Please do yourself a favor and read the REAL reviews on this company. Not the fake propped up reviews they themselves post to up their horrible rating. Every word every tenant has expressed I believe is fact. Just read for yourself. Rented for a while at one of their properties and not once ever did we see this so called prop management company show up to see the grounds. It was trash every 10ft. Their security only comes to harass tenants over parking. Not secure the community. Not ask the homeless to move along. Not to prevent theft or anything useful. Just tow paying tenants. Someone needs to look into their business practices and petition to have their license revoked. read more

I, do not recommend Cardinal Real Estate Management company. Over 2 weeks ago, I asked Alana Ellis for an explanation regarding an expense paid from our HOA Account 484.56 dollars, to date I have not received a satisfactory explanation outlining the benefit of this expense to our HOA. I have sent 2 emails still no response. Furthermore, Cardinal Management did not update a homeowners Name and Last Name for 18 Months, the name on the Owners Registration payment log is incorrect, all mail from Cardinal has been address to the previous owner. This is deeply concerning , not updating the owners name can potentially compromised communications and is a serious breach of responsibilities as a Management Company. I do not recommend this company. The worst Management Company. read more

The absolute WORST property management company. 7 other 1- reviews tell the truth. Don't believe the 5- ratings. Carfinal fails to notify owners of funds their responsible for paying for various repairs. Instead, they have a legal agency serve condo owners with collection notices. They have utilities for units sent to their office for ONE YEAR without bothering to notify the OWNERS. Incidentally, while the utilities accounts are under the property management's name, they fail to pay them, leaving the owners at risk of default. Their staff cannot compose intelligible communications, mixing unrelated subjects. Unprofessional, irresponsible. A racoon on crystal meth can compose a sentence better than Cardinal staff. read more

This company manages property like condo but is not responsive and forces the homeowners to go with the owner's husband construction company for repairs. Isn't this a conflict of interest?? The work is done so poorly that would need a lot of follow-ups. No one ever picks up calls in the emergency hotline. If you have any emergency like water leak, they would say it's just a pain but not emergency. The property managers are relatively responsive than the owner of the company but not knowledgeable. If you ask questions related to the master insurance or ByLaws and CC&Rs, you better ask a professional. read more

Cardinal Real Estate Group did an amazing job helping us to rent out and manage our property for the last several years. They covered everything from advertising, to meet ups of around two dozen potential tenants, to day to day maintenance and issues, large and small. Bryce and Alana were always available to contact, incredibly responsive, and did a wonderful job keeping everyone happy. We had a great relationship with our tenants, and I attribute that in large part to great this company is. They made those sometimes difficult and stressful home repairs go away quickly, and allowed our landlord/tenant relationship issues run very smoothly. Terrible communication with tenants. Electric for apartments in Glendora always going out. We couldn't run our AC, using the vacuum, and use the microwave at the same time without the breakers tripping. And management could give a shit about what's happening. They post no parking signs in the back of the building and people would call it in and it would be ignored. There is no follow through on "rules" they set. Never follow up on maintenance orders. Lazy maintenance workers and every thing inside the unit was falling apart and outdated. Plumbing issues constantly with too hot water inside the unit, yellow water coming thru the tub. This is a terrible property management company, I would recommend to go rent with someone else. read more

Cardinal has been our HOA's property management company for more years than I can remember. Alana is so knowledgeable and has always been professional, courteous and responsive. She advises us of any changes to the California HOA laws which is so valuable. Alana attends the monthly meetings totally prepared. RENT or BUY at your own peril! These reviews must be fake! When I lived at 777 . Dave the manager who harassed everyone for anything even twinkling lights would say the new management does not want us to feed cats, you feed a cat bam next day you get fined $150 .. he even got rid of the cats! I also would receive emails from Bryce saying we had to keep our garage closed or fine when I had it open for management workers that were working on a leak next door and asked me to open. I also was told I would get fined for not getting pet verification form to them in time, if I didn't have white blinds, etc.. the lights, thank God I saved all emails. And the poor cats that have been part of the community . Cruel but I believe in karma ... if you decide to buy or rent in 777 property BEWARE it's like moving to communist Cuba read more

Best management team I have come across. I own multiple properties in the Pasadena area and I use cardinal to manage all of them. They are on top of everything a owner can ask for, whether it's scheduling repairs, collecting rent, evicting tenants, or even answering the hundreds of emails my tenants may have. They are great! This management company does a great job--especially compared with the previous management company our association had to fire due to abysmally poor management. I won't mention names but they handle the Pasadena area and they have HORRIBLE reviews on Yelp. Cardinal knows how to manage our building, is very responsive and works well with our association's board. It's been almost a year and I'm very glad our association made the switch to this management company. The previous management company wouldn't even show up to our meetings unless we paid them. That's not the case with Cardinal. They will show up, free of charge, for our monthly regular board meetings. read more

This is the absolute worst HOA Mgmt company. They know nothing about the rules of HOA's and keeping you compliant. Make sure you read any contract with them before you sign because they tell you it includes all sorts of things and it doesn't. You'll find out when they start sending you invoices to pay. When I call the office no one answers and you never get a call back. They don't even answer emails. We have been with them a year and they still haven't updated our bank accounts with proper signature cards. SB323 was passed last year in regards to how elections are run and took effect in January. We had to tell them about the law and they still haven't made us compliant. You may as well run the HOA yourself because you'll have to tell them what needs to be done. You have to pay extra for most board meetings and they don't even include board packets. I had to tell them about packets and then they charge you for them. I am a seasoned board member and have been doing this for 20 years. Never seen such ineptness. read more

Had to replace condo water valve because it was not able to shut down water. To do this, the community water had to be shut down first. Josh was super nice and responsive in helping me communicate with city water and notify other condo unit owners in the community. Finally, my water valve was able to be replaced in time. Really appreciate the great effort from Josh along the whole process! read more

I had several problems with plumbing, bees and parking in my unit over the years but, I let Bryce know what was happening he took care of everything in less than 24 hours.
