Between TYLER (current property manager) and ARIANA (district manager), this place has gone to crap. I lived here for about 6 years with minor issues. When Tyler came into the manager position, things changed rapidly for the worst. From not taking action on complaints regarding tenant situations (residents nit following rules) to being just plain rude, TYLER (not even properly qualified) has caused a bitter taste in several tenant's mouths. Speaking of TYLER, let's talk about his favorite past time: smoking weed. He lives on property and terrorizes his neighbors with the prevalent smell of marijuana flowing through their vents. Funny, considering smoking indoors is a clear lease violation. Roaches are prevalent. I refused to unpack the first month of moving in because I saw roaches on the ceiling, walls, and in my bed. I finally was able to figure out a roach abatement regimen that worked well for me. The dumpsters are over full consistently. At one point, the office tried blaming it on the city, but after several phone calls, I found out the property has a private trash collection company. Apparently, someone didn't pay the bill. We had to live with full dumpsters for several weeks. Visitor parking is a joke. There aren't many spaces available and you see the same people parking in them all the time. I can only assume they live there, but aren't on the lease and didn't want to pay for a parking sticker. All the appliances are antiques. My electric bill ran into $300 during summers due to the age of the ac. If you decide to view this property, just ask any of the current residents (out of management presence) what they actually think of the property. I'm sure you'll hear a LOT. There are several current residents stuck in their leases that want to move out BECAUSE of TYLER MOLD. I didn't realize how bad the mold was until I moved my furniture out and saw the damage to my solid wood furniture. There is definitely an issue with water entering ground floor units from the outer walls and windows. Maintenance is GREAT! Carlos runs a great team. It's just management that needs a refresh. If you move in and have an issue with on-site management, good luck! When I inquired about wanting to make a formal complaint to corporate about how things were going on property, TYLER smirked and said, "You can call corporate, but they're just going to push it to Ariana and she'll just give it to me." Is this the way you operate, @FDCManagement? And PILAR... What used to be a kind, pleasant presence in the office has now become bitter and not so friendly. I can only imagine how awful it must be to work with TYLER. When I was reporting an incident, she said, "If you're so stressed out here, why don't you just move?" WTF?!?!?! On 12/31/25 all four tires were stolen from my vehicle while it was parked at the parking lot by the second entrance I discovered the vehicle on 12/31/25 7:00Am. Significant damage was caused, and the vehicle was rendered undrivable. A police report has been filed , and photos documenting the damage are available upon request. What is especially concerning is that I am aware this type of theft has occurred previously within the apartment complex. Given the repeated nature of these incidents, it appears management was--or should have been--aware of an ongoing safety issue affecting residents' vehicles. I was not notified of any prior incidents nor warned of an increased risk in this area. This serves as a formal request for the following: * Written confirmation that this incident has been documented by management * Information regarding any existing cameras on the property and whether footage is being reviewed * An explanation of what security measures are currently in place * Details on what immediate steps will be taken to address and prevent further incidents (e.g., increased lighting, security patrols, cameras, or resident notifications) While I understand that apartment communities often disclaim responsibility for theft, management does have a responsibility to take reasonable steps to address known and recurring safety issues and to notify residents accordingly. The lack of preventative measures or warning in light of prior incidents is deeply concerning. I am requesting a prompt written response addressing the above points. I would also like to discuss reasonable accommodations or resolutions moving forward, given the financial loss and safety concerns resulting from this incident. After I wrote this honest review about tires being stolen and other security issues, and the manager said she would call me, claiming I was "trying to ruin the complex's reputation." I found this extremely unprofessional, as she seemed more concerned with protecting their image than actually addressing the ongoing problems. Now that I posted this review, she's stating that I am not a resident just to make the property look good but that's ok. The photos speak enough for itself, and if the other residents were to speak up to then maybe we're able to actually resolve this ongoing theft problem. You never think it's going to happen to you until it does. Instead of addressing the issues raised, the apartment manager contacted my mother regarding my review and has continued to make repeated contact with my family to ensure it is known that she is upset about what I wrote. This behavior feels inappropriate, intimidating, and crosses personal boundaries. Reaching out to a resident's family members over a review is unacceptable and has made me feel threatened and harassed rather than heard. Reviews are meant to provide honest feedback. Management's response should be focused on resolving concerns, not retaliating or involving family members. This experience has left me deeply uncomfortable and raises serious concerns about professionalism, privacy, and tenant treatment.

