We stayed for 1 night so the kids could enjoy the water park. The kids had a blast, we had a blast at the water park. It is great, slides, lazy river, basketball hoop in another pool, younger kids pool and an indoor/outdoor hot tub. They also have a small "restaurant" in the pool area, overpriced as you can imagine. I paid $10 for a margarita in a solo cup that they only filled half way...... The hotel is undergoing construction. With construction no matter how much you clean there still a mess. I'm sure the hotel will be very nice looking when their done. We ate dinner at the actual restaurant. Our hostess/waitress (Jazmine) was freaking amazing.......she needs a raise. She was slammed with multiple large groups and we did have a long wait for our food but her positive attitude made up for it. There is no continental breakfast so we told her our large group would be back for breakfast, she had our same table ready and waiting for us!!! We will definitely be going back. read more

My daughter and I stayed here February 13-15. The room was dirty, sticky floors, bedding had hair on it and looked messy. The water park was run down and not maintained. The worst part, they have bed bugs. I called to speak with someone about it and they hung up on me. They do not care about the well being of the public. Please do not stay here. I'm out hundreds of dollars just trying to get rid of these things. Anywhere is better than this place. read more

This place is clearly very poorly managed. Staff is friendly enough, but there are a shocking number of things broken/damaged/out of order. You're handed a sheet with the hours of the various restaurants/cafes, and they aren't at all accurate. We just walked by the bar that's supposed to be open 11am-2am today and it's closed, again. Lazer maze has been out of order intermittently. Our kids are right at the height threshold for the slides and depending on the lifeguard, we're or we're not allowed to go down the slides. The inconsistency is maddening. Mini golf course is all jacked up. Our kids had fun, and we'd consider coming again, but it'll be at the bottom of the list. Not worth the money at all! The Pool was dirty, I mean a ring of brown dirt around the whole Pool! The lazy river was ice cold and the Tubes were not filled! The hot tub was far from a hot tub! The water in the bathroom sink was hotter and the ring of dirt around the tile in the hot tub Was something! one Beer is $7 if you can get the bartender to stay in the bar. Ordered a slice of pizza and received a whole pizza and was told I was wrong and that is what I ordered. The pizza was under cooked and all around gross. They would be better of serving frozen pizza. the ice maker had no ice, laser maze was broken, the games in the game room took your money but didn't give you any play time. The hotel is being ran by kids. Not sure anyone cares that the experience is shit. The room was ok, but needed some work. I do not recommend staying here!!!! Please don't go here. You will regret it and remember this review. I promise. We went for the third straight year around the same time - Christmas break. 2023 - very nice. Only issue was toilet was leaking a little water, but they fixed it. A little bit understaffed. 2024 - check-in was majorly delayed and close to half the games were broken in the arcade. Significantly understaffed. Park would open a little bit late, towels would not be available. The place ran out of toilet paper. A lot of deflated tubes for slides. We could laugh about this because they heavily discounted our stay and the kids still had fun. 2025 - No chance of going back. Check-in was late again. When they said one of our two rooms was ready, it was filthy. So back down to the lobby with two carts full of luggage we went. We finally got our rooms about two hours late. 1 of the 4 adults ended up waiting with luggage while the rest went to the waterpark. I asked the front desk how this inconvenience will be reflected on the final bill and got the runaround about talking to the financial guy. In other words, nothing. The rooms were mostly fine, but one blanket had a used bandage stuck to it and some of the towels had yellow stains. That night (Day 1) the hot tub was lukewarm but the waterpark was fine except they don't have enough tubes. They just don't care about blowing up the deflated ones. The waterpark used to close at 9; now it's 8. The next day the water was cold. They apparently have to document the water temps on a chalkboard. The only one I remember was the hot tub, which was 88. That's barely what a normal pool should be. The rest of the water was too cold. Everyone in the hotel was miserable. Staff didn't care. One of the teenagers told one of us it's cold because they turn the boilers off at night. That was plausible because the park seemed to warm up slightly throughout the day, but it was not tolerable at any point on day 2 or day 3. Day 3 the hot tub was documented at 84 degrees. The bar was not open at any point. The restaurant on a balcony overlooking the waterpark was not open at any point. At one point an exterior door to the waterpark was wide open letting 20-degree air in. The next day it was being worked on - I saw a man with a drill. On day 2 we were awakened early by our room smoke detectors. A guest near the elevator told us he was having coffee downstairs and heard the alarms, grabbed an extinguisher, and put it out. He said it was in the kitchen - lots of smoke. The local FD showed up 15 minutes later. The staff never addressed this. The hotel smelled like burnt bacon all day, and the staff decided that what guests needed to know about this was absolutely nothing. The smoke alarms were the final straw for a young mother and toddler. We overheard her interaction with the front desk asking to speak to management, etc. The front desk lady became agitated and yelled at her that she is not the one to mess with; it came across as a trashy threat - pathetic and completely out of line for guest services. She would not have kept her job working for me. This was, mind you, the same lady who initially told us our rooms were not ready. She didn't care at all. She was not apologetic or surprised. It's very clear that underperformance at this place is normal and expected. Most of the teen lifeguards were pretty pleasant, but they also didn't really seem all that qualified/trained. The arcade was better than last year, with most games functioning. The only issue here was we actually won a 600-ticket jackpot, but most of those tickets suddenly disappeared. They were on my card, but a few games later the balance was 300-something. Tickets don't deplete; credits do. The prizes are all trash and it wasn't that many tickets in the grand scheme anyway, but still, this should not happen. I didn't bother to mention it because there's zero chance anyone would have cared. On our last day, check-out is 11, and the waterpark opens at 9. We packed early to try to enjoy it if the water was magically warm. They weren't ready to open until 9:14. We came in and half the lights were still out and no towels. And the water was still cold with the hot tub at 84 degrees. For reference, it's somewhat common for waterparks to specifically advertise 84 degrees as the air and/or water temp, like Great Wolf Lodge and Blue Harbor in Sheboygan. This place made me into a person I didn't want to be. Suddenly, out of visceral spite, I felt myself wanting to sabotage Three Bears. I wanted to trash the place, leave bathrooms dirty. I no longer cared about any of their rules, etc. Most of these issues are tolerable in isolation, but they're not in isolation. And this time, with the water temps what they were, they ruined it for the kids too. They are sad our annual tradition is over, but even they know this place is trash. For that, I will beg anyone I know to go anywhere else. This place deserves to fail and absolutely does not deserve your money. read more

