When my husband and I looked at the apartment the reason we knew the apartment was vacant was because of my mother-in-law because she lived there in the building downstairs and so she gave my husband and I the information to the rental company who rented out the apartment, which was phan property management company ! And when we arrive to the company, there was this mean terrible receptionist there named Anna she asked how much income do we make so I told her and she told me that my husband and I didn't make that amount to get the apartment she didn't even bother to run her application she ripped it up and so we spoke with the owner on the phone the next day and he met with us in person gave us a second application and my husband and I told him we're on the section 8 program and added didn't bother to access the first time she just ripped up our application so we talked to the owner name Nat we explain we are on section 8 and we have the money the deposit and the rent money and so he gave us a second application and we was approved for the apartment Little. Do we know getting an apartment was a bad thing because it was a lot of headaches and problems as the years went by the owner or manager didn't wanna make any repairs the only thing they wanted to do was take our rent money and no repairs done long story short we end up moving and transferring to another property. They owned in 2009 at my mother-in-law passed and the same thing happened the owner and the manager didn't wanna make any repairs so eventually. Phan couldn't keep up with their apartment and sold it to new owners in 2023! So if you're considering getting the apartment from phan property management don't do it at all because it's a waste of time and money!

Furthermore, Cardinal Management did not update a homeowners Name and Last Name for 18 Months, the name on the Owners Registration payment log is incorrect, all mail from Cardinal has been address to the previous owner. This is deeply concerning , not updating the owners name can potentially compromised communications and is a serious breach of responsibilities as a Management Company. I was told by Danny that we would refund everything if only we moved out that month and it was already halfway through the month. Who is going to be able to find a new place that quickly?! I was constantly told by Carolina that they would "follow up with me that day" and I was calling almost every day to find some kind of resolution. After two pest controls visits there were STILL droppings from the vermin and live pests found all over the unit. The dishwasher that was originally in the unit wouldn't work because the vermin had chewed through the power wire! Not only that but i'm my wife is pregnant and I have a toddler and we were constantly displaced due to the things that needed to be addressed in the unit. Not to mention when I moved our fridge out of the unit so we could treat it for pests and the next day they had taken our fridge and stove! GONE! I have never been more neglected, disrespected, and illegally handled. I have been in constant communication with Los Angeles Health and Housing Departments and things are going to get very hard for for them very quickly.

Staff and management are negligent and response to any question you'll most likely receive is "I don't know" Below outlines the most recent episode in the saga with plumbing issues. After several weeks of maintenance visits the issue persists. When we advised the office we were contacting Health Department they asked us to please not to and to allow them to fix the issues. We've allowed weeks to pass for a resolution...none yet. I've contacted the Health Department regarding the ongoing issues with the plumbing in the first bathroom in unit. Maintenance requests show that for the past several weeks we have reported plumbing issues with toilet in bathroom. This began the same week there was a team out here working on the plumbing. The Health Department suggests sending a notification in writing so there is a trace of contact along with the work order receipts for each time we have requested this online or by calling the ER number. When maintenance comes out they unclog the toilet but the issue is reoccurring and is a Health code violation. I am sending this message along with an actual written notice that I'll deliver to the office. We have been tenants for over 5 years not missing a rent payment. The level of neglect for this matter is evident. The Health Department also suggests along with sending this notification that I ask for any communication from Courtyards at Southcoast regarding this issue be in writing. This morning when contacting the leasing office my roommate states she was asked to NOT contact the heath department but rather allow courtyards to handle the situation as if this were the first instance of this. This is a repeated situation. Reason for complaint: For the past several weeks my toilet has either reached the rim of the bowl or has overflowed spilling contaminated water onto my bathroom floors. We do not use wipes or excessive amounts of paper. When maintenance comes out they unclog toilet but as soon as the next flush, water again remains in the bowl laying stagnant. This a Health and safety concern that has been negligected by Courtyards of Southcoast management.

Instead of professional property management and peace of mind, I dealt with repeated neighbor complaints, marijuana odors, damaged and broken furniture, problematic guests, and financial issues arising from guest disputes and chargebacks. What frustrated me most was how these problems were handled. In my experience, GnG had serious issues with communication, guest screening, financial management, and responding when problems occurred. When something went wrong, I often felt that the risk and consequences ultimately fell back on me as the property owner. I eventually terminated my management relationship with GnG. I also received a business email from GnG in which multiple landlords' email addresses were visible because the recipients were not BCC'd. From that email, it appeared that a number of other property owners were also ending their management relationships with the company. Seeing other landlords' contact information exposed in this manner also raised serious concerns for me about how client information and communications were being handled. Based on my personal experience, I deeply regret choosing GnG Vacation to manage my property. Property owners considering this company should carefully ask how they handle guest screening, property damage, chargebacks, owner funds, communication, privacy, and responsibility when a reservation goes wrong before signing any agreement.

They're extremely clean, and you'll never have to worry about bugs etc. I moved to another part of L.A. five years ago, and I can say that no other landlord has put so much work into continually improving their units. I'm often on Craigslist looking for rentals, and I'm always happy when I come across their listings. The apartments I previously lived in have been remodeled and look incredible. My husband and I have compared all other rental homes to their properties. As for the negative reviews on here, I just wanted to add that they were nothing but nice to me, even when I wasn't always pleasant. For example, one time our in-unit washer wasn't working, and I contacted them. I was impatient and in a bad mood, and they got someone out to fix it fast. When my cat destroyed flooring in a unit, they were very understanding. They charged me to fix it, but it was a lot less than I expected. I mostly dealt with Brian and Mark, and they were great. If you ever see an opening at their 633 W Sierra Madre Blvd property, I highly recommend jumping on it. The units are so private and charming -- Especially the downstairs units with patios. No one can see into your unit, because the area surrounding the windows is gated in, and it's so peaceful there.
