    This was one of the most frustrating professional experiences I've ever had. This appraisal was…read moreterribly executed, filled with errors, and showed a complete lack of understanding of the Traverse City market. The value came in about $15,000 below a prior appraisal (done 10 months ago) despite over $20,000 in added improvements. It was $80,000 below where multiple other knowledgeable parties placed it, including two contractors, a local appraiser, my realtor, and my loan officer. The report missed material property details, used weak analysis, and reached conclusions that did not fit this property type or this market. The appraiser came from downstate to value a property in an area they were not equipped to analyze. The person whose name is on the appraisal did not even come to the property. They spent 10 minutes taking pictures, taking my $700 and blowing up my loan. Local appraisers I've worked with previously actually show up shake your hand, inspect the property, and understand the market they are valuing. That did not happen here, and the quality of the report reflected it. This assignment should never have been accepted. If this appraisal is reconsidered and the property is properly analyzed based on the actual Traverse City market or by someone that is actually within a 100 mi radius, I would gladly reconsider my review.

    This memorandum contains the text of a formal complaint that has been filed on December 31, 2018…read moreconcurrently with the Indiana State Attorney General, the Indiana State Public Licensing Agency, the Hoosier State Chapter of the Appraisal Institute and the Northern Indiana Better Business Bureau, against Clyde Frank Robinson, Certified Residential Appraiser, License Number CR60800