Got to room on day 1, lights were burnt out in room, contacted hotel to let them know, waited for maintenance for an hour, went to front desk to see when someone was coming, waited another another, left room to get dinner, when ordering dinner, person behind counter had trouble taking our order, she kept radioing another person for help, she got our order wrong so we had to wait for food, I shared what I got with my kid so she wasn't watching us eat, she forgot something on our order, went back to room and called to see when maintenance was coming, they finally came and guy said maintenance wasn't in so he could try and help, he didn't know how to change the lights so my husband helped him do it. Day 2: went to waterpark, hot tub wasn't working, no towels for pool area, and no place inside to get food or drinks. If you wanted something you had to leave waterpark area and go to lobby to order from someone who keeps messing up orders. Day 3 went back to waterpark, half the park was closed due to being short staffed. Staff that was supposed to be a lifeguard were wearing clothes that looked like pajamas with socks and tennis shoes on, they swapped out with someone dressed to be a lifeguard. They overbooked and scheduled outside birthday parties- not guests, for the waterpark. There were no towels in the waterpark because the washer broke. Sign said no kids in the hot tub but it wasn't enforced and there was no room because of it. NO food on site because the chef quit one of the restaurants, and the others were just closed. Place is a dump, owners could care less. Needs to be shut down. We rented a villa for a family weekend and had a wedding to attend here. When we arrived to the villa we had garbage filled with maggots covering the front lawn. Got inside to find water coming from the ceiling and 2 buckets to collect the water, we had to empty multiple times. It was DIRTY! Stuff all over the floors, no garbage bags, no towels, no toilet paper, just an overall mess. Bathrooms in the pool area were beyond nasty. Feminine products on the floor, toilets completely stained, pee sitting in the urinal that did not flush, no soap, no paper towels. No pool towels for guests to use. Others were saying bed bugs, no AC in the hotel or event center, where we attended an event. We asked to speak with management multiple times, got no where. We have gone here every summer for the past 7 or so years (didn't come last summer due to COVID) But we have stayed in the hotel and the last few years got the family suite which is amazing. Family suite has a separate queen bed room next to the bathroom which has a huge middle space to wash up and spread out etc then a small wet kitchen area with a fridge and sink and cabinets, living room then a back room with 4 bunks. Perfect for our family of 3. *This year my son really wanted to stay in a villa cabin and we booked it as an end of summer trip (it's his Christmas present, the only thing he asks for lol) This year due to staffing issues and I assume covid we checked in to find out ALOT of things were limited hours. I believe the indoor waterpark is limited pool availability (no lazy river or wave pool is open. Just the kids play area, hot tub and basketball pool) 9-12, then outdoor is open 12ish-4ish, then indoor is fully open 5-9. Restaurants and the pizza place have limited hours as well. No restaurant on site is open Mondays etc We were dissapointed in this as we come really only for the waterparks. We saw jellystone had cabins available and there is more to do there with Three bears being very limited and tricky hours. So we asked if we could be refunded so we could book next door. Even tho it wasn't within the 2 week no penalty, manny at the front desk was super nice and understanding. It is no fault to them due to the workers going back to school and they totally could have said we were SOL but he got us in a family suite for the night as we couldn't check into jelly stone such short notice. And he discounted it as well. Full refund with our deposit back. My husband said he and Kathy (the GM) were really nice and understanding and accommodating. We appreciate Being taken care of and will be back for when things are fully open next summer. Even tho we aren't staying in a villa here next year and just the room for tonight we felt everything was handled great and top notch customer service. The waterpark is our favorite indoor waterpark. We were super excited to come here and eat at the holiday buffet. But the non existent buffet and the overall brewpub experience was beyond horrible. There was supposed to be a buffet but they said that the cooks left and everything was cold so they couldn't offer it. Although they said we could order off menu there was ONE server for the bar and the entire dining room. Food was horrible and took forever to get. Music was blaring so loud people were shouting to hear each other. Floor has dangerous wet patches and everything was dirty and unkept. Stay away or you will probably regret it. read more

