Diana at The Rental Xperts leased us a nice house in Encinitas. Seven years later, it was time for us downsize. We moved out last week. Our impressions from start to finish: - Diana and her team are straight shooters: never over-promised, always over-delivered. With quick replies to questions, and solid resolutions. Every time. - We've had landlords who treated us like adversaries from day one, and others who went there the first time we reported a maintenace issue. In seven years, through Covid, multiple lease renewals, and few expensive maintenance issues, Diana never once went adversarial. Always polite, friendly, kind, and clearly committed to keeping us safe and satisfied. Even when we disagreed a couple times, she took the high road. (So we had no excuse but to do likewise.) - Moving out is hell. But Diana and her team made this move feel more like "heck" :) They checked in to see how we were doing, and went out of their way to time tours with prospective new tenants and visits from maintenance people to fit our schedule. And in the final walkthrough, when Diana caught a couple big things we had missed in our cleaning, she let us come back the next day to take care of them. So she wouldn't have to charge them against our deposit. (This was a first for us. - Another first: While we were searching for our next home, Diana volunteered to write us a letter of recommendation to prospective landlords. She didn't embellish (see "straight-shooter" above) -- just described her experience as our landlord. After several slow responses from various landlords, we got an immediate Yes from the first landlord who read the letter. Bottom line: If you're a square-dealer looking for a non-adversarial landlord-tenant relationship with same, Diana and The Rental Xperts are your kind of people. read more

Diana V has been wonderful to work with. My husband and I rented a condo in Carlsbad from The Rental Xperts for the last few years and it has been easy and smooth sailing the whole time. We had planned to move out at the end of our lease to a new home we were building, and several times we had a construction delay and had to extend our lease last minute. Diana was super patient and worked with our ever-changing schedule - and we were able to stay in the condo without issue. Otherwise we would have had to stay at a hotel or with relatives for months. During the years we were there, she was responsive and helpful. When we were finally ready to move out, the process was so easy and the cleaning fees/move-out fees were fair with no surprises. This is the worst rental experience I have ever endured. My partner and I are both professional, hardworking people, and we were treated like dirt. This was a "high end rental." I am in account management and know a thing or two about developing a good working relationship. -owners left stuff in the house and garage when we moved in. We requested it to be moved and they flat out refused despite a large mirror being un safely secured to the wall, and we have small children -hot tub was non functional -upstairs bath non functional -certain lights in the house flickered -shower water pressure was just north of a trickle -gardener promised and never provided -upon move out we were charged for faucets that were broken when we moved in -billed for sliding door guides that were not present when we moved in -decking uneven; loose screws, splinters and gaps, and boards warping upward with severely peeling paint Despite several written attempts at improving our relationship and getting the rental to a state that you'd expect for what we paid, Diana started being increasingly hostile, and yet non responsive to our requests, which I can see from her reviews is a theme. Avoid this company at any and all costs, unless you want to pay high end prices for hostile and lacking service. I lived in a condo in Encinitas managed by Rental Xperts for 4 years only to discover it had a massive asbestos problem, soot from a fire that was never cleaned proper, and mold. When I told Diana that there was an asbestos issue, she told me she wouldn't do anything until I paid for testing out of pocket. APCD even came out and did testing. She still did nothing. It took the San Diego DEH to write a complaint before she did anything. She also tried to blame me for causing a problem that existed before I even lived there. On top of that my roommate passed away and she called me the next day and told me that we'd have to pay for the cleaning out of our deposit because she didn't want the owners to have to file an insurance claim. She even had the gall to tell me that it's my fault because if I'd never invited him to live there as a roommate none of this would have ever happened. Everything might seem great, but when something serious happens, she'll gaslight you, hire an attorney, and your life will be a living hell for awhile In the pictures, you'll see asbestos flooring and mastic right underneath the carpets. Diana showed us a home available in Encinitas Ranch. She gave us ample time to explore the home and answered all of our questions thoroughly. She offered to send pictures of the two new light fixtures that would be installed the following week, and noted patio furniture was being repainted, the faux turf was being professionally cleaned and windows would be washed inside and out. It was clear she was managing the tasks as she knew when they were scheduled. After seeing many homes, we knew Diana was special, most rental managers pretend they hadn't noticed an issue or sort of chuckle when you ask about windows, a dirty appliance, or touch up paint for baseboards or mutter "I can check" which means "no". We ultimately did not go with this property, the house was too big for our needs. But I made sure to save her contact. We own and self manage a property in Cardiff, If I ever need assistance, I'd choose Diana. I will never use nor recommend The Rental Xperts/Diana Valin. As a property owner - after needing to break a one year lease with a tenant (cutting it short by about 2.5 months), Diana began being unprofessional, unresponsive and unaccommodating. Not replying to email, texts and phone calls in a timely manner or if even at all. In one of our phone calls she was ranting/complaining about how this is an inconvenience for her, how it was going to decrease her income and how she couldn't get back to me because it was a busy time for her. The tenant accepted my offer to move out early, so we were good there. It was Diana who had a problem with it/me. Since she would no longer have me as a client, she was upset about that and let it be known. There is no excuse for a business person to be unprofessional towards their client, especially when they are still getting paid. These things happen. Leases are broken, unfortunately. It's all about the way she handled the situation. And, in this case she did not handle it well at all. So please beware, if you ever have to go through this be prepared to receive backlash from her. If this is the way she'd like to conduct her business, good luck! And, not to mention when taking on the project to redo/update things at the property in between tenants - I wouldn't allow her to make those decisions. She hires unskilled, incompetent people to do the work. And, Diana may or may not chose to respond to this review. If she does, only to defend herself/her company - we all know there are two sides to the story, but we both know deep down which one is true. read more

