My initial review wasn't fair. I'm still not happy about the fountain not working, but the maintenance staff and the front office have been great, addressing the problems that they can. Also, it's a small community here and everyone seems to know the other person's name. When you have this many people that have lived here 4-5 years it's worth noting. read more

The staff is great and the apartment and amenities are good BUT the noise from the trains is horrible. Our windows face Dock St and we have to constantly increase the volume of the tv. The building shutters when the trains bang together many many times a day, and more so at night. Without air conditioning, it's awful. We have a 6 month lease and we will not be staying. There are parts of living at Thea's Landing that are very nice - which it should be considering the rent is exorbitant. I appreciated the maintenance staff a lot and the front desk staff were always polite and professional. The gym is rarely busy and the waterway is beautiful. However, the reality is that Thea's Landing is a radically different experience for people who own the penthouses or rent apartments that face the waterway, and those whose apartments are on the Dock Street side of the building. First, and foremost, is the problem with the trains. For renters on the Dock Street side of the building Thea's Landing is not a premium apartment building at all. It's loud. As in, people drag race on Dock Street all night and the freeway is as loud as loud gets loud before the trains even come into play. Then there are the trains that run 24/7/365. The trains themselves are not so bad in terms of volume, but the trains stop in front of Thea's Landing. The brakes screech and couplings clang so loudly that it sounds like bombs exploding. The rattle is so intense that it feels like an earthquake. Second, considering how loud it is on the Dock Street side of Thea's Landing and the high rent, one might think that Thea's would have better insulation and HVAC to mitigate having to open the windows. Instead, it turns out that Thea's Landing uses wall heaters with no AC at all. This past August, temperatures in our apartment exceeded 100 degrees. Trying to work from home in sweltering heat with banging and clanging outside was ridiculous. Third, parking is an utter nightmare. Residents are permitted 1 parking space, which we have to pay for as an extra amenity, unless the resident is renting a multi-bedroom apartment. There is no option to get a second space and there are no guest parking spaces. Fourth, the garbage cans outside end up overflowing with trash and residents have to walk all recycling down to a room in the garage. People clean out their cars or dump their Boba cups and the bins have trash spilling out of them. This goes hand-in-glove with the fact that some residents don't clean up after their dogs. The nearby homeless encampment does not exactly help with the out-of-control trash situation or local ambiance, either. Fifth, there are 3 elevators for the entire building and one is out of service for approximately 40 hours a week. People get to reserve the elevator for moving in or out or whathaveyou and you won't know the elevator is not working until you go through a security door (or two) and press the button only to discover that nothing happens. It was uniquely frustrating coming into the building with my dog, or groceries, or bulky items precariously balanced only to have to walk them right back out again to one of the other elevator banks. Thea's Landing supplies wheeled carts to help residents, but those carts are missing as often as they are available. And the security doors are not designed for ease or convenience. Coming in, one has to scan their fob and to exit, one must press the little button on the wall while grabbing the door handle. Sometimes the fob doesn't unlock the door and one must scan a few times. Add a dog on a leash, a purse, a bag of groceries, and it's another petty annoyance that begs the question: why am I paying so much to live here? Sixth, Thea's Landing is in the middle of a food desert. The nearest grocery store is a small, grubby Safeway that has a larger selection of alcohol than it does food. The previously mentioned homeless encampment and late night partiers means that it's not exactly a safe feeling to walk to pick up food from one of the local area restaurants, either. I have always believed moving sucks, finding a living quarter is a dread, and making a 'home' of it isn't always possible but Thea's Landing has quickly changed my mindset. We moved from Hawaii and have never even been to Tacoma until our move in date. While back on the islands we were cyber touring all of our possibilities and under a lot of stress since we basically needed a home as soon as we got off of the airplane. During the whole process Erika laid out all information promptly and thoroughly. Looking back at that period of time, I have no idea how she stayed so calm and collective while I was probably a huge brat (haha). As for the move in process, it is convenient for the movers and also the surrounding community. Speaking of community, I went from not knowing anyone in Tacoma to having a family. We always enjoy the Happy Hours and football games at the community room. The gym is convenient and has all the necessities. The fire pit on the patio is great during the chilly evenings on the waterfront and the grills came in handy on many occasions. I can't say anything negative about this place and the girls. We love it here so much that moving to another complex in Tacoma is not even an option. ** There were complaints on the noise factor. I live on the North end and the train was loud at first, but I am easily getting used to it. We are on the opposite side of the building from The Social so we don't hear them at all. I love my apartment and the staff is great. There a lot of really nice people that live here. However, there is a lot of theft here in the garage. It is a secure building and garage, however many tenants do not follow the rules regarding allowing non tenants in. They don't stop at the gate when driving in so the next people have to use their fob. They prop doors open and leave them open, don't wait for them to close and someone follows them in, or they let people in to be "kind". If you do rent here please help keep everyone safe and follow the guidelines when entering the building. read more

