Excellent stay. The unit with the den was spacious and the den can certainly be used as a second bedroom. Lots of storage space. High speed internet is available and was pretty stable with Spectrum. Nice pool. Never had issues with cig smoke. The complex is very quiet and kept clean. In almost a year, I only saw 3 cockroaches which was a nice surprise. Mia and Dianna are pleasant and responsive and so was Joel (maintenance guy). Highly recommend. read more

I moved here Aug 2023 with my roomate & my dog & have no complaints! I immediately loved how dog friendly the neighborhood is as well as accessible to the shopping centers, freeways and restaurants. The apartments have a decent sized dog park in the back corner, plenty of parking, small pool area & a laundry room. Not having in unit laundry may be my only downside but I don't mind at all considering the location & price! Neighbors are friendly & the leasing manager Zoee has been extremely helpful being as responsive as possible as well as their maintenance team which is much appreciated! I have lived within the Tramor Properties going on for 2 years now and I can say after living in various apartments throughout Austin, The Tramor at Creek Village is my favorite place to live yet. It is not glorious as far as amenities (it's a small property) but what makes up for that is how efficiently everything works. Parking spots. There is always a readily available parking spot available. This may seem like a small thing, but having visitors or coming home late is nice when you don't have to drive around searching for a spot. Maintenance. I haven't had many issues with my unit, but whenever I used their online request system I always had somewhere there to fix whatever it was within that same day. I was expecting to take 2-3 days, but somehow someone comes knocking on my door to handle the work order. Location. This to me is the perfect location to be near downtown, without the downtown drama/traffic. Theres easy access to get south or north with hwy 360, mopac, and 290 all nearby. The biggest reason I love living here are the actual property managers. They are actually happy people who dont mind helping you with something. Whether it's a question about a unit, late payment, or just small talk...they take the time to keep things easy and simple. Especially during this covid season with many people losing income, the property manager was willing to work with residents to help. They're not trying to nickel and dime you for everything. It's almost as if they want you to stay. Diana is the property manager and she is the prime reason why I feel very comfortable living in one of her units. Definitely worked with me on numerous occasions. Its easy to complain about things when people are upset about something, but it's just as important to make sure good things are said about good people when they help you. Diana and her team have all been a delight. The only negatives about the Tramor creek is the small pool, not hot tub, and there's not laundry connections (there's a laundry room near the office) Also there is a small dog park. I dont have a dog, but if i did, I'm sure its nice to have a small gated dog area to let them sniff grass and whatever else dogs do. read more

