The ceiling fans never did work as the remotes were dead. We swapped out some batteries in the unused bedrooms for TV remotes. The non stick cookware must have stuck at some time becuase it was all scratched up. Broken glass casserole dish among other issues. After our stay, we let them know what we thought. Response? $100 off your next stay. Big whoop. Why would we stay with you again? How about returning the clening fee? I let them know what we wanted to make it right. I told them that my online reviews would reflect whatever action they decided to take. So far, they've decided to ignore me. So there you go Seaside Vacations.

When we arrived there was a tip envelope on the counter saying the home had been cleaned and inspected but clearly it wasn't because there was items from the prior tenants stored all around the home and it was dirty. Extra beds on the patio, baby gates out front by the outside shower, someone's underwear, socks and bra in the drawers, moldy shower curtain, dirt under the beds. We called housekeeping number on the envelope but there was no answer. When we finally did get ahold of someone they came and picked up the items outside. For more than 5k for the week I expected better not worse. We loved this place last year when we stayed here but we are already planning our next home and going back to Vacasa.

We were excited to spend the week together in what looked like a beautiful and spacious home, but the experience was unfortunately full of red flags -- from safety concerns to management's dismissive response. Serious Safety & Cleanliness Concerns: * The deck had multiple exposed nails, which caused injuries -- including a cut foot. * The pool gate slammed shut with extreme force. It actually struck my young niece, leaving her hurt and shaken. * The outdoor bathroom was dirty and unusable from the start. * There were visible roaches in the home when we arrived. * The outdoor shower, which was advertised as a feature, was filthy and completely unusable. Disruptive Conditions That Weren't Disclosed: * Construction was happening on both sides of the house all week, bringing loud noise and disruption every day. * We were never informed about this in advance, even though the reservation had been made months prior. Unacceptable Response from Management: When we shared these issues, the president of the management company responded with zero accountability. Rather than showing any concern, he told us we should've reported safety hazards like protruding nails during our vacation. After we left, their technician confirmed that eight nails needed to be repaired -- validating our concerns. Instead of offering any resolution, the president accused us of "extortion tactics," which was insulting and unprofessional considering the legitimate issues we raised. A Stark Contrast to Their Own Promises: What made it even more frustrating is how the company promotes itself. Their website claims: "Experience the Shoreline Difference and see why we are rated #1 in Guest Satisfaction! As our guest, you are our family and will be treated to the best in hospitality!" The washing machine knob is broke, so you have to guess which cycle is the wash cycle. The dishwasher leaks. There is mold in the air vents. There is toothpaste on the shower curtains and wall trim in the bathroom. The showers are not clean. There are visible dirt lines going down the shower walls. I did not report any of this due to the response I got when I called about the weeds being trimmed and blown into our pool area and pool. I was told "it is not their fault if a neighboring house's trimmings get blown into the pool, to use the net". It was in fact, not the neighbor's trimmings, it was the overgrowth that was growing on the fence around this property's pool. My 70-year-old dad had to clean it all out because I was told there would be an additional charge to send someone out. They claimed they cleaned the pool on Tuesday, but nobody did. Every night, huge roaches were in the kitchen. We put all of our food in totes. Never again will I rent from here. It is also "dune front" - not oceanfront.

This company gave us the feeling that they had our back if anything went awry. We've rented beach houses (VA beach) for many years. The beach environment is very harsh. Rental homes can be in wildly different conditions depending (I think) on the owners and not the rental company. Sometimes a house is old and fraying around the edges, sometimes updated and sparkling. Sometimes renters leave the place a wreck and the cleaners barely have time to put it back in order. If an updated, newer place is important to you, let the rental company guide you to the right homes. P.S. Our house was spanking clean and in excellent condition. I believe the owners take pride in their home, which is well managed by Outer Banks Blue. Great house + great company = great vacation.

Jus' Ducky is a zero!…read more Southern Shores, and in particular, Lori Payne did the best they could to manage and, when possible, mitigate the issues with our rental house. Some issues should have been identified by the cleaning staff before our arrival, however. I do NOT recommend Jus' Ducky (12 Ocean Blvd) as a rental property. This house is not in any condition to be rented. The owner made minor updates to two bathrooms this year, but they have significantly bigger issues with AC, insulation, deck, furniture, etc. from many years of owner neglect and lack of investment/maintenance. Several service members also made unsolicited comments that the house was in poor shape, shouldn't have been rented, thought we might be moved to another house, etc. Chelsea (Southern Shores maintenance), and the teams at R. A. Hoy and KICZ were responsive, polite, and knowledgeable. When we were several hours into a loss of all electricity with no AC and no food (we kept delaying our restaurant reservation to celebrate a 45-year wedding anniversary--eventually we ended up with all restaurants closed and we still weren't any closer to a remedy), one of the guys from Hoy invited us to come to his home to get a bite to eat and a break from the heat--we declined, but appreciated his offer--very kind). The owner refused to take ANY responsibility for the many hours/days of our vacation spent dealing with maintenance, the electric company, HVAC and related issues. Ultimately, Southern Shores stepped up and provided a small financial remedy which we greatly appreciate. Although I will never rent this house again, I will certainly rent from Southern Shores in the future!

" Imagine our surprise and disappointment when arriving to discover there is a 6 ft high dune in front of the house right up to the back deck and steps. One must walk under the house and use a public access path to get on the beach and walk down to get in front of the house. This is very misleading and dishonest to people that wish to rent a beach house with direct access. Considering the price of the rental is very high compared to other OBX rentals we have enjoyed in past years, in my opinion, due to the subpar decor , dated furnishings , worn out carpet in the bedrooms, and only 2 baths to five bedrooms, the only reason I chose to rent the home was the beach access directly from the back deck of the house. In fact, the lead photo for this property is a photo of a wide open expanse of the beach leading from the deck. The manager I spoke with was very defensive although he did agree some of the photos were misleading, but kept arguing some of the photos shows the dune. There is one sunset photo that shows a portion of a dune with a shot of the beach, which isn't clear if that's even in front of the house, since the other 8 photos shows no dune. One could surmise that one photo is a photo of the beach area. When pressed on why the photos have not been updated to show the dune obscuring direct access , he ended the conversation. I don't recommend this rental property or rental company.

Beach reality didn't do ANYTHING or compensate anything. All they did was tell me that they would not delist this property after the first of the year. I would NEVER recommend or use this company again, due to them, not standing by their customers. Absolutely horrible company!! And you would think by their response to my review that they would have compensated me with something.
