Our impressions from start to finish: - Diana and her team are straight shooters: never over-promised, always over-delivered. With quick replies to questions, and solid resolutions. Every time. - We've had landlords who treated us like adversaries from day one, and others who went there the first time we reported a maintenace issue. In seven years, through Covid, multiple lease renewals, and few expensive maintenance issues, Diana never once went adversarial. Always polite, friendly, kind, and clearly committed to keeping us safe and satisfied. Even when we disagreed a couple times, she took the high road. (So we had no excuse but to do likewise.) - Moving out is hell. But Diana and her team made this move feel more like "heck" :) They checked in to see how we were doing, and went out of their way to time tours with prospective new tenants and visits from maintenance people to fit our schedule. And in the final walkthrough, when Diana caught a couple big things we had missed in our cleaning, she let us come back the next day to take care of them. So she wouldn't have to charge them against our deposit. (This was a first for us. - Another first: While we were searching for our next home, Diana volunteered to write us a letter of recommendation to prospective landlords. She didn't embellish (see "straight-shooter" above) -- just described her experience as our landlord. After several slow responses from various landlords, we got an immediate Yes from the first landlord who read the letter. Bottom line: If you're a square-dealer looking for a non-adversarial landlord-tenant relationship with same, Diana and The Rental Xperts are your kind of people.

We had planned to move out at the end of our lease to a new home we were building, and several times we had a construction delay and had to extend our lease last minute. Diana was super patient and worked with our ever-changing schedule - and we were able to stay in the condo without issue. Otherwise we would have had to stay at a hotel or with relatives for months. During the years we were there, she was responsive and helpful. When we were finally ready to move out, the process was so easy and the cleaning fees/move-out fees were fair with no surprises. I highly recommend The Rental Xperts whether you need a rental or are looking for a renter!

I'm SO glad I did! He found me our first tenant within 24 hours and our second a year later in 1 week. I have 2 neighbors who are also renting their homes out, but both of their Prop Mgrs are duping them out of money and not getting to issues their tenants are having. I hear it from both sides, tenant and owner. There are so many management companies out there who are trying to make money on things they shouldn't. Like repairs. Andy uses great people for carpet, painting and home cleaning and they're all decently priced. Every time I've called Andy, he's picked up the phone or called me back fast. He's a one-guy operation and does it so well. He doesn't make me feel stupid with certain questions or concerns I have and always puts me at ease. Thank you Andy. If you're looking for someone to take care of your property, go no further. :)

When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!

    My Opinion: Horrible…read moreexperience with Good Life Property Management Company and Property Management Executive Mitchell Sanchez. I was recently told by email from a purported Good Life Field Inspector who I had never spoken with that someone from Good Life was going to show up at the property on a certain date and time to do a preventive maintenance walkthrough inspection. When I contacted my assigned agent that I was concerned that this could be a scam since I was previously informed to communicate directly with one agent, he wasn't even aware that an email or notice was sent out. I responded to the email that routine preventive maintenance inspections we're not allowed under the law citing Civil Code section 1954 and there was no maintenance or other issues that needed to be reviewed or addressed. Mind you this is less than 7 months into the tenancy. Mitchell Sanchez then emailed me saying that my email response was forwarded to him and insisted on going forward with the inspection and asked me for a better date and time to do so, effectively disregarding the fact that such an inspection is not allowed under the law I cited. He also admitted that the inspection was needed to determine whether to renew the lease after the one year term expires. This pretextual reason for the inspection further compounded the otherwise unlawful inspection into one based on a fraudulent representation and for a fraudulent purpose. In my opinion, I find Mitchell Sanchez is the worst to deal with. What I had previously hoped would be a long-term rental is getting harder and harder to imagine continuing to stay in the property beyond the existing lease term. Good Life and Mitchell are making things so bad that I'm considering leaving once the lease is up, which is unfortunate for the owner because I like the place and would otherwise stay longer if the management company wasn't a nightmare to deal with. I will never rent a place managed by Good Life Property Management Company again and will likely not rent a place that is managed by any property management company as it's been a a real pain dealing with them. I am also strongly considering potential complaints with the Department of Real Estate at https://eocs.dre.ca.gov/ against Good Life, Mitchell Sanchez and CEO Steve Welty based on this conduct and even pursuing a civil action in court against all three, if necessary. Mitchell Sanchez has multiple complaints on this page by name, so it's surprising he's even with Good Life. I suppose there's no pride and minimal employment standards at the company, in my opinion. 7/16/26 Update: Seems as though the business through "Mariah N' either copied and pasted a "canned" response or used AI to do so as the response isn't even related to my review/issues. Sad business model, but predictable. 7/16/26 Additional Update: Now it appears they removed what I believe to be their copy and paste or bot/AI-generated response. Show a further lack of professionalism and competence. Incompetently run management company and horribly incompetent staff. They don't even follow the law in my opinion. Sad, they're going to get the owner's sued.

