however. Rent is not particularly cheap but comparable to other apartments in the area. read more

My experience with 923 Folsom has been nothing but excellent. Some highlights: Location -The complex is located in a bustling area with several restaurants, a French bakery, coffee shop, a superfood cafe nearby. There is a Whole Foods within walking distance- so convenient! The Westfield Mall and Yerba Buena Gardens are a quick 15 min walk away. As far as the homeless? Welcome to San Francisco! However, I've never had a problem, everything is well maintained. Amenities -Communal rooftop w/ BBQs, a fireplace, flat screen TVs, speakers, and plenty of seating for all of your friends. -Pet-friendly (Large grass area on rooftop) -Resident lounge with working spaces, pool table, tv, shuffleboard, etc. -Gym -Tinkering Center -Parking -Secured building Staff -Amazing! The 923 Folsom team works extremely hard to make one's experience here nothing less than perfect. I'm greeted every day with a smile from Janelle, Lina, Nick, and Taylor. The staff is always ready to help and answer questions. The maintenance staff works diligently to fix any problems promptly. (Thanks Ricco!) Tenants -Everyone at 923 is friendly and cordial. The Place to Be...Luxury, Dedication, and Value in SOMA We accidentally stumbled into a goldmine in a new California Gold Rush. Opportunity abounds. No guarantee of success, but hard work can yield rewards beyond your wildest dreams. Compared to similar properties that we visited, this apartment complex with a beautiful pet-friendly garden deck, recreation room, fitness room, etc., smashes the competition, just like the Golden State Warriors recently showcased their athleticism. Living here is like staying in a five star hotel that you'll never want to leave...a modern day Hotel California. The newly appointed management in this clean, modern, recently built building near 5th Street is nothing short of amazing! They are respectful, accommodating, professional, and genuinely concerned with the welfare of it's tenants. It's not easy to choose one superstar, but our selection is Taylor. He has gone above and beyond the call of duty to ensure that we will be staying here for years to come and encouraging our friends and family to set up stakes here, in This City of Opportunity. One superstar can't be successful without a great team. Looking for a place in SF? 923 folsom is in the heart of San Francisco You're literally walking distance from mission district, union square and FiDi Apartment hunting is stressful but hunt no more! 923 is a rarity in San Fran let me tell you that.... You have amazing amenities (rooftop, gym, lounge, shuffle board, etc) But the people of this building truly make it. Everyone in the leasing office is AMAZING! Nick, Ryan and Janelle are the absolute best and you really feel like you're truly coming home when you live here. It's difficult to have the community feel in a city but this place makes it easy! They do tons of group events such as game of throne watch parties in our lounge, I participated in a sushi cooking class (I was horrible, but there was wine doeeeee) and all kinds of neat benefits like complimentary personal training on occasion. Ok a couple main things to talk about! Safety. This is one of the only streets/ areas that I feel 100% comfortable walking through day and night. Wonderful amenities; everything feels so well thought out to give tenants the best experience living here. But the thing we love most of all is the staff! Hannah is a honestly a gem. She's personable, so accommodating and goes above and beyond to make you feel taken care of. Davidson is so helpful and kind too! It was such warm and human experience right from the moment that Hannah showed us the available units and the different parts of the building. We've looked at many apartment buildings and this is the first time ever that we felt that the staff alone was enough to sell us on the unit. To illustrate just how much we love these people, we've even christened our Christmas tree Hannah Davidson. (We have a habit of naming our plants. They're people too!) i lived here for 4 years and it was traumatizing. maintenance staff is unbearable and staff is VERY rude. they only care about protecting themselves. I was attacked in the resident lounge by someone who had broken in. I filed a police report and got nothing in exchange from management, not even an apolicy. BEWARE that this building is next to a drug treatment facility and there's a lot of crime here! people have been murdered behind and in front of the building in the past year alone. my tipping point was the harassment from management. if you have an issue, they will make you the bad guy. someone stole several of my packages and management refused to reimburse me when they couldn't secure the mail room. whatever. after moving out, maintenance decided that I left my apartment in "shocking condition" due to a few small scuff marks on the walls and a metal door handle that became loose. i don't feel like it sufficed charging me $2000 after move out. The maintenance staff here is a SCAM and will try to get your money any ways possible. Very nice staff and building. My roommate and I lived here for a year and have no regrets! Move-in was awesome. They were able to receive my mattress package and bring it to our unit before I arrived, and were flexible when my flight got cancelled and we had to shift our move-in time. All maintenance requests were handled quickly and everyone was very responsive to email. We didn't participate much in the community events or extra amenities, but they exist if you're into that. The gym is small but has all the basic equipment. The neighborhood is not incredibly nice but also not too bad if you learn the blocks to avoid. We ended up moving to get a lower rent, but would've loved to stay if the price was right. The move-out process was seamless -- they were upfront about the cleaning costs and we could decide to do it ourselves or let them cover it. read more

