    The incredible rooftop view!

    I've been living here for a few months and have had a great experience. The building is great, love the gym, rooftop and lounge, the area we're situated in is even better. A ton of great restaurants within a couple blocks and the entire Central East Side is at your disposal even quicker than when I lived in the Pearl. I've surprisingly become very fond of popping over to the Lloyd District since it's only a 5 minute drive for more restaurants and the Regal Cinema there. 2 blocks from 84 to get anywhere else on the east side, it's really prime location! The staff here is friendly and always helpful. Not much more you can ask for!

    How to describe an experience with an apartment complex when you've only lived there for 4-5 months is hard... there's so much going on - I drove 2088.7 miles to move back to Portland, having been extremely stressed after some family passings and extreme feelings of depression after taking a short sabbatical due to stress. Now, it would be easy to just simply put 'Great staff, welcoming atmosphere' though I feel it would be a great disservice not only to the staff but to people trying to find a place to live, needing that feeling of an honest statement - so I am going to just try to be straight with everyone. To start, we took over a lease that would have had only 4-5 months left on it when we came here - We found out after speaking with the previous tenant that the management doesn't usually allow this due to the multitude of issues that could arrive - they still allowed us to live there. To further exclaim the importance of this, I need to point out that my partner and I did actively communicate with both the staff and the original tenant - I've found, especially with this business, the strength of your voice can mean so much when spoken with respect... not fluff, not sugarcoating, and just being real, as when running the those four months we were met with just general documentation that seemed to need to be filled out which caused my rent to come in late on several occasions. Imagine already being stressed, depressed, and not to mention financially unstable as hell at this point due to the move, how this might feel on one's sense of reality. What did I do? I emailed and talked to both Antonio and Simona, often. These two, including the cleaning staff in the morning and their maintenance guy, are in charge of six floors with however many apartments... they took care of me because I felt like I was just being straight with them. Whatever the issue was, when we all talked, we would always ensure that we all understood that responsibility was always of extreme importance... as they highlighted mistakes on both their end, dealing with a situation that's generally rare, and also(and this is important)... took note of when I would admit my mistakes/issues if something were to happen. Of course, regardless of how hard times are, I always made sure to pay my rent and if something was happening, I would promptly let them know. On to the grounds, I'll be real - this can be rough. You are in the start of a business district - which can be amazing to some and not so much to others. Are there homeless, yes. Can the outside sidewalks get a little droll after a while, yes. Can parking be difficult, yes; though I will say that I downloaded the 'Parking Kitty' and so long as you know the street code(above the payment box) you can just pay for parking through your phone(10x easier) or use the 2-hour zones and just either risk it/move every so often(pssst - purchasing a parking permit from the city costs as much as general parking garages on some of these buildings which is still cheaper than paying fines). Also, to be real, there were some days I just took the risk and was just fine(don't take this as you should do it, just saying it was a risk I was willing to take lol). ¯\_(ツ)_/¯ If you've lived in a city before, the above won't strike you as anything new. Portland definitely has problems; though that's not the building's fault to be completely honest so I would take it with a grain of salt when you think on that, considering the amount of encampments there are... also knowing that 9/10 people will leave you alone if you aren't screwing with them. Now I prefer quiet rural areas; though that's me; but as I've taken so much time to write this review I wanted to honestly rate this place, based on my experience. This community can be absolutely amazing - Ive met both wonderful neighbors, and not-so wonderful ones; though behind it all, I've never seen the staff ever show rudeness to anyone - and on the note, the amount of work they do on top of their professional duties is to be noted as, at least for me, they have gone above and beyond to ensure my insane stress could find the most iota of solace while dealing with all of my moving. Thank you to the staff and all of the neighbors I've met :)

