This property management doesn't care about its residences or the struggle us lower income individuals have to just get by. I've never met a more rude apartment manager in my life as well as countless problems that were reported at move in and 6 months later still not fixed. I wouldn't recommend this company to my worst enemy. They are not a good company to rent for, unless you want to feel like another number in line of many they have processed and kicked out on the street!

The showers were located down other halls, which caused me anxiety because you had to walk out and go through a common area with a TV that was continually taken over by some nut job who would not share channels and wanted to fight you if you were not of his political opinion. Animals were allowed. A community dining room and everyone there claimed their seat perminately. If your new learn fast where to sit. Breakfast served at a specific time, and lunch and dinner was mostly mush. Geared for those pretty much toothless. I really wanted to sink my teeth into a chicken leg however the cook was lazy and didn't want to cook.He even got angry over some silly stuff and didn't show up for three days causing other staff from the office to throw something togther for us to eat. Week-ends, your on you own unless you could stomach meals on wheels. The good thing was Albertsons across the street. Some of the people there came from prison. One had a very severe mental illness and would talk to some invisible person in the hallway after he would kick said invisible man out of his room. Unfortunately my room was next to some pervert who wanted his bed on the shared wall, so he could pretend that we were next to each other. My room faced the parking lot and cars would idle next to my window causing exhaust to bellow in while my windows was opened. There was a security guard on the premises at night. In my opinion I would not have hired him because he didn't do his job. He would sit inside an inner room all night and didn't patrol to catch all the drunks and druggies hiding near a storage building smoking pot. Good Samaritan, not so good. When I finally left I didn't pay rent that month. I used it as a down payment into an apartment I so desperately needed. I even found a couple of guys, who lived at GS panhandling across the street at Albertsons. It was quite an experience living there.

We are not impressed by the cost of living with a pet here, and while we don't mind the idea of participating in DNA testing for dog waste, they will charge you in order to pay for the initial sample that they require on top of other pet fees you already pay instead of taking the fee out of your pet deposit or pet rent. Practices like this are what make us consider moving.

They…read morecalled HVAC, guy came out, set the thermostat and said 'be back in a bit' and never came back. The apartment I'm living in is 80°. Attempting to turn the AC on turns it up to 85° if left on long enough. We've called for maintenance every day for the past 2 weeks. Now, we're being told "every time I stop by the AC is working. If your rooms are reaching 90, during the day spend time in the livingroom until your rooms cool down at night." Previously, they provided us with a portable AC unit which was set up in the living room. Today, we tried setting it up in my brother's room in hopes that it would reach the other 2 rooms well enough. Not only did it not, but it flipped the breaker. Probably because my mom is on oxygen, and the added load from the portable AC was too much for it. So the breaker flipped, turning my mom's oxygen tank off. We told them as much, and they don't care. Just reply with "it was working when I came by." The level of either incompetence, or unwillingness to do their job is astounding. This is just the nail in the coffin. We've lived here for 10 years, and the amount of things I could add is overwhelming. Even if you're desperate, keep looking.

Their rents at this location is very reasonable for the Meridian area - which is higher than surrounding cities. Yes, an inspector comes to check your apartment every 6 months and if I owned a building here, that would give me peace of mind knowing tenants are taking care of their homes. Every winter I think of updating my review, because every winter Aloha sends a crew to shovel our entryways and sidewalks and put down ice melt. Other rental properties I see and walk do not do that courtesy for their tenants. It means a lot to me and mom as we're older and slipping on ice could be a life changer. So, if you are reading my reviews because you are considering renting here, I know there are many long term renters here, I have great neighbors, it's still quiet (even though it's all age), it's an ideal Meridian location, they make repairs right away (love their contractors) and the rent has consistently been on the lower end for the Meridian area. I love being close to the downtown area - close enough to walk or bike.

