I've lived here for almost 3 years, and had my fair share of problems, including management taking an ridiculous amount of years (and some gaslighting) to fix any problems. From a disgusting clothes washer, a smelly sink that lasted 2 years, overflowing sink, not picking up valet trash on designated days, to having stuff literally stolen out of my car, it's been a wild ride. I however don't mind harassing management/maintenance everyday and telling them how incompetent they are when things don't get fixed or acknowledged. (they hate to hear that) But the reason I stay is because of the affordable prices. Its relatively more affordable than most apartment complexes in San Diego (I have a 1 bedroom townhome style), and includes free workout classes through a legitimate gym (NXPT), and is in a central area. So do I do this to myself? Yes. Should you live here? Proceed with caution. read more

Consistently Poor Maintenance and Management Issues We lived in this apartment complex for over 5 years, and throughout our time here, we encountered persistent maintenance failures, security concerns, and poor management. Here's a timeline of the more recent issues we experienced: Elevator Issues 12/22/2023: Elevators 1 and 2 out of service. 12/25/2023 - 12/29/2023: Elevator 1 out of service. 12/25/2023 - 01/08/2024: Elevator 2 out of service. 02/06/2024 - 02/08/2024: Elevator 2 broken with an incessant alarm. 02/10/2024: Elevator 2 broken again. 03/11/2024 - 03/13/2024: Elevator 2 out of service. 04/12/2024: Elevators 1 and 3 out of order. 06/18/2024: Elevator 1 suddenly jolted to a rough stop while I was inside--terrifying! Building Security & Access Failures 01/22/2023 & 02/05/2024: Power outages caused RFID readers to fail, making it impossible to enter the building, use elevators, or leave the garage. 02/03/2024 - 02/05/2024: Front door mechanism failed--door wouldn't open. 02/07/2024 - 02/12/2024: Front door mechanism broke again. 02/09/2024: RFID readers down again--no elevator access or building entry. 11/13/2024: Garage door stuck in the closed position. ButterflyMX app showed the door as "open," leaving multiple residents locked out. 11/29/2024 - 11/30/2024: Building 2 West garage gate broken again. Water Issues 03/19/2024: All water shut off for repairs. April 2024: Water pressure significantly lower--unclear if intentional or a plumbing issue. 11/14/2024: Neighbor's kitchen sink backed up with dirty water, flooding their floor. Garage & Parking Problems 01/01/2024 - 01/03/2024: Double charged for parking. Surprisingly, reimbursement was processed within two days after one email. 06/21/2024: New parking garage door installed, but it broke shortly after installation. Still broken as of 10/04/2024. 10/27/2024: Garage doors broke again shortly after another installation. They were repaired, but RFID detection is extremely poor--you have to be inches from the door for it to register. The garage doors are also unbearably loud. Package & Mail Problems 04/11/2024: Missing package (carrier's fault), but thanks to Chung for quickly locating it. 06/11/2024: A package was stolen the same day it was delivered. 11/30/2024: Package concierge damaged, requiring package pickup at the leasing office or coordination with drivers. Safety & Health Concerns 02/13/2024 & 02/14/2024: Strong marijuana smell in Building 2 and the Level 2 garage. 09/16/2024: During new flooring installation, they covered the entire hall in industrial adhesive with no alternative path. The adhesive was so strong it ripped shoes off and could injure skin. I had to carry my dog and children to avoid it. The glue tracked into my apartment and ruined my doormat. 12/20/2024: One of the hallway doors has been stuck in the closed position for months. When the fire alarm goes off, it locks residents out of the hallway, forcing them to find another floor and elevator to get back. Multiple work requests have gone unanswered. Appliance Issues 09/20/2024 - 10/02/2024: Washer broke--metal drum was unbalanced, causing sparks during drying and violent shaking. Maintenance replaced it and mentioned other units had the same issue. Leasing Office & Move-Out Issues 01/10/2024: Leasing office incorrectly claimed our renters' insurance expired despite us providing an updated copy. Instead of handling it online, they required an in-person visit. 09/25/2024: We submitted our notice to vacate and wanted to confirm it was properly logged. Chung promptly responded--thank you! 01/15/2025: Late refund of our security deposit (illegal). We were also charged move-out fees despite leaving the apartment in better condition than when we moved in. When we arrived, the floors had black residue, and the carpets were full of debris. This apartment complex has been plagued with repeated elevator failures, security system malfunctions, unreliable water service, broken amenities, and frustrating management issues. Despite frequent repairs, many problems reoccur shortly after fixes. If you value functional facilities, security, and responsive management, I cannot recommend living here. We lived here for 2 years. Initially, it was great. Then we had a neighbor from Hell who lived right above us. We