comparing our visit from last year to this year, it was noticeable how downhill it has gone. Restaurant wasn't open, bar was open but not serving appetizer. Our villas were not cleaned, had to wear shoes the floors were so dirty. No vacuum or broom to clean it ourselves. Provided 4 towels for a villa that sleeps 10. Woke up at 4am to check on my kids sleeping on the pull out and the door going outside was wide open & continued to open on its own throughout our stay. Came back from the pool to the door open again. Pool bathrooms were disgusting & not cleaned. The one working hot tub had so many chemicals in it, it burned your eyes instantly. Maybe 20 tubes available for the waterslides & lazy river to use. It was sad to see the difference because our time there last year was 5 stars. Where to begin... upon arrive at our villa it was dirty, chips on the stairs, crumbs all over the counters, hair still on the sheets, etc... the couches are super outdated and look disgusting to sit on we put sheets over them. Feet are black if you walk barefoot on the floors. Stove top works but oven does not. We have a person with severe allergies and have to cook every meal. Called on Friday... said they will come sat morning to check it, well we never saw anyone all day. Other things are broken as well as curtains, lights, doors, picnic table, etc... no dead bolts so had to keep chairs in front of the doors as can break in with a credit card. Pool was very old dirty and run down. Agree with all other reviews life guards are definitely not there to save anyone'l would be better off just saying swim at your own risks. They were on their phones, napping, eating, sitting down. Every pool I have ever been to the lifeguards usually have to walk the edge of the pool or at least sit on a high chair to see over the whole pool not here one guy was sitting on a bench never moved and there are lots of slides/structures in the way now way is he able to see the whole pool. The bathroom/lockers rooms are disgusting and has a sign saying we care about our cleanliness... B.S. the price we paid was definitely not worth it next time we will pay the same and drive 30 more mins and go to the dells. Terrible place to stay!! read more

