Had our home appraised a few months prior for another mortgage transaction and this appraisal came in about 20% less. Appraisal had tons of discrepancies including. - Comps zip codes were changed to appear as if they were in the same zip code. - Lot size was understated - Comps were from an older less expensive neighborhood. read more

Chad Martin of Property Sciences appraised a property in South San Francisco March 2022. He apprasied it at 40% less than the value. In my opinion he used a flawed methodology in appraising the property. He used sale comps in San Jose and Antioch to compare the value in San Francisco. Neither of those cities should have been considered. There were 3 similar properties that sold on the same street in South San Francisco he could have used for a comparison value. He also made assumptions that could have been verified but was most likely too lazy to confirm the information. Lastly he used a cap rate at 5.75% when the properties down the street were at 4.25% and 4.45%. Stay away!!! This is the worst appraisal I have ever seen. Do not use this company unless you want an incorrect value. read more

I have worked with Chad and the commercial side of Property Sciences multiple times over the years and have nothing but positive and professional experiences with them. This company deserve the low star rating that it received on here. Like most reviews, if there was a 0 star I would have give that instead. I have been working in the real estate industry since 2007 and have never come across an appraisal company that as bad as this one. If you purchase a house before you would know that the loan contingency removal date is very important. Now a day you will be lucky if you can get a seller to agree to give you 21 days for the loan contingency. Guess how long this company took to get an appraiser out for my case? It took them 2 weeks after my loan officer placed in the order. I kept calling them 1 week in and all the rep got for me was they cannot locate an appraiser to pick up our order yet. Once they do they will call me. I called them back the next day and the rep told me that they just sent out the request. I need to give them some time to locate someone. My response was "its been over a week, how can you not able to find someone to come out and do the appraisal?" Once they locate the appraiser it took him a few more days to come which ended around 2 weeks after we place in the order. Then it took them a few more days to get the report back to the lender. Obviously, with their pace that there were going my loan removal deadline expired and I have to beg the seller to give me more time. If you end up with this company as the appraisal company then please make sure you keep contacting them to have your appraisal done on time. If you can choose then done use this company. read more

NO STARS!!!!! This is the biggest nightmare I have seen in 25 yrs as a mortgage broker.....due to rate lock and rates going up before the holidays, they insisted on a $975 appraisal for a 650 Sq Ft home on acreage because it was SO COMPLICATED......we all know appraisals are county records...not too tough.....not ONE BUT TWO banks have rejected this appraisal....I am enclosing the SECOND bank's rejection and the reasons why below. "Review Comments: TRANSFER APPRAISAL REJECTED. You will need to order a new appraisal. AFTER REVIEWING THIS APPRAISAL REPORT, I BELIEVE THAT THE "AS IS" VALUE ESTIMATE OF $1,400,000 is not REASONABLE FROM THE DATA AND ANALYSES PRESENTED. 1) Subject is reported to be in a suburban location but this appears to be rural. 2) Cost approach not well supported; no land sales provided to support land value. No description of the subject site regarding topography, utility, possible excess land was provided. 3) Large actual and adjusted value range in sales comparison approach which weakens this analysis. 4) Large net and gross adjustments to comparable which weakens this analysis. 5) Large, subjective adjustments to comparable which lack support which weakens this analysis" Needless to say, we will be going after this company for reimbursement, as upon payment received, we expect SERVICES RENDERED.....BTW, my LTV was approx. 26%.. read more

Fast forward two months and we listed our property for $650K and are in escrow at $625 K. This after they appraised it at $560K. They suck.

This company did the appraisal for my refinance. On the report they wrote the incorrect address. Even the parcel # was wrong. It's no surprise that the appraisal value was way off. My suggestion is if your mortgage company is going to use this appraiser, then immediately stop the process and request another appraiser.. save yourself hundreds of dollars and your time by ditching this company. Also, they were not professional in the process. They reschedule appointments last minute claiming delays. If you made plans to take time off work just so that you could have your house appraised, chances are you will have to do it again. read more

This company is very dishonest. Always ask who the appraiser is, and would suggest to avoid this company. The manner in which they provided my appraisal for an FHA loan suggests to me something was going on where they did not intend to give me a fair appraisal value. First the appraiser put the effective date on my appraisal 1 day before even coming out to my home. 2nd when he did the inside inspection he did not check water and electricity or the appliances to confirm they were working. 3rd he told me that because being next to the main street, park, and having $38k in upgrades I should get something for that in my appraisal, and then gave me nothing ( was all this because he already knew he was going to give me a devalued offer?) Finally, I had given the appraiser an appraisal from another company that had used recent local comps, Property Science Appraiser used 2 of the 3 comps, then purposefully---went back 6 mos., and picked an aged comp in an increasing valued market and gave me an old comp that significantly devalued my property $10sq foot., which devalued my property $23K, I got the appraisal Sept 12, 2018 and he went all the way back to April10th 2018 to find a closed comp, I brought this to the attention of Property Science Group an Provident Bank, both refused to do anything about it. I am now starting to think I was swindled out of the $500. My Provident Bank refi officer said if you get $475K we can cash out up to about 18K to pay off bills. On FHA you can only refi 85% LTCV that is a max refi of $405k less my pay off left only $20K roughly, so doing the math NOW I can see that they did not add in the loan costs. Basically there was no way this loan was going to work and low balling me on the appraisal made it look like my home just did not have the value. It seems to me like the Refi officer should have known this? But what is most telling is that the appraiser's devaluing of my home on purpose seemed to be in alignment with the Bank. read more