I want to start by saying, I have lived in amazing apartments and not so great apartments, this is the former. To respond to a few of the other reviews, not everything is perfect,. These are used (and well-loved) apartments. It is exactly what I would expect, and when the time comes that repairs need to be made the management is on top of it! This leads me to the heart of this review - the staff. 5-stars through and through. I usually wait to write a review of an apartment until I move out (I have been there 9 months), however the staff is so amazing they deserve it sooner. Just wrapping up my lease with Thea's Landing, moving for a job. I have had a great time here and love the location, amenities and have had nothing but good experiences with the staff. Pros: - 100 feet from the Puget Sound - Clothes washer/dryer in unit, even studio apartments - Clean building, safe, well maintained - Underground parking - safe - Free cookies and coffee. I am all about those cookies. - Two separate workout rooms, one for weights, the other for cardio. - Free bicycle and kayak storage room. - Quiet! I never heard any of the neighbors, trains, etc. (see train comment below) - Museum of Glass foot bridge RIGHT outside, connects to downtown Tacoma/Pac Ave - Maintenance staff is friendly and fast - Garbage chutes! - Two restaurants attached to the building (Paesan and the Social) Cons: - Parking spaces are a little small in the garage. I never had a problem personally but I also have a medium-sized vehicle. If you have a monster truck you're probably going to have a bad time. - A little more expensive than I would expect - No central AC (normal for WA though I guess) A note on some of the other things that people have complained about: - Train noise - I live on the eastern side of the building and have never heard train noise even a little bit. Maybe on the west side it is audible. - Glass bridge being closed - it's open 24/7 now - Staff being subpar - I've had the opposite experience. I would definitely live here again. My car was vandalized in the parking garage, my window was completely shattered. This incident happened between 2a-noon. I understand this happens anywhere, but this truly took me by surprise with hi-tech cameras and a locked gate, lit pathways into the garage its shocking that this could happen at Thea's Landing. This is the only break in that I have seen occur here, the glass was knocked completely out of my car, while being parked in the new resident stall. I swept up glass. This really makes me wonder! Scared for my safety, I went to the office right away hoping my voice would be heard. Unfortunately that was not the case, I was told I would not be able to see any footage, I was further informed that the manager Brandie was unavailable because she was too busy and had more important things to do. It was so upsetting after such a horrible ordeal, and then having major pushback from the front who showed zero empathy. As I continue to tell the receptionist about the incident, she cut me off thinking I was talking about a green car in the basement to a unregistered guest. I asked her does this happen often or is there someone breaking out car windows? She laughs and says NO! This receptionist acted as if she knew my incident a little too well. Finally Brandie walks, and I'm hopping for some relief and she's just as uninterested, and simply tells the receptionist to give me a card and make a police report... and tells me good luck! They were so uncaring and belittling, I felt the discrimination, with all kinds of pushback and disrespect. After making enough noise to speak with Brandie she finally comes out telling me she was busy and had work to do. I made it a point to tell her this is part of her job to make sure the residents and guests concerns are addressed. I told her she didn't care about the building or the property. Brandie and the receptionist were so unprofessional and insensitive. I guess I could give this place 5 stars, but perhaps if it had an electronic dart board and a jacuzzi...then I might state it's (woohoo, it's as good as it gets). Otherwise, I'd highly recommend it :) Place is nice. Kept nice for being 7 years old. I lived in a condo just prior and this place is nicer after 7 than that was for 2. The place is always kept clean, and they'll often go around and touch up spots on walls that may have had an "incident." Sits on the water which is nice for a walk or to sit outside. The other side gives a nice view of the lights in the city. I find that the apartments are nice. I've never had a problem with noise or anything else for that matter. Having said that, I have read some reviews elsewhere from some time ago stating otherwise. After living here now, I would assume that there is a hint of truth, smothered with either lack of perspective, some personal gripe with the previous managment, or something. There is Woody's on the water so maybe once every few months, if that, you might get a drunk person that you can hear? I was skeptical about living on the side with the train. You don't really hear it. My girlfriend hears it when they clink together (join up) before heading off. But it doesn't seem to be that much of a problem, or I would know about it. Plus, I don't think she was here enough to get acclimated to it. But, if it were to be a problem, they make great soft ear plugs which don't interfere with the hearing the alarm clock. I honestly don't see it as a reason for someone to decide against living here. And I'm definitely one that gets irritated by certain noises and such. So I think that says something. Close to stuff downtown, food, etc. I like the ability to walk to a place for a few brews and not have to worry about driving. Plus, it's just nice to be able to walk to stuff regardless. As far as the staff, I don't recall specifically what other reviews stated, but I recall there being a few gripes. Everyone that is here now has been great and very attentive to any matters of concern. Heck, I almost sound like a salesman :) But I'm not, just a happy tenant. PS. I have lived at Theas for only about 6 months now but I absolutely love it here. I have bounced around from a few different complexes in the area and have never had such a great experience as I've had living at Theas Landing. That's why I intend to stay here for the long haul. The office staff is very friendly and attentive and they even remember all the residents names and what apartment unit you live in which I think is pretty special and unique. We have recently switched apartments to a larger unit in the building and all the leasing agents were so helpful in showing us empty units when we would show up unexpected and just made the switch so easy. The maintenance staff was quick to fix all issues in the new apartment also. The manager Ashley is amazing and incredibly helpful. I'm definitely glad she recently took over the building. We live on the city side and the trains are noticeable and frequent but with the windows closed I have no problem sleeping through the night without interruptions. And I'm not even a heavy sleeper. It is a little pricey and I do wish they had guest parking but street parking is almost always available and very cheap. But overall Theas is a beautiful very clean building in a great safe area of Tacoma and I am extremely happy I decided to move here. Money well spent. read more

