I spoke with the salesman, Zach before attending a sitdown meeting with him. We did discuss my finances prior to coming in especially when it came down to monthly payment and what I could afford, and what my situation was. When I came in to see the home that I specifically asked for due to price I was quickly turned away. We went into his office and spoke for a few minutes, and after he looked at my preapproval, and compared to what he could offer, he then stated he could not help me. Understandable. The part where I have an issue at is me wasting my time. I drove 45 minutes to get to this place on top of wasting gas to get here. You could have told me over the phone that I was not a good fit for your company based off of the numbers that I had given you. You wasted my time, energy, and gas. Nightmare experience. We bought a beautiful high-end home for over $200K, and they rushed us because they needed it off the lot. Well, unfortunately, they didn't have anyone ready for the install because the teams they are sending are outrageous. The installation and trim-out has been a nightmare. In installing the home, they destroyed it with negligence. They didn't do things in the right order, so our master bathroom was destroyed by a leak before we even took possession, and now we can't move in because they are taking over a month to get someone to make repairs. Here is a short list of some of things wrong with the home: - major leak in master bath, floor, wall in master bath destroyed - major leveling issue - possible leak under other bath (unsure) - water damage to various trim (unsure source) - barn door falling off wall - broken AC (they've now sent someone twice that can't fix it) - dangerous install on AC (looks like it will tip over and kill someone) - broken water heater - broken fridge - broken pocket door - nails sticking up from floor - torn vinyl - nails sticking up from boards on deck - crooked cabinets in kitchen - trim falling off of kitchen cabinets all over kitchen - half of the outlets in the home don't work - wrong color interior paint used for patching - general sloppy painting The trim out was a disaster. I mean "doors falling off the walls" disaster. Every contractor they send is worse than the one before. We had the home inspected, and our inspector was shocked that they tried to pass it off. We can see that there are leveling issues. They send their "experts" who tells us that they double checked and it's perfectly level. Of course we can see with our eyes that it's not - that's how bad the leveling is. We paid for our own inspection, and he provided reports with exact measurements. They were lying to us - it was not level. You can't trust these people. They will assure you everything will be just fine. Well we have made two payments on the house so far, and we still aren't even close to moving in. They won't even give us a timeline for repairs. They won't even answer our emails. They are such a mess. I don't know what's going on here. But proceed with caution. For a good LOL, take a look at how they installed the AC. read more

started off with a wonderful experience but ended up being really bad. nice people but they don't do the work they say they do. For a 350,000.00 home we expected nothing to be left broken and unfinished. but the ceiling trim remains unsealed, a cabinet frame is broken, a wobbly wheelchair ramp with literal ankle breaking rocks at the end instead of the quoted sand. what's the logic for that? screws poking out on the back stairs, a gaping hole in the closet wall for lack of a stud to hold the drywall in place. and now we have a hole in the floor from a messed up dryer vent so they made a new one to the side at an angle and it looks like dog shit. I wouldn't recommend Titan for anyone to purchase from. I would have never signed the papers if i had known this would be the end result. thank you so much Titan for disappointing us all. read more

Long story short, they work really hard to sell you a modular home that's just as expensive as a regular home, and then do shotty work. Then don't fix the problems in a timely manner. Finally shows up 2 months later and now we have to wait another month just to move in because of their lack of coordination and accountability. You should just go somewhere else if you want an honest and positive experience. Bottom line is they can't be trusted. I've warned all my friends and you should too. Support a business near by that will take good care of you. These folks will tell you everything you want to hear...RIGHT up until they take your money. Then you're SOL. And now they're trying to convince me to take the wrong house they delivered. And they won't take the home back off my property. And won't have my CORRECT house delivered till the following year. AND when talking to Rich (the GM) over the phone he intentionally HUNG UP. Please save yourself and DONT use titan. The WORST service I've ever experienced/seen in my lifetime. I know negative reviews do nothing but if we can save one family from going through what we went through I did my job. Of course the salesman in the beginning tells you exactly what you want to hear. Gets you exactly where you want to be. Once they have your deposit plan on never hearing from your salesman again. After