I lived in Halstead for over three years, and if I hadn't needed to move out for my own personal reasons I probably would still be there to be honest. For reference, I lived in Lotus; I don't have experience in the Lofts. Let's start with the pros of this place: - Really convenient access to the metro! It's like a 8 min walk to Dunn Loring Metro, and a 20 min Metro ride (not counting waiting, but that's not Halstead's fault!) into DC itself. - Really close to Mosaic, which has so many good restaurants and places to shop that even though I moved away I'm still finding myself back there on occasion. - It's within walking distance of a Harris Teeter grocery store. I didn't think I'd miss Teeter but I live near a Whole Foods now. I miss Teeter. - It's pretty quiet! You can't hear too much around you. Then again, I absolutely lucked out on my apartment being right next to the elevator. It's the little things, really. - There's a lot of good restaurants around within walking distance. Special shoutout to Jinya, Kiin Imm Thai, a new Shake Shack coming in, Pasty Xpo, and others I completely forget about but I'm sure they're good too and I'm sure I enjoyed eating them. Oh Colada Shop! Yeah that's a great place to have a good coffee and some empanadas. - The apartments are great. They're spacious, roomy and you can fit a LOT in there. Mine had a fantastic view of Mosaic, and I kind of miss it, since I'm now staring into an office building. I'm sure the people on the other side aren't thrilled at seeing me either, but thems the breaks. - The Playland is great if you want to grill, chill or just soak up some sun. - The staff is spectacular. Special shout-outs to Jasmine, Ann, and Beth, three of the best concierges whom I do miss deeply. They made my life so much more enjoyable, and they're such nice people and great to talk to. The fact they put up with me is a testament to their patience and kindness. - Though I hadn't gone to the gym or the basketball court since the world turned upside down, in the Before Times I quite enjoyed them. It was kind of fun to play hoops even though my coordination is that of an infant. - The maintenance team is top notch! They're very responsive and very nice. - When I had a slight dispute with my move-out (nothing major, so don't worry), the staff was courteous and the issue was resolved promptly. The leasing staff is very nice, though there's been turnover since I've been there so I never got to know them well enough. It happens in this industry and is pretty normal; it's not anything to worry about. So that's the good part. However, I do feel compelled to warn people about one particular aspect of this place, and that's the elevators. If I was given the ability to go back in time and change two things from the past, it's a pretty easy answer for me. First, I would kill Hitler before he could cause catastrophic damage (because come on, this is a layup and so much good would come from that) and I would fail the designers of this place in school so they never get their architecture license or whatever and watch their dreams crushed before my eyes. Whoever thought that it would be good to design a place that has ONLY two elevators for ~250 units, and one of them be the service elevator, which is frequently locked down for move-ins and move outs, was truly galaxy-brained. What this means is that only one elevator will be operational for the entire building at times. None of this is the current staff's fault; they didn't do anything to design this abomination. But it's something to keep in mind because you're gonna be waiting on weekends to go downstairs unless you take the stairs. God help you if you're on 6. Though I will say you'll get some really nice muscle definition and endurance training if you choose to walk up and down the stairs! But even with that, I would recommend leasing here. From the location to the staff to the myriad of things to do around there, it's really a wonderful place to be. I made a lot of memories there, and you can too. Trust me. Would a guy with a Bob Vila avatar lie? Absolutely not. So go! Rent here! Seriously I'm not kidding you should. Thanks for the memories, Halstead. I'll always treasure them. read more

My girlfriend and I just moved in a week ago and we can say we truly love this place. We live in the Lofts and we get so much natural light coming into our apartment. We really like the style of the place. The amenities are great! We participated in a HIIT class here earlier in the week and it was a lot of fun. The indoor basketball court for me is a huge plus. The only downside is that most of the amenities are located in the Lotus (the building with the leasing office). This isn't a big deal. The trade off is a far better looking apartment. After being here for a week, parking seems relatively good. I haven't had any issues with parking. When its raining hard, you'll appreciate that there is underground parking. One of the biggest perks of this place is that it's within a 5-10 min walk/jog to the Mosaic Shopping district. Great to walk there during the summer afternoons and evenings for a bite to eat. But if that's too far, you have plenty of great options in the restaurants attached to the buildings. You get discounts on food if you are a resident as it stands now. Dunn Loring metro is literally right across the street. Huge plus! Oh, did I mention there are Blu-tooth speakers mounted in the walls of our units? Wow. I use them daily in case you might be wondering :) So far, love this place. I hope our experiences continue to go well. read more