Very nice resort in an area that doesn't have many options for resorts. The room was fine if you looked in corners you could see it needed some extra cleaning but nothing insane. The hotel itself it's definitely nearing the time when it needs a remodel, but for the price it's very appropriate. The water park is fun, could use a few more lights as it was very dark in there. The arcade is ok would be nice if more of the machines were working. Overall not a bad place to go especially if you have young kids. read more

We have been coming to Three Bears for years, however, this week will be our LAST! We rented a villa with 9 people total staying there (4 adults and 5 kids). Upon arrival, our AC unit did not work. 86 degrees with the thermostat set at the lowest possible setting - 66 degrees. No one answers the phone when you call the front desk. When we walked over to talk to someone, the man at the desk is all alone and says their maintenance person would check on us first thing after they arrive at 6am. They have no night maintenance person or emergency on call department. The maintenance person arrives the next day at 10am (not 6am) and spends most of the day coming/going "fixing" the AC unit. It never got colder than 74 degrees and typically stayed at 76 even with being set at 66. The entire villa itself was filthy. If you walked around barefoot or with socks your feet were black. It wasn't stocked like previous years - No extra rolls of toilet paper in either bathroom, one garbage bag, etc. The lifeguards on duty were on their cell phones, listening to AirPods and one gentleman pulled over a lounger chair put on his sunglasses and napped while watching the indoor slides. Another lifeguard blew his whistle multiple times (like a panic whistle) to get the attention of another lifeguard - no emergency they did a handshake and started talking/laughing. Friday night, severe weather came through including sirens. Our unit leaked from every window inside causing puddles on the lower level floors. It literally looked like rain coming inside - not a small drip. Saturday morning, my son said that he couldn't sleep because the birds kept him up. I assumed that he meant the birds outside. Saturday night, he woke me up because the birds were back. Turns out our villa had a bat infestation. Our maintenance person leaving the door open must have allowed bats to get inside. Go to the front desk again, because of course no one answers the phone. This time it's a woman, all alone - no help yet again. I tell her we have bats and she says "didn't you just call?" "Maintenance went to your unit and removed them." I tell her I couldn't get through on the phone and that they must have multiple units with bats! She tells me maintenance is gone for the day and that they'll check on us in the morning. She says that bats are a natural thing around here and we should stay in the bedrooms with the doors closed if we don't want to be around them. The upstairs is an open loft with 4 twin beds - no doors. So she expected 2 families to sleep in the lower level bedrooms with 9 people in them & only 2 full size beds! I said we can't stay here, it's unsafe, packed the van up by 10pm in a rush and began our 5 hour ride home. Called the next day to speak to management, again no answer. They understaffed and the staff that they do have are just miserable. read more

We come for the indoor water park. We had our grandparents stay at the hotel. As for the hotel, it seems outdated and musty. The water park used to be a place I could take my kids and enjoy a relatively inexpensive day, understanding that it wouldn't be perfect. They raised their prices, but offered no improvement. I get the inflation thing, but this was extra. The last two times were just reassurance that there are better parks at comparable prices not too far away. $36 per ticket for day passes was excessive. For a few bucks more, we could have gone elsewhere and had more slides and play areas. The showers seem like they need a good cleaning and you could probably benefit from a tetanus shot while using the stairs to the upstairs restaurant (there are parts you can see rusted through). Disappointing and expensive for what you get. The hotel staff is hit and miss. A few are really friendly and one is just plain stuck up and rude. Buying wristbands from her is like asking a bad celebrity for an autograph, except she forgets she's a dang cashier at a hotel and you're paying her for a service. read more

