Our HOA has been a client of Riviera Property Management for many years. I must say that the past two years, since Yamile and Andra have come aboard, have been the smoothest. Before that I was seriously considering finding another company to manage our complex. I'm glad I procrastinated! I can't say enough nice things about this team. This "property management" company is comprised of a group of unprofessional, pretentious amateurs: Ross, the owner; Grace, his right hand henchwoman; Mike, Jamie, & Susie, Grace's phone operators. I lived in a Redondo Beach SFH for 4 years and paid rent early every month. I took it upon myself to care for the house as if it were my own. When the property was turned over to me as a new tenant, the bath still had an old, used, dirty bath mat in it with mold and mildew under it. The bathroom had hair and toothpaste throughout. The back yard had dog feces throughout. The garage had a dog run with urine stains and odors in the concrete. The yard had sparse grass. The refrigerator had pools of water and mold under it. A little surprising for a $980K house / $4k/month rental. During my tenancy, I re-seeded the backyard and cleaned up all of the messes left for me to move into. Maintenance requests were typically ignored, but on the rare occasion they were not, they were performed in the cheapest possible fashion. At the onset of COVID-19, the owner of Riviera (Ross), sent a hasty email to all tenants encouraging them to setup direct pay to their bank accounts, so no payments were missed. Rather than empathy or a helpful explanation of tenants' rights, the bottom line was immediately money and continued lack of care. $1,400 worth of damages were charged against my security deposit for deficiencies pre-dating my tenancy. We were denied a walk through by Jamie and Grace, which is illegal in California. Pending the non-return of our security deposit, we will be in court with Riviera and the property owners. As both a real estate owner and a tenant, I would never trust my niece's toy house with Riviera Property Management. read more