If you love noise and prefer to not sleep, move to Halstead Square. I not only heard every step my upstairs neighbor took but also apartment entry doors do not have closers and people constantly slam as they come and go at all times of the day. I saw dogs pee on the main corridor carpets and no clean up followed. They claim to be a luxury apartment community but the reality is the buildings are one step above a dorm. WORST MANAGEMENT EVER!! I have lived in Halstead Square Lotus for 14 months and my time there was horrible! I recommend every person to stay away from living there. You can rent an apartment anywhere in the mosaic area for the same price and you will have better management than Halstead Square. When I was moving out, I requested to attend the move out inspection but they ignored my email and didn't want to add it to the application even when I told them face to face. They charged me for things that they were unable to explain. They claimed that items were damaged but they wouldn't show me the things that were damaged!! They LIE to make money off of residents! I have emailed Jessica Lilburn the General Manager and she didn't respond to my email that I sent her almost a week ago! They ignored my inspection request email and my requests regarding the charges until this day! One of the concierges who used to work there asked to kick my family out disrespectfully because of my skin color. I received a complaint about "violating" apartment rules and management tried to charge me $500 because they thought I had a dog. When I asked for evidence, they tried to play it down. Jasmine, director of resident services, didn't have any evidence to support her claim but just making up complaints. Also, I received a violation for noise when no one was home. Packages were received open all the time!! They will look for ways to charge you! Did an internal survey yesterday so I figured I would do one here as well. I love living here ! My experience so far has been great. My leasing agent (I forgot her name but she has brown hair) made my move in experience very easy. Ann and Jasmine from the concierge team are always friendly, helpful and attentive whenever I need them. I've never lived in a place that had concierge before, so it adds to the value of my living experience. I've been locked out a few times so it's nice that someone is always there to assist. My only comment is that they get a TON of packages and residents tend to swarm around like bees. I have seen some of them get impatient when their items aren't logged and ready, but I mean come on. It's a lot. I feel bad for all of the work they have to do. They don't seem to get much help from anyone else. I recommend maybe getting them some extra help during the holiday season with packages or better yet maybe a package room. Maintenance staff also seems a bit overwhelmed but I know they do their best. The area is also great and has a lot of good local restaurants nearby. The only " downside" to living here sometimes are the neighbors. Some of them have turned into Covid-police and will drill you with their eyes or suck their teeth if you don't have your mask on as soon as you step out of your apartment. They also let their dogs pee all over the place and think the cleaners are just suppose to wipe up after them. The sense of entitlement can be draining. You pay to live here, your not paying to be treated like a baby. Also, visitor parking can be a tad complicated. They have 48 hour spaces but sometimes I have guests coming longer than that and we don't have many options for them. I would also like to see more visibility from upper management. Sometimes I stop by the office and they are in their with always in the doors closed. It's not very welcoming at times. This place is the most terrible management i have rented. Not only do they nickel and dime about everything but they close down their amenities pretty early as well. I just moved from one floor to another and had requested to turn in my apartment key in the morning as I want to finish up with the little things in the apartment but they made me pay a prorated fee. They also made me turn in my key by 11pm the day of. I had no issues renting at other apartment complexes in the area where they are so lenient when you need to turn in the keys but not these people! Don't ever rent here. The rent is already expensive and they will try to squeeze more money from you! I will NEVER rent here again after my lease is up! For goodness sakes I wanted the cleaners to come in the apartment the next day and they said I have to pay a pro rated fee!! TERRIBLE!! Don't ever rent here!!! And to add more my son is 14 years old so at first they wouldn't give me a 2nd key fob! I am renting a 2 bedrooms and they only gave me 1 key fob!! How dumb is that???? I had to reason with them as to why my son needs a keyfob!! He lives with me!!! So they finally agreed to giving us a second keyfob but they restricted his access!!! I am paying over 2300 a month for this place!! They said that every person who has a keyfob has to go through a background check and that's why my sons keyfob is restricted. He can only use the fob to enter the apartment!! How RIDICULOUS!!! You are paying 2300 and amenities just to get them restricted!!! I am getting more and more angry just having to deal with all these dumb rules!!! Don't waste your money here!! read more