The fact that I've just renewed for another 12-month term speaks for itself. 3 stars is "A-OK"; it's good enough for the money you pay. The bridge of glass does not close at night anymore, so it's convenient to get to downtown. Office staff has always been receptive and responsive, kept packages, kept me informed, etc. When I first moved in, there was a bad smell from a litter box the prior owners had left under the bathroom sink, and the maintenance guy kept returning and trying different things until it was fixed. The main problem is the train noise. The trains are incredibly loud if the windows are open. There's no air conditioning for those few nights here when you might need it. I mean the trains are INCREDIBLY LOUD. As in, am I sleeping in the middle of a switching yard? But I sleep easily through the muted noise when the windows are closed, as I'm a pretty heavy sleeper. It seems as though half the residents have dogs, but fortunately i've never encountered any droppings and have never been disturbed by dog noise. It doesn't surprise me that others have, given the huge number of dogs. The gym is good enough, and I've almost always been able to get the machine I want. The gym and the safe enclosed parking were major factors for me, as Tacoma is not a very safe city, and I didn't want to have to go out to a gym in the evening or worry about parking on the street. Social restaurant downstairs is a very nice plus. If you think you might want to live here, go hang out at Social for a couple hours while the trains are doing their thing, to get an idea of whether they would bother you. read more

