    Quiche, sausage and potatoes

    This place is nothing short of spectacular! My husband and I spent the week here for a baby-moon. Not only is the house beautiful, all of the staff are extremely hospitable! They always made us feel welcome and we were able to simply text if we had any issues or requests. Would recommend to any and everyone! We're not from Hot Springs, but I felt like the location was great! We walked over to an event at Oaklawn and didn't feel unsafe. We did drive to downtown. I feel like I wouldn't have made that walk 8 months pregnant lol. The house had these diffusers around that smelt sooo good! My husband commented how great the soap smelled too! It was so nice and peaceful to be able to just have some coffee and read in the library before everyone got up. Now about the breakfast... apparently you can stay without the breakfast if you want, but you get a two course breakfast every single day that's better than any restaurant and will keep you full until dinner! If it doesn't, they also have a butler pantry with snacks and drinks. Every morning was something different but still phenomenal! Thanks so much for a beautiful atmosphere and even better food! Will definitely be back!

    This was one of the best stays my fiancé and I have ever had, anywhere. They greeted us by name on arrival and showed us to our room where several extra treats were left, along with a card addressed to me for my birthday. The room and house it's in were both beautiful - a perfect combination of classic architecture and style with nice modern amenities. Coffee was brought to our room first thing in the mornings, and the 3-course breakfast was incredible. The hosts are so kind and personable, and the whole experience of staying here felt very intimate and private. This was the best part of our trip to Hot Springs by a mile!

    The Reserve is one of the most well thought out boutique hotels I have ever been to. Breakfast is a three course meal included in your stay in addition to complimentary coffee/tea delivered to your room every morning. The grounds are pristine and the house is even more stunning. It is the best place to stay in Hot Springs without a doubt.

Sitting on the porch relaxing, delicious snacks, all homemade. The breakfasts were amazing each day; we were so full. Conversations with Joe and Cody and we met mom Sharon. It was like staying with good friends. I cannot thank them enough for all the hospitality. We walked into town daily, visited their Saturday farmer's market. Joe cooked us a 5-course meal for Saturday night, wow, again high light of our trip. I haven't seen that much fine dinnerware and crystal in I don't know how long. It was so much fun. When we were there, the house was so beautifully decorated for Christmas, inside and out. We stayed in the East Chamber, a beautiful suite on the 2nd floor. All the rooms have large jacuzzi tubs, but our suite had it situated in front of an electric fireplace. We could not have been happier with our beautiful and comfortable room. Joe is a self trained chef, and his palette and skills are beyond compare. When we arrived, there was a freshly made chocolate cake with raspberry filling, house made cookies all the time, and other snacks and drinks available all the time. His breakfast is sumptuous and perfectly delicious, with offerings that change every day. He is also very mindful of dietary restrictions and does everything to please his guests. Absolutely everything is made from scratch, from Chorizo to teriyaki sauce, Joe does it all. If you book in advance, he will even do a special dinner on Saturday night. Trust me when I tell you this may be the highlight of your visit

We stayed in the Rustic Cabin, which has a full kitchen, TV, Satellite Cable, Air Conditioning, a separate bedroom, and a bathroom with a HUGE 2-person Jacuzzi! Funnily enough, when we went to the Spa at Quapaw Bath House, they had the SAME EXACT jacuzzi! We coulda stayed in our cabin! Anyway, we were there during the week so there wasn't anyone else staying there and it was ULTRA private. It feels like you are in a cabin in the woods. Wait - YOU ARE! The owners, Arturo & Karen, were sooo nice and even cooked us breakfast one morning, even though breakfast isn't included with our particular room. AWESOME! We also played cards and they even took us on one of the nearby nature trails. Our days in Hot Springs were really special, and Knotty & Nice played a huge part in that. Thanks!

We've decided this will probably be our go to spot when we travel to AR!! It cost a tad bit more than a hotel would but honestly, it's well worth the small amount difference (and I mean it when I say small amount difference). Give them a try, you won't be disappointed!

We spent 3 nights in their lovely home and were treated like family. We had the smallest room, the Nook, which was more than adequate with a sleigh bed and large bathroom with a great view of the garden and gazebo in the back. We had a pot of coffee and cookies early each morning and a large, scrumptious breakfast at 8:30. The house is nestled at the foot of the Hot Springs National Park near the historic district so we were able to walk to town for sightseeing and hiking the trails. My husband Mike and I were in town for a destination wedding at the exquisite Garvon Gardens and just needed a place to stay for a few days. We are more than pleased with our choice to stay at Prospect Place and highly recommend it. Rooms are clean and tastefully decorated with antiques and the porch invites sitting with coffee in the morning. The whole atmosphere is homey and the rescue dogs in the back were a plus to us. Mike and Kelly actually made the B&B a highlight of our trip. We shall hopefully return.

August is a thoughtful and engaging host that tells a lot of thee history about the area and had good recommendations for parking, eats, etc. He has really poured his heart into his place and it shows. Breakfast was served individually and it was a surprise to learn that Janelle, the assistant to the owner, is from CA like we are! We had a great conversation about what led us to Hot Springs and we both agreed that it was a nice place to live or visit. Upon leaving, we felt refreshed and ready for the day! This was a highlight of our trip and hopefully we will return!

The bed was comfortable, the fire places are a romantic for couples, and the kitchenette was stock with snacks and drinks. The bathroom has a huge walk in shower and the tub for two had a historic arch over the it that is from a palace in Morocco. The breakfast each morning was fantastic and it is so much food (3 courses) that we couldn't eat lunch each day. We cannot wait to stay here again! It is truly an experience.

The paint on the walls was unfinished, like spots were covered up and the paint does not match. There were small black ants in the kitchen and bathroom. The bathroom door did not close all the way, so the expectation of privacy is gone. Everyone could hear you use the restroom. The shampoo looked old in the containers, so we bought our own. There was hair in the bathtub. The room smelled musty, like a really old house. The mini split did not cool the upfront room with the day bed. We booked a room for 4 and there was only one day bed for two people in the eating area. Luckily we got a king sized bed and my daughter could share with me and my husband. Our son got the day bed. Pool? What pool? There isn't one, so don't expect to find one if you go looking for it. I don't even see where a pool could have been. They have a dog turn out relief area and have tools to pick up after your pet. Check for dog crap before you let your dog out. They have a rake a dog scoop for you to use and still people didn't use it. Not sure how often they check that area because it needed mowed. It definitely is a quiet location. So if you are looking for a mediocre stay that's quiet, it will suffice.