I absolutely love living in Halstead. They keep the common areas clean. The staff is very nice, Stacie is awesome. The gym is nice and clean. Lots of good machines to use. They also try to do events, it's easy to find parking, the maintenance is super they come ASAP. When we first moved in there were little soaps, and snacks in the fridge, close to mosaic (you can literally walk), close to the metro. Lots of places to eat outside and you get discounts Only cons - lots of animals, if you don't like pets ( particularly dogs, you might be shocked) and the WiFi downstairs if the lotus building is pretty weak, makes it harder to work or stream things from your computer in the theater space For the price, we are happy with our choice read more

So now the executive concierge ignores our emails. It's next to impossible to get the office or the concierge on the phone so our only option for maintenance requests or otherwise is to wait till Douglas is working. He is always helpful. Our noise complaint from MAY2015 is still on going but will continue to be ignored by the management. The neighbors let their massive dogs bark all day long at any "intruders" who are walking the halls of the sixth floor. read more

My husband and I have lived here for 1.5 years and love this place so much that we resigned our lease for two years. We live in the Rockwell and love the Americana feel of the amenities combined with the modern look of our apartment. Random things make me feel like the construction was haphazard (I.e. Our granite countertop was clearly installed backwards as it has our apartment number painted on it), but I can live with that. The crown molding throughout the apartment is a great high-end touch. Amenities are wonderful if you use them. Pool is small but I love the little cabana couches. Gym could have more equipment but I never have trouble finding a treadmill. Monthly breakfasts on the go as well as other random resident events are a great perk. As with any other apartment complex, we hear our neighbors from time to time but nothing that keeps us up. The great location, nearby shopping, and proximity to the Dunn Loring metro will keep us here for a while! read more

This review is in response to Taryn Gallo's comment on my last review: Give me a break, Taryn. It took months for management to do anything about the dog park, and you only did so when we brought to your attention that you were violating Fairfax County Noise Ordinance. Additionally, you only rectified what was breaking the law, rather than put up signs like you promised. Signs telling visitor of the dogpark to be aware that people live above have not yet been posted as of the date of this response (approximately 1 year since we raised the issue). Additionally, I don't appreciate you mischaracterizing the manner in which the towing fines were "waived". You did not do it as a "courtesy" - both you and Dominion towing told my husband multiple times "we can't help you", "you're responsible for the fine", "you violated the parking rules", that there was "nothing you could do about it", etc. That's why I ended up personally coming to the leasing office completely irate. I was standing RIGHT THERE when you were on the phone with Dominion Towing and heard you say loud and clear "the tenants will be responsible for the fine". The ONLY reason you changed your tune was because I was visibly and loudly frustrated and it wasn't a good look in front of the prospective tenants. You didn't say to me, "as a courtesy we're waiving the towing fine". You said, (on the phone to Dominion, and not to me), "I don't care at this point, just bill the property, I just need the cars back". I get why you're trying to spin this in your favor as this is a public indictment on your hospitality and management skills - but you're completely misrepresenting what happened. Moreover, don't you think it bad policy (if not completely unjust) that you have a towing company driving around the community LOOKING FOR RESIDENT PARKING STICKERS to tow them immediately? Wouldn't it be more "courteous" to send out a community email saying "residents with XXX license plate, please move your car from the retail lot"? Or how about maybe just don't tow resident vehicles from the EMPTY RETAIL GARAGES, since residents pay $100 a month to park, not only to live at the community, but to enjoy the RETAIL stores like every else? Perhaps you should take a stroll over to the lot, look at where we were parked, and you'll see a sign in the G0/R1 garage that is worn out and ambiguous. Last and certainly not least, do not tell your residents dealing with incredibly stressful circumstances (and while pregnant no less), to "watch your mouth". How condescending and shameful! Having to respond to your attempt at a self-protective post is rather unfortunate because the ENTIRE rest of the staff, concierge, maintenance, etc. has been absolutely wonderful and consummate professionals in providing resident services and I truly hope that they do not get brought down by your poor handling of these situations. read more