made numerous complaints, but it only got worse. We even recorded all the noise coming from them. Even that was not enough. The guy said he was "moving furniture" when asked by leasing staff. The Vive staff did nothing and still allowed the imbecile to move to another apartment/renew their lease. When we moved out-- we were told we would get the remainder of our rent back. Vive was very quick to take a whole month of rent, even tho we left mid month. We are service members, we had orders to go overseas, and they still took our money. I had to send numerous emails and it took MONTHS to get the money that belonged to us. This place is beautiful and it had a lot of potential. It's a shame that the neighbor ruined it and vive staff didn't care what they were doing. read more

If only I could give this place a zero. I've been living here for a year and we've had so many issues either with the building, management or our apartment. The elevator is constantly down, this time it's been down for 18 days and have not heard one thing from management regarding updates or even any apologies. When we take our dog downstairs to go to the bathroom we have to go to the nearest stairs to walk down, but the door to the stairs locks behind us so if we want to walk back up to get to our floor we can't, we have to go all the way to the other side of the building to go up that elevator and then walk all the way back to our apartment. This wouldn't be so bad except it's been 18 days of no elevator and it's just so frustrating. We pay way too much rent for them to not give any sort of update or even apologize. Our friends used to live here and they just recently broke their lease early and when they moved in the elevators were down so it was a hassle to move in, and of course when they moved out they were down again so moving out was so frustrating for them and my friend was pregnant!!! Currently our dryer is creating a ton of humidity in the hallway and into the room when we use it, not sure why it started doing this, but the amount of condensation its creating in the hallway, room & bathroom is horrible, plus it makes it hot and muggy. I'm worried it's also going to create a mold issue. When we moved in we had gross water leaking through the bathroom floor, so the entire floor had to be replaced. Mind you this entire process took them so long to get back to us and actually get someone to come fix it. Oh and how could I forget, we were being charged an outrageous water bill when the water usage had not changed. We complained and they came to find out the water meter was broken. They ended up giving us a credit but like what more could this place mess up??? The management is simply just so horrible and for this amount of money being spent it's unbelievable!!! There are two people here that actually do their job. I have had my package stolen multiple times, UPS dropped off my package that contained my medicine in the wrong locker. I tried to get the front desk people to open up all of the lockers but they told me they're not allowed to? I called the company that owns the lockers and to which the company who owns that locker stated that Vive employees are allowed to open the lockers. ALL OF THEM. The waste pick up people have skipped picking up my trash multiple times... I don't know why we pay for such a useless service, there are trash shoots down the hall. They are overpriced for nothing. Maintenance came into my apartment even though we CLEARLY stated that they are not allowed to just walk in when we needed a service. The place always smells weird, they don't clean the area around, the stairs always have some gross smell. Oh, and the person living in my apartment before me had dogs in there and vibe would not change the carpet whatsoever. They also stated that they clean the carpet and they did not. I cleaned it and it was black. The water was black. There are also signs all inner that state "DO NOT MOVE HERE" so that should tell you how bad it is here. People have told me that it was a lot better prior to Greystar. Oh and they put these UGLY shrubs that dogs pee on so they could block people from parking there. I have never seen a design so cheap. 1 Star - No Issues Until Management Switched to Elevada Residential I rarely leave reviews, but after living here since 2023, I feel it's important to share this experience. While the property was managed by Greystar, I had no issues. Unfortunately, everything changed once management transitioned to Elevada Residential. During the management change, Elevada lost our cashier's check for rent. This was not a personal check--it was a cashier's check. At the same time, the Bilt app, which we use to pay rent, was not updated properly, leaving our payment pending. Out of good conscience, and to avoid creating further issues or stress, we paid rent out-of-pocket, trusting that management would help resolve the situation or compensate us once the error was corrected. Because the cashier's check was lost, I had to file a Declaration of Loss with our bank. That process takes a minimum of 120 days while the bank investigates to ensure there was no fraud or theft. Because of this, we have not received