He the owner would come in every 2 months to change the filter and it was always around dinner time. There is a lot of police activity on NW 5th Ave and therefore I did not feel safe. The rent is to high for the neighborhood. They charged me 600.00 for labor to paint a few areas. Totally out of line. It was up for rent within a few days because I left it spotless.

I am in the middle of getting my PMI removed from my mortgage and I reached out to my bank to begin that process. They apparently hired Ryan Robbins to do my evaluation. I needed a roughly $10K appreciation over the last 2.5 years for my primary home, as well as the $30K I have paid down to qualify. That represents approximately 1% per year. We are experiencing a booming housing market and it is inconceivable that my value is not 2% higher than it was when I purchased the home. Here is where it gets CRAZY. I purchased my home for $445K 2.5 years ago. My tax assessment is $450K. My appraisal when I purchased the home was $450K. The Redfin estimate today is $550K (given the appreciation) What did they tell the bank my home was worth? $307K! Woah! Where did that come from?? When I asked I am told there are no good comps in the area. Wrong! My neighbor (literally the definition of a comp) sold thier house last month for $415,000 and it is not only smaller but much less desirable as it has no view, among other things. (Picture attached) So rather than just tell the bank the data was inconclusive, my bank now thinks I'm $70,000 under water in my home that I've had for 2.5 years in a booming market, that I put a chunk down on! And to add insult to injury, I paid for this!!! So now I have gone backwards and I have to spend $800 on a different review. I've attached a picture of my home and a home that they had listed as MORE valuable than mine. Mine has the 3 car garage. What??? I gave them a chance to explain and they doubled down. I've bought and sold a lot of real estate and this is just unbelievable to me. Do not trust. 100% dishonest people. Proof is in the pictures.

My experience was defined by inaccurate disclosures, poor communication, and a complete refusal to take responsibility when serious problems came to light after closing. During the transaction, we were repeatedly told that the property had a holding tank between the house and the sewer system and that it was not a septic system. That representation was also made on the legally required Form 17 seller disclosure. A few months after moving in, the system failed and we learned that the property does, in fact, have a septic system - along with the maintenance obligations and repair costs that come with it. When we contacted the brokerage to notify them of the inaccurate disclosures and give them an opportunity to resolve the issue, they refused to meaningfully address it. We are now being forced to pursue legal action simply to recover costs that resulted from information that should have been disclosed correctly in the first place. Mistakes can happen in real estate transactions. What made this experience especially troubling was the combination of materially inaccurate property information and the complete unwillingness to take responsibility afterward. Buyers rely on disclosures to make informed decisions about what is likely the largest purchase of their lives. Based on my experience, I would strongly advise anyone considering one of this brokerage's listings to independently verify every material detail before closing. Edit in response to reply from agent: Your response only reinforces my concerns. If Keller Williams truly took professional responsibility, ethical disclosures, and good-faith conduct seriously, the response to a materially inaccurate disclosure about a septic system would have been an effort to resolve the problem - not a generic public relations statement declining to address it. Buyers can and should judge for themselves whether refusing to meaningfully correct a major disclosure failure reflects the "professional service" and "ethical practices" you claim.

I bought a piece of land up in Trout Lake five years ago and have been eager to build my retirement…read morehome there. I found Hiline and was excited because it was in my price range. I picked the 1780 home because I like the way the front looked after I got my permit and financing. I was eager to get ready. It was June 2024 and I told Hiline we can only start this year if you can get the roof on by November 1. if you know Trout Lake after November 1, the snow starts falling and it makes it very difficult to do anything. I said "if you can't get the roof on by November 1, we'll start in April". I was given a verbal assurance that they can get it done and so it began. There was a fire up there that delayed a little bit, but it shouldn't have affected my build because we weren't in the evacuation zone. It was slow going from the very beginning, but I was still assured he can get it done by November 1. The foundation went in and then the framers showed up. I was up at the property every Friday and I think I've only seen the framers once the entire time. Yet again, I was assured it will be done by November 1. there be times I'd go up and see no work done from the previous week. When I started, they told me with new Washington laws say they can't put can lights in. I walk over to my neighbor's house to look at their build and found that they were using can lights. I called the state Electrical Inspector to find out it was legal to use can lights. I called them and they said it was a misunderstanding. They're just trying to make a good seal so they can pass their door seal test. They were not willing to work with me about putting can lights in. I wanted to put a fireplace in but again they're not gonna put a hole in the roof cause they wanted to pass their test. They said they can get their guy out there to lay out the hole so later I can put the chimney in. that never happened. I made it a point not to be the reason the house build would be delayed. Septic, power,and water were ready to go. He called and told me foundation is done and it needs to be backfilled before the framers showed up. I had it done in two days. I made sure that there was no snow around the house. The streets were plowed by the county. They never made their November 1 deadline. Started to rain and snow, and my lumber was laying in the mud. The exposed wood timbers was put in place with muddy footprints all over it. I asked Hiline "is that finished product". They said "yes, you can just pressure washer and sand it." I was shocked that that was finished product and turned over to me. Part of this build was saving money by doing my own building trash pick up. I guess the workers thought they could just throw cigarettes, pop cans, and lunch trash in my bushes. I thought that was very disrespectful. Part of the reason I picked that plan was exposed wood front. If you looked at the pictures on their website or in their catalog, it showed the supports were exposed wood. when I saw the 6 x 6 treated post, I asked "Why am I not getting the nice Unfinished look". they said that's what you paid for and that the pictures on the website were incorrect. To me that's false advertising. By the way, I don't recommend the model 1780. The quality of wood they use in the front is pretty low. The roof finally got put on the eve of Christmas Eve. Two months late. in that time my house got soaking wet, the lumber was muddy. no matter what I do you're not gonna dry that out with the temperature outside of 17°. So the next three months, I did my best to dry that house out. April came around and it was time to insulate and sheet rock the house. I must give credit to the sheet rockers. They did an excellent job. I was very impressed. The house got so wet and sat, mold started growing underneath the house. I had to get under there and spray the entire thing before they could insulate. Their delays cost me money. The criticism I have with the builder is that he's not very proactive. He reacts to each situation. For example , schedule the next contractor out as soon as their schedule fits and when that contractor is done, he'll plan the next guy to come in on their timeline. which really draws out the project. He needed me to put in the microwave range vent. He called me during my work week and told me I needed to get up there the next day so that the carpenter can finish. A 2 hour drive, one way. How about telling me a week before. I could've finished up that weekend I was up there. The house build was delayed by two months. I was financially penalized by my bank for being late on the build . Again, Their delays cost me money. The county gave me occupancy to live in the house, but I'm still sanding the front because of the dirt ingrained in the lumber. Hopefully I'll be able to stain it this fall.