ZERO STARS!!!! Our appraiser with Property Sciences was completely incompetent and as a result we had a long delay in the construction of our new home and had to switch banks and start all over. Chris Woods in Panama City, Florida, appraised our new home for our construction loan. His comps were OLD homes that were half the size of the house we are going to build. He did not take into consideration that our new home will have a water view. Chris refused to change his appraisal and we have been stalled on the construction of our home because of this. After looking into this further, many builders, and banks do not like to work with Property Sciences because they appraise homes much, much lower than they are worth. DO NOT USE Property Sciences or Chris Woods with Emerald Coast Appraisal Group. read more

How is it possible that these morons appraised my home lower than it was appraised 1 year ago? I refinanced my property August 2014. The lender used Property Sciences Group so I had no choice as to who did the appraisal. I was told the fee would be $450. They subcontracted out the work to an appraiser in Torrance, Ca, who worked for a different company. She spent about 10 mins at the house. She used the current comparable sales in the neighborhood but came in $70k lower than the best comparable. On top of that, they charged my credit card $575. I have appealed the fee thru Chase, and the value they assigned to the property. The low value torpedoed my refi. My advice to anyone needing an appraisal is to get the fee amount in writing: Once the merchant scans the card, or you give verbal approval over the phone, the bank must honor the purchase even if the final amount varies wildly from the "estimate." When I contacted Property Sciences they were rude to me on the phone, refused to discuss it, and hung up on me. My advice: Ask your lender who the appraisal company is, and check them out on YELP before you take the next step. read more

I really wish I had been given the opportunity to choose my own appraiser rather than depend on the one the lender assigned. The initial phone call I had with the appraiser should have been my first clue as to the company's lack of professionalism. The appraiser didn't seem to know what the heck was going on, nor did he sound like he even cared. Luckily the appraisal amount came back at what I needed, hence the two stars. I would never hire these people to do an appraisal. It looks like they went to zillow and used those numbers. They came in 10K lower then 4 houses that have sold in my neighborhood in the last year. Easy to compare by looking at the pictures on Zillow. I have a 30K kitchen and seems like this woman just glossed over it. Not to mention I had to explain to her the difference between engineered wood floors (i have them) to laminate floors! Wow stay away! read more

These guys and maybe one appraiser, Tim Fitting, doesn't know what he is doing. He has caused many problems with my refinance. I have a condo lot (typical in beach communities because it is a 1/2 size lot) and they appraised the condo lot like a typical condo. I live in a single family dwelling with no shared walls, no association, no association fees and they appraised it like a typical condo by definition. I added a second story onto my "condo" as well as a fourth bedroom. There are such things as a condo lot which differ from a condominium unit. They also didn't provide a replacement cost - hello, appraiser, this is a single family home and needs a replacement cost. If it burns down, my insurance company pays for the replacement cost, not a condo association insurance company. Get it together already. Also, I called the company to let them know about the situation and the get the appraiser's email address so I could just let him some tips on appraising this type of property in the future and they told me to go through my lender. I can't trust that the lender is going to get my message across; that would be a third party message to another third party. And the lender doesnt even understand the situation except they did say there should have been a replacement cost on the appraisal. If you want an appraisal that uses an incorrect square footage, uses comps that are not actually comparable, fails to even acknowledge a recent sale (less than 1 month) across the street that can play a huge factor in determining value, decides your home is on a "busy" street when you live in a neighborhood with no through access and only the homeowners use... then this is your Appraisal company. Oh, and don't bother pushing back on these items with them, because it won't help. read more

I would give this company no stars if it was possible. I have dealt with many appraisers and real estate companies in the past, but this company is a joke!! We basically paid $425 for an appraisal that used the average amount of non-comparable houses. We just bought our home 7 months ago and decided to re-finance since the rates are so low. They appraised our house value at 12.5% less than it was 7 months ago and now we have to put more money into our loan since they appraised our house so low. You've got to be kidding me!! I know the market has gotten worse, but it's not that bad. The appraiser they sent out to our home was clueless and might as well been a random person off the street. Run for the hills if they send this company out to do your appraisal because it will be worthless. We had to pay for another appraisal from a different company because the one from Property Science Group was so bad!! On a side note, I have sent both an email and a hard copy letter to the company regarding our terrible appraisal and have heard back from no one... I would also give this company zero stars. They charged me for an appraisal that was cancelled, and then charged me for it again and again in subsequent months. They charged me for it three times and credited me for it three times when I never used their services. Thank goodness they never got to the point of doing an appraisal and thank goodness I checked the details on my credit card bill.