our money back, and we are still dealing with the financial burden of a mistake that was completely out of our control. What has been most frustrating is the lack of accountability or support from management. I've gone into the office multiple times requesting to speak with a manager, only to be passed between staff members and forced to repeat the situation over and over. There has been no follow-up, no resolution, and no willingness to offer any compensation or assistance, despite our efforts to act responsibly and in good faith. Mistakes can happen, but how management responds matters. Under Greystar, we did not experience these issues. Under Elevada Residential, the lack of communication, professionalism, and accountability has been extremely disappointing. Still waiting on deposit refund. So glad I checked reviews and viewed the actual unit before committing. Unit had dirty carpet and refrigerator had several dents and scratches. When asking manager for replacement my wife and I were told no as long as it works no replacement. Management did reach out and offered to refund deposit so I am revising review. $3800 rent with an unsightly appliance and dirty carpet is never acceptable. Appliance was replaced. read more

I used to love living here, but recently they've made so many inconsiderate changes that don't benefit the residents, starting with parking. Originally our parking spot was included in our rent. When we re-signed our lease, they started charging 100 dollars for the spot. My partner and I have two cars so one of us would park in the spot and the other on the street. NOW, they have taken away half of street parking to put these dumb benches and bushes, and are making us pay to park on the other half.... What was the point? My rent was literally raised to take away street parking and add random objects???? Not to mention they charge extra for gated parking but the gate hasn't worked for over a year. This is only one issue of the many, like trash valet turning the hallways into a dumpster, packages getting stolen because they won't give delivery drivers fobs to get up to the floors anymore, and them taking away amenities to make more office space for employees. This apartment complex is a total mess. For $4,000 a month, you'd expect decent service and working amenities, but all you get is frustration and bad management. We pay around $200 a month for gated parking, but the gate hasn't worked for over a year. Management keeps saying they're "working on it," but it's clear they have no intention of fixing it. The gate is completely useless, and as a result, many cars have been broken into. Just check the reviews--this is a common problem because of their incompetence. Things only get worse. Street parking, which used to be free, now costs $3 per hour. Also, the new management now charges for the first "gated" parking spot, which was free before, and yet the gate still doesn't function. To top it off, we have recurring hot water issues. Last week was just one example, with freezing cold water for four days. We're also FORCED to pay for a pointless service called Valet Living. Instead of walking a short distance to the trash room, someone picks up our garbage from outside our apartment. This has only led to our hallways smelling like trash, making it very embarrassing when we have guests. This complex is a complete rip-off with terrible management. This place is the definition of don't judge a book by its cover. On the outside, this apartment complex looks like luxury living. On the inside, one is met with a broken down, decrepit living space. BLACK WATER CAME UP OUR SINK DRAIN about three separate times while we lived here. Yes, black water. It smelled horrific. I'm talking weeks apart. Each time it came up it would just keep overflowing onto the kitchen island. At one point it started leaking from the bottom of the sink. Absolutely disgusting. The leasing office response to this was that "this can happen sometimes because people throw things down the sink" I have never lived in a place where black water comes up the sink until here, but okay leasing office. The whole building also ran out of hot water on multiple occasions. It was unbelievable. At one point our light just came out of the ceiling on its own. While looking at the photos I've attached, please play in the ghetto by Elvis Presley The garage gates never work, they got fixed about four times while I lived here and were broke within about two days. Then it would be another couple of months before they came to fix them again. For the price you pay here, this should be a top priority. In addition, they have issues with their fire alarm and power systems. The fire alarm went off about four to five times at the crack of dawn. I'm talking about like 6-7am. And there was no fire. No one evacuated. The power for the entire building shut down, again about 3 times while I lived here leaving people outside locked out of the apartment as this complex uses key fobs to get into the building so if the power is off, so are the doors that allow residents in. You don't have back up generators? For a place this large? Ridiculous. Now I totally understand this