Infamously bad. We rented one of the large and historic Spanish 1930s townhouses which faced the water, initially thinking wow, this is fantastic! Well, that was the only good thing. The TVC property management company is truly a den of miserable incompetence, staffed by soulless goons who answer only to their privatized corporate overlords. They don't ever answer the phone or email, willfully ignore your many pleas for maintenance, don't possess even basic knowledge about the property, rip holes in the wall and don't fix them, show up unannounced for major exterior painting work and tape off your entire house so you have no access or windows... we fought and fought with them, and were only successful after going to the LA Times and local legislators for help. We also befriended the local TVC maintenance guys who were our actual neighbors, and they were able to come assist when TVC itself couldn't be bothered. We also heard from these wonderful guys that TVC was as miserable an employer as they were a property manager. The other houses are rundown and dilapidated, but yet your rent will regularly raise, and raise significantly, while TVC brags about keeping rent "under market rates." Yeah, I'd rather pay $200 more a month to not deal with your nonsense though. You'll be charged for "community amenities" like a pool, community center, playground, and dog park, which are either always closed or in disgusting disrepair to the point of being dangerous for children and pets. Once they receive your military housing allotment, you'll never hear from them again. Oh wait, until they send you double-charged invoices because they're so incompetent they can't even do their property billing correctly. Privatized military housing is predatory and nefarious and plays on the constant influx of new military renters who are unaware how miserable, deceitful and dishonest Tierra Vista is. TVC has no motivation to provide anything but the absolute worst customer service because they know if you're so unhappy you leave, another unwitting family will replace you the next month. Save yourself the time, energy and misery and rent ANYWHERE else. Don't give TVC a dime. They don't deserve it. read more

We had major concerns living here when we read the other reviews. But it turned out to be the best decision we made. I live in officer housing and have had no problems. It's probably the enlisted housing that sucks. So if you're in the area, and got orders here, this place is awesome. Especially if you're in the CG and work down the road at Sector LA/LB. Pros: (For officer housing) No cost for utilities Beautiful ocean or city view Gated and guarded Great amenities at the fort McArthur down the road Kid and spouse programs Events You can paint your wall and decorate if you're into that A lot of kids at the neighborhood for your kid to play with Right next to Vons and shopping plaza Minor commute to Sector LA/LB (15-20 min) Clean houses Maintenance fixed all my problems Friendly staff Dog park Multiple playgrounds Giant youth center Beach #1 is 5 minutes away Beach #2 is 10 minutes away (Cabrillo beach and white point beach is awesome, idc what other people say) You won't find anything like this, this close to work, I am 10000% less stressed out with a short commute home in a giant house. It's so awesome. Unless you have family that will give you a house to stay, choose Tierra Vista, because that long commute isn't worth the stress. Cons: They take all your BAH. However, although they take all the BAH, I challenge you to find something as great as this place with all the pros I listed within 15 minutes of Sector LA/LB. The money we give them, is worth the stress of having 0 problems. You're probably going to live here for 2-3 years tops, enjoy all the things you get by living here. However we are debt free and can live lavishly off a single income, keep that in mind with your paycheck. read more

wish I could give less than one star, Tierra Vista is got to be the worst management company the Air Force could have possibly chosen to manage Base Housing.there are these constant power outages which end up destroying things like Coffee makers, Computers, TV's...even when plugged up to GFI's and surge protectors....the crazy amounts of wasted food due to it spoiling in the fridge. At least once to twice week ... sometimes a day the power goes out, then 5-10 minutes later it goes back on....those are the ones that kill electronics. right this moment, the power has been out since 4:23am ....no heat, its cold and raining out, and of course no power for the fridge? but, my kids can play safely here! read more

Customer Service at the absolute worst!!! Staff is very incapable of doing their jobs. Constantly calls go to the voicemail, no call backs, or email replies for days. Front desk "receptionist" Lisa is useless....never does her job and makes excuses every time. Job requests that "they feel" aren't worth paying any attention they won't bother to process....business matters alike, but ALWAYS want to hold the tenants accountable if something in fact does go wrong. Had to contact Corporate on multiple matters....so I suggest if they aren't doing their jobs(most often than none) you do the same. Eventually they will answer for it. Good luck with this Facility. They clearly opened up its doors to all Branches of Military because they can't keep tenants because of their piss poor work ethic! read more

I'm a current resident and I've lived here for more than 4 years now. So when I write this it's because I've tried though the proper channels to have some change happen but nothing comes out me voicing my concerns. With that being said I'd never recommend this installation to anyone to live!! I've lived on numerous other base housing and never experienced the number of power outages that happen at Fort MacArthur!! As I'm typing this on 02Jun22 the base has been without power since 01Jun22 at 8p. But the surrounding neighborhood has electricity and never blacked out. How do I know you ask because I drove out the base last night to check!! Next you think oh this is great I have assigned parking close to my living quarters for two vehicles WRONG! There's one unit assigned and then you find parking elsewhere. Sounds petty but no because there's unruly neighbors whom take up more parking on the streets because they multiple individuals living in the home which adds to access vehicles. When bringing this up TVC they say call the post police and handle it. Well newsflash the post police only enforce what TVC policy is. So management points to the finger at the next so now one is held accountable. I could go on and on but when you've had your vehicle vandalized and told by TVC to file a police report. Well duh and I'm over living here. read more

