The place we stayed was nice. It was great for a family and it was in reasonably good condition. For folks who are traveling via airplane, just be aware that the units aren't really stocked with anything. It's not super well advertised about this, but I did later find it in a subsection somewhere. No beach towels, a couple rolls of toilet paper, one trash bag, that was about it. So a bit of an inconvenience for a family flying in from across the country. So plan to bring everything you need to be self-sufficient. We did not have functioning internet or wifi for the week.

Had many issues with the property that I rented from a urine-stained bed to broken bed frames, ripped cushions on the outside furniture. The property, in my opinion was in no way the same condition as the pictures online. It was in no way worth the premium price I paid!! I arrived Monday and called Seaside to address the issues; I was told that they were too busy to call back. I finally got a call back on Thursday. I Sent pictures of the damage as I was asked to do, did not hear back! Sent several emails, no reply! DO NOT USE THIS COMPANY!!

We rented this property a year ago when it was with Vacasa 9639D E Nansemond Street Nags Head NC…read more 27959, and it was amazing, older but price was right (just over 4K) The management changed this year after we had our reservation through Vacasa and we searched and found the home again with Atlantic Realty. We ended up paying an extra 1k to rent it. When we arrived there was a tip envelope on the counter saying the home had been cleaned and inspected but clearly it wasn't because there was items from the prior tenants stored all around the home and it was dirty. Extra beds on the patio, baby gates out front by the outside shower, someone's underwear, socks and bra in the drawers, moldy shower curtain, dirt under the beds. We called housekeeping number on the envelope but there was no answer. When we finally did get ahold of someone they came and picked up the items outside. For more than 5k for the week I expected better not worse. We loved this place last year when we stayed here but we are already planning our next home and going back to Vacasa.

We were excited to spend the week together in what looked like a beautiful and spacious home, but the experience was unfortunately full of red flags -- from safety concerns to management's dismissive response. Serious Safety & Cleanliness Concerns: * The deck had multiple exposed nails, which caused injuries -- including a cut foot. * The pool gate slammed shut with extreme force. It actually struck my young niece, leaving her hurt and shaken. * The outdoor bathroom was dirty and unusable from the start. * There were visible roaches in the home when we arrived. * The outdoor shower, which was advertised as a feature, was filthy and completely unusable. Disruptive Conditions That Weren't Disclosed: * Construction was happening on both sides of the house all week, bringing loud noise and disruption every day. * We were never informed about this in advance, even though the reservation had been made months prior. Unacceptable Response from Management: When we shared these issues, the president of the management company responded with zero accountability. Rather than showing any concern, he told us we should've reported safety hazards like protruding nails during our vacation. After we left, their technician confirmed that eight nails needed to be repaired -- validating our concerns. Instead of offering any resolution, the president accused us of "extortion tactics," which was insulting and unprofessional considering the legitimate issues we raised. A Stark Contrast to Their Own Promises: What made it even more frustrating is how the company promotes itself. Their website claims: "Experience the Shoreline Difference and see why we are rated #1 in Guest Satisfaction! As our guest, you are our family and will be treated to the best in hospitality!" That was far from our experience. We were treated more like an inconvenience than "family," and safety clearly wasn't a priority. Bottom Line: For over $6,500, we expected a safe, clean, and welcoming environment. What we got was a property with hazards, misrepresented amenities, and a management team unwilling to take responsibility. We have found that smaller is better on so many levels from attention to cleaning to maintenance details. Deep cleaning occurred on a high level with ShorelineOBX and mandatory winter maintenance protocol was followed to prevent issues from occurring with the Beach House during the rental season.

Heat rises and at night 72 was pretty miserable, The manager refused to speak to us, we had to deal with a go between In the office. It took 3 calls to get the owner to allow a lower temperature at night and even then if you touched the thermostat to raise it even a degree it locked you out. The dryer in the house must be 25 years old and a lot ad of beach towels took 3 hours to dry. Called maintenance and their resolution was to tell us to do smaller loads. Just not very renter oriented. If you're an owner they're probably fine.

That helped us sleep but the rest of the house was 85 degrees. Pool was to be heated and we only got about 1.5 days of heat before we had to call them out a total of 2x. A lot of money to heat pool and not get a full week of it. Police were called out 3x to nearby houses. People walked the street all hours of the night. A bag of rocks was thrown over our privacy fence one evening. We wouldn't stay here again.