After reviewing all of the webpages, speaking with dozens of representatives, and touring a couple of complexes, I felt confident about moving into Zòcalo for two main reasons: 1. For the price of $1126, an 8th month lease for a 2 bedroom, 876 square feet, newly renovated - never lived in, top floor apartment, was unbeatable and the main selling point for me. I was also drawn to the fact that 1A. everything from the bathtub to the laundry machines in the unit were new, 1B. the community is well cared for and still up and coming, and 1C. the amenities of the filtered water station, lounge workspace, weights room and the additional yoga/dance studio make the complex a wholistic space. 2. Desiré - the Assistant General Manager, was one of the most helpful and patient leasing representatives I engaged with. After asking over 50 questions, reading the lease word by word, and maintaining a high need for communication, Desiré consistently responded and additionally went above and beyond to address matters I didn't directly bring up, but she knew I'd care about. The cherry on top was when she respected my partner's pronouns and didn't assume their gender - which is rare here in Texas, but important and affirming as queer people. Pro tips: 1. Check-in and write a review on Yelp if you'd like to take advantage of the $30 application credit. 2. If you're an educator, veteran, first responder, or medical practitioner, ask if you're eligible for a waived deposit! 3. Ask about the available units and if you have a particular preference of placement, ask if you can view a specific one. Because of COVID they're tryna limit the number of folks in the space. 4. If you aren't using an apartment locator, check out @fancyapartments_htx on instagram - as they offer a move in credit for including them in your search and referral process. All in all, I am beyond excited to be moving in in a couple of days and am grateful for having found such a gem. But for Spring Branch, it's probably one of the better complexes you're going to get. Best bet: Just don't move to SB lol. It's kind of a s*** hole. - Maintenance is okay and selectively responsive. Many problems that came up with maintenance, I believe, stem from lazy office management and their refusal to communicate. The property is maintained well. - Pet friendly, and other pet owners are courteous and cool. The people compensate for the nasty management. - No major issues with pests, as long as you stay on top of having pest control every couple of months. (Note: They only spot treat) - A pro and a con: They leave you alone for the most part and are not intrusive. But when you actually need something, they still ignore you. Cons: - Management: The biggest reason I can't give this place 4 stars. It started off much better here when I moved in. Only one manager has stayed (Ericka), but she doesn't respond and does not care about getting to know you. Neighbors have expressed the same sentiment. Just overall nasty staff to deal with who seem oblivious to how awful they are. They recycle staff almost daily, which is a sign of a complex going downhill. The best managers have not lasted more than a few weeks, and it's such frequent changes that they have no clue what's going on, and make it clear they don't care to. Calling the front office, you will be greeted rudely and talked down to like you're stupid, and don't expect an email response despite the importance of putting things in writing. You'll be ignored. - Safety: While it's safe-ish, management seems to work hard to make it as unsafe as possible. My car was stolen out of the lot. Cars and trucks always have windows smashed, trucks up on cinder blocks, gunshots aren't uncommon, and there is always a non-working gate that they ignore for months. 9/10 chance your car will get jacked, smashed, or something similar, and management will begrudgingly (if at all) send out a text that it's YOU who should be more diligent. God forbid they do anything about it. - Plumbing: There is a serious plumbing issue with this place. My apartment flooded with what smelled and looked like sewer water at least a dozen times. They ignored it the vast majority of the time and told me to have my insurance deal with it. That is their answer to everything, so they don't have to do anything. I've spent hundreds of my own money on repairs and lost so many belongings as a result of the flooding that happened weekly for a while; it's unreal. When I moved out, it was evident that I had been living with black mold hiding in places all over the place. The building is literally sinking into itself, and the floors are all warped by plumbing issues. My upstairs neighbor had a literal cardboard box placed on his ceiling to stop a leak that had been coming into my apartment as well. Unsurprisingly, the leasing office ignored his emails, calls, etc., and as I heard, he still had that cardboard box covering a hole in the ceiling. -Move out: Since nobody knows what's going on there, the leasing office came pounding on my door days before my move-out, and when I called the office after waking up, one of the fly-by-night leasing agent ladies was as rude as ever, acting like it's my fault she didn't know when my move-out was. And then they charged me extra for the days that they miscalculated. Sorry, but how's that my fault? Not my problem that they f*ed up. - especially after a year of neglecting a mold-infested apartment, refusing to replace a fob after my car got stolen off their un-gated, unsecured lot, and not replacing it for 4.5 months, but still charging me monthly for it and -surprise- ignoring all emails and phone calls about it. Unfortunately, this place had a lot of potential a few years ago. But they stopped caring, and so the place just went downhill. Wish I could recommend but honestly glad to be gone.