I know you must think the statute of limitations is over, but, in your good faith, I feel as though you should inherit and rectify some of the previous management's transgressions and reimburse me. I was a struggling single mom. Do you still manage 2233 Manchester, in Cardiff? I also left a portable dishwasher, which was there when I moved in. Hunter Property Management asked me about it, thinking it was mine. They were probably going to also charge me for leaving it! I just have a hard time getting over liars and cheaters. I am now retired and on a fixed income. I was taken advantage of; I couldn't afford to miss work to go to Small Claims Court, at the time. ***************************** I rented an apartment from a lovely older woman property manager, Bonnie, in Cardiff. In fact, my daughter and I had rented a smaller 2 bedroom, 1bath in Solana Beach, where we lived for years. The original property manager suggested we move to a bigger apartment, also 2 bedrooms 1 bath, same owners. My deposit from our previous apartment, which we left very clean, went toward the second, two story apartment. Sadly, Bonnie, the sweet little old lady manager died. Then the owners, who supposedly had over a thousand units, altogether, hired Hunter Property Management. They were TERRIBLE. They wanted a key. I said no. They wanted to go in when I wasn't present. When I gave notice I was leaving, they wanted to show the place. That wasn't in my lease! I don't think they had a copy of my lease. Someone literally tried to break in while I was at work. I was commuting an hour each way, to and from work, in Fallbrook, back then! Before we left, my (young adult) daughter had actually hired a maid, but that was after I cleaned thoroughly. Instead of getting my deposit back (I was in that apartment for over 5 years!) I got less than half back. Hunter Property had a bad reputation of raising everyone's rents, and not giving back deserved deposits. The woman at Hunter Property Management lied and said she hired a maid service! A receipt WITHOUT AN ADDRESS was provided to me for the maid and a window washer. We could not wash the outside upstairs windows. The "townhouse" was over a garage, so I had to walk up a flight of stairs to get to my front door. An interior flight of stairs led to our bedrooms. The inside of the windows was clean. Also, although I cleaned the carpet, it had one small red stain. Again, it was barely visible, and would have been considered normal wear and tear, after over 5 years! Hunter Property Management again lied. After I moved out, when I got the bogus letter lying about alleged damages, I went back to the apartment, before it was rented. I still had a key, although we turned in the original. The key worked, so I entered. Hunter Property Management lied and had said they had "patched the rug" with a piece of rug from a downstairs closet. They did no such thing! Although the carpet was in decent shape, after so many years,they could and should have replaced the entire carpet! It wasn't new when I moved in! i was younger; I foolishly hadn't taken photos. I trusted Bonnie, and didn't think she'd die! Moreover, I thought I couldn't afford to miss work. I considered taking Hunter Property Management to small claims court. I wish I had. In all the years I rented, I was a few days late paying only one rent check. So a late fee was also deducted. But $250 meant a great deal to me back then. I was disgusted with the lies. I was there from the later 80's until 91. The dollar was worth a lot more back then! Thankfully, now I own my home. Anyone renting, especially from Hunter Properties should take photos, do a walk through, if possible. In closing, I notice this company changed its name from Hunter Property Management to Hunter Properties. I suspect this is so all the previous bad reviews, including mine, don't show up!

    I moved into one of their properties about a month ago. The process getting approved and getting…read morethe lease signed was smooth. There were a few things around my place that needed to be repaired and I have been amazed at how quick they are to act on it. Most often same day someone will come out to fix things, or at least same day reaching out to get something scheduled. I also noticed that when I received the application they gave me a mold pamphlet that shows what to be aware of. This was really nice to see given coastal SD is at risk for mold. None of the other places I applied for provided that. 10/10 experience with them