The military moved us unexpectedly two years ago right after we remodeled our home in Carlsbad. Diana Valin turned an impossible situation into doable with the first phone call. She photographed our home, worked with us to set a reasonable price, and had it rented with excellent tenants within four hours after putting it on the market. We moved out in less than a month. The renters moved in only days later. Diana kept us apprised of our property every month with a detailed personal email and timely billing for our tax preparation. We returned two years later. Our home required some touch up painting and that's all. Moving back in was a pleasure because Diana alleviated all of our worries during the two year absence. Hello. My wife and I moved to Seattle, where I was transfered for work. We decided to rent out our townhome in Carlsbad, Ca. It was a last minute decesion, so we did not really have time to check the reviews or references of these companies, we went with one close to our home. BIG MISTAKE!! HUGE! Take the time to read reviews, and to check out some of these companies, they are in charge of most likely your biggest assest(s). We met with Diana Valin on two different occasions, and both times she was over 40 minutes later to the appointments that she had given us the time to meet. That should have been our first clue. ?? To try and keep a super long story short, The Rental Xperts mangaged our townhome for just slighly under 3 years. In those 3 years, we had to evict two different sets of renters, which both times had cost us out of our own pockets, and quite a considerable amount of money. She caused us problems on a few different occassion with our HOA Association, and by not dealing with our renter/HOA issues herself. She hired incompitent workers to work on our home who either fixed the problem incorrectly, overcharged us, or charged us to work on the same problem, twice (all of this we found out later mind you). Caused us to be on very bad terms with our very nice neighbors who live on both sides of our townhome. (We used to be very close with these neighbors). We may move back to our townhome, in one more year, when my company moves me back after completion of this 4 year project. I just want to hopefully help someone else out who may be considering using this company. This entire ordeal over the past 3 years has actually cost us a considerable amount of money, two of the repairs that the people she hired, need to be fixed correctly, and our beautiful townhome is run down now. We rented a large house that had never been on the rental market before and Diana helped address every need that came up in a very timely and professional manner. When a bathroom leaked caused drywall damage over Thanksgiving weekend she had a great team of workmen there to fix it around our schedule. A company like this needs a rating in the minus. My name is John Reed. I am taking the time to write this review, so others will not make the same mistake that I did. For business, I was transferred to our headquarters in Utah. So I rented out our 3 bedroom home in Solana Beach. I actually used Yelp to find the Rental Xperts. What a joke they are, or should I say Diana Valin. Currently I have filed a small claims case against her and her company. In the 3 years that my home has been rented out, both times the renters had to be evicted, which has cost me several thousands of dollars in attorneys fees, court costs, and damage to my property. I don't even think she screens people for placement. Since she works off of commission, I think she just rents to the first person that she finds. The first couple that she rented to, neither of them had jobs. I made the call from their rental application, to companies that didn't even exist. There are so many negatives that have come out of having a company like the Rental Xperts (what a joke), rent my property. Stick with a bigger reputable company. Don't look for another property manager. Diana Valin, proprietor of The Rental Xperts, has been managing several properties for me in Oceanside, Carlsbad, Encinitas, and La Jolla for several years. I have joked with her for years that i will not post publicly how awesome she is for fear that she will get too busy and will not be able to manage my stuff! Diana is hands-down the best PM i have ever dealt with, and there have been many. Her responsiveness is unparalleled in this business. And she is not trying to make money off you through kickbacks from contractors, etc. Her utmost concern is that both landlord and the tenants get fair, quality service. I also happen to invest in other states and my main goal when I go to these places is to find a PM who will be able to replicate when Diana does for me in SoCal; I have worked tirelessly to find this and I have not been able to. She really is a breed apart from the many PMs I have encountered. She goes above and beyond the call of duty every day - saving me money with vendors, taking calls from me at inconvenient hours (don't be surprised to see emails from her at 6am and 10 pm), and managing rehab projects. She even managed the renovation of the house i bought for myself to live in but haven't moved to yet. I can honestly say that i wouldn't be able to find a single negative thing to say, and that there are too many positives to detail without sounding corny. But i will say that both owners and tenants will be thrilled with the service they get from Diana at The Rental Xperts. read more