Where to begin. I moved here in fall of 2020 and left late 2021. When I first moved in the staff was amazing, very accommodating and responsive. The unit was super nice, clean, modern, lots of great amenities. The building is concrete so you don't often hear your neighbors. Aside from the neighborhood I really enjoyed living here. I would say things really took a turn about half way through, summer of 2021. The staff changed, they were rude. Sometimes I would have family visit, some of whom are handicapped and they no longer allowed us to park in the waiting zone even for short periods of time. Staff had always previously been very flexible about this. When it came time to decide on renewing my lease a few things occurred that made my decision to leave. Someone was shot in the Shipley alley right next to my apartment window, I woke up to gunshots and the sounds of someone screaming and begging for their life. It was traumatizing to say the least. I understand management doesn't have control of this, but the fact that it wasn't even acknowledged by staff was shocking to me. Not only that, approx 1 week later there was a man threatening people with a knife in the apartment buildings next door who was shot by police. We all we're notified not by the staff, but by a neighbor who posted in the app for everyone to stay inside due to all the police activity. Come to find out the housing next door is transitional housing for people recently released from prison. (It would've been nice to know that when I moved in). The fact that this was also not acknowledged by staff was astounding to me. Then there's the deposit, they will screw you over when you move out. They tried to charge me $800 for repainting a 1 Br apartment and over $1k in damages saying I left the apartment in "shocking condition". I had cleaned the place from floor to ceiling and on top of that am generally a clean person- as noted by all previous landlords- I have never been charged a deposit in my life. I asked them to send me proof- they replied with images of scuff marks on the wall and normal wear and tear on the stove, and one cabinet with water damage due to their own faulty design of the shallow sinks in the bathroom leading to the damage which I had already reported to them. I felt as though I was being extorted by management. After all this I had no choice but to consider legal action. I informed them if they pursued extortion I would pursue legal action which led them to dropping the deposit down. After the trauma of living in a chaotic environment for the last year this felt like a slap in the face. I still ended up paying approx 1K. This place is not worth it. Save yourself the headache and pick somewhere else. read more

I highly recommend 923 Folsom if you're looking to move to SoMa or being close to downtown! This will be long, but hopefully helpful for someone who is researching. I have been here for almost a year (10 months) and have honestly nothing but good things to say about the building. The building and amenities are well kept, and the units themselves are nice and "problem free" (never had even a maintenance issue). If you have a dog, it is dog friendly and outside rooftop dog area is very convenient to avoid taking the dog to the street each time. The size of the building is perfect, too. I have never felt over crowded (no elevator wait time issues, always able to sit outside when I want without worrying about is there a seat for me, etc.). Never an issue with Mail/packages either (which I know can be a huge concern) as they have a package room with locked boxes. All of the staff - front desk, management, and maintenance are very friendly and helpful. Just so this does not seem like a review with an incentive (it's not lol), I will provide some feedback to consider. The area itself does have some components to keep in mind. There are sometimes people outside (on the stretch of street not by the door) that are usually in their own world (as a nice way to put it). If you are familiar with areas in SF, this probably is not new information, but wanted to mention it from the prospective of a tenant. That said, I (female in 30s) have never been afraid or fearful walking outside and feel 100% safe in the building. I have never felt worried about anyone coming in here as the building has good security measures and the people outside (I don't think) mean harm (I would say as I never see them try to come into buildings). Once the pandemic is over and professionals walking to work and people are out and about again, my guess is that this might improve! I will also address living next to the fire station as we have a Folsom St. facing unit and know that this could be a concern with noise. Honestly the glass for the windows is pretty thick so that really helps. Occasionally I notice the sirens, but it is not deafening or anything. I have pretty much learned to tune it out though and just accept the sounds of the city. If you are familiar and comfortable with city living, the sounds should not be an issue. However, if you are looking for total quiet or not ready for city sounds, I am not going to say you won't be able to hear a single sound on the Folsom side. I personally enjoy people watching (as do my dogs), so I kind of like it lol. It is just muffled in a good way to help with the tune out. If you do want total quiet, I would recommend just going for a unit that faces the other building (923 Folsom has two). Again these outside factors have nothing to do with the building so 5 stars all the way because 923 Folsom does the a wonderful job creating a lovely atmosphere in look and personality. I haven't had an issue that would make me not recommend. I would say just do research on the neighborhood and if SoMa is for you, then 923 Folsom is great! Oh and I'll add walking distance to many fun spots!! Hope this helps if you are on the fence!! read more

The 923 building is more of a modern art installation than a residential structure. The trash chute is consistently blocked, broken or both -- but they will charge you up to $500+ if you don't use it (???). A commentary on modern society? The new management does not seem to have any interest in maintaining their advertised amenities. Their "secure entry" front door was broken for weeks (lol) and did not lock at all - and we no longer have security guards at the front desk after-hours. The roof is overrun with literal poop and weeds (not even the good kind). The fitness center water machine has been broken for months. The package concierge does not have nearly enough capacity for the size of the building, so packages get backed up. The in-unit laundry is the crappiest, cheapest set they could find (no, seriously. We've had to google all their weird errors and general internet consensus is they suck). The dryer in particular apparently has a very different definition of dry than we do. The sinks in both the kitchen and bathrooms are designed such that water will pool around the counters instead of going down the drain. The doors on both closets and bedrooms get caught if you aren't gentle enough with them. They will run to open the door for you, but otherwise elusive. Management, I don't care if you can hold the door open. I care about whether you can fix your shit. read more