This is an update for our move out. I was really disappointed to hear that we lost our entire security deposit AND the refundable portion of the pet deposit. Obviously, it was our fault for our dogs peeing on the carpet without our knowledge (only reason I can think of). I was told that they have the carpet people come in with a black light to do a carpet evaluation and then from there, that is how they come up with the damage fees. Of course, when we moved in, they replaced the carpet so it was brand spanking new. So, of course, we took the biggest hit because its life expectancy wasn't used up. So word of the wise: If you are going to have pets, better gear up and expect to pay some sort of damage fee. Also, the nonrefundable portion of the pet deposit is a fee for them letting you have animals, so it won't be applied to any damages. I honestly wouldn't be so bitter about this move, had they provided me with some proof as to how horrible they made the carpet out to be. It would've made me feel a little easier to know that what I was paying for, was worth $1000. But hey, oh well. At least you know you'll get new carpet in every unit that had pets occupying the space before you move in. read more

Best management team you will ever have an a apartment complex. Pros: 1) when summer heated up, they cut out a sheet of plexiglass and installed are a/c perfectly and cheaper than it would have cost for me to buy my own sheet. 2) We traveled allot and always felt bad about leaving out cat alone. One day we asked if they knew anyone willing to make a few extra bucks and check in on our cat for the 2 weeks we were going to Europe. The management team went up every day for free. 3) Have a maintenance request, 98%of the time you come home from work the next day it is done. The other 2 percent of the time it takes an extra day because of the weekend. 4) Price, now that we are living in Downton Seattle we can see the real value of the apartment. You get allot of space for a good price, plus on the water. 5) Secure parking and building. 6) To many to list. Cons: 1) That dam train, it is so loud. If your windows are shut its not bad, but on sum hot days it can be an ear full. 2) Take the extra 5 min to drive to the Safeway on N Proctor St there is also a metropolitan market. We did not know about this Safeway and the 2 that are closer are kind of ghetto and long lines. Make the trip Near by great food Pho king: ate there once a week The matador: good American Mexican Indonesian: I was not a fan but my spouse was In conclusion, If there was a Theas Landing in Seattle we would be living there now. During my first 8 months at Thea's my impression was that it was an ok apartment, overpriced but ok. Now that I've moved out I can honestly say that your money would be better spent at any number of other Tacoma apartment complexes. The staff at Thea's is lazy, unprofessional, and unresponsive to resident needs. Requests for maintenance are often ignored, phone calls are not returned, and they are snarky and rude when you go to the office. Not what you deserve when you pay the high rent at Thea's. The building is in decent shape but many of the residents treat the building like a dorm rather than an apartment complex. On more than one occasion I found animal droppings in the common hallways... unacceptable. In addition, Thea's promotes their ideal location in Tacoma. Yes the Glass Museum is nearby, but other than that, you'll need to walk over the Glass Bridge (which closes in the evening) to get to any of the sites downtown. The Thea-Foss Waterway hasn't developed as planned and the apartment is in a dead zone. Combined with the loud trains (horns blaring overnight) and stench from the waterway, you'd be better served by living in the Stadium District or Old Town. Thea's Landing is an average apartment building that is poorly run by rude and inattentive staff. It's location is subpar and it is exceedingly overpriced. If you absolutely need to live in downtown Tacoma it's an option, but you and your wallet will be better off with better (and cheaper) housing options in Tacoma. read more

