Not only did she offer to assist, she interrupted her work and helped a second time (notary made a mistake) with no questions asked. Office staff has always been helpful and I appreciated Ms. Gathers help. Office and maintenance staff make or break apartment living and Asia Gathers sets a great example for everyone.

Despite being advertised and priced as a "junior one-bedroom," the unit was missing the promised sliding accordion wall when I moved in. After months of repeated requests, management installed a wall taken from another unit that was too small and didn't close properly. Maintenance was largely unresponsive, with an on-site worker who refused to complete requests, commercial toilets that were frequently broken, and a lobby renovation that made the space worse. The building was extremely loud, and management refused to upgrade or repair windows or sliding balcony doors, which didn't close properly and let in cold air during the winter, forcing me to seal the gaps myself. There were also serious safety and amenity issues. The fire alarm system malfunctioned regularly, causing multiple false alarms, yet failed to sound during an actual fire in the building. The package room was not temperature controlled, resulting in food deliveries melting, and items were stolen. Amenities were misrepresented: the pool is a tiny kidney-shaped pool with strict, undisclosed rules such as no guests and mandatory wristbands, and the "gym" is a small, outdated utility room with minimal equipment. Although the building is rent-controlled, management uses a deliberately confusing lease structure that lists the market rent and applies a deduction through an addendum to reach the legal rent. The online payment portal incorrectly charged the market rate, but I paid the correct rent on time every month and was told by management. Without notice, they sued me for a balance I did not owe. After my lawyer intervened, the lawsuit was dropped, confirming management was in the wrong. This appeared to be an intentional tactic to intimidate and push out long-term tenants to raise rents. Overall, this property is run by slumlords, and I strongly advise finding somewhere else to live and not giving this management company your money. *Adding a response to Gelman's response. The management company continues their lies with this response on yelp. While I was living at The Seville wristbands for the pool were required and we were not allowed any guests. This was absolutely not disclosed to me before I moved in. Yes, the workout room was added while I was there, but again, it is a tiny old utility room and it does not qualify as a "gym". Them stating they "can't find me" means nothing given their history of incorrect computer records. This management company continues their lies. These are genuinely terrible people.

The size: as a relatively small building, less than 150 units, it has a calmer feeling than similar options. Design and amenities: it is built around a central garden courtyard and decorated in an English Parlor style (is that a style?). The common areas (Lobby, sitting room, conservatory, pub, rooftop, carpeted halls and stairwells) are clean, uncrowded and lend to the sense of calm and warmth. The staff: Sincerely genial and helpful across the board; management, concierge desk and maintenance. We haven't had many problems, but when we did, they were addressed quickly and efficiently. The community: A good mix of people; singles, couples, families, retirees, dog people, cat people and generally friendly and engaging. We've made some nice friends here and are looking forward to our second year.

While grabbing my mail, I saw a little mouse scurry across the mail room. Fast forward to late last month, I woke up to a dead mouse in my hair unit. The previous night, I took my dogs with me to grab packages and I suspect they grabbed the dead mouse out of the many rodent traps in across the building. **The photos are placed on my Google Review.** I have been working with the DC Department of Buildings and the Attorney General's Office on a resolution. To this date the apartment claims no knowledge of rodent issues. As you can see from the third photo, their rodent traps are all over the building and often filled with shit. Lastly, the noise is unbearable. I am up every morning at 4 am. I have since come to find out that the tenant in my specific unit moved out within two weeks due to noise. There is a coalition of residents working for some form of resolution. Finally, the building management is nothing short of inept and inattentive. Do not move here. That being said, I would have no objections to living here whatsoever. The lobby is beautiful with one of those indoor glass firepit things and luxe decor. The apartments we saw were quite aesthetically pleasing as well, with gray faux-wood flooring, modern gray bathroom tiling (f*ck that white bathroom tiling where you can see every speck of grime between cleanings), and what I considered to be nice appliances. A big highlight is the rooftop with great views of the monument and the capitol. The large, well-appointed gym was another selling point. Ultimately, this met all my standards. We just happened to find something that called to us a bit more.

