The area in which these apartments are located is gorgeous. Fair Lakes is a heavily wooded area, well-manicured, and clean. 2. Convenience. Just about every kind of retail store, restaurant, dry cleaners, and fast are close enough to walk to, but not visible from the apartment complex. This is one of the primary considerations for deciding to live at Eaves, Fair Lakes. 3. The grounds of the property are always kept in excellent shape. This is an Avalon property, and they care enough to spend a lot of money on landscaping - plenty of flowers and loads of trees and shrubbery. The landscaping staff is excellent. The grass is always mowed, they pick up the leaves in autumn, and in season, keep the place colorful with flowers. 4. Amenities. Volleyball court, tennis courts, a playground, a car wash area, a swimming pool, and a small workout room complete with a weight machine, ellipticals, stationary bikes, and treadmills. 5. Eaves/Avalon is dog-friendly. Yes, you pay a pet fee, but you get, doggie bag stations all over the place, and fields for your dog to run and play in. 4. Parking. Eaves offers carports (protects from blazing sun and snow - for a reasonable fee), but there is plenty of parking on the grounds. No matter how late you get home, you'll never have to walk far enough to your front door to be inconvenienced. 5. The best maintenance staff I've ever seen anywhere. They are fast, responsive, very good at what they do, and - they make you feel like you matter and very well taken care of. They are friendly and considerate. But most of all, they keep their word. If they commit to doing work in your apartment, they do the job well and within expected time frames. Pedro and Larry are a pleasure to deal with, and their can-do customer service is one of the big plusses to living here at Eaves. NEITHER BAD NOR GOOD (BUT STUFF YOU MAY WANT TO CONSIDER BEFORE YOU DECIDE TO LIVE HERE). These are fairly old apartments. For the past few months, construction folks have been repairing just about every building the complex. On the good side, you know they care enough to keep the structures in good repair. On the downside, noise (if they are working on your building, you can almost forget about teleworking), and the construction guys seem to take forever to get the job done. It is almost like they've become a permanent fixture here. This Christmas, my back door was taped off like it was a crime scene. Enough said about that. Amazon Drop Off Boxes. These are great when the delivery guys are competent. Too often, they are not. I have had more packages show up late, delivered to the wrong address, or not show up at all, only since moving here. After reading lots of other Yelp reviews, we knew this would be the place to be. Location - Nestled inside a nice neighborhood-like community, no apartment feel. You have your Fair Lakes shopping right by you (Wal-Mart, Target, World Market, BJ's, Whole Foods.. etc..) and also restaurants (Guapos, Chipotle, Italian restaurant, Noodles and Co, Blue Iguana for brunch, 31 Baskin Robbins.. etc..). Apartment features - I liked how they have a playground for the kiddos, basket ball court, tennis court, car vacuum for community use, community center can be rented for $250 - grilling is included, workout facility looks clean.. Prices - For now, its reasonable! Cons - Only thing is they will not hold the place for future move-ins if you want to put a deposit down, no elevators, and not a gated community. All in all, despite the cons, I like it looks secluded, and its a good neighborhood like feel to the place.

This is a beautiful building! The amenities are top notch. They even have a squat rack in their gym, free yoga and Zumba on Tuesdays in their fitness center, and a concierge service. I've also seen the cutest dogs here. There are pet free floors (floors 4 and 8) for those who prefer that. The living room windows are large, the walk through closets were spacious, and the finishes in bathrooms and kitchens are beautiful and modern. The location is also great; Dunn Loring metro and mosaic district are right there, with easy access to 66, 495, 50, and 29. One of the only problems I have with this building are the difficult visitors parking policies (difficult in my opinion at least. You have to know your visitors' car info and arrival time). The other problem i had was a special case; i was looking into living in a WDU and they gave me the wrong prices and income requirements, so I had already applied to the unit and signed my move-out agreement at my current place, only for prosperity flats to call me the night before i was supposed to move in to say that I no longer qualified for that unit, and was only eligible for more expensive (market price) ones. If it wasn't for their genuine congeniality I would have thought they were trying to gouge me for more money. Friendly staff, great building, great amenities, great floor plans. I recommend this place!