My husband and I moved into Thea's Landing in May 2010, thinking it would be a great home base for our first year in the Tacoma area until we got acclimated (we came from out of state). Its location is convenient, it offers a variety of apartment sizes and layouts, and it's a relatively new building. All that said, we were consistently disappointed with the leasing office staff and management team. They were disorganized, uninformed, and almost always seemed put out when we stopped into the front office to ask routine questions or pick up a package. I have a laundry list of the most egregious examples of their unprofessional behavior ready to cite, but it would take up way too much space. Suffice it to say that we had issues from maintenance to accounting (which we're still having, two months after moving out) to a general lack of civility. It got to the point where their attitude toward their tenants had us running out the door. We have steered friends and colleagues away from Thea's Landing and instead have recommended that they check out places in the Stadium District for better pricing, more nightlife options, and staffs that likely treat their tenants with a modicum of decency. read more

I stayed here for about a year and half. Had no issues at all. I stayed in a studio on the 3rd floor with an beautiful view of the water. My only complaint was all the random checks they do. I don't like people entering my room when I'm not there but I didn't really have a choice as I am always out of the country. But nothing was every missing. Although they did once left my kitchen light on. It's a good thing I was back after a few days otherwise that would have been a big electric bill for me as there are a lot of times im away fr a few weeks or even a month. Over all a good place! I currently live at Thea's landing. I love it here as far as easy convenient living. The crew are such hard workers and the staff have always been nice to me. The place is well-kept, clean and convenient. The location is amazing to walk downtown and the bridge is never closed so if it was at one time, that is not the case anymore. I am shocked when I read the 2 negative reviews from what appears to be from the same household. They may have had a bad experience here and were upset with someone but it's probably not a fair description of Thea's. Pros: Clean, convenient to downtown and shopping, place to sit outside and enjoy the seasons. Social Bar downstairs as well as a Deli/Sandwhich/Coffee Shop. Water views, Tanning Bed, Gym, Party Room. Location: Right off the freeway, link light rail. Tacoma Dome, IGA Supermarket, Starbucks, Cutter Point, Indochine, the Harmon all in walking distance. UW Tacoma, Glass Museum and more. Lots of local events in the summer right outside your door. Cons: parking is tight and probably a little expensive. Noise is fine with neighbors and I rarely hear them. The noise from the train is fine where my apartment is situated but I am moving to the city view side and do not know if the Train is going to keep me up or not? read more

I lived here for 2 years and loved it. I lived in a studio apartment - it was nice and clean and spacious. The staff was receptive to anything I needed, and any maintenance issues (i.e. lightbulbs, etc...) were handled in a timely manner. The area itself is awesome - lots of places to walk to. I used to live at Theas Landing for almost 8 months (from January to September 2016) and can say it simply, this is the best place I've ever lived in, and I would've stayed there until now had I not been relocated out of state because of job. Close to downtown Tacoma through the bridge and the coffee shop right across, and an awesome waterfront view. The Social Bar & Grill is right downstairs and it's a nice place to hang out; also, you have quick access to the I-5 if you need to head out to Seattle or Olympia quickly. The apartment and amenities are great, as well as the management; they usually take care of issues very quickly and while you're gone for work. Dusty and Erika organize social events on a bi-weekly basis for all tenants. I used to live in the first floor, with patio and direct access to the common area, which grills, tables and a fountain that automatically turns off after 10pm. I really hope some day to end up again in a complex as nice as or better than Theas Landing! read more

