Well 1st of all the "manager" Mike is very unprofessional. They messed up our reservation original reserved a pool view, the least expensive of the choices, 2 queen beds, well they didn't have that so they " upgraded" us to a ocean view,BUT, we had to move to a other room the next day. So allegedly we got the wedding room block rate, and only charge us for poolside, well next morning went to turn the keys in for the new room keys and they need the charge card because we're changing rooms, I tried to tell manager mike the situation about the reservation being messed and why we needed the new room we already paid the deposit in March and the remainder when we checked in so it was already paid for and we thought there was discount for the wedding. His response "we don't offer discounts, you are getting upgraded, and we need to have the charge and you people shouldn't be coming at me like this I don't know what you people are talking about. But you can check out if you want" well we are there for a wedding and he knew it and every place requires minimum 2 nights. So we gave the clerk the card so we could get the keys they said they would not charge the card. Check and yup they charged the card again so watch the shaddy business practices and as for the accommodations not worth the money they are charging IMO. Nice room, but old. Still using a key to unlock the door. Old tub, had to climb over to get in. Room stayed damp, even tho we turned on the heat to get rid the damp feel. NO coffeemaker or water in the room! The breakfast/snack shop was not open. Front desk person, (basically useless for info) knew nothing about when they would or would not be open. Nice fire pit, IF it had worked. Maintenance person could not get it working. No chairs or loungers on the beach....I would not have stayed on the beach anyway because it was in terrible condition, red sea weed and smelly! There is not variety of restaurants near by. There is a $$$$$ restaurant adjacent but reservations are needed. Maybe this is a "resort" property in-season, but I was there only 2 weeks after labor day. read more

I have stayed here since 2009. I complained about music from the Cafe' staff because it was loud and bothersome! The front desk employee was not only rude, but the employees' cafe music took preference over a paying guest!! This isn't how the Harts used to manage their resort. very disappointing. read more

Stayed here for the first and last time. The floor in the room was filthy, the string mops they use to clean are not clean, so the mops just push the dirt around. We complained to the front desk and Mike the manager said he would have the housekeeping staff do a deep cleaning. We were out most of the day. I checked the floor, esp the bathroom, and it was still not clean., I used 1 of the white washcloths and it came up black. This was totally unacceptable. The person, I was sharing the room with, took it upon herself to clean the floors. Of course, Mike, the so-called Manager was nowhere to be found and the front desk person said there was no way to contact him till Wed (this was Monday). Well, we never found Mike, and we were given no compensation for our trouble. The front desk person was also not very helpful and at times slightly rude to my concerns. Also I originally asked to be moved to another room .... and that room was no better... so we stayed where we were. Never again!! read more

10/10 Recently booked almost all of the hotel for a wedding. The experience was spectacular, the staff really worked hard to make sure everyone of the guests was well taken care of and enjoyed their stay. The management was super attentive and was able to accommodate and exceed expectations across the board; from welcome bags for our guests, to early check-ins, to many other special requests. Honorable mentions: Tom and Ruth (the property managers) where great, and simply a pleasure to work with! read more

This is no longer a resort. It's a restaurant that has rooms as an afterthought. No longer has a view of the ocean from most oceanview rooms. There is a circus tent obscuring your view. Adam must be turning over in his grave(previous owner) read more

This place is all corporate. The family lawn is gone replaced by turf. It is now a waiting room for people going to the ocean house. No more family time. You can't even go to the bar without a reservation. There is no more frisbee or cornhole. There is no more chase or catch with the kids. There are only tents, long waits and Astro turf. The old tiki bar is long gone for fancy 18 dollar drink. Avoid this motel. That being said the ocean food remains great. Make sure when you book your reservation it is inside and not on the turf with people from their balcony's looking at you. So disappointed. read more

We booked another hotel next to this one but learned on reaching the place that there cannot be more than 4 in one room under fire safety rules. So we ended up in this motel as luckily we found one last room big enough to hold 2 kids , 3 adults. To my surprise to the word "motel" , this place was a great find ! It had a very upscale hotel attached to it that is so popular that you will be lucky to try find a seat there. Since we failed twice we were still not disappointed. Turns out that the shack in front of beach has a great bar, live music, oyster bar and the great seafood served there as well. Only incentive you get is you are sitting out right facing the beautiful beach. The motel is less expensive than others , has a swimming pool, clean rooms, very good service and huge private beach area to play as compared to others Another great thing is that they also have an amazing local farm food breakfast that is truly delicious. I am thinking to actually make this a routine vacation every year. You don't need a beach house now. Check the pictures that I have added to this . Took them early morning by my phone. read more

The expansion of the Ocean House is at the expense of the hotel. This has been evident over the past few years. It is even more so true now.