The previous management was responsive, professional, and genuinely attentive to residents' needs. Unfortunately, since the management change in 2022, the overall experience has declined significantly. Since the new management took over, I have experienced ongoing issues, including delayed responses, lack of follow-through, and an overall decline in service quality. Matters that should be simple often take days or even weeks to resolve, and communication is inconsistent at best. My most recent experience with parking highlights just how difficult and poorly managed things have become. I currently pay $75 per month for parking. My primary vehicle is in the shop, and I am temporarily using a rental vehicle as a replacement. Despite this being a straightforward situation, I was told I needed to either make repeated trips to the leasing office to obtain a temporary pass or pay again through their parking system. I made multiple attempts to follow their instructions and went to the leasing office twice between 5:05 PM and 5:18 PM during stated business hours. The office was closed, even though I had been told it would be open until 5:30 PM. This forced me to return again, wasting additional time and effort just to resolve something that should have been simple. There is also a clear pattern of unprofessional behavior in how the leasing office is operated. The office is frequently closed during stated business hours or closes early without notice, making it difficult for tenants to get assistance. On a separate occasion, after being told the office was closed due to "unforeseen circumstances," I returned the following day and observed staff inside the office casually socializing with outside guests who did not appear to be tenants. They were engaged in personal conversations during work hours rather than assisting residents. This kind of inconsistency and lack of professionalism makes it extremely frustrating to rely on the office for basic services. Tenants are expected to follow procedures, yet the office itself is not consistently available or operating in a way that supports residents. This is not an isolated issue. There is a broader pattern of poor management, lack of accountability, and disregard for tenants' time. It often feels like residents are being sent in circles rather than helped. Living here used to be a great experience, but under the current management, it has become unnecessarily stressful. There is a clear decline in service, organization, and professionalism. I would strongly advise potential residents to carefully consider this before moving in.

It's been very stressful thinking I'm showering and sleeping in a place that is potentially harmful to health... Floors are poorly fit, they lift and I suspect water damage... There's mold in sinks too.. like where the water comes out. Faucet? Even their public bathroom by the pool... you can see mold in their soap dispensers.... Walls are thin you can hear neighbors tv and what not. I think for apt, better floor planning per unit is wise. Towing is $240 Trash chute is made less assessable and dirty... went from foot latch to hanging to open it with hands... don't understand that "upgrade"... People are kind of eh. There's nice neighbors but there are a lot of weird ones here/ rude. Washing machine is a hit or a miss... Oh! And I don't recommend the top floor because of ac and heating issues with HVAC. One time the whole floor turned off (outside hall ways) so peoples unit ac and hvac worked over time = high bills. Tsk tsk oh and the room where you can play billiards and what not closes at 7?pm and you can't get balls or sticks unless you ask front desk. Who has time to play during the day time when most people are working and would like to chill and lounge around AFTER WORK.

Most of the building's owners bought when it first opened (so I'm told), so they're competitive with rents. It's more "classic" than modern, so you're not walking into some insanely hip place, but stately in its own right. Rooftop is nice, gym is ok, and the pool seems well maintained (haven't been on that deck yet). But if you're looking to move/buy here, get something away from the west (N Vermont) side. This part of Ballston is the loudest effing place on earth. I used to live on the wharf with 10,000 people a day passing outside my window, and I rarely heard a peep. I even had a concert hall in my building a few floors down and didn't hear a thing! Here, it's garbage/recycling, engines revving, pile drivers, back up alarms, leaf blowers at 7 am (even when there isn't a leaf to be found) and deliveries to the local bars ALL. THE. TIME. I'd finally had enough of it back in January and confronted some of the US Food and Waste Management guys in my pajamas after yet another insanely loud 0300 garbage pickup. The security guys working overnight at the commerical place across the street (Arlington Gateway) gave me the building manager's name and, with coordination with our own HOA, they agreed to stop (most) activity between 12-5 AM, and I actually slept through the night for the first time since like October. I can't believe I was the first to complain about it, but it's a million times better than it was. FFS, there's city noise, and then there's constant rackets that continually and deliberately violate Arlington's own noise ordinances. Anyway, a testament to the quick actions of the HOA here. That all said, I'm hoping some other apts have soundproof windows and more efficient AC units that don't vibrate, bc it can add up and get annoying quick. So much better than it was, but be prepared. Other than all this, great location and a quiet building....inside at least! Oh and if you're coming here, get a tiny car. Nearly every spot here is for a compact.

The gym and party room are on the penthouse floor, so they have good views. 24/7 concierge and a great computer room. The amenity that really sets it apart, in my mind, is the theater room. A really unique amenity that allows for a great movie watching experience. I would highly recommend the Continental to anyone looking to move to the DMV area. Its closeness to the Ballston metro makes it a great home for getting anywhere in DC (including both DC airports!).