    My time at Peloton Apartments has been marked by unresolved maintenance issues, rampant theft,…read more unprofessional notices/communication, and a lack of accountability from both on-site management/maintenance and the property owners, Security Properties Residential. One of the most distressing incidents involved the destruction of a custom planter containing my late mother's ashes during unauthorized maintenance. Despite reporting it immediately and providing video evidence, I received no meaningful response for over a week, only a request to "prove it," with no apology or offer to address the damage. This occurred alongside other issues such as ignored work orders, safety concerns, and illegal entry notices violating Oregon's 48-hour requirement, giving themselves all week to stop by unannounced. The on-site manager repeatedly blocked my attempts to reach corporate representatives, refusing to provide any contact beyond his team. Since formally filing a complaint, I've experienced increased discomfort in my home and continued disregard for outstanding concerns. All while getting notices of rent increases and credit improvement scams from Security Properties. Another issue is that the building is covered in dog and pigeon waste. The majority of tenants are dog owners and "walk" their dogs anywhere in and around the building, so do the math. The stench last Summer was ridiculous. The Hub Lounge was also covered in pet hair and waste on the deck when we booked it, along with a rancid meat-caked grill, and they refused us a refund. Zero accountability or goodwill towards tenants. This review reflects my personal experience and is based on documented facts submitted to the Oregon Bureau of Labor and Industries (BOLI) in an active tenant rights investigation. If you are a current or former tenant and have experienced similar treatment, I strongly encourage you to submit your complaint to BOLI. Your voice matters and you're not alone. I hope Security Properties and the Peloton management team take this as an opportunity to reflect on how they treat residents and to improve communication, compliance, and care for those who live here. Pick any other building in the…read moreneighborhood and you'll have a better time. - THE NOISE you can hear everyone all the time, no matter how quietly they move around. They can hear you, too. the sound insulation is terrible. even if you are tolerant of noise, and even if you're a quiet person, you will hear others and be heard all day. I assume too cheap to spring for better sound insulation. - CHEAP FINISHES some things about peloton are nice - the windows are big, there is enough room for your clothes. But my fridge door didn't open properly because it was shoved against the wall, and the floors are cheap - that cheap vinyl tile crap and some odd, thin office carpets in the bedroom. the heaters stick out in the bedrooms and suck up a lot of the room. there is no a/c in the main areas of a lot of apartments - only the bedrooms. THE WINDOWS BARELY OPEN. some units the living rooms get really hot in the summer. the vents in the bathrooms did a terrible job of clearing air, and cooking and bathroom smells from other apartments would sometimes enter our unit. there are no switches to control the bathroom vents at all. - THE CRIME my car has been broken into several times parked right out front. the underground garage (that you pay extra for) has also had a problem with break-ins, and frequently has broken doors. There is a package room....that is constantly having theft issues. doors will randomly break and not lock. bike theft issues. it goes on and on. you pay a lot to have all these problems. - THE STAFF TURNOVER the people who work here ARE friendly, and do their best. But the amount of office turnover (and maintenance turnover, and security turnover, and rent portal turnover) is crazy. - THE MISSING SERVICES When I moved in, Peloton claimed to offer free streaming fitness classes that I found after leasing literally did not exist. They were still advertised on their website months after I found out they had been discontinued. the (single!) bbq grill the entire building shares was broken and out of commission....for like a year until it was finally replaced. the entire maintenance staff quit at some point, and had to be replaced. every day it's some new problem. - GREEDY ALGORITHMS SETTING RENT this is one of those buildings that clearly uses software to set new rents and control rent increases (class action lawsuit, anyone?). You can go to their listing history for an apartment on zillow and see the rent change by 5-15 dollars every few days. No human decides to adjust rental listings by 5 dollars every few days - that is electronically dialed-in greed. Rents here are hundreds more than other new "luxury" buildings in the area with the stame stuff, and the rent increases they try to get from you after a year are insane (and the terms are weird - talking to neighbors, some got weird 14-month renewal options, but no 12 month lease?) they are definitely a complex that plays "chicken" with the hassle of moving, but at this point Peloton has priced itself out of competition with other properties. ONE ELEVATOR PER BUILDING - squeezing one more unit out of each floor instead of having TWO elevators means we get to wait a long-ass time every time we leave for work and come home. Why 2 stars: One star because most of the gym works most of the time, and one star for the nice people who work in the front office downstairs. none of what sucks about living here is their fault, and the lady who throws the puppy parties is sweet. I greatly appreciated the beautiful view, how soundproof the walls were (we never heard anyone walking above us and any noise from other apartments was very faint) and how helpful the management was overall. When we first moved there they were a bit disorganized (didn't always complete service requests on time), but they improved some in this regard as time went on. It's also a very pet friendly building and it was fun to "meet" so many different dogs on the elevator :-) The only real downside was the location imo. The nearby parks, and neighborhood in general, are overrun by homeless people and drug addicts, the smell of human urine was on pretty much every street corner in that neighborhood, drug needles could be found lying around on the streets/sidewalks and if you like fresh air in the summertime be prepared for random yelling and screaming at night, sirens blaring day and night and road work first thing in the morning. So, yeah, not the best neighborhood but the apartment itself was very nice and quiet as long as you keep your windows shut :-P