Main complaint are few people who lives here. You can tell they do not respect the establishment. Over size trash, bottles, thrown on top of the trash bins next to the elevator on G1 and G2 without pushing it down. Few people doesn't take the extra time to be in the trash room and dump their trash in the chute instead of throwing it on top of the recyclable. Staff have always been nice especially Lindsey, who helped us with our moving. The establishment offers a lot of events and venues for residents. Walking distance to everything i.e. restaurants, coffee shops, and bars. I absolutely love living in Halstead. They keep the common areas clean. The property is well kept and the cleaning team works very hard. I can always see them going around and picking up trash and making sure the community stays clean. I moved out a while back and now have time to review. The management team in the office is difficult to work with and they do not return your calls. The one lady in the corner office also need to work on how they speak to the residents. They argue you down about little things and always throw the lease rules around. The leasing agents are ok , but can have trouble answering questions without having to ask a manager first. For maintenance, there were several times I had a request that took very long to fix. It would be small like a toilet issue and it would take 2-3 days to get a follow up.The concierge staff was always nice and plan fun events. I was never able to attend because of my work but they always seemed fun. The residents however are often rude and only care about themselves. read more

Don't believe the hype. When I first came to Halstead, I fell in love with the location, modern apartments, and amenities. After a year and a half here, I will never rent from a Bozzuto property again. Here are some of the reasons why: First, make sure that if you sign a lease, there is no chance that you will need to break it. Things between my boyfriend and I didn't work out so we had to break our lease halfway through the year. The termination fee and "concession payback" is costing us OVER $8K!!! OVER EIGHT THOUSAND DOLLARS. That's not even including rent for the last month. When we signed our lease, we were given a "rent concession", which is described as a discount off the going rate, of $550/month. Well, if you have to break your lease, not only do you have to pay a 1-months rent termination fee, but you will also have to pay back all your "rent concessions" since you moved in. That is insane. Somehow, they managed to debit my rent TWICE one month, causing my account to overdraft. Then they argued with me about whether or not the check was actually cashed twice. I showed them my bank statement and overdraft notice and they still pushed back because they thought I would cancel the check. Even after I provided my bank statement! Did they really not know how to verify that they had collected double-rent from me?? I would love to say that maybe this was just a fluke, but it happened to a friend that lives in another building. He had trouble getting his money back too!!! They wanted to just credit it for next month - NO! I should also mention that I was never reimbursed for my bank's overdraft fees, as the leasing office promised. If you ever refer anyone (which I don't recommend), you will have to FIGHT for that referral bonus. We referred a friend to live in the community during a peak time where they offered $1K for a referral bonus. Our friend confirmed via email, in person, and wrote on his paperwork that we referred him. We met all the referral criteria and they again pushed back, saying that they have no record of the referral. It wasn't until our friend forwarded the email that Halstead sent confirming the referral that they agreed to pay us. I could have guessed that was going to happen. Again, I can't say this is a fluke, but I know someone else who this has happened to that lives in the Rockwell. The concierges are wonderful. That is definitely a perk of living here. However, the leasing agents often gave us conflicting information, which leads me to believe that they are poorly trained. There is also a lot turnover with the leasing staff. Repeated requests to speak with management about pressing issues were often ignored. It seemed like the property manager would do anything to avoid actually speaking with us. When we did speak to someone, they seemed condescending. I pay a lot to live here, I expect to be treated with respect and that my concerns actually matter. The apartments themselves are Modern and nice but LOUD. If you move into the Rockwell or Lotus, make sure you are not facing the Merrifield Garden Center because they will wake you up Monday-Saturday at 7am with the constant beeping of trucks backing up and gravel crashing to the ground. I'm not exaggerating either. Also, you will hear EVERYTHING that's going on in the hallway. I can hear people shutting doors down the hall from anywhere in my apartment. If you rent from the Rockwell, do not get a parking spot on G1, go to G2 where it's residents only (even though that one is more expensive...). On busy nights at Blackfinn or anywhere else, you will likely not have a spot and need to find guest parking. Go ahead and complain about it, because the leasing office could care less. I don't mean to blast Halstead, but I really don't recommend this place at all. It may seem beautiful and fun (lost dog and blackfinn are great!) but I don't think it's worth the hassle of dealing with property management. Or the $8K that it's going to cost to break my lease! I'll admit - I'm a little bitter about that bill, but everything in this post was true. Renter, be warned. read more