Absolutely the worst management I've ever experienced. Recommend living off base. Positives: Clean and safe. There's a gym and community pool on base. Maintenance team is good. Negatives: Too many. -look at the overall consensus on Yelp 1. Outdated and no AC 2. You pay utilities 3. Expect frequent power outages, = wasted food in your fridge/freezer, blown electronics 4. Very noisy at fort MacArthur for retirees & no A-C. I like my 2 bdrm spacious apt with ocean view at $1,900 a month at Ft Mac but Tara the new prop mgr and her old Lend-Lease boss in Colo Springs, Sheridan cannot control the few drunken enlisted families noisy children in our courtyard on 32nd St and hold them accountable to the residents Brochure Rules to be considerate of others peace and quiet. And what's worse is if you complain up TVCs chain of command to lend lease Sheridan Carter will try to evict you. She's been the rotten apple in the barrel for a long time now. read more

I'd give this place zero stars if that was possible. This place is run by the most incompetent people I've ever dealt with in any housing community ever in my life. We were told to remove our thin blue line flag due to being offensive by Nicole Jackson via email. She wrote that if we had any questions or to discuss the matter further to call or email her, which I did. I asked why the flag is unauthorized considering that the community is home to multiple LAPD officers and the DoD police force guard the entrance. I also asked where it was written that it is unauthorized. After seven days of no response my husband called her asking not only the same questions, but also why she blatantly disregarded my email. Her resonse was that she didn't respond because she didn't have the answers. So my husband asked if she'd get back to him with the answers and she promised she would. This was almost four weeks ago (more than enough time for Nicole to get the answers) and yet, Nicole Jackson has ignored the issues presented to her yet again. They also raised the rent without telling us, then after three or four months send a letter in the mail saying we back-owed hundreds of dollars due immediately. How can you expect to raise the rent and not tell the tenents? Then they can't even get the amount right. First it's around $300 then it's around $500 due to a "discrepancy." We pay our bills and we pay them on time. This kind of B.S. from a business is absolutely unacceptable. We pay over $3,000/month before this asanine, don't tell the tenants for months, rent hike stunt they pulled. These houses have no A/C. Our house was inhabitable last summer with the inside temperature at 97 degrees for 48 straight hours. The rest of the summer it was in the high 80s and low 90s inside. I was constantly monitoring my dogs for heat stroke. That's about 20+ degrees past simply being uncomfortable, it's dangerous for humans and pets. It's impossible to use your oven or stove to cook meals most of the summer due to the excess heat inside the houses. No amount of fans help and neither does hosing off your roof and sides of the house. A window A/C works for one single room, not the whole house so it is useless if you're active and moving around all day like I am. This community is extremely loud, kids running everywhere unsupervised in the streets, on people's private property etc...The parents allow their kids to leave their toys, bikes, chalk, balls, scooters and so on...wherever they feel like including people's front lawns, side yards and common areas. This is not only annoying, it's also against the lease laws. Rude, loud and inconsiderate neighbors. There is zero privacy and the houses are almost stacked on top of each other. We haven't been able to have visitors to our own house in over a year with the exception of one time which then was immediately revoked again. The pool has been closed for rec swimming for a year along with the other amenities. Don't worry though, you'll still pay for these amenities out of your rent but wont have access to them. (I believe the tennis courts on Fort Mac are now open. One amenity out of how many they charge for multiplied by 12 months) They say they follow the L.A. County COVID guidlines and use that as their excuse. I dont care who's guidelines they choose to follow or for what reason. It's a breach of contract to be charging tenants for amenities they have closed down. I've put work orders in three times for the same issue more than once. Now I either fix the junk myself or wait and have my husband fix it when he's home. During "COVID" they did this thing where you'd call and request items to be dropped off. Guess what, I called twice for items to be dropped off. One time the stuff came and one time the stuff never came. 50% Accuracy is failing in my eyes. We've also delt with vandalism and theft living here. Once I called about it they said they'd send out a flyer to everyone about the repercusiones of such actions but guess what... that flyer NEVER CAME!! The ONLY positive thing about living here is the DoD guards. Live somewhere else. read more

This place is a housing authority for the military. You want change. Every person that lives in this housing facility needs to chime in and take a stand. The housing is beyond horrible. Old, rundown, and dirty and they expect a high monthly rent. Of course no air conditioning. Being in the military you can compare this to a bunker. We just landed in this area and our home if you want to call it that was beyond dirty. You think this place would be grateful to the men and women that serve our country and welcome us to a nice place to live, but so sad this isn't the case. read more