I truly appreciate the management team, along with maintenance and service teams, to responding quickly and efficiently to any issues or concerns we have. Every issue we have ever had has been resolved, and we have good relationships with the staff and management. I can't recommend this place more. We even have our friends of 30+ years moving in soon. The other maintenance staff are very sweet and respectful as well. It's a nice perk that they serve breakfast (bagel sandwiches, pastries, fruit, coffee) every now and then. The only two downsides of the building are the thin doors (not soundproof at all) and the laundry machines-- they leave a lot of lint on my dark clothing that takes a while to rub off. I was a renter for about a year and a…read morehalf in 2014-15, when I moved out only because I needed a bigger place than the executive one bedroom I had at Carrollsburg. The first place I looked was in Carrollsburg itself, but unfortunately, they didn't have anything available that would work for me. My neighbors were friendly and there were even a few events for me to get to know them, which I loved. The outdoor pool is also very nice; I went there often in the summer. There are just two things I'd note for anyone who is considering the building. One, the plumbing is old and they had to shut it off during the day about once a month during the time I was there for repairs. Since I worked regular hours, this didn't affect me except for one day that I was home with guests. If you work from home or are a stay at home parent, though, this might be somewhat frustrating for you. The other thing is that I would recommend against renting a unit managed by Iris Ralston, and unfortunately, she manages many of the units on this property. I really enjoyed my two and a half years of living there, and the only reason I moved out was because I moved to a new neighborhood to live with my boyfriend. Owners and renters at Carrollsburg run from around late 20s to 70 years old plus; from single people to young families with kids to older married couples. While I didn't know a lot of people's names, everyone was friendly and would make small talk - those that have lived there for awhile really seem to know each other which was quite nice to observe. Amenities in the community include laundry rooms in each of the three buildings, new vending machines in the basements of two of the buildings (just occurred this week), a pool, and concierge that signs for all packages. I lived in the north building and was lucky enough to have a unit that faced towards Nats Park. I could hear concerts at the ballpark from my balcony, and definitely indulged in some wine while listening to Taylor Swift's concert last summer. The unit I rented had renovations done by the owner, so the kitchen and bathroom were a bit newer than other units. As a note the HOA is having all new windows installed for every unit which is supposed to start in the next few months I believe. There are some other interior improvements that could be made, including carpeting and lighting in the hallways on each floor. The location of Carrollsburg is fantastic - across the street from the SW Waterfront Metro, but also an easy walk to L'Enfant Plaza and Federal Center SW. I would walk up to the Mall, down to the Capitol, over to Nats Park, and even to Chinatown. Arena Stage is only a few minutes walk away, and Cantina Marina is a great neighborhood spot from March through October. It's been exciting to watch the development of The Wharf, but I fear once it opens next year, the secret of how great Southwest is will be out. I am going to miss my one mile walk to and from work each day, the quietness of the neighborhood at night, and how just really friendly and generous people in SW DC are to people they don't even know. My only small complaint is that moving in and out can be a slight pain. There are fees to pay and the one fee is higher if you move in on a Saturday as opposed to during the week. Also they use to publicize the upcoming move in and outs in the weekly newsletter, but haven't done that lately. Perhaps if they had, it would have kept the complaints about my recent move out to more of a minimum - I think some of the older residents were surprised that both elevators weren't running on a Thursday in the mid-morning. I will note though, that during a move in/out, you do get a dedicated elevator to use and a security guard. Overall I really enjoyed living at Carrollsburg. It is an extremely dog friendly community and pretty quiet. I only had two small issues and my landlord for them resolved pretty quickly. Again my review is based purely on being a renter, and not an owner. I can't speak to the HOA, fees, or anything of that nature.