Pros: decent price, friendly staff Cons: rooms outdated, had a ton of issues with the faulty door, lots of cars with only a few decent parking spots, sections of the water park had to close down multiple times due to people who don't understand hygiene (we didn't go back after that), you can hear kids running in the hall and on the ceiling above (try to get the 4th floor). when I made my reservation I called to see if recent reviews re:cleanliness and short staffed had been addressed since it was likely off season. I was assured housekeeping especially had been addressed. When I arrived, I was disappointed to find our room horribly dusty, and huge clumps of mold in the vent. The dust is so thick on the surfaces, and gunk is in all the creases or edges. The common areas smell like rotten ice cream, and there was a huge hole on the ceiling on the second floor. Just as concerning was the security deadbolt that didn't work, and the front desk staff that gave me new keys to my room without verifying my identity or asking for ID. Overall a really unsafe experience. The outdoor kid pool was closed too, and the lifeguard staff all looked overworked and underpaid, recipe for disaster. read more

I was a little disappointed in my trip to 3 Bears last week. We got day passes to the waterpark and: Credit Card machine was down. Slides didn't open till 5pm? Why is that? Outdoor hot tub closed for weather but there was no lightning. Outdoor water park was closed. Wave pool was broken. Water Picnic basket wasn't working. Concession stand was out of large cups, cheese sauce for pretzels and such. For $30/person for 2 people, it seemed like there was little working. If I would have seen the list of what was not working or open, I wouldn't have purchase tickets.... We come often as we have a place at Jellystone and when the weather is bad, it is a nice treat to go over to 3 Bears, but now I find myself questioning if that is a good idea. Such a cool location! Many amenities available along with the waterpark, to include a bar, restaurant, café (with coffee!!) and golf carts to access the nearby gas station, if needed. There's even a gift shop with reasonably priced swimwear if you forgot to pack your own! Additionally, there are laundry facilities if you need to do any during your stay! read more

We rented a cabin nearby which everything is fine....we paid $25 for 5 members of my family to use the water park at the resort and after an hour my children came back and were disgusted that there was blood in many parts of the water park and nobody was taking care of this and this almost makes me sick to my stomach...as I know from my job this a serious matter and on top of that they don't answer the phones...I'm glad that we are not staying actually at the resort. :( read more

Definitely disappointed. The waterpark is good and fun for the kids but the staff here is awful!! There's one or two nice staff members that we came across but overall it's ridiculous. ALL of the lifeguards are just on their phone all day, they need to fire them and hire people that want to work. We spent $15 for adults for the breakfast buffet and it was disgusting. The food was cold and tasted 3 days old. I said something to the waitstaff and she just discounted our bill 20%. Not eating there anymore. The pizza was good in the waterpark but again, staff just on their phone. We came back early one night so the kids can play in the outdoor waterpark which they had been looking forward to. We go out there and two staff members were sitting at a table and said "it's closed", guess what, also on their phones!!! I came in and asked the manager why it was closed and she said it has to be at least 75 degrees outside. It was absolutely trash! Broken light switch in the kids room, had to slam not only the bathroom door to close it but also the main door to the hallway. There was no flip latch on the main door for security. No coffee pot in the room. An old CONTACT LENSE on the floor! I'm fairly certain they did NOT vacuum the room AT ALL, the floor was very dirty. There was something blue running down the main vanity room wall. The amenities in the bathroom were empty. There was hair in the bathtub and by the sink. There was only one remote control for two tv's. Half the games in the arcade were broken! The A/C in the room did not work and the cover was broken off and left to rest on top of the unit. The water park doesn't open until 10am which to me is not very efficient since check out is at 11. Only one waitstaff at the restaurant, who was way busy. I asked for an early check in and they told me to "try" my husband had a rehearsal for a wedding he had to be at at 4pm on Friday so I wanted him to be able to get ready in the hotel room, he tried at 1:30pm, 2:30pm, and 3pm and they told him it still wasn't ready. Finally he had to leave to go to his rehearsal. He wasn't able to check in until 9pm. Keeping that in mind - I called down on Sunday around 9am, before we were leaving, for a 12:30pm check out due to the water park not being open until 10am and they told me no because "we have somebody coming into the room and need housekeeping to get in there as soon as possible" mind you check in isn't even until 4pm and apparently they don't do early check ins. Over all very disappointed and will tell everybody I know not to go there. read more