being a mistake once, maybe even twice. But for this to occur three times and beyond is negligence. You can forget about having guests over as the parking here is terrible. They have barely any spaces available for guests LET ALONE RESIDENTS. They only have a handful of spaces in the building one parking garage for guests. Other than that it's all street parking and that's always full as most of the residents of this apartment and the apartments next to it use them. Now, the leasing office here has the worst attitude of any people I have ever met. Every person I've talked to in there cuts you off while you're speaking and constantly interrupts you. They never answer the phone. I mean NEVER. And then when you go down to go in person they are all just sitting there talking to each other, not even helping any residents, or on their phones. You don't even need to bother leaving a voicemail as they never get back to you. This place has the absolute worst customer service. Now, they say they are just so busy with other residents when I brought this complaint up. However, this has been an ongoing issue with many of the other people who have lived here as many of the other reviews on here also talk about. Hire more people then? And in addition get your staff customer service training to learn basic conversation skills. Luckily San Diego has a lot of other luxury living places that deserve your money more than this sad excuse for luxury. The constant headache this place causes is never ending. It's one issue after another. Every place has its cons. But this place arguably has the most cons when it comes to luxury living in San Diego. I lived at Vive on the Park for 6 years. Let me be clear that there is much to say about what has been and is going on in the building that should be addressed. The other reviews can speak on those issues. I am here strictly to discuss Delaney and Kiana. I am certain I may have typed these with spelling issues, and I apologize but in the time I have been here these two have done what was within their power to keep my household comfortable. Let's be clear, until recently there was no "Resident Services." There was a line of desks of people who were hired to lease apartments and were faced with a consistent stream of residents coming to discuss their issues. These people were likely not hired or trained a consistent way to handle issues as there were MULTIPLE management changeovers including the buyout from Avenue 5 by Greystar. After living here 6 years I have grown to know that without respecting the front desk staff, you won't be respected. The upper management has put a lot of pressure on the "Front-facing staff" who many see as the "customer service representative," yet, this is not their job. They aren't a fast food chain or a hotel, as someone below tried to discuss, they are humans hired for one job that had to adjust and shift to try and help residents the best they could. DESPITE the many issues this building has been faced with, and the pressure of the hundreds of residents approaching them with issues beyond the scope of their position, Delaney and Kiana always met me with kindness, patience, and forgiveness after screaming at them when my car was accidentally towed from the spot I had been parking in for 5 years. (An issue that occurred when files were not properly transferred from Avenue 5 to Greystar). Remember that despite all of the issues you may face here at this building, don't bite the hand of the person without the food...go make sure you bite the hands that have the food...aka the power to do something about the issues. -B read more

Beautiful two bedroom two bathroom unit. Great for families parking structure is annoying. You can't tell where the exit/entrance is. You just gotta pay attention to if you're going uphill or downhill, which is a headache. The pool and Jacuzzi are beautiful comfortable perfect temperature clean. They should probably maintain the gaming area more, the video games don't seem to work the ones on the wall at least. The room is great just no TV , for some reason it's not connecting to the Internet. Location wise it's within a half an hour from everything in San Diego. I cannot even begin to express my frustration with all the recent changes that's been happening around here lately. If you're thinking of living here let me enlighten you. I have been living here for 5 years and this last year has been the worst. Greystar has taken over! First of all, do not get fooled by the beautiful architecture and surroundings. Yes, from the outside its amazing, but you don't truly see what's going on until you live here. Do not believe the listing cost on their website as that would not be your final monthly cost. There will be added parking spaces $100-$150 per car slot, a garbage fee every month that varies, this includes a garbage service that picks up your garbage right in front of your door. You have no choice of opting out from this service, so now you're not only paying for this unwanted service but you also have a hallway full of overflowing, smelly trash can. The hallway smells of reaky, pungent trash so be mindful that once you're moved in this is what