Honestly, DO NOT LEASE HERE! The pictures of this apartment looked very good online, and the staff were courteous and helpful when my roommate and I came for a tour. We were told we couldn't see the exact unit that was available, but the one next door was very similar. It was under construction, but generally looked fine. They also showed us photos of the unit we'd be applying for, which also looked fine. We applied and signed a lease to move in about a month later. I picked up the keys this week and was shocked when I saw our apartment. The Bathrooms: They have all kinds of water damage - peeling paint on the ceiling and walls, BLACK MOLD in the caulking and grout, some rotted wood on the cabinets and baseboard around the toilet, rusted metal, the list goes on. The shower tile had been painted over with some kind of seal, but it was peeling away. I guess they thought hiding the mold would make it go away. There are no bathroom fans. They clarified that none of their apartments have bathroom fans. Some have a window. Some don't. It's no wonder there are so many moisture issues. I asked the apartment if they could provide a dehumidifier for the bathrooms. No yes or no response, only that these apartments are "just built that way". There are water stains and bubbling paint underneath the sinks, as well as some leftover roach bait and a few ROACH DROPPINGS. The musty smell is horrible and permeates the entire apartment. The Kitchen: Fairly new appliances, a new (kind of sloppily executed) tile backsplash, and original 1980 cabinets complete with a large hole in one corner (perfect size for a rat). The rack in the freezer is rusty. The drawers were filthy. What looked like years of accumulated crumbs were shoved back into the corners and sides, not to mention a few dried spots of mystery food. I tried scrubbing them and my paper towel came back in shades of red (tomato sauce?). I don't expect an apartment to be spotless when I move in, but this is unacceptable. The sink handles were extremely loose, but they worked at least. I recommended this place to a friend of mine right after I applied, and I completely regret it. She wasn't allowed to see the actual apartment she'd get before moving in either. After this mess she might look elsewhere. TL;DR - DO NOT sign a lease here. I lived here in the fall of 2013 to the summer of 2014 in a 2 bedroom/2 bath apartment. I really enjoyed living here! I even wanted to renew our lease, but my roommate at the time was hell-bent on finding a house to live in. Based on my experience alone, I would definitely recommend this place to anyone looking for something small & affordable in a great area. So many pros to this place: our rent was cheap at the time (I think they may have raised their prices since), the location was great, and it was quiet with respectful neighbors. Never had a bug problem or any issue with our utilities either. I loved the open bar that connected our kitchen and living room, and all the windows were great for natural light during the day. The kitchen was very small and not much cabinet space or counter space for that matter, but it wasn't a huge issue for us girls. The women who work in the front office were always nice to us and helped us with any questions/requests we had. The only con I can think of is that our dish washer never worked, but we didn't really need to use it anyway. One day our door lock broke, but we just called maintenance and they came right away to fix it. This location is great if you have a dog; there's an open field attached to the school across the street where people go to let their dogs run around. You're also in walking distance to a lot of restaurants: Pluckers, Red's Porch, Kerbey Lane, Torchy's Tacos, and a bunch of others that have just sprouted on Lamar. You're also so close to the coffee shop/bar Radio which is my new favorite hang out spot. You're surrounded by different options of grocery stores: Sprouts, Wheatsville, Randall's, & even Target (I wish there was an H-E-B but hey). You're also right in between two bus stops, one on Manchaca and one on Lamar, which are easy to navigate. If the price was right, I would totally live here again. read more

Great place to live if you want to continuously break the lease without any kind of consequences! Obviously management doesn't care about noise issues and won't enforce them. I've been complaining about CONSTANT noise from a neighbor for ten months with no action taken aside from "we notified the neighbor." Since it's a pandemic, I can't realistically leave my apartment during the day to work somewhere quieter, and the noise often happens at night when I'm trying to sleep (and can't be drowned out with earplugs and two white noise machines). Some noise is to be expected living in an apartment, but this is a ridiculous level, and this is coming from someone who used to live in West Campus. The apartment office also has a "mask required" sign on the door (as it should), but the office employees have always had their masks off when I've entered. It's obvious that they don't care about keeping others safe and the precautions are just for show. I am on immunosuppressants for an autoimmune condition, so this is especially concerning for me. Also, don't bother using the laundry center here--if the machines aren't broken, they get stuck and won't complete a cycle. There's also a very inconvenient system of having to use a "laundry card" that can only be refilled in the front office. I like the location and apartment unit itself, and the maintenance guys have always been very nice & helpful, but I'm incredibly disappointed in apartment management as a whole. read more

