BUY LOW - lower than my final submitted counter offer SELL HIGH - higher than all surrounding avails per sq ft If you want; attention to detail, reliable guidance on market trends effecting your sale/purchase, precision with fast-paced deal making and most importantly, accurate instinct...you won't find anyone better. Gus doesn't earn his commission hanging balloons or putting out sandwiches, he earns it by doing the hard work of getting the best possible price. FULL STORY: PART 1 - THE INTRODUCTION: I met Gus while strolling through an open house in Montecito Heights. I knew I'd be selling my house in Glasell Park in the near future, and most likely I'd be in the market for a new place shortly thereafter. Unfortunately, the sale of my home was pretty complicated. It was the result of some extremely difficult personal circumstances. For this journey, i would require more than just a sharp real estate agent. This job required the voice of a strong business mind, a patient teacher, an understanding diplomat and at times, a trusted perspective. After meeting several potential agents, my instinct told me to go with Gus. PART 2 - THE SALE: As we were getting ready to list, home prices were beginning to soften. Despite conventional wisdom of listing at a lower price to garner a frenzy of offers, I asked Gus to list high - $688 per sq ft (this was incredibly high against the 475-550 average for that area).  He suggested going lower but felt that if I must list high, there's a chance we could grab a few interested buyers based on the unique and highly desirable features of the house (beautiful views, privacy, original maintained mid-century modern, etc). As Gus predicted, there were decent open houses with limited interest. Not enough to capture a buyer. As a result, almost a month later, we adjusted the list down to $645 per sq ft. It was low enough to attract a stronger response with multiple offers. Two weeks later, I accepted an offer for what would become $664 per sq ft.  Almost $200 more per sq ft than other listings in the area. PART 3 - THE PURCHASE: With the sale of my house behind me, it was time to find my next home. Prices for houses were starting to soften a bit and while Gus was doing his best to find listings that matched my criteria, LA inventory was slim to none. We expanded the desired neighborhoods, compromised on my wish-list, but nothing hit the mark. A house at the top of my price range appeared in a location that hit my target. 1st step through the doorway...this was my house. Not only had Gus helped educate me through the selling and buying process, but he helped me develop a clear instinct of knowing when it's the right time to go "all-in". This was that time. Gus took all my excitement and hunger for this house and didn't just help me stay in the running, but nudged me to the front of the line. 3 weeks later, I was 24hrs away from a potential accepted counter JUST above list as Gus predicted. BUT, for whatever reason, Gus looked a little deeper into the final terms and learned there was an additional option that would allow me to purchase AT list price! He could have easily moved-out on my accepted higher price and pocketed some extra cash, but he chose my best interests over his commission. Final result, I went into escrow paying  $389 per sq ft in a neighborhood that averaged $400+ From there, Gus stayed in lock-step all the way through the lending process, offering assistance to ensure I was getting the best rates while keeping the seller comfortable until closing. It wasn't until all was completed that Gus and I took a seat at his brewery to have a beer and recap some of the nail-biting moments that occurred throughout the process. Some of those moments were unbeknownst to me until we were closed and I had the key to my new address in-hand. FINAL THOUGHT: Gus, if you're reading this...successfully buying this house was like the ending to Miracle on 34th st. You helped me find my dream home, or I should say you helped my dream home find me. After our introduction, what we trudged through and where we wound-up, this adventure had a pretty great finale. There's only one thing that would have made it all fall into the category of a cinematic ending...unfortunately, I leave this story where it began. My dream house will always feel a little empty, because it's missing the person who was here with me when I bumped into you at that Montecito open house. Thank you greatly my friend.