All the lifeguards were on their phones and didnt seem to care when a child was profusely bleeding. Didnt clean up the blood properly either (no cleaning supplies were used). There was no information on how to rent a golf cart, no map of the place, no garbage bags in the villas. We tried to make fun of it. The arcade was fun for the most part other than a lot of the games were out of order. The air hockey table didnt have the puck in it, the table would take your points to play even though you couldn't play. It would take a long time to write out all the reasons why this is not the place to take your family. To keep it simple the phrase that comes to mind is, "you get what you pay for." While this place might be slightly cheaper than say the Dells I implore you to pay the extra money and go to the Dells. You work hard to go on vacation with your family and I truly want better for you than to waste your time and money here. All that is waiting for you is frustration and disappointment. read more

I am not sure what people are talking about, we went had a great time, as the kids did too. There is someone leaving a review on here said she had powered eggs here. I'm not sure how she knew what they are unless she eats them regularly. The service does need some help but people are entitled to bad days, since life happens. This place is geared towards kids since it is next to a yogi bear campground. I think that people who write negative items on here should think about how they were growing up, they probably were not perfect either. The hotel itself has some blemishes. A kid took pictures as one was water stain on the ceiling above a ice machine that was not in his room, and posted wear and tear on the walls. These things happen, probably at his house too. But people have to be negative and write stupid stuff. I would think that the 12 yr old who wrote that should not try to be someone he us not. Give others a chance to improve it is mainly a process that will not happen overnight. read more

**Long read I am very disappointed in our stay at Three Bears Resort.. First of all, we weren't informed that Jellystone and Three Bears Resort were two completely separate resorts. So all of the fun stuff I wanted to do with my kids we didn't get to do.. See Yogi Bear, watch the outdoor movies, the jumping pillow, wagon rides, etc. Second, there is no parking anywhere whatsoever. Anyways, we arrive at 3pm and get up to our room; the room is filthy. Mirrors weren't cleaned, pee left in toilet, hair and soap spots on sink area, and some kind of wet substance on our bedding. We call down to tell them our room wasn't cleaned, and they have us move to a room down the hall. We move all of our stuff from our room to this new room. Come to find out this room hasn't been cleaned either. There were nats, mosquitoes and flies everywhere in this room and the AC didn't work(mind you we are on the 4th floor and it is HOT) 5 minutes into being in this room ANOTHER family walks in and says this is their room. So we call down and ask what the heck is going on and if someone can come clean the original room we were suppose to stay in. (In the meantime, we move our stuff back to our original room.)They say they can't do anything and that their housekeepers had left for the day. So we ask if the manager can come clean our room. She says no, we ask if we can be upgraded to a different room. She says no, I can downgrade you into a room with two queen beds. We respectfully decline as we paid over $600 for a family suite. (This hotel has been booked since April) she then calls the housekeepers back into work and tells us we cannot be in the room and neither can any of our belongings while they clean it. So we once again move all of our stuff from our room out into the hall where we waited for hours. Finally at 7:45pm we were able to get our stuff back into our room. I change myself and the kids into our suits and we go downstairs to swim. Where I seen several different lifeguards on their CELLPHONES.. what a joke. On top of all of this, we had housekeepers coming into our room multiple different times saying that our room number said it was checked out and they were there to clean it. The staff was terrible and no one there seemed to know what was actually going on. I'm absolutely disgusted with this hotel and wouldn't recommend it to anyone. I will not be returning. read more