I used to love my apartment here at 923 Folsom. But things have changed since the new management Align took over in May. I chose this apartment because of the boutique service, the cozy and the home feel unlike other big residential buildings. However, I'm totally disappointed in the new Align management. Some of the management staff have bad attitude. We used to have Nespreeeo coffee but now we have coffee but no cups are provided!? And the roof top trash is almost always filled up, and the dog run area have weeds taller than my dog. Plants are dead but no one is maintaining the public area. Grill area floor has grease all over. Things are not the same as before... I wanted to stay for another year but now I'm definitely moving once my lease is up. There is nothing here that's worth staying. I miss the old management so bad, the friendly and fun staff who truly cares about their residents. read more

923 Folsom is simply a great place to live. I have a bully breed and was scared to look for a place in SF but 923 has felt like home from the first moment I stepped onto the property. Melody is always there to greet us at the door and offer dog treats. Melody isn't the only positive on the staff. Team 923 go out of their way to make the comforts of home remaining comfortable. Gym is always clean and my parking spot is spacious. Whenever there is a problem in the building, it is always resolved promptly. My only complaint is with some of the tenants who don't clean up after their dogs after an accident inside the building or by leaving trash in the wrong places or not breaking down their boxes but, Team 923 is always there to clean up after them. They shampoo the carpet's regularly & take care of the tenants who don't take care of the building. It is truly a pleasure to call 923 Folsom home! read more

This building had me at Hello. If I could give more stars I would. Janelle was beyond amazing. I know she stayed late to accommodate our very last minute appointment. She didn't rush at all. In fact she invited me and my girlfriend to movie night in the building to get a feel for what it's like to be a part of their community. Janelle made us instantly feel comfortable and most importantly at home. The building is gorgeous and everything we were looking for. Janelle couldn't have made things easier for us. We found an amazing 2 bed 2 bath unit with a great city view. Janelle continued to stay to answer all of our questions concerning the application process. Additionally she instantly responded to our questions via text after 8pm that evening. She went above and beyond. We couldn't be more thankful. We can't wait to move in!!!! read more

Jonathan and the team in particular have been quick to respond to any issues that arise, and are always open to suggestions for apartment events/improvements. Some of the rooms are oddly shaped, but there's nothing we haven't been able to work around. I have been living here for little more than four months and the experience has been phenomenal so far. Pristine living spaces, secure building access and various amenities - coffee machine, study lounge, hobby room and a fitness center (they got a brand new squat rack!) to name a few - are all key reasons to choose 923 Folsom, but my favorite part is the people that work here. During our apartment search this was what was going through my head: Great location, great apartments, great amenities, but the price was a bit high. My concern was would it be worth it and what of the fire department next door? My roommates and I decided to try it out and every dollar was worth it. Nick, Janelle, and Ryan from management have done an incredible job at making this place phenomenal. Fernando and Jose from the maintenance team always do a fantastic jobs helping with repairs and service requests. Having lived in SF for ~2 years, I feel these guys are top of the line at what they do. As Nick had explained the windows are double paned and are great at keeping most out the sound. I lived on the 5th floor corner to the fire department, and even though I can hear the noise, it never was a problem. Residents are very friendly and the community is very warm and welcoming. The common areas are always in pristine condition. Because it's a small community, there's often space available to share and use. Never had an issue with security. Always felt safe in this apartment complex. My only regret with 923 Folsom was that I could not have stayed longer due to personal circumstances. Building is impeccably maintained and safe with security staff in the lobby and doing rounds in the common areas in the evening. It's also a quiet respite in a noisy neighborhood. The apartments are spacious (and new) and also well maintained. Great place for pups with a dog walk on the roof! Nick and Janelle are super helpful and are always there to answer questions or get you what you need. read more

The property itself is just Okay, there are far better options in the city with far better amenities, these are very overpriced. No parking if you have a car, very dark inside the units, cheap fixtures, plastic floors, windows don't work right, elevator has a personality, hot water didn't work for months, units get hot in summer (SF can get to be hot, couldn't get my unit below 80 at night at those times), peoples units were broken into by drug addicts (plenty in this neighborhood), security team is awful and people's dogs bark uncontrollably in the courtyard. The surrounding area is pretty sketchy, be careful walking alone after dark (which is most of SF). Definitely a neighborhood to carry pepper spray and look over your shoulder. read more

Would highly recommend this apartment to anyone! With modern design, supreme location and plentiful amenities (library, printer, gym, playroom, etc.), it has everything I desired for an apartment. More importantly, Davidson and his team are the best apartment staff I've seen - extremely professional, responsive and kind - truly making this place stand out. read more