your loan is signed and finalized expect to be treated horribly. They already have you in contract so they drag their feet with everything past that point. We called every week to ensure our move in date was on time. They ensured us every time we were right on track. Four days before we were set to move in the informed us they still needed to put in for the final survey. The contractors they work with are horrible. They are beyond lazy. It took them three weeks to finish the back patio which is the excuse we were given for the delay in our move in. If you do not stay on top of their contractors nothing will get done. Titan will not help you move construction along. You have to call Titan to get the contractors numbers so you can push them to finish. We had one person the entire experience help us so much and she ended up leaving titan for another company. We had to get short term lease apartments, yes plural, because they couldn't get the simplest things done. They don't care that they made us almost homeless with a 6 week old. Moving onto the home itself, subpar at best. The floor is already bubbling and we have yet to move in. The walls have chips. Edges look sloppy. None of the appliances match. When we went to sign for the keys the lady didn't even want to tell us what we were signing. She seemed annoyed at the fact I was asking questions. As all of them react when you inconvenience them in any way. Save your time and money and just don't do this to yourself or your family. We learned our lesson as first time home buyers. read more

Off the bat, they were the only place actually open on a Sunday... which is most working people's day off to do shopping like this, so I pulled in. Michael Dearing was in the office, and we spoke about my property and home needs. He then gave me a map and a door key to all the units on the lot, and let me explore at my leisure. After I finished, he gave me very detailed - all in pricing for 2 different units, answered my questions, and I was on my way. He's a salesman, so of course he's pitching his product, and explaining why they're superior, etc, but he was never pushy and didn't try to run my credit or anything like that. I'm still in the research phase, and exploring all my options, but my experience with Michael and Titan was very positive today. Slimy! I also just wanted to have a good look inside the homes, and knew already what prices of home I wanted to see. They insisted they needed to run my credit, which I declined. They continued, telling me how it was a 'soft pull', and how it wouldn't ding me, and that I really needed to let them see my credit score so they could give me a better deal. I declined repeatedly, saying I just wanted to see a home that was under a certain price. I then wandered around inside the one house that fit my criteria (for price) with that salesman, and then when I came back inside, the salesman disappeared into the manager's office. He came back out with a highlighter scribbled on it--much like a car salesman does--telling me that if I agreed today to purchase the home, they would give it to me at the special price. I expected that. What I did not expect was that he then demanded my driver's license in order to "seal the price". I said, I didn't want the house, and I wasn't giving him my driver's license. He got very pushy, insisting that "what can we do to make this home a "ten" for you?" (I'd said it was a 7 on my scale). I said 'nothing'. He kept saying, well, if it's the price, we can work on that, give me your driver's license. I was basically rude and practically ran out. Previously I'd been right down the street at Palm Harbor Homes. The salesman in there wasn't pushy, only asked me for the basics (name, address, phone number so we can bug you later), and when I declined my credit to be run (apparently, this is a normal request) he just dropped it. Go to Palm Harbor. They were much nicer and didn't call me the next day. I blocked Titan Factory Direct's number from my phone immediately after the salesman called me, going on and on about how they could work a deal, how can they help me, blah blah (voicemail!), and in all seriousness when I left here yesterday I wanted to take a shower to rid myself of the "ick" feeling of being slimed all over. What I don't understand is why a person can't just walk into one of these places and just simply ask to see the homes without all the sit-down and questions and such. If you go to one of those sites where they're building homes, you just walk on through and look at everything. This place (more than any of the rest of them) made it a horrible experience. I just wanted to look! Update: after ignoring their phone call, they then sent me an email (I wish I hadn't provided it, but oh well). It's a gmail, and believe it or not, they tried to start a hangouts call with me! I was stunned. First, I ignored their phone call, then, I replied to the email saying, I'm not interested please don't contact me again, and then they tried to hangouts call me?? Simply unbelievable. First and foremost I want to give a huge thank you to Clemente there at the Titan Factory. From the moment we sat in his office and now he has provided us with exceptional customer service. We have not yet signed our final closing documents