you'd smell first thing in the morning when you first step out of your apartment to go to work. In 2019 are trash charge was around $5 and now it is up to $60 (this will be on top of your rent) Second, they now have taken all the free parking spaces and turned it into "paid parking space". So prepare your guests that they have to pay for parking to visit you. Yes there are guest parking but there are only 15-20 available spaces in each garage, with the restaurant, barber shop and dog parks around this gets full very easily. Third, read all the other reviews from all the tenants that have been living here for years. Listen to them! They've seen the changes just like I have. It's true! They say we have maintenance available within reach but where have they been? My requests were marked completed twice and I have not seen anybody show up in our unit to fix anything. Fourth, they claim to be pet friendly because we do have a dog park around. It used to be very pet friendly around here but now you'll get mass emails saying that your pets are not allowed to relieve themselves on any flower beds, plants etc or you are to be fined. Fifth, "new state of the art garage gate". Our old garage gate has been broken for almost a year now. The new "heavy duty" garage doors have been installed for about 2 months now. Have they worked? Also, NO! At this point they're just there for decor!. So many cars are getting broken into on a daily basis. The culprits are going as far as stealing whole bikes, motorcycles and even cars and not just things inside the cars. Sixth, "it's safe as we have security patrolling around". Security is only here 10 pm - 6 am. We have seen the same guy as reported by other people from other buildings roaming around 6am. He acts as the "lookout". We have reported this a few times in the leasing office and the police. We get the same answer along the lines of "we have seen this person and they are currently under investigation". What investigation?? because the same guy is still here and have not been caught! Seventh, you will have random water shut offs for repair. This seems to be a monthly thing at this point. If you're a health care worker and coming home from a long infected shift from patients, can't wait to shower and rest, well good luck! You're in for a treat as these repairs can take hours!! Eight. the elevators are ALWAYS malfunctioning. The emergency staircase are only made so that you can go down and out of the building but you will not be able to go back in and up to your unit. If all the elevators are malfunctioning, which had happen a few times before; another goodluck to you because you'll be waiting outside for hours! Ninth, random fire alarms not only in the day time but in the middle of the night 3-4am. This has gotten so bad that we actually now don't know when there's a real fire and we need to evacuate. The first time it happened, almost everyone evacuated outside just for it to be an "act up" in the system. The second time, still a few people went outside. Last few times, no one cared anymore. We no longer know what's real or not. Tenth, "safe parcel lockers". The mail/parcel room is connected to park social restaurant and open to the public. The leasing office doesn't take any packages and the delivery people are not allowed to deliver door front for safety precautions. So if the lockers are full have fun digging through the boxes in the mailroom for your package! Hopefully, it's still there. read more

Update: The garage gates we are still paying behind are broken and have been broken for 11 months now, they "fixed" these gates only for them to last 2 days before the gate breaks. They are aware of this but yet still charging us for these parking spots. My bf and I moved in here about a year ago. At first sight, it seemed like a great place to live, but now, I feel very different about it. Our unit wasn't ready when we tried to move in. We arrived with our moving trucks and everything -- to be turned away and told to come back in a few hours. Once we came back, we entered the apartment and it hadn't even been cleaned! I immediately called and had them come inspect the unit. We then again, had to wait for them to clean the unit and fix issues that hadn't been replaced yet. Residents here are professional and nice. We never hear our neighbors and it's fairly peaceful. The issues with living here are mainly the management and maintenance. Elevator #5: is always down. We rarely get notified when it's down or even when it's repaired. It's a guessing game. Intercom system: is always down. If you have guests or deliveries, you have to go downstairs to meet them, instead of buzzing them up. I recently had surgery and couldn't go down to meet delivery drives and it created a huge issue. Parking garage gate: hadn't been fully installed. No update. It's been months now. Security: since the gates aren't fully functional, security is a concern. Also, we've seen tons of people sneak into the pool areas. We pay extra for these amenities, just for them to get hogged by nonresidents. Hot water: our building kept losing hot water and there wouldn't be any updates or even notifications that the hot water is not working. It's very concerning and frustrating that the management team spends time and money on silly renovations to common areas (that were in mint condition), instead of using resources to provide security and basic needs for the residents. We need consistent hot water, security, ways of communicating (intercom system), and elevator access. Not a new, fancy business center. Get the basics down first, before moving on to frivolous updates. read more