My husband and I have lived in a two bedroom apartment on Fort MacArthur for years. We lived here before it was privatized. We enjoyed it much better back then. Our biggest issue is with Tierra Vista's management team, particularly Marc and Raquel. They're incompetent and should be fired! I think Marc is in charge, but he seems to default to Raquel. She's rude, unprofessional, and requires some training. She reminds me of a middle-aged, bossy aunt that nobody wants to be around at family gatherings. Regardless of management, there are some things we like about living here. They are: - safety (it's safe for our young daughter) - maintenance team - amenities (gym, pool, and walking trail) Some things we don't like are: - management team (as mentioned previously) - the price (we think there should be a flat rate for 2 bedroom units, 3 & 4 bedroom units, and single-family homes); prices shouldn't vary based on BAH rates/income - parking (residents on Fort MacArthur should be authorized 2 parking spaces Overall, it's a decent place to live. There are worse, more expensive places to rent in the South Bay. read more

Cheap and affordable but don't expect to get any of your housing deposit when you move out. No central AC, in a bad , crappy part of the city. I was charged to replace the living rug from a small section that they believed they couldn't steam clean. Also was charged to replace a rug from another room from a small bleach spot. You can't provide visitor passes for visitors to come through the gate. You have to escort Any visitors, delivery food services that comes on the base. They have a major flea problem, don't leave your pets in your backyard for a long time.I don't recommend anyone living here unless you can't afford to live anywhere else . read more

Military and DoD Civilians, steer clear of the Tierra Vista communities on Ft MacArthur...whether it be on the main base or up the hill in Pacific Heights. Awful management, complete rip off. Homes have serious mold issues and the base does nothing to remediate this serious problem. They dont replace much needed items in homes, they just keep fixing them. Dont be swept away by the ocean and harbor views. You cant get a much better deal on a rental off base. I also think privatizing base housing and charging upwards of $3600 a month should be illegal. Where does that money go? Does Tierra Vista pocket military BAH or does the Air Force pocket it? These houses were built on base with tax dollars, now being rented for top dollar. Totally seems like a scam to me and someone should let their congressman know that this seems like Uncle Sam is double dipping. read more

Management very responsive, maintenance is prompt and will fix what they can. Beautiful and safe area (south of the Installation). pool is clean and controlled and the gym is a gem of a facility. it's like a place where Rocky would work-out, only with all new equipment including new heavy bags. Its also 24 access. Upon my move-out, management did not nickel and dime me with anything and whole process was smooth. I highly recommend this place. Personally, I was in unit 3409 AMA in the lower compound and that unit was very comfortable with great neighbors. 5-stars from my experience! read more

It's the best bang for your buck in the area. That being said there are issues. The houses do need renovation, windows leak during bad storms and our appliances are dated(but they work). The community is really safe(on base). I don't feel safe outside the gates at all. The base is beautiful. Plenty of well maintained play grounds and walking paths. Their maintenance staff was really awesome in fixing our issues. I know some people have had a different experience, this is just my perspective. read more

This Housing community in San Pedro, CA has cute little town houses, apts and detached houses. Maintenance is fine. It would be ideal if there was equal opportunity housing for what you qualify for but such was not the case when we were there. We qualified for one community and put in for a unit there. We were on a wait list 4 months prior to our arrival. We stayed in guest housing for two weeks before accepting something else. We were told that we could go on the wait list again and we were on the top of the wait list.. Ms. Raquel was to look out for us as she encouraged us to go on a list that went backwards rather than forward. We went from Number 1 then number 5 and maybe two years later our big family was offered a small unit near the road/traffic with a one car garage. So again the wait list and we never did make it to the houses up on the hill in which we qualified for. Transportation is available for a very small limited amount of select schools in the area. The swimming pool offered swim classes and when we were there the dead line for sign up had one date but the classes were closed the day prior to the date posted and the next year swim classes were not offered. If you move there don't accept something you don't want when told you can be placed on the wait list. Do your research regarding the schools and make your arrangements. The had a guy there giving piano lessons and this was great except he was not there most of the time. Tierra vista is cute and accommodating. It has it's highlights and lows. Fleas are annoying to pets there yet they do have a dog park. There is a pool and playgrounds. Some residents have nice plants in front or in back of their yards but it's only the properties you are likely to see on the main roads. The maintenance team is terrific, they get the job done. Security is excellent. They do have youth programs and field trips, a plus. Again, if you have pets you make want to keep them inside. We were told that we could have our unit exterminated prior to move in and a palm tree cut in our yard. It didn't happen. Again the properties are cute but broken promises leave this place with little else to be desired. If you get what you want-then you have a gem especially if you get a place near the water. Seal Beach may be the better options. You decide!!!!!! read more
