Besides making the sale as smooth as possible, Joe also helped me with the move itself. He definitely turned a pretty difficult process into a relatively easy one. He undersold the home, now that it's all hooked up with power, plumbing, AC, it is way nicer than I hoped. I literally spent a year researching mobile homes, visiting dealers, talking to other owners before settling on Joe and a used home. It was the right decision. You'll have a hard time finding people more honest and straightforward, and I could not recommend anyone who deals with mobile homes more highly than Joe Conte.

I live in CT and this would have been my winter home. She told me the home would be move in ready and I asked her all the questions regarding condition of the home. The only mention of anything negative was: vanity needs to be replaced (in listing description). I asked what that meant, she said the husband has dementia and left water running in primary bathroom sink. That is was just a little damage, no sub flooring needing replacement and only mildew. IT was MOLD! And beyond her description. She sent me a photo but failed to show the entire area. I also asked her about the carpets and she assured me that they had at least 2 years wear left to them. I asked for a video tour and she kept stalling stating she doesn't normally do this, but finally did and the area where there was a bloody hand print on dining room wall; she has a standing fan placed directly in front of it. Also blood soaked living room carpet and splatter behind credenza. I said why didn't you tell me about this? She said it's spaghetti sauce. Roger the pest control owner, said mam that there's blood! She said no one was murdered here. I said we didn't say there was. I arrived on 4/25 for the walk thru with the pest control men with me and when she opened the door we were hit with a gust of extreme hot air. The AC was broken and by the condition of the home, it had been not working for a long time. The owners haven't lived there she said due to health issues. When I contacted her so called broker, Michelle Vanderbilt in an email and told her what happened and that I wanted my 3k deposit returned, I received an email from her stating they were going to report me to the local authorities and to contact their attorney moving forward. They aren't even realtors. They are basically car dealers, that is what they are licensed for. And also Michelle is not Tanya's broker, they both claim to be President of AMH Sales of Tampa Bay. All of us were in the process of rehabbing our homes from Ian until a brand new home was being offered to us by an organization so 5 of us gave up our homes and the $$ we already placed in them for a new home. These homes were not free. The offer seemed good however Leecorp Homes Lied and deceived all of us. Leecorp Homes drew up plans and submitted them to us and it looked ok. Once the homes and carports were in place we noticed they placed large steps right in the middle of the driveway leading to a side door into the home leaving no room for our cars, what is a carport for if you cannot park your cars under the carport? When I asked about the steps in the carport I was told by Joshua "When you close on the mobile home you can put the steps in the back and use the front entrance" This of course leaves an entrance door to the side of my home with a 5 ft drop to the driveway.. In addition we were told we had to close on the property before we could do a walk through. Wow, what are you hiding LeeCorp Homes? We found out, the 2 bedrooms were so shorted in sq footage it left the 2nd bedroom too small to place a bedroom set in it. There was unfinished work in the homes. When I asked when the walk through would be, they now stated there would not be a walk through I had a year to make a one time list to give it to them. I have water damage that could turn into mold and I told them lots of insulation was blowing through the airduct in my Master bedroom and Bedroom, Joshua response was, "It will all blow out" I just had a repairman here who could not get the appliance out because it was not installed correctly and crammed in the exhaust duct. A neighbor said Cabinets are falling down already. Leecorp Homes work ethics, customer service, honesty, integrity and workmanship I think are the worst I have seen.