but are almost there. Clemente was not pushy in anyway. He understood that we were the customer and worked hard to help us obtain exactly what we were looking for while not setting us up to see something that was out of budget and wouldn't work for us. He was available around the clock and is very prompt with his responses. I'm glad we took the time to stop by because he's helped us obtain a really good deal on 3 acres when initially we were thinking the possibility was only .5 of an acre. Worst customer service I've experienced and truly ruined my boyfriend and i's experience. We are first time home buyers and we're very excited to get more information on some homes we had searched online, pricing etc. we were handed off to ABBY. During the process she tried to get us to sign a paper just to see a floor plan. Then after we denied she got upset. She then asked us to sign a paper just to see pricing of the mobile homes we had looked at, of course we declined because there is no reason to be signing anything when we are looking. Of course she got upset again. She then proceeded to go over a house pricing that was way over our budget, which we gave her all of the information needed (budget, bedrooms, bathrooms) etc. she left the room and her GM came in and explain pricing and she may have another one for us and at this point we just wanted to leave. I had let her know we don't want to move forward due to the awful customer service and she proceeds to say "well that's how she feeds her kids", which I understand but now she is missing out on a potential sale that could've helped her "feed her kids". They were extremely pushy and forceful. Just trying to get a sale, not caring for the customers needs or expectations. Completely ruined the excitement for us and we would not Recommend this location at all. We will never go back and I HIGHLY recommend the Georgetown location. read more

WORST CUSTOMER SERVICE OF MY LIFE: I had only been there a few minutes when the salesman began trying to convince me to let him run my credit. I really just wanted to take a look at the interior of a home, but he spent almost 10 minutes explaining the benefits of letting them check my credit report. Finally I told him not to worry about the financing aspect, that I was confident I could get that on my own. He went to speak with his boss. 10 minutes later they both came back in, and his manager, Rick Minor, proceeded to lecture me on how I have zero chance of finding a loan for a commercial enterprise. Maybe he's right, but all I wanted to do was look at a house. He was aggressive and condescending. I asked if his point was that I should just walk out the door, and he said, "No, you're not listening. You're going about this backwards. You need to find out how much of a loan you can get approved for and THEN start shopping for homes." I am still confused about his behavior but can only assume he was about to give me another sales pitch on obtaining financing through his company. I stood up and asked once again to see an interior before I left so that this wasn't a complete waste of my time, and he smarted off to me that if I wasn't going to buy a house there then I was just wasting the salesman's time. By the way...I was the ONLY car in the parking lot for the entire time I was there. In the end the joke is on them...we have enough money saved to purchase any house on the lot in cash. But because of the weird vibe I got from the push for my credit report in the beginning and then the rude behavior from Rick Minor, I didn't feel the need to share any more personal information with them. There is a Palm Harbor home just feet away from this location. Try them or ANYONE ELSE before visiting this location for a home. Rick Minor is intolerable and a real bully. read more

Worst customer service EVER ‼ after wasting 30 minutes with sales agent and manager - I was not shown one single home. - because I would not fill out pages of paperwork and let them hit my credit report. The store general manager FINALLY handed me a key and said I could go look alone. He stated his one agent had work to do even though I was the only person on the entire property. It is my guess that they are waiting on uninformed customers - young people, first time buyers, - to take full advantage. Because I was familiar with the process, they did not want to waste one single minute on customer service for me. I'm 59 and have NEVER seen such NON CUSTOMER service. We have replaced a sub floor in one room, a sliding glass door in another room, and thought we fixed the front door issue, but now its wet and moldy too. I am sharing also like others has done. I got a bad experience with this business today 9/7/19. I saw an add on CL online, about mobile home, I contacted the seller through the phone # in the add, that says the home was in Taylor, but the guy who is a Titan seller person told me that the home was in Georgetown, he asked me for a picture of the add I saw, and he say, yes still in the market. The long story short, I ended going today through an appointment to see the house ( I was thinking that) but "very true" what others say, that guy was very pushy, he texted me Friday afternoon asking me if was ready for tomorrow's appointment, and on Saturday morning around 10:30 