We had the smallest room, the Nook, which was more than adequate with a sleigh bed and large bathroom with a great view of the garden and gazebo in the back. The house is nestled at the foot of the Hot Springs National Park near the historic district so we were able to walk to town for sightseeing and hiking the trails. My husband Mike and I were in town for a destination wedding at the exquisite Garvon Gardens and just needed a place to stay for a few days. We are more than pleased with our choice to stay at Prospect Place and highly recommend it. Rooms are clean and tastefully decorated with antiques and the porch invites sitting with coffee in the morning. The whole atmosphere is homey and the rescue dogs in the back were a plus to us. Mike and Kelly actually made the B&B a highlight of our trip. We shall hopefully return.

We booked a room for 4 and there was only one day bed for two people in the eating area. Luckily we got a king sized bed and my daughter could share with me and my husband. Our son got the day bed. Pool? What pool? There isn't one, so don't expect to find one if you go looking for it. I don't even see where a pool could have been. They have a dog turn out relief area and have tools to pick up after your pet. Check for dog crap before you let your dog out. They have a rake a dog scoop for you to use and still people didn't use it. Not sure how often they check that area because it needed mowed. It definitely is a quiet location. So if you are looking for a mediocre stay that's quiet, it will suffice.