Ever since I moved in, I've had issues with security. My motorcycle, which was parked in the gated garage, was vandalized and attempted to be stolen. When I tried to move out, I was told I would have to pay 5.5k in early lease termination fees, and keep in mind this was days after I moved in a few items. I then proceeded to try and work with management for months to try and create a more secure space for my property, all while being met with ghosted emails and corporate spiel that led nowhere. Fast forward a few months, and my motorcycle was stolen straight out of the garage. No cameras watching anything at all, and now I am met with no early lease termination fees, but instead 5.5k in concession fees, which could have been avoided if they had let me move out in the first place. Management is completely useless when you have an issue and burn through your time and money, no matter what you do. After speaking to other residents with motorcycles, this has been a common issue. The garage, which stays open for weeks at a time every few months, is apparently an issue that management did NOT know about and has apparently been recurring for years now. I suspect they have an agreement with outside sources to leave the garage open and have criminals come in and steal property from the residents. Stay far, far away from this place. Whatever you do in your precious time on this earth, do NOT move into this building. It's absolutely not worth the trouble. Property managers will sell you a dream and fall short on every request you will have. I wish we could rate less than 1 star. Hot water? Don't count on it. More than a dozen cold showers since July 1st. Secure parking? Nope. How about $50/month to pray you don't get broken into. Clean hallways? How about paying $30/month for it to smell like literal garbage. The list goes on and on and on, but the point is you can find better than Vive on the Park. It appears nice, however it's a shame what the management is doing to the place. We have had a leak in our bathroom causing our bathroom floor to warp and I'm sure mold is underneath it, since JUNE. Today is September 1st. We have had 10 different instances of maintenance coming by to "assess" the circumstance, and nothing has been done. Constant rescheduling of the repair, at least that's what they say. Who knows if it's ever been scheduled at all. I am writing this review since Vive on the Park, Greystar or whoever is their parent company watches these reviews more than their AI does their inbox. If there are any economists reading this review, this business is a real time example of enshittification in process. It is impressive how well they've managed to siphon money upward if it didn't impact the residents so much. It is truly incredible how fast this property has gone downhill under the new management. Did you know Greystar was facing class action lawsuits in the state of California? Did you know it took the complex 9 days to fix a leak in my ceiling? How about it has taken nearly two weeks to repair my washer, the same day? Want to file a maintenance request? Better hope they have enough staffed for it today or you may never see them again. The personnel will provide incorrect information, out of ignorance, to get you out of their hair and to not be held liable for telling you outright false information. They seem to be utterly incapable of communicating or coordinating with residents for repairs. For the month of October, my appliances were inoperable for 18/31 days. If you try to reach out to the office, if they respond at all, you will be stuck in a patronizing queue with their fancy new AI, Ezra, and never get a real answer. You send an email and the AI will eventually get back to you, maybe. Note- the management will probably respond to this review with the same AI-generated apologetic message with nothing of actual substance being done. read more

Before the new management, this place used to be hard 8/10. Now this place is terrible. Office staff is unfriendly. Parking in the garage used to be free, now I have to pay for my spot every month. Street parking is also paid now, there's no free parking whatsoever. Guest parking: you have to print some permit?! Like wth Valet living trash service: I didn't need it but I have to pay for it nonetheless. Also, I don't enjoy seeing trash bags by every door in the hallway. Hot water: some days I wake up, need to get ready for work, no hot water in the shower The elevator to the garage is broken every other week Garage gates have been broken since I moved in here I think They changed the carpets in the hallways to vinyl, I can hear everything that's going on outside my door. The new management is seriously running this