They claim to be smoke-free but don't let them fool you. C'mon up to the 3rd floor! Hallway 320s is very welcoming to smokers! I've spoken to 3 different concierges since December, regarding the smoking issue and no one has done anything. Actually, last week, the evening concierge did tell maintenance; however, she said they can't do anything about it because they don't know who it is. Seriously?! It's YOUR JOB to find out!! It doesn't just smell of cigarettes in front of one door from time to time, no. It is literally the entire hallway! And it reeks of disgusting dirty smoke, it's thick and it engulfs the whole hallway. Since no one wants to enforce the no smoking rule, this post was necessary. They simply don't care. So if you have severe asthma or have kids (like my family does) then don't live here (even though the leasing agent will sell you on the place by saying the whole building, including amenity areas are smoke free). They're not. We were in the Oasis Terrace and a guy was smoking on his tiny corner balcony. We had to leave. Another person had a huge party and they were smoking in the pool table area, so we had to leave. Fix the issues and you won't have bad reviews! read more

I really want to give this place more stars. When we first moved in, I was so impressed. The building was new, the people were nice, and the customer service was on point. In fact, after seeing many places in the area, the staff was the main selling point (that and the iPod/iPhone docks in the wall because that's just absurdly cool). Now the staff seems to be slowly replaced with much less competent, less polished personnel; the fire alarms have gone off umpteen times in the last two weeks; and my repair requests have gone unfixed. I will say if you're dog people (though I'm not), they appear to be very dog-friendly. It's also a nice place for working couples, there aren't many children milling around (and I like that). The technology is almost great - they have a website and an iPhone app - but there are kinks that need to be ironed out (if you send an email to management it either goes nowhere or goes unanswered). The apartment grounds are well-maintained and the gym is quite nice. There's only one other major downside: though the walls are totally soundproofed, the doors are not at all. My wife and I tested it out and you can hear, down the hall, a slightly raised talking voice inside the apartment well away from the door. This makes us feel like there's little privacy. It appears to be a downward spiral. I would have given this place five stars before. I hope it improves. read more

Well what makes this place NOT 5 stars are because the noise factors. Especially the construction noises right in front of my building on the daily basis, fire alarm going off very randomly and it is so loud. I feel really awful for people who has small children as the fire alarm is installed in the bedroom and the alarm goes off any time of the day. Another noise factor is definitely the thin walls/ceiling and even when you walk around the hall way. You will hear people having sex depending on who lives next to you. Also if you don't live on the top floor, you can easily hear steps and noise above you. Every now and then you will also hear residents private conversations or arguments just walking by each door. On the weekend nights (especially during the nice weather with your windows open), you will hear people yelling loud and cars revving up their engines on purpose from people going in and out of the bars down stairs. Definitely not for anyone who highly value privacy or low noise level. Ok besides the noise factor and lack of privacy level. The concierge staff is excellent! What makes this property experience best IS the great team of staff who greets every day and night here at Halstead Square. The Manager Darryl Howard is excellent. Anthony is also great and Douglas too. They make our living experience so comfortable and they are all very personable. If I have to rate stars for ONLY based on their work, I would give them 5 STARS! If you are that kind of person who cares for water pressure for bath room/ shower. This place is not the one for you also. Overall the noise factor is what makes most of us move out to the next location. read more