My family and I have been staying here for years and there's a reason we keep coming back. The staff is extremely friendly and helpful, and you definitely get the attention and feel of an old Cape mom and pop business. They have their own private beach (with beach chairs you can borrow for free for the day!), a breakfast/lunch cafe and a tiki bar that was has been growing exponentially year after year (they now have Ocean House staff serving food and bar-tending) The overall location is great too - it's close to the main roads and restaurants but far enough away that you don't feel like you are in a congested and crowded touristy area. The rooms need a little TLC, i.e. wood paneling, outdated bathroom, old mattresses. But for the amount of time you spend in the room, it's fine. Each room also has it's own balcony/patio area. The rooms that face the ocean definitely are the best with their lay down chairs and privacy dividers. It's also very family friendly with the pool and large grassy area in the middle of the hotel. read more

We booked this motel based on misleading info on the website. On our first day, during check in, the woman at the desk told us (maybe warned us) that the common grounds right outside most of the rooms, would turn into a happy hour party with people coming from miles around to hear music and drink from 5-8. We were okay with that for one day, but turns out it was every night and the party/dinner carried on to long after 8 pm. We had to close our doors every night if we wanted to just chill and watch tv, because the music and the people were too loud to leave the doors open and get the nice seabreeze air. I should say that we liked the live music, but not every night and not right in front of our rooms. We paid a good price for ocean front views and hoped to relax. There is a huge bar tent that blocks most of the ocean view. You can't relax when you come back from dinner and sit on the deck cause all you hear are the dozens of guest hanging out on the lawn right outside your door. I spoke to a returning guest who had been coming here for 12 years and she said that because of this situation, it was no longer a good choice for her and her kids. She also said that she brought her own glass of wine to the lawn party and was told she had to buy liquor at the bar. She was a 12 year returning guest and paid good $$$$ for the privilege of staying at a motel with a party outside her door every night. What a joke. She won't be returning and neither will we. its a shame how much this place deteriorated just to cater to a bar/dinner crowd and ignore the hotel guests. Last but not least, every single night that we left for dinner, the restaurant connected to the motel, used our space for restaurant guests so we had to wait for them to move cars out of the way for us to park at our spot. This is the second time I have stayed at the Three Season resort. The first time we had to change rooms as toxic fumes were coming out of the toilet. I gave them another shot this year. I booked two rooms one for me and one for my brother asked for pool side because as everyone has said the noise level with the courtside can be to much. I received a sort of pool side and my brother got one way up front even though there were available rooms on my side plus he had to park behind the office to walk far to get to his room, he has a bad back and knee. Also on my brothers side two out of the three morning he was woke up by workers banging on the outside bricks and then today our last day banging on pipes, someone upstairs yelled to the workers but they continued. Very unprofessional and I agree with the others there are to many nicer places to stay than here. The view , the tiki bar and the staff there all excellent, the hotel I would never stay in again. The two stars is for the view and the tiki bar. OH YA and the cafe for breakfast was not open even though the website says it opens after memorial day. read more

They didn't bother masking the carpet when they painted the walls, the beds feel like pavement, and the hotel's corned beef hash tastes like dog food. The assigned parking spots may be on the opposite side of the hotel from your room because they use the hotel's parking lot to valet guests at The Ocean House restaurant next door and it takes a 5 point turn to get in/out of your spot. If you reserve a room with one bed and a couch, be prepared that they might change you to a room with two beds instead. read more

What a great experience. We are here restoring power after the tornado. We were going to have to stay at the base in a dorm style room. I did not stay here but have eaten at the Beaches Cafe on the premises twice. The hotel looks spotless, the beach is amazing, the pool albeit small is clean and the grounds fabulous. It's my pick for where to stay in Dennisport, if I had that choice to make and Beaches Cafe is FABULOUS. read more