place into the ground. I have lived here for almost two years, and here are the major issues: 1. Valet Living Service: The new garbage collection service, "Valet Living" has turned the hallways into giant trash rooms. Every hour of every day, you walk down the halls and see trash cans sitting at doors, emitting a terrible smell. It used to be perfectly fine when we only had to take a 20-second walk to the trash room. For some reason, they decided to clutter the hallways with this new service, and we are even paying more for it. 2. Parking Fees: Previously, every unit came with one free parking spot, with additional spots available for a fee. Now, the new management has changed this to a $100/month charge for even the first spot. 3. Garage Door and Security: The garage door has worked for less than a month during the entire time I've lived here, leading to numerous car break-ins. However, management refuses to fix it. 4. Street Parking: They recently changed what used to be free street parking to a pay-to-park system, charging $3/hour, so tell your guests that it will cost them $15 for a 5-hour visit. 5. Hot Water Issues: There are frequent problems with the hot water and we have to take cold showers. I am not sure why my last 3 very negative reviews were removed, but whatever. I am getting ready to move out of this building and Joe, the manager, called me and asked if I was staying, or if I had submitted my intention to move forms. Yes, I had emailed them to the office 2.5 months prior. Luckily I had the documents in an email because no one seemed to know I was moving despite the fact that the office had confirmed receiving them. I then asked Joe for a list of what needed to be cleaned prior to handing in my keys, as I planned on hiring a professional cleaning service. He told me not to do that, as "the money for cleaning will be taken out of your security deposit anyway since we have to clean" (which, according to my research doesn't seem to be legal in California, unless the apartment has unusual wear and tear). Additionally, we arranged an appointment for his "reno team" to come to my unit to assess if they were going to renovate the unit prior to renting it again. I made sure to be home at the appointed day/time (Friday at 4 PM) and no one ever came, called, or texted. Even as I am getting ready to leave, these people can't seem to behave professionally. read more

I have been living here for 3 years and never have I lived in a place that has gone to the dump as bad as this place. Garage doors have not been working for what seems like 2 years. Constant issues with not having hot water over the last year. Not sure how this happens with a luxury apartment? I was in Santa Barbara where one issue like this and there was a lawsuit. I was not notified about my lease ending and they basically said I couldn't get out with a 60 day notice. How is this possible? No new place will hold a place for 2 months till my lease ends so they want me trapped here. Horrible don't live here. read more

Incompetence at its finest - the old & new ownership of this place. Save your peace of mind & go anywhere else. Did not clean the unit before I moved in. Carpet was filled with hand fulls of dust for weeks, had a list of things to fix at move-in & paint all over the flooring. There was a sign on my washer & dryer to clean this unit. Clearly cleaning was missed....At move out, I deep cleaned the unit but guess who gets to pay for the $150 cleaning fee & the $50 carpet cleaning fee? Me! "We will check the carpet install date" - now that I am billed for carpet cleaning, I ask the carpet install date & they don't know it LOL. Shocker. $100 for rent on 12/1 when my last day owning the unit was 11/30. Everything about this place is a joke. Person above me made loud noises 1-3 am but they never resolved the problem. My neighbors had the same issue. They don't care here. Pay your high rent & deal with it. read more

Have been a resident here for 5 years and can't wait to be out. This place has been ran sooo poorly as of recent with the horrible management changes they've made. They've successfully turned a formally fun/cool luxury apartment into a money grab shitty experience that no one should even think about jumping into. A couple years back they used to have a plethora of amenities that made this place amazing, including monthly happy hours with wine/beer & appetizers, monthly themed parties with food/refreshments provided, limited spot wine/paint nights or cooking classes, movie viewings and I'm sure there's something else in forgetting. Now all they do is theyve no longer provided a biweekly pastry Friday nope that's even gone and they maybe do it monthly now? Not too sure they even know wtf they're doing. Oh and we get a free cup of cold brew on Thursdays, high value at like $6? Now they have partnered with NXPT which is an amazing boot camp/crossfit style gym for free on-site classes but honestly that gym costs $100 monthly and you can easily just buy a membership after leaving this price gouging hell hole. Now back to the absolutely atrocious ideas they've come up with here. Management recently decided to bring in a trash service which