I've spent most of my childhood in Section 8 housing and this is by far the worst apartment complex I've ever lived in. The staff has no people skills what-so-ever, the main office person Sarah treats the tenants with no respect at all. Today, after 5 years of living at Creek Village, we were 20 minutes late paying our rent. Instead of letting it slide because we've been such good tenants and because we were only 20 minutes late, the staff decided to charge my wife and I the 75 dollar late rent fee. Maintenance is joke. They raise the rent constantly without ever upgrading things on their property. Their laundry room is a mess, with typically 4 out of the 5 dryers broken. We've had the maintenance guy out to fix the same kitchen drawer 3 or 4 times and it's never fixed. One time boiling water was gushing out of the upstairs neighbor's apartment on to our back patio where our dog relaxes and when we told them it was happening we were called liars. It also took them 6 months to change a lightbulb at our front door, which is another safety hazard. The only thing they claim to "fix" is that they now have a Dog Poop DNA service that makes them be able to fine the owners of dogs who pooped without cleaning it up. And you still see dog poop everywhere on the property because Sarah and Gracie (the leasing agents) are too lazy to actually walk around the property to do their job and inspect things. In summary, if you're moving from out of state or don't know the city well, avoid this apartment complex like the plague. My advice is to move into one of the "luxury" mixed use apartment complexes on South Lamar. They look expensive but you're only going to be paying about 100 more dollars there and it will actually be worth it unlike this disgusting apartment complex. If you don't want to take my word for it, look at the other reviews. It's all from people who have either just moved in or left the apartment complex to go to better places and don't understand how bad it's gotten here. EDIT: Just looked through some of their photos. If you are looking a new home, look no further. This is the place you want to move. Between an attentive staff, friendly neighbors, and walking distance to Sprouts, Target, Starbucks, Red's Porch, and MANY more....what else could you want? This complex is a hidden gym along South Lamar. Tucked behind Ann Richards School for Young Women Leader it has minimal traffic, (unless school is getting out) so you'll never have to worry about getting stuck in a long exit line on your way out, or in from work. Also, by having a light available where Panther and Lamar intersect it reduces the amount of time you wait before continuing your commute. Coming from a complex which was off Lamar, I can tell you THIS WILL SAVE YOU TIME. The staff is also top notch. I can not say enough amazing things about Grayce, and Sarah. I have a rescue who is extremely timid, and protective of our home whenever we are not present. Sarah and Grayce have both extremely understanding and accommodating when it comes to fulfillment of work orders / pest control. They always make sure to reach out, and let me know of the time in advance so I can make sure my pup is taken care of. Again, coming from another complex I can tell you this is not the norm, and really sets this complex apart. I live in the 1-1 study. Recently renovated. Do not be fooled by the outside of the building, this is a luxury apartment. Between granite counter tops, custom back splash's, fans (w/ remote) in every room, and amazing new porcelain wood floors. A very good community that keeps getting better. And its in an amazing neighborhood that includes Central Market, Apple store, Imax, Tribes Comics, Baker Street, and Rockin Tomato, plus its a short trip to Barton Creek green belt. I took over a 6 month lease in 2014 and ended up staying month to month for 2 more years. The one bedroom plus study is massive and I loved the 11ft+ bartop in the kitchen/living room. Oh and there's google fiber! I have noticed some of the units have much nicer interior finishes than others. It seems like they are renovating most of them so just be sure to ask for details if you are looking there. read more

Antiquated apartment complex, you will get what you pay for. South Lamar is notorious these days for its general lack of affordable housing/renting, and this location will likely catch your eye when reviewing complexes within a certain budget. Dogs are constantly off their leashes despite us giving the front office a heads up regularly. People do not clean up after their pets as well - they boast of a "Pet DNA" deal, but I never saw that put into place. Likely a deterrence rather than an actual thing they do. Simply put, there is poop all over the complex and nobody seems to care. Cats roam freely as well, I counted about 3 or 4 during my time there that never seemed to have an apartment to stay in. Roach problems were a constant, as is the usual deal with older apartments. Pest control would come and spray occasionally, and we even laid our own traps to fix this, but they were overrunning our kitchen from the moment we moved in until our last day there. Probably due to all the holes in the wall and exposed piping throughout. Cigarette smokers are constantly stinking up the complex. There's supposed to be a designated spot by the street but people do it on their porches or in the dog "park" regularly. The laundry facility is a huge joke. $1 to wash, $1 to dry (it never dries on the first try - maybe about 3 rounds until it's not so damp). At least 3 machines are broken at once, and people leave it as a mess. One of the machines had a note showing it was out of service for 2 years, and yet nothing was done about that somehow, not even with rent increases. Wonder where that money goes to? All of these things could be overlooked if not for the staff. Sarah was extremely rude to us in our final weeks in the apartment. She accused us of intentionally destroying property despite us notifying them of needed fixtures and repairs far in advance (maintenance did an awful job fixing our door, which was jammed and kept us from getting out of our own second story apartment in the first place). Sarah's response to the door issue was "next time, break a window, it's cheaper." Word for word. Professionalism is clearly overlooked here, but that really wasn't all that surprising. She attempted to accuse us of domestic violence as the reason the door had been broken - absolutely, completely un-called for and an unethical way to communicate with clients. When I addressed this with her, she attempted to backtrack and give us the runaround on the issue altogether, as if she had never said that like a child. We were completely caught off guard and felt entirely disrespected, having been loyal tenants and always paying our rent on time. When we tried to follow up with her manager, he failed to communicate in a timely manner and would not follow up with us on this whatsoever. This actually brings me to another issue. Do NOT pay through their online system. They will 9 times out of 10 charge you twice, leaving you without money for groceries, medicine, etc. until they slowly resolve the issue days later. In one instance, they claimed we had not paid, and we paid a second time, unnecessarily getting charged twice in the process because they made a mistake on their own accord, and yet they had the audacity to charge us late fees as well. Completely predatory, yet incompetent and unorganized at the same time. For all of you looking for somewhere to stay that's affordable, please do not be deceived by this complex. You will save yourself the trouble by going somewhere else in South Austin altogether, maybe Oak Hill or the Y. If you go with this place, you will be dealing with rude staff, worn out appliances and structures, and poor communication the entire way. As far as South Lamar goes, you're better off shelling out the extra money for an overall cleaner and safer living space. read more