I am not planning to renew my lease here. I'm tired of all the fire alarms during all hours of the day, with no explanation or apologies from building management. To give an example, the last fire alarm was at 3:00am on a weekday morning during the winter when it was raining. The fire system must be on a hair trigger. The emergency phone number for the building (to call in case of late night plumbing problems, etc) is also no longer working. The number in the lotus front office goes to voicemail. So good luck if you have issues after hours. Separately, the gym equipment and rec room equipment is poorly maintained. The pools sticks are all broken or damaged, the treadmills are usually inoperable or lurch during running which is dangerous. The weight machines are more often than not missing the pins for selecting weight. Retrieving packages is often difficult. We always play the same game with the front desk people- I can't find your item, are you sure it was delivered, are you sure you didn't already pick it up... 100% of the time it's been in the back package room mislabeled. This isn't brain surgery... read more

Do not rent any apartments on the first floor of either building unless you want to hear mechanical noises all day and night. Love it here. Currently live in the Rockwell. The only criticism I have is that the elevators take forever. I only live on the second floor and would love to take the stairs from the lobby- but there aren't any. And usually when I try to take the stairs from the back of the building (coming home from work), the door is locked on the outside. I feel awkward being "that guy" that takes the elevator just to go to the 2nd floor. Other than that, love the amenities, love that Blackfinn is right there, great place to live! They will tow your car real fast...this place has a deal with the towing company so BEWARE! My advice is to look at other apartments!! Price does not reflect quality of how this apartment is built! WORST MANAGEMENT EVER!!! STAY AWAY FROM THIS PLACE!!! There are bunch of things completely wrong with this place but certainly the management comes first. I lived here 2 years. The leasing office is a joke. They told me they will call me back... for the past 2 weeks... and I've been following up every day. No call back. No response to email. I am sure they are very attentive if you are trying to move in but if you are trying to get information on move-out, good luck! After 2 weeks of no response, I had to go to the leasing office and yell at the assistant property manager to get things resolved. They did not issue the security deposit refund check properly and no one mentioned anything about it when we made the request. Now, the assistant property manager says their corporate office can't do it. But no one said anything when we requested it. They should change the whole management and hire reliable leasing office people. Also, the fire alarm goes off once a week in the middle of the night so get ready to be waken up by siren sounds 3 o'clock in the morning. They will charge you $100 for closed garage parking. They will ask for your ID whenever you borrow the cart or the key to the cook top on the 2nd floor. They will also ask for your ID and keep it if you try to get a key for your guests for a few days. The swimming pool is basically a hot tub and gets overcrowded. Overall, my experience with this place has been DISAPPOINTING. I DO NOT RECOMMEND LIVING HERE! read more

This review is for the Rockwell building. pros: beautiful exterior and interior design and concept. cleanliness. walk downstairs for dunkin donuts and quick sushi. right by the metro & quick access to 495S ez pass. HMART & Target is down the street. 10min drive to Tysons mall & Equinox gym. friendly and polite staff. cons: parking can be difficult at busy times. I feel like they should've made more parking spots for this place. high rent. my tiny studio costs $1650 per mo. random drunk people at late nights due to blackfinn. guests have difficult time finding parking spots and access to building. I don't have much noise issues because my unit is at the end of the hallway. Overall, I enjoy living here. Better than most apartments out there. read more

Halstead is amazing! The leading office staff was so helpful and answered all my questions effectively. I received my temp pass, as I was dog sitting for a friend, and a fab key to enter and exit the building. The concierge was there to help with questions upon my departure. Best complex I have even looked into renting from them myself. I will hopefully be a future resident! read more

I moved from the Lotus Building over to the Lofts. I will say that it is quite a huge difference. Yes, there is still the occasional bad resident, but overall I like the Lofts more because at least the residents seem more considerate. The concierge staff is top notch, the best thing about the Lotus and Lofts is the concierge staff. The concierge actually care about the residents. Doug has been a great friend and has to be one of the hardest workers. He has to put up with some of the late night inconsiderate residents who tend to abuse the common areas and amenities with gross shenanigans, for example: staying late in the movie theater way past closing time, using the party room and not cleaning up after themselves, or not picking up after their pet has made a mess in the hallway. Overall, when I travel away and come back, it's great to be greeted by the concierge staff, especially Doug, who makes the residence feel more like home than just an apartment building...and that is truly what most people like to feel when they arrive back everyday, a warm smile and people that care. I give Buzzuto a 3 star because they still have some issues, but it is getting better. read more