for some sure that sounds great but it's now a $30 charge at lease renewal that you can't opt out of, lol I'm like 10 feet away from the trash room but ok sure. They now charge $50-100 for parking for your FIRST parking spot, even more for the 2nd spot. Like we're in Kearny Mesa this isn't downtown who in their right mind thought that genius idea up? They now have gave us this bs they are removing all street parking in the area to make it more "pedestrian friendly" wtf they're still open active streets that doenst make any sense. Now there's these hideous green fakes bushes where all of the street parking used to be that look absolutely idiotic but good job Management you've made it so safe to walk. Now keep in mind this is at the same time they announce they're changing parking for other spots to pay to park as if kearny mesa is this hot spot like downtown or PB where there's a ton of people driving in. Oh but the parking structure across the street gives you 1 FREE hour. They're so generous... so you basically can't have guests over unless they are cool with paying for hourly parking or roll the dice and find a guest parking spot mind you there's only like 20 for the entire 7 floor building. Makes sense. Pet rent is going from $75 to $100 and they have successfully turned a pet friendly apartment complex to somewhere that is successfully pushing out all residents. Dogs can only be max 40 lbs (so make sure Rover is watching his weight) only 1 pet allowed per household and they now require you register them on some pet screening website for god knows what reason but sure it isn't anything beneficial to the residents that's for sure. We have had ongoing issues with the trash chutes here for years and you had the abikitt to take large items down to the dumpsters on the 1st floor but they came up with this ingenious idea to close that room from residents accessing, and you have to contact management to arrange pickup and inquire about (you guessed) it associated fees. You can no longer throw away items that are bigger than what fits in the narrow trash chutes and have to pay even more fees (yesss my favorite!) So mind you all of this comes as a package deal on top of the luxury apartment pricing that they so graciously continue to increase each lease renewal $100-$300 on top of taking away more amenities as I stated earlier in my review. The maintenance team here has always been pretty lackluster/inept but always got the job done it just might have took multiple requests to get things done. Buy they've somehow managed to take them to the next level. I put in a ticket in April for new blinds as after 5 years one of them broke, tech comes in tells me he has to take measurements to special order them because they are "custom made" ok cool. Proceeds to close my ticket. 3 months later, nothing. I submit another ticket asking for follow up, the tech comes out the next day apologizing saying his manager never put the order in, (now mind you this is for the blinds in our bedroom and even with blackout curtains we had to hang up on our own some light still comes in when the AC blows on them which is annoying to say the least) so the tech takes measurements again and tells me ok he will make sure it is ordered this time. It's been over a month and those Bentley custom made blinds still haven't come in but the ticket is still open so I'm sure they didn't forget about it . Deliveries here are a nightmare, the damn elevator call box is constantly not working. Currently they just got it "fixed" after over a month of it not working but now it looks like it is dialing your number for access but it is in fact not doing that. Wow. We just renewed our lease for a third time, and finally had our first bad experience. Absolutely ridiculous customer service experience today by the leasing office staff. FAR from "luxury". The lockers are not opening up with packages getting stuck, help was required to get the package out. The leasing office closes at 6:00, but staff was still present. Getting home from work at this time, my roommate asked the woman in the leasing office to help and she said "sorry, we're closed. You can come and ask for help at 9:00 am tomorrow." What, when we have to be at work again and can't come in during normal hours? This happened at 6:07 pm. Probably wouldn't even take, what, more than a few minutes to walk 20 feet to the lockers to help with this? How much do residents pay in rent here for a "luxury" experience? I've worked in hospitality for most of my life. A luxury guest experience is one where you go above and beyond to provide exceptional service for your guests. If all you do is the bare minimum, you are not luxury. You are the equivalent of a fast food chain or a motel. The people getting hired to work in a "luxury" setting either need to be screened better or trained better. This expectation should not be too much if you market yourself as providing a "luxury" experience. Either do better, or don't be calling yourself/charging for a "luxury" experience. Unreal. If things like this continue to happen, we may have to reconsider whether we'll renew for a fourth time once the time comes for that. read more