I wanted to share our recent experience in hopes that it helps other families, especially those…read moretraveling with pets, make informed decisions when booking an Outer Banks vacation rental. My family has vacationed in Duck for many years, and we truly love the Outer Banks. This year we wanted to stay closer to town, so we booked Absolute Relaxation (131 Cook Dr., Bayberry Bluff) through Southern Shores Realty. We specifically chose a pet-friendly home because we were bringing our 7-month-old puppy. The listing states that the pet fee helps cover additional cleaning and flea/tick treatment because the home is also rented to guests without pets. When we arrived on June 14, we immediately noticed several cleanliness issues, including excessive white pet hair throughout the home, clumps of hair on the floors and carpeting, sandspurs embedded in the carpet, dirty dishes left in the dishwasher, coffee grounds still in the coffee maker, and even dog hair stuck to a fork in the utensil drawer. We also discovered that the dishwasher was not functioning properly, the grill was out of propane, and there were additional maintenance concerns throughout the property. We didn't immediately report these issues because, like many families on vacation, we just wanted to make the best of our trip. We cleaned up the pet hair ourselves, removed the sandspurs we found, wiped down dirty surfaces, and adapted to the maintenance issues rather than spending our vacation waiting on repairs. Two days into our stay, our dog went under a bed in one of the downstairs bedrooms and came out chewing on an unknown substance. Within minutes, he became extremely lethargic, unsteady on his feet, and began exhibiting concerning neurological symptoms. We immediately drove approximately 40 minutes to an emergency veterinary hospital, where he was evaluated and treated for suspected THC intoxication based on his clinical presentation. Thankfully, he recovered, but it was one of the most frightening experiences we've had as pet owners. We incurred an emergency veterinary bill of approximately $380 and spent the next two days providing around-the-clock care instead of enjoying our vacation. After returning home, we submitted a detailed Guest Resolution Request with photographs, veterinary records, invoices, and a complete timeline of events. Southern Shores Realty ultimately offered a $230 credit for cleaning and inconvenience but declined to reimburse the emergency veterinary expenses. We understand that others may have had positive experiences, and we recognize that unexpected issues can happen in any rental property. What has been most disappointing to us has been the handling of our concerns afterward. We never expected perfection, but we did hope for greater acknowledgment of the seriousness of our dog's medical emergency and the impact it had on our family's vacation. We are sharing our experience so that other travelers, particularly those bringing pets, can make informed decisions and thoroughly inspect their rental upon arrival. We also encourage guests to document any concerns immediately, even if you hope to simply move past them and enjoy your vacation, as we did. The Outer Banks remains one of our favorite places to vacation, and we look forward to returning. We simply hope that by sharing our experience, it may help both future guests and property managers alike.

There are 8 photos showing wide open access to the beach in front of the home, side of the house , and looking down the beach from the deck of the house, the description also reads: " When you're ready to hit the beach, just walk out your back door and you're there ! " Imagine our surprise and disappointment when arriving to discover there is a 6 ft high dune in front of the house right up to the back deck and steps. One must walk under the house and use a public access path to get on the beach and walk down to get in front of the house. This is very misleading and dishonest to people that wish to rent a beach house with direct access. Considering the price of the rental is very high compared to other OBX rentals we have enjoyed in past years, in my opinion, due to the subpar decor , dated furnishings , worn out carpet in the bedrooms, and only 2 baths to five bedrooms, the only reason I chose to rent the home was the beach access directly from the back deck of the house. In fact, the lead photo for this property is a photo of a wide open expanse of the beach leading from the deck. The manager I spoke with was very defensive although he did agree some of the photos were misleading, but kept arguing some of the photos shows the dune. There is one sunset photo that shows a portion of a dune with a shot of the beach, which isn't clear if that's even in front of the house, since the other 8 photos shows no dune. One could surmise that one photo is a photo of the beach area. When pressed on why the photos have not been updated to show the dune obscuring direct access , he ended the conversation. I don't recommend this rental property or rental company.

Port O'Call III unit 537-B. I initially booked this home based on the close to 5 star reviews it…read morehad. I wish I had noticed most of those reviews were from years ago! From the moment I and my family arrived at this house, we had one problem after another! First this home is very old and in need of serious upgrades! Upon arrival we noticed a very strong urine odor, and musty/mildew smell. So we went out and bought some air fresheners. I contacted Sun reality and they did send someone out the the next day to spray a deodorizer, and they also put in a de-humidifier. The house was also dirty and sandy, and the carpets and furniture have stains on them. By day 3 we noticed the smell returning, and noticed a widow open in a loft about 20 feet off the ground and Sunbelt had to send someone out to close that. But that might explain why the home had serious temperature fluctuations and outside noise coming in. But why was that window open in the first place, maybe to mask the smells? The home is very "musky" with mold and mildew growing on the inside of the shower curtains too. Paint is also peeling and coming off the walls of this house. An even bigger issue is the sub flooring coming up on the bottom level of the house, with strips of flooring popping up everywhere, so we had to wear shoes to avoid stubbing our toes and cutting the bottom of my feet on loose flooring, Again, sunbelt came out but just used tape to try and push the flooring down. Needless to say the flooring popped back up again the next day, and so he had to throw blankets over top the flooring to avoid injuries to our feet. And when it came to the hot tub, and was very dirty and sandy, and a film on top of the water that looked gross. It also kept flashing "filter change 5 days overdue" which told me it not been cleaned nor serviced before our arrival. And the light above the hot tub was burnt out, but they did have an old string of Christmas lights around the hot tub, so I assumed that was meant to provide light, but when I plugged them in I got a very nice shock/electrical jolt! And we also had an ant issue in this home too! This was supposed to be a nice 7 day vacation, but we ended up leaving 2 days early because of all the issues. I did ask to be reimbursed/partially refunded for all the problems we had, but that request was ignored. I understand having some problems/issues with vacation properties, but not all the issues we had above!

My only suggestion for Beach and all the other rental companies is PLEASE start renting more houses Sunday-Sunday and SOME small percent Friday-Friday. Traffic from DC area almost puts this 5 hour drive into the + 8 hours and not considerable range!

Beach reality didn't do ANYTHING or compensate anything. All they did was tell me that they would not delist this property after the first of the year. I would NEVER recommend or use this company again, due to them, not standing by their customers. Absolutely horrible company!! And you would think by their response to my review that they would have compensated me with something. They knew the property was at a lower standard than they were charging for yet they still will not take care of their client. Complete trash will never recommend this place ever.