Very disappointed in the customer service, they value the restaurant patrons more than the hotel guests. This will be our last year bringing our business to this resort. We have stayed here as a large family in the past, all of the rooms open up to a green lawn where we can gather and the kids play. Last year (2020) we stayed and due to indoor dining limitactions the restaurant put tables out on the green lawn at night time. Our kids still ran around but it was limited. Now it's 2021 and indoor dining is back to 100% but they are still using the lawn for the restaurant and not the hotel guests, in fact they have made the limitations more strict. When I called and spoke to the manager he said the "decision was made on May 4th and it wasn't an easy decision" he said they sent out a note to all guests on the 4th so we all looked up the email. It's a confirmation email that looks exactly like our original confirmation when we booked so we all just assumed it was just that...except if you scroll alllll the way down in small writing it says the " The courtyard area will not be available for recreational purposes". The email should have lead with that announcement. We booked last August and notifying us this May when the cape resorts are already all booked is wrong and deceitful and with our family renting 14rooms we don't have an option to rebook anywhere else. Do not stay at this resort, the Pelham house is down the street with the same exact setup except they are catering to their hotel guests. we will be booking our family trips there in the future. We have already called the Pelham house and they are aware of this issue as I am not the first guest of the three seasons to call. read more

Unfortunately this place used to be wonderful prior to COVID. The lawn that was once amazing for the kids to run around and play has now been reorganized to accommodate guests at the restaurant and not the customers who are paying a lot of money to stay in the "resort". MOST of the staff is rude besides 1 waiter/1 bartender and the wonderful cleaners of the rooms. You'll probably run into dan who thinks he owns the place and hates family fun and kids. The beach access stairs were also moved which is a huge inconvenience to the "resort" guests. This is so they can accommodate customers to the tiki bar and ocean house guests in their outside tent which also has ruined the premises. A huge tent to ruin your beautiful ocean view room. Did you know that children cannot dig holes at the beach now? Me neither. It's sad what money hungry owners can do to a once beautiful place whose trying so hard to be fancy. Be sure not to stay in the room beside the pool entrance door on the corner unless you wish to wake up feeling like you were swimming in a cesspool. read more

This was my third stay and it's an awesome location. There's a private beach, and the Cape's best restaurant, The Ocean House. . Pros- Super friendly staff, private beach, great location and nice hotel layout. 45 minutes to the National Seashore, 10 miles to Chatham lighthouse and beach, close to restaurants and shops.Hotel has beach chairs and umbrellas to borrow for free, and $5 breakfast vouchers for their Beaches Cafe. Ask for the password and you will get free internet. Cons. Dated decor, no counter space in the bathroom, no outlet or hair dryer, no in room coffee. Pros outweigh the cons and I will go back and recommend to family and friends. Great weekend, thank you Three Seasons. read more

Very nice. Has a nice courtyard for the kids to play and a new outdoor bar area that stays open until 8pm. It can be noisy if you are staying on the lower level as you can hear people walking above. Very good breakfast. We enjoyed the beach access and had a great time on our family vacation! read more

Back problems beware!! The mattresses in our room were so thin, worn and uncomfortable (springs poking out into our bodies) we will definitely be paying a visit to our chiropractors when we return home to Florida. If it wasn't for the circa 1981 mattresses and circa 1970 tired furniture in the rooms this place would have gotten 4.5 stars. The location in the mid cape couldn't be better (oceanside, private beach, large playing green for kids and fenced swimming pool), and the staff couldn't be any nicer. The grounds are perfect for children although we don't have any. The Ocean House beach cafe serves a delicious breakfast (I had the brioche french toast and my boyfriend had the pancakes both A++), and the restaurant attached to the hotel called Ocean House has the best clam chowder on the cape. I just wish this place would invest in new mattresses and doing a bit of updating on the rooms. I would settle for just comfortable mattresses if I had to. If you happen to own a 1971 town car you might as well bring a sleeping bag and sleep on the hood. Even with the hood ornament poking you it would be more comfortable than the beds at this hotel. read more

Have been coming here for over a decade and they have decided every year to take more and more from resort guests and give to restaurant guests. First a movable tiki bar that blocked the ocean view. Then a permanent one that blocks it. Keep in mind that rooms are billed as ocean view. Then it was live music on the weekends. Now it is constant live music. And finally, for 2019, to truly show resort guests that they are uncared for and unimportant, a cash bar right in front of our rooms. It is loud, it is crowded and it is unsafe. If you are looking for peace and quiet on the beach this is not your place. If you are looking for an establishment that cares about its guests, this is not your place. If you are, however, looking to be the backdrop to someone else's dinner all the while being charged full price, this would be your place. Disgraceful change for what used to be such a family friendly place. Ruined our vacation. read more