They said I can cancel with 0 refund and if by the grace of god someone books the place. (One in a million on short notice). They will refund me the nights that got rebooked. Yeah, no. I'll just go to the rental. I then decide to try and be optimistic and make the most of it. I arrive to the air b n b. A window is wide open. The toilet in the master doesn't work when you flush it, it won't refill it just runs continuously. The ceiling fan makes a loud tapping noise in the master. The hot tub had debris in it, despite just saying not was cleaned. The icing? They recently had a water leak at the home and the flooring had rotted and buckled so much, it stood up and you couldn't open the back door. I am at the property for 6 hours and decide this just isn't okay, I'm going to try and leave and just get a refund of the remaining two nights. I sent pictures and descriptions of all issues. The host tells me I'm complaining on purpose to get a refund.. ???. The audacity. I have nothing but rave reviews as a guest. People saying how kind and clean and honest and respectful I am. I have never left a bad air b n b review. I have never argued with an air b n b host. This host was absolutely sh** from the very beginning. Rude, taking my words out of context, jumping to conclusions, 0 empathy, then the absolute gall to accuse me of being at fault for all the messed up stuff in their home. After a day of fight with air b n b. The host says at 9am, "I'm going to go look at everything and see if we can come to a mutual agreement. Talk within a few hours.".... 8 hours later not a word. Then bam, they changed my rental, canceled it down to 1 night, and then manually adjusted the charges to 450$. This was a 3 day stay for 857$. That's 285 a night. Then because they were mad they were held accountable, they charged me 456$ for 6 hours in their sh**ty home. They know they shouldn't have rented a place where THE BACK DOOR WONT OPEN, because the floor is so damaged from a recent major water leak? 3 years, 30,000$ spent on air b n b, and a flawless guest review record. This is how I was treated by this company. Worst rental experience of my life. Then I come to yelp and see they have a 1.8 star rating. Absolutely no surprise and it should be lower. Shame on you for being such nasty people. I'm aware it looks bad that I wanted to cancel prior to this but I genuinely went there to try and make the most of it. Then you turn around and spit in my face. Aloha property management, please get sued and go bankrupt asap.

If you are buyer, that's the worst. We rented from Legacy last year. We are fastidious cleaners and the place was spotless, better than when we moved in. We kept track of prior work problems so we didn't get charged for them. The first week we moved in, there were two things that needed attention right away. One was the sliding door to our balcony. We reminded the manager of this about every other week. Guess what? After 11 months, it was still broken. The other repair never got taken care of. And you guessed it--we got charged for both problems with our complete deposit withheld. I suspect the company knows that people are too lazy to take them to small claims court. Therefore, they'll just keep doing this to clients, making a good profit off of them with Demo damage deposits not returned. About discrimination against women: whenever my wife would go in to ask for something, the woman who is managing would shine her on. She had some general reason for not doing something, usually along the lines of she had to talk to the management company. And.....she never did. The manager treated men, including me, better. That was both in terms of her friendliness and what she would do. This review is not just about legacy though. The management company must know how poorly things are being run at Legacy. If the manager is truly getting back to the management company, then who is dropping the ball? Someone is. Management company will never send a survey, asking for a review. I'm sure we all know why not. Only the best companies do this because they really want to improve. Realty asset and Legacy don't.

    The way a property management company treats you at the end of a lease is always very telling of…read morethe company's character. I was a resident of a Realty Asset Management (RAM) property from 2019-2020 and this was my move out experience. My deposit for my quaint apartment with RAM was $600. The highest deposit I've ever paid for an apartment on 5 separate leases throughout WA, ID, and AZ. Didn't think too much of it, assumed I'd get most of it back minus standard carpet cleaning fee. However, once I received my move out statement, it was made clear this predatory company was out to take more than what was fair. 1. Rekeying of locks - $75: Apparently this was written into my lease. Shame on me for not noticing I suppose, but I have never lived in an apartment where it was the tenant's financial responsibility to pay for re-keying an apartment they don't own. 2. Replacement of smoke detector batteries - $22.50: This was also written into the lease as follows "Upon termination of this tenancy, Landlord will replace all expired and/or missing smoke detector batteries or detectors at the Tenant's expense." Not only is $7.50 per 9V/AA battery a ludicrous markup, the language in this implies that the batteries need to be "dead" in order to warrant the replacement. So RAM is trying to tell me that after only 1 year of residency, all 3 batteries conveniently were "tested as dead" by maintenance? Yeah right... 3. Touch up cleaning - $67.50: Like most responsible tenants, I spent the better part of a day cleaning my apartment top to bottom before turning over the keys. The attached photos are all the evidence RAM could provide to justify 1.5 hours of cleaning at a rate of $45 per hour. The first photo shows nothing, the second photo shows a small spot under the sink I accidentally missed (my bad), and the third shows a fridge water dispenser plate coated in hard water build-up that I was unable to remove despite my best efforts scrubbing. The grand total of money I was screwed out of amounted to $165. I even was so kind as to turn in my keys a 1.5 weeks early, amounting to about $300 in prorated rent that RAM was able to further capitalize on. Shame on me I suppose. In conclusion, it's very obvious to me this company has set up their deposits and lease agreements to squeeze as much money out of tenants as possible once they leave. Convenient how the 1.5 hours of "touch up cleaning" recorded pushed my deposit to only 50% of it being returned. SideBar: My lease also was set to end May 2019. RAM had the NERVE to send me a lease renewal proposal that raised my rent by $150 per month. This was in April 2019 during the middle of the COVID-19 pandemic, as thousands of people across the Treasure Valley were losing their jobs and their livelihood. Further proof this greedy property management company is not worth your time, there are PLENTY of other rental options in Boise more worth your time.