a.,. again, another text message saying: in your way? very, very, very, pushy. You will not believe this part, this guy told me that there will be a breakfast for me, there was nothing, "don't offer what you don't have" I say to me. The guy was trying to be friendly, conversing about things, like what kind of job I do, etc. to the point he jumped taking a paper work, and asking me the first questions, I say I haven't seethe home yet, I am the only one who knows my financial situation, mean I need to see the price, from there we can talk, and will decide if I can or I don't. He never offered to see a home, he say, after seeing my reaction I can show you a house, I say I am not interested in more houses, just the one I already sent you the pictures in your add. But he was resistant to that, he at to me, I just wanted you to have other options! I was not asking for options!! To this point, I end my conversation, and appreciated his time, I did stand up from my chair, he sitting behind his desk, " listen to this" I extending my hands, saying: thank you so much for your time, and he refuse to seek hand with me, he moved out to a little kitchen, his face changed in a mad manner, unfriendly, just like a child when you hide his favorite toy!! I say: are you a professional? Those people are hungry of business is true like someone say it, going to see a real estate agent, does not mean you "need to buy a mobile home" specially when they have refuse to show you some homes!!!! BE CAREFUL, I was very well prepare when I went to see that guy, he is on his 25 maybe, I am 59, I know where I am, and I know what I am looking for. I don't know where to start. I have nothing but great things to say about Titan and Dave Genin, the General Manager. We were defrauded by Nils Dekau of Clayton Homes and then Mike Bueker and Mace Higgins of Palm Harbor. So as our last and final attempt at being a first time manufactured home buyer, we noticed Titan located between Clayton and Palm Harbor. We had never heard of them before. We met with Dave and explained the predicament we were in. We took a look at the homes on site and could tell by just looking at them that their quality far exceeded that of Palm Harbor and Clayton. We immediately placed our order. The process took two days. At Clayton, the process took several months. Dave was extremely transparent from day 1 to the end. There were no hidden fees, charges, or surprises. My mother-in-law and I toured the factory. Wow!! They are a solid, well built home. Unfortunately, we were unable to find a lot in River Ridge so amazingly enough, we got all of our money back. On the other hand, once we figured out Nils' scheme, he refused to give our deposit back. So if you want a great home and over the top customer service, you have to go to Titan! You can't go wrong. Steer as far away as you can from Clayton & Palm Harbor. My experience was less than desirable. If you shop here, expect to be lied to and expect the general manager David Genin to cover up and make excuses for his shady sales reps. They don't care about honesty and what you want, they only care about the commission they will make. The sales rep I worked with is Dona Chambers. She tried to sell me a home that was way over my budget and she tried to slip in things that costed more without asking me or telling me first, when I asked if there were any other homes they sell that are less expensive and comparable in size to the one she wanted to sell me she told me no, when in fact that was one of the many lies she told me (and that is just the tip of iceberg pile of lies she told). Through my own research I found they do in fact sell a line of homes that are more budget friendly and the size I need. The ONLY reason I completed my purchase with this joke of a company is because I got a land home package, and the land was a great deal and I really wanted it. We had already put the land under contract through Titan when I discovered just how shady my sales rep really is, otherwise I would have backed out and took my business and money somewhere else in a heartbeat. Save your money and time and shop somewhere else. If you do choose to shop with Titan on Ben White, do your own research, don't take their word for anything. Bought the top of the line, most expensive one they had, single wide. The guy they sent to line everything out after delivery went to fix the shower that wouldn't spray hot water, and ignited a toxic sealant. I came home to all of my windows open and all of my clothes with black ash on them. The promise ticome back in 1 year and realign everything never happened. Here I am 5 years later, my front door is still crooked, the first guy didn't align correctly, bad work. The drain in my shower corroded, I have a water leak now, 50% of my windows are bowed, all of my sink faucets are faded and the carpet has pulled 1 inch away from the walls in the whole length of the hallway, shower spout rusted and shower drain corroded, crushed and I have a leak and mold under my house. I have kept up with all of the Re-leveling of this house so that's not the problem. I paid as much for this single wide as I could have for a double, thinking it would be High Quality, but what a waste. Buy something cheap, cause it's all you get from them. read more