Avoid unit 141, 142 or 143, or anywhere near The Social. They hire a DJ about once a month and the bass will vibrate through your walls. In the summer, the DJ plays outside and the sound carries a long way, likely being heard by half the units in the building. The most recent time the DJ played from 7:00pm to 12:30pm on a SUNDAY. Another time was a Wednesday. The DJ music is so loud, you can't even watch TV (to say nothing of sleep). We had to just leave our apartment every time there was a DJ because we couldn't stand it. Even their normal daily background music is loud sometimes. For some reason, the employees like to crank up the volume around 11:00pm, and the speakers are in the ceiling. We had a speaker directly below our bed. You will also hear them put the chairs on the tables at midnight, with a loud clunk for each and every chair. Then you'll hear them take the chairs down in the morning. Even though they open at 11:00am, they'll wake you up at 8:30am on Saturday or Sunday taking the chairs down. And every time someone scoots their chair in or out you will hear a loud screeching sound, which is basically all day every day. In the summer, everyone likes to sit outside on the patio at the fire tables, talking, laughing, yelling and "woohoo"-ing until 1:00am on weekends, sometimes even later. Everyone else in the building has to abide by a 10:00pm "quiet time" but The Social is not held to this rule, and management will do absolutely nothing if you complain. Our neighbor even called the cops one night the DJ was playing, and I spoke to the cop. He said he can't make them shut the music off because they are a restaurant/bar. Really a bar just doesn't belong in a residential building! Especially one that is trying to be a nightclub like The Social. We've spoken to the general manager of The Social and he makes promises that he's going to soundproof, but he never followed through. He knows he can get away with anything in that building. That being said, Thea's is in a beautiful location. If it wasn't for The Social, we probably would have loved living there. If you can find a unit far away from The Social and not on the train side (the trains are REALLY loud), you should be fine. The amenities (courtyard, workout room, community room) are very nice. The apartments themselves are okay, but starting to show their age a bit. All the windows on one of our walls had to be replaced because the seals apparently had something wrong. The kitchen faucet leaked, several cabinet doors were loose, our toilet had a giant crack and had to be replaced, one of the window handles (to open it) didn't work, and one of our closet shelves fell down because it was anchored in really thin sheetrock. It's nice having on-site maintenance staff; they are friendly and responsive, but seem to only do quick fixes as opposed to really high quality work. Being higher priced waterfront apartments, I am surprised they didn't put in higher end finishes like stainless appliances, hardwood floors or granite counters, rather than the cheap, basic appliances, linoleum and formica. I think you pay a bit too much for what you get. I guess you're just paying for the location. read more

My husband and I lived here for a year and moved out only because we were relocating to a new city. Theas Landing is by far the nicest and most well managed apartment building we've ever lived in. The location is great, the management are awesome and always on top of things, and the maintenance staff is also fantastic. We had a one bedroom on the courtyard side and could not believe how quiet it was on our side of the building -- you almost forget you're in a city. Never had noise issues with neighbors either. The building is modern and was always really clean. The workout room and sauna and the courtyard areas are a huge plus, and while we didn't make it to many of them the social events management hosts in the community room are really nice. Plain and simple, we found it a wonderful place to live and have nothing negative to say about our experience. read more

Thea's Landing is a safe place to live, they have a great gym, sauna, tanning room, and Thursday gets together hosted by the staffing team. The inside of the units have a blended quality; they installed the glass stove tops which is a pain in the butt to clean. The counter tops we complained about them coming apart, and they just glued them back on, but they would still snag on our clothes or towels when we walked by the edges. They were quick to respond to repairs but did cheap repairs. One unit above us had a leak and the walls(which took a few weeks to prove that we were not crazy) bubbled. For the repair portion, they just painted over the area, when I was mentioning changing the dry wall or looking for mold it was shrugged. I mentioned the bathtub chipped away, and they said do not worry about but then on moveout are attempting to charge me. Which brings up a whole other issue they are very nit picky on the move-out. We had the carpets cleaned(which they said carpets look good but we do it anyway), and the placed cleaned better then the new place we moved into, and the property manager's comment was "Would you move in here"(hint of snobby like attitude). Then she pointed out some minor touch up areas on the base board(really minor like you have to look closely for it), some dust/particles in the cabinets/drawers where you store your towels(you know that stuff that you are like how did this get in here, very small amount/crumbs literally though minor). When you look up the guide to normal wear and tear all the items, she pointed out went into those categories and we should not be charged for, but she is saying we will be. When it comes down to it, I am conflicted part of me liked it but then due to that move out experience I would not recommend anyone move in there. Also the windows are Floor to Ceiling which is beautiful but this place is a heatbox in the summer with No AC in the units(You will Sweat). We have lived here the past 2 years and absolutely love it! The only reason we are leaving is because of our upcoming move across the country. The building is very safe, clean, and well-maintained.