I have lived here for 5 months now and I am not sure where other people have lived but this is the best apartment complex and apartment I have ever lived in. The place, including the amenities are always very clean. They really seem to care about the building and its residence. They just brought in new gym equipment, weights and have 3 peloton bikes. They offer group classes free too. They strive to build a community with the residence. In addition, my apartment is literally silent except for the occasional door slam from the hall. The only noise I hear from neighbors is someone above me walking. Its not horrible and guess what.... your in an apartment. This comes with the territory. Compared to my previous apartments this is a dream. My car is always safe in the parking garage below. I feel very safe in the building and the staff has always been very nice and timely in their responses. My two maintenance requests were fulfilled before 24 hours. Highly recommend this place. read more

I moved to the new Halstead Square apartments "Lotus" building and I like it a lot! From the moment my wife and I started to chat with their staff (yes that's you Dana :-)) we immediately felt connected and knew this will be home (and yes we looked at 10+ other same price range places!). Thus far I felt the staff is extremely friendly and helpful where they can. For instance, my one request maintenance request was taken car of within 24 hrs. When the our household shipment came, there was / is a person who helps the moving company folks and you with the transport and freight elevator to make the move in smooth and effortless - very appreciated. All concierges (yes we have them - super cool!) are very friendly, helpful and polite, replace the water in the Gym, and take my mail packages, which I can look up via an mobile app or on a large LCD screen, or set up my personal app to receive a text or email when a package arrives. The Gym is super new and nice, and made for fitness, but not for athletic weight lifting (not many free weights). But they have some nice stretching equipment and of course the full-size Basket ball course. I'm not a big building expert, but I simply feel good when being surrounded by nice Marple on the floors and dark-wood colors - gives it a relaxed, upscale and modern, yet classy feel - good combo! Lastly, neighbors: well, these apartments, and their app-like intranet offers modern communication ways and opportunities to create a community. For instance, this intranet type app allows you to form social groups, for cooking-parties in the club area, sport events, billiard, etc. The other day a gentlemen invited people to join him to watch some Olympics final event in the movie-theater like room. I personally really value the power and life-quality of a community which makes like quite enjoyable. read more

My fiance and I have lived in the Lofts for only 3 months and we've enjoyed every moment of it so far. From the amenities to the people around the area, we've only had positive experiences. Our main concerns when moving into the apartments were the potential noise level and the parking situation. However, there's been minimal noise issues (nothing unbearable) and the parking garage is pretty decent. The most unexpected surprise has been the quality of the concierge team. Being in the customer service industry for over 10 years has helped me understand what true customer service is and the concierge team, especially Douglas Jordan, have been nothing but awesome. We usually see Douglas the most since he is usually working evening and weekend hours. When we first moved into the building, Douglas greeted us by name and continues to do so each time we see him. He is consistently cheerful which definitely helps spread the positivity after a long day of work. He is always on top of things and never hesitates to go above and beyond for the residents. The apartments themselves are very modernized and sleek and we've never had an issue with our maintenance requests. The only negative thing I could think of would be how slow the leasing office can be. I find at times I would have to be extremely persistent to get a response to any questions or concerns I may have but I wouldn't say it is a deal breaker. Overall, we both enjoy living here and are happy we made the decision to move in. read more

Bozzuto management clearly let all four properties go to hell which is why Avalon now manages the Lanes and Rockwell now. I feel sorry for people in Lofts/Lotus. Things were not fixed that were supposed to be when we moved into our unit, we even pushed our move a week for these repairs and since they didn't happen it's like, why? Ok. We haven't received the VISA gift cards we were promised as a move in special months ago as well. Looks like they left Avalon a really big mess to clean up as far as amenities as well. I wouldn't say avoid the property but don't expect everything you're promised. read more

Great location and restaurants around it, very close to metro. But the leasing office charges you random nonsense stuff when you move out, without telling you. Nobody in the leasing office can help you when your credit card got charged for those expenses you don't even know what they are. They also put wrong rent on your rent bill. And after they agreed they will send you a revised bill, before you heard anything from them, you received a phone call from the leasing office threatening you that if you don't pay that wrong bill today, they will send you to collection. read more