    Been here for 6 yrs now the location was perfect …read more Everything is close by . The mall ,the post office and the school is just minutes away. Very convenient indeed. The maintenance team were great responsive and very respectfully especially the maintenance guy Garry who is very diligent in solving tenant's maintenance problems from electrical down to plumbing issues name it Garry can fix it. He is very accommodating to all tenants and puts his shoes on our shoes that why he have good rapport to all of us residing in this apartment. It's hard to find people like Garry who gives important to each and everyone of us regardless of what gender ,race or status in life you are,he just gives us good result and very happy. This. Apartment building is like a residence hotel with a gym, sauna and jacuzzi. They have also a bbq place on the second floor and a recreation room for bonding time with friends. The cleaners are also nice people. I recommend this place .

Our unit and common areas were impacted by flooding, pests, biohazards, and security failures. We endured harassment, including hate speech, which we reported but management did not adequately address. Several incidents rose to the level of police reports, and our service animals and health were directly affected. Providers confirmed the need for accommodations, but management's response was minimal and inadequate. Ultimately, conditions became so unsafe that we had no choice but to seek alternative housing at our own expense. Tenants with disabilities deserve safe housing and fair treatment, and unfortunately, that was not our experience here. Updating to add: Before signing a lease with Mill Creek Residential (or any of its properties), I strongly recommend reviewing their track record on the Better Business Bureau (BBB). You can search for complaints submitted by tenants across multiple properties, including unresolved issues involving safety concerns, ignored maintenance, and failure to respond to disability accommodation requests. Make sure you see the full picture before signing anything.

The gals were so sweet and kind and extremely helpful with everything that I needed. Not only are they there for all of your needs. They also threw special community get togethers every month that helped us meet our neighbors and connect more with each other. It was really a nice experience. They do a stellar job and the company is lucky to have such amazing women running this building.

I got her as a…read more9 month old puppy, and she immediately made short shrift of my entire, 25-year-old (pretty rotted) perimeter fence. Not a small job, and an emergency one, because she LOVED running around the neighbors' yards. Lucian and his Dad braved the elements on extremely short notice, and built an entire new fence (mostly in the rain) for a great price. They gave me lots of upgrades, like unknotted wood, and thicker footers, and were incredibly fast and efficient. Its beautiful. That should have been enough, but - no - then my about six months later my back neighbors got their own Bernadoodle puppy, and the two dogs decided they didn't want a fence, so my pitty figured out how to pound her head against the boards until they bowed, then get her jaws on the wood, and tear through it. Lucian agreed that metal roof panels attached to the back fence would probably work (either that or an electric cattle fence), so he and his son came back out with the panels, cut them to fit, and spent a day attaching them, which - it turns out - is not as easy as it sounds. Again, quick service and excellent value. This family business, NW Modern, is fantastic, and I highly recommend them. And yes - it appears the metal roof panels are working!