I have lived at Tramor at Creek Village for just over a year and I love it. It's a small, quaint and quiet community in literally one of the best locations in Austin, 78704. It's right off South Lamar, five minutes south of downtown and just north of the 290/360/Mopac interchange, so you can easily get to where you need to go throughout the city. You can walk to In-N-Out Burger, Peoples Pharmacy, Pluckers, Wheatsville Co-op, Gold's Gym, Pep Boys, Sprouts, Starbucks and Target. Central Market, Juiceland, Walgreens, Office Depot and the Regal Westgate Stadium movie theater are all just minutes away by vehicle. Zilker Park and Barton Springs Pool and the Lady Bird Lake Hike and Bike Trail are close by as well. I live in a one bedroom with a study. Since I work at home, it's nice to shut the door to the study and forget about work at the end of the day. The study doesn't have any windows which I like because I don't get distracted while working. The rest of the apartment has a lot of windows and natural light, especially the bedroom. The kitchen is HUGE with tons of counter space and cabinets. It has a very long bar that overlooks the living room/dining room combination. It's very open and flows nicely. The floors are hardwood with carpet in the study and bedroom. The bathroom is small, just a basic bathroom. But if you hang a lot of mirrors in it, it seems much bigger. It has a decent-sized walk-in closet, small hall closet and a large kitchen pantry. It has a small patio too. There is a fenced track and field across the street and on weekends and evenings you can let your dogs run free. There is also a dog park in the back of the property. There's a sidewalk around the track and field that takes up a whole city block that you can walk or run on anytime. There's plenty of parking and you can park right in front of your door most days. . The rent is VERY affordable for the area. And, surprisingly, my electric bill is never over $100, even in the summer months. The neighbors are very laid-back and if you have a maintenance issue, it's fixed the very same day. The ladies in the office are very nice and friendly and the leasing process is a breeze. And it has Google Fiber! I highly recommend Tramor at Creek Village and I will definitely be renewing my lease. It's so quaint and quiet and cozy and has a relaxing vibe. read more

I live in California and was moving to Texas in the middle of January. I saw a posting for an apartment on Craigslist here. From the starting point of applying through actually moving in, Grayce (manager, I think?) made e writhing so very easy for me. I was able to scan and email anything she needed and she answered every single question I had via email within just goes of my emails, sometimes minutes. She made it so easy to move 1,400 miles. I can't say enough about how happy I am to have found this complex. It's quiet, close to everything I need (Target is less than half a mile away!), and the apartments themselves are very well kept.