The leasing agent Mike Doran and I emailed on a weekend showing and was told to call a number once I got to the apartment for a viewing. So I did but no one picked up. I then messaged him to let him know and got the message I attached to this review. He must've accidentally sent me this text rather than the person in the office and name called me a "confused, technological illiterate". It's a shame I can't leave 0 stars. Where to begin with these clowns... Be prepared for routine repair requests to take weeks, with either no communication or flat out lies around time frames. The property I was in was already being relatively poorly managed by the owner, but when they sold it to Riviera Property Mismanagement, somehow it managed to go even further down hill. To add insult to injury, when moving out after living there for many years, I was charged with repairs which I brought up years earlier with the owner who refused to address the root causes. At this point I'm happy to just cut a check and never have to deal with these jokers again. If you do deal with them, make sure you have a record of things in writing by way of certified mail. Our property brought on Riviera Management, after shifting through different HOA managers in the South Bay area. We are a 16unit building and it seemed next to impossible to find an HOA property manager that would be efficient, responsive and capable to make things a bit easier for owners and tenants. Thank goodness Riviera brought on Yamile and Andra, who took over our property. As the on site manager, they make my life, a lot less stressful. Anyone who has had to deal with tenants and homeowners, should understand that, it's impossible to make everyone happy. I just went through a process of small claim filing (which I have won) against this company in order to have my security deposit refunded and unfortunately the incompetence of this agency is unsurpassed in today's business conduct and norm as for real estate practices I have been seeing and personally am part of for the past 20 years as a Realtor myself in South Bay area. There is a reason for the low reviews. Believe them!! This is THE WORST PROPERTY MANAGEMENT company I have ever dealt with. They manage our HOA, but really all they do is collect $300 a month to "pay the bills." Outside of that, they do nothing. Their employees are rude, condescending, and they behave and talk to us as if we work for them. Oh, and they have never once set foot on the property. This review is not for the Agents, as I did not work with them, however I did rent a property managed by Riviera in Redondo. I recently had to re-locate (abruptly) and was extremely worried about what challenges I would face having to move out so quickly. When I contacted their office and explained my situation they were very understanding. I stopped by their office and spoke to a couple staff members who made me feel very comfortable and supported. I honestly can't say anything negative about anyone there, they ALL helped me transition out of my lease seamlessly and if I were ever looking to rent another property in the area, I would go straight to them first! Riviera Property Management just took over my apartment complex after our landlords sold the place. The lack of tenant care has been so bad it's fascinating. The perfect microcosm of the delinquencies of capitalism. (In other words, whoever owns our home doesn't give AF about anything but profit.) I'm not mad about someone wanting to make money. I'm mad about Riviera's lack of customer service leading up to sending me a 30-day move out notice. (BTW probably illegal since I've been a tenant in good standing for 4 straight years. 60-days notice is the letter of the law.) I'm still a human being, whether you're going to kick me out of my home or not. Would love to be treated with some amount of respect. But not Riviera Property Management. They managed to disrespect me several times in just 6 short days. September 1, 2017 at 3:30pm -Left letter at front door introducing their company to us and where to send our rent check. -Immediately after receiving the letter, I called them to ask about my situation. My current roommate had given 30-days notice to our previous landlords and I needed a new roommate approved ASAP. I had someone interested and wanted to move fast. -The receptionist was almost completely incompetent. She seemed confused by a common situation in the rental market and she eventually just sent me to my new property manager's voicemail. I left a message just after 3:30pm for the property manager, Grace Bomero. I'm guessing she was already on her Labor Day weekend vacation. Wish I couldn've enjoyed mine without thinking about finding a new roommate. September 5, 2017 at 10:30am -Despite their business hours starting at 9am, when I called Ms. Barbero, she had not yet listened to my voicemail. Likely because I'm not a wealthy owner, just a lowly tenant who they were planning to kick out soon. -She listened and answered my questions but rushed me off the phone. No, "Do you have any other questions?" which is what good customer service usually includes. But I expected too much. 12:00pm -Ms. Barbero sent me a rental application for my potential roommate, a link to pay my rent online, and answered my additional questions. I'm guessing if my potential roommate had paid the $30 rental application fee, they would not have refunded her money. But we'll never know for sure. September 6, 2017 (today) at 3:20pm -Received 30-day notice to move out Cool. Maybe Riviera is great if you're an owner or a wealthy tenant. My 4 unit HOA has been using Riviera Property Management since 2001. Some owners have changed in 2 of the 4 units. Through out this whole time I have had excellent service from Riviera Property Management. A large part of the effectiveness of a Property Management company depends on the cooperation and participation of the members, many times the Property Management has to prod members to engage, return docs, etc. I must say how happy and confident I have been since I have been dealing with Yamile Illidge-Colen, she has been an absolute superstar in dealing with our HOA. I am a very detailed person and have to admit I am a little demanding on excellence and service. Yamile Illidge-Colen has been nothing but great for our HOA, she is worth every penny and I have 1,000 percent confidence in her handling of our particular HOA matters. As a new tenant of the Short St. Property as of 5/21/19 I have experienced nothing but issues and unprofessionalism from the HORRIBLE management company. Do not move into this complex. You will regret entering a business arrangement with these people. They are deceptive, conniving, unprofessional and most of all lacking in integrity. When applying for the property we input an ideal move date of 6/1 they approved our application the next day (5/7) and told us we had until the 20th of May to move into the property. Although it was sudden, we complied and paid the prior the deposit and rent prior to moving in. When I arrived at Riviera Property Management I requested to speak with Grace Barbero - who failed introduce herself or return my greeting and introduction. Upon rushing me to sign my lease she VERBALLY CONFIRMED with myself and my roommate (separately) we had two parking stalls #17 and #18. These were the same parking spaces listed in the rental advertisement. I had no reason to suspect there would be a problem. The first day in our apartment, my roommate and I were approached by an older woman that claimed to be the "on site manager." She rudely demanded that we move our cars from our ASSIGNED spaces. This woman was not a member of management and we had never encountered her before. Upon contacting RPM (Riviera Property Management) we were stonewalled and our calls and emails were ignored. We called again and spoke with Mike Doran who either unwilling or unable to provide clear, conclusive answers to questions. We were later informed by Grace that we were assigned stall #10. This was the first mention of this stall and it appears we are now down a parking space. This was a complete turn around from the conversations me and roommate had with Grace prior to signing our lease. This had been the first time stall #10 had been mentioned to us since we moved in. We asked to be assigned a second parking spot or for our lease to be redrawn and lowered since some of the ADVERTISED amenities were not available to us. We were even flexible and did not require the parking spots to be next to one another if two parking stalls were provided. As of today, June 5, 2019 this issue has not been addressed AT ALL by the management. Grace Barbero and her entire management staff continue to ignore our calls and have asked that we stop calling. In addition, the woman who demanded we move our cars has "claimed" both stalls #17 and #18 but, hasn't actually parked cars in both spaces. It appears this woman is family of the incompetent management staff and seems to be under the impression she is God and can do has she sees fit. We later discovered that stall #10 was double assigned (to us AND another tenant) that means we have NO place to park. In less than a week we have had the terms of our lease changed at the whim of tenants NOT management of this complex. We have been denied amenities that were verbally PROMISED several times. We have been subjected to unprofessional unethical and unlawful rental practices by Grace Barbero the suppose manager. Mike Doran is just clueless and generally incompetent. We understand that if we are to remain in this complex, we WILL need to take legal action and FORCE the management to live up to the terms of the lease up to and including the verbal agreement. It's unfortunate that the management isn't intelligent enough to understand that by California Landlord/Tenant laws VERBAL AGREEMENTS ARE BINDING. My advice is to avoid this complex and any other properties managed by Riviera Property Management. read more