The Rental Xpers are unprofessional at best, as is the owner, Diana. As a business owner myself, and even a previous home owner, I could not connect with The Rental Xperts or recommend them to anyone else. After reviewing the ad for a rental place (which indicated that dogs were allowed), then sending The Rental Xperts and Diana a cordial email regarding the potential of a rental application, I was asked to comply with an antiquated way of printing out and scanning that file back in. When I asked about a physical office location that I could come and complete this process, I was rebuffed by Diana for my feedback and then advised that The Rental Xperts have no physical office from which to assist anyone. Sadly, I confess that like many before me, I followed their antiquated way, and despite having good credit, excellent references, verifiable income, and a super-friendly golden retriever, Diana and The Rental Xperts denied my application with an indication that no additional dogs could be allowed on the property. Since the ad that was posted clearly stated that dogs were allowed, I can only assume that The Rental Xperts and the Owner did not want me, personally, and as a tenant. Regardless, Diana and The Rental Xperts lost my faith in their ability to provide a professional way of doing business and I would find another alternative if you are looking for a property manager. Also, as a tip, it may be relevant to note that The Rental Xperts are Not BBB accredited. read more

We rented a property for a year in Encinitas that was managed by The Rental Xperts. It was clear from the beginning that Diana only had the best interest of her business in mind. She was good about getting small fixes done, but when it came to bigger and more costly repairs, she was hesitant to take care of the problems in a timely manner. We went 2 months without a working dish washer because of the hesitation and delay from Diana. She was inadequate in getting the appointments set up to look at the broken dish washer and following up. We ended up having to purchase our own dish washer just to have the problem taken care of. She also thought it was our job to make sure the old dish washer was being saved for the next tenants (even though it was clearly not functioning) and since Diana was not here to manage the project, when the delivery people accidentally took away the old dish washer, we had to reimburse her for it. Overall, Diana is incompetent and very unprofessional. We had to manage the property when she was not willing to. There were a few other major requests for repairs that were ignored as well. If you are a property owner and are looking for a high turnover for tenants, she might be a good choice. If you are a renter, or an owner who wants to have tenants stay for a while, make sure you are on your A game, as Diana clearly is not. When we moved out, we were charged $99 for carpet cleaning, just to later find out that they tore up the carpets and put in hardwood floors the next day. To top it all off, we had a baby car seat delivered to this address after we moved out and the property was still empty. Diana refused to help us locate the (very expensive) car seat and even refused to reach out to the owners and who ever else had been working on the property at the time of the delivery. No help, whatsoever. She only has her best interest in mind and doesn't care about playing by the rules, or just being helpful. Incompetence will do that to you. She is really difficult to work with and not professional at all. read more

Diana has excellent communication and is very knowledgeable in her field. She is easily the best property manager I've worked with out of 1/2 a dozen or so. I have been using their services for about three years now and currently managing multiple properties for me. My situation is a bit tricky as I currently live overseas in Japan and need someone who I can trust to manage and handle any problems if they arise. Diana is always in my corner fighting for me, negotiating better deals for any expenses that I may have to incur(broken appliances, carpet, paint, etc. She actually drove 45 min out of her way to save my $20 on a new fridge!!!). I am constantly kept in the loop and the monthly statements are carefully itemized so it's easy for my accountant when he files my taxes at the end of the year(something that most investors do not think about). Diana has also been very helpful in advising me in the purchase of one of my properties(from a rental/tenant perspective) and now working on a second!