Everyone please be aware of the Scams, unprofessional business, edequate and conduct the Riviera Reality Company provides. My husband and myself viewed the property on 1131 South Cabrillo and decided to apply, upon applying we provided everything in which was requested ie. (income and credit score). We knew that we exceeded the qualifications for this property. However, we were informed we would be the next in line and their were not any other applicants before us. In conclusion we were told they went with another applicant, but the proerty is still liisted on hot pads. Be very aware before giving away your $35.00 applicant fee even if you are qualified. They will take your money and say they went with an invisible applicant, since the property is still listed. Save $70.00 and go with a more reputable and professional reality company, where its soley based on your credit, income and not based on the color of your skin ie. (race)!! read more

I rent a gorgeous condo in a highly-sought after complex, which is -unfortunately - handled by Riviera Property Management. Every step of the way (eleven months in) has been misery. I just fix things myself anymore, because the staff@ RPM is rude, smug and dismissive. My unit was entered for repairs without my permission...! I feel quite violated, and if I could, I would contact the property owner directly, to let them know how poorly they are being represented...! I only typed in one star because zero was not an option. read more

This Property management company needs a lesson on how to manage properties. My entire rental home was burglarized and I came home to find a gun sitting on my bed. After police arrived, I immediately contacted the companies emergency phone line that night, as it was after business hours. The suspects broke through the ground level window to a bedroom in order to enter the home. I paid 300$ to have the window boarded up that night as to not allow any rodents or persons, etc re-enter the ground level window into the unit. I have not been reimbursed for this fee, not has anyone addressed how rent would be subsidized for the unit being uninhabitable for the past 2.5 weeks. We are are going on TWENTY days after the incident and they have still not remedied the situation. There is still a board on the window to our bedroom 20 days later, and the management team has been very unresponsive as well as extremely unhelpful in this urgent situation. I would never utilize this company again, and I would encourage you not to if you are looking for a pleasant living experience. read more

Very unprofessional and not nice at all. We only stayed in their managed unit for only one year before we kicked out as owner wanted to sell the unit. We vacated the unit meticulously clean but were charged $670 for cleaning and touch painting. Unit was poorly maintained and many thing were falling apart when we rented. Carpet was ripped and the floor and the wall was poorly re-painted already but they still charged me for cleaning and repainting. I will never ever rent or use them again. read more

HANDS DOWN THE WORST PROPERTY MANAGMENT IN LOS ANGELES! I lived in on of their properties that was literally falling apart. The garage door was constantly broken. Which caused multiple cars to be broken into and property stolen. Our ceiling was raining for over a month and it was close to impossible to get them to repair the damages. A homeless man broke into the building and they did nothing. I have NEVER felt so disrespected as a tenant and they clearly do not care about their tenants safety! I would recommend to never live somewhere that this property management runs. It is truly a nightmare! read more

Highly recommend against renting from this company or any other office that Ross Moore is in charge of. These are the same people that work at 2308 Artesia Blvd in Redondo Beach. Have a maintenance issue? Expect it to take 3 weeks to get it fixed. Expect to have to call multiple times regarding the same issue and expect them to be surprised each time they hear it isn't fixed. Bathroom flooding? Expect that to take about a week to get fixed. No hot water in your apartment? Expect that to take about 3 weeks and multiple calls/e-mails. Neighbor's dog leaving 50+ piles of poop in your back area, barking all day, and harassing your dog when he goes outside? Expect nothing to be done about it except a phone call to the tenant. Expect to be told to "try and handle it yourself." Promised a washer/dryer? Expect to find one from the 70's that is falling apart. Also, expect at some time it will catch your whole building on fire and management won't return any calls or e-mails regardless of how many you leave them in order to try to get that replaced. 18 months later and still no replacement. The South Bay is small and I realize you have limited options on where to choose from when renting. I would recommend avoiding Riveria Property Management and TMC (located in Manhattan Beach) AT ALL COSTS. The apartments are slightly cheaper for a reason. read more

Absolutely the worst when it comes to communicating with tenants and living up to both the legal and professional terms of their contracts. Allowed their staff unlimited access to the keys to my unit; we had unauthorized and regular visits to my locked garage which enabled strangers to use our downstairs bathroom at all hours of the night as well as during days when we were not at home. Sold the property and continued to bill me for rent to the non-owner previous landlord. Manager dedicated to my property, Grace Barbero, did not return a single phone call in two years of requesting callbacks, especially with regard to our ongoing unauthorized visits. Never informed us of the final sale of the property; just removed the "For Sale" sign from the yard and left it at that. I would not and could not ever recommend them as a management company that cares about the safety and security of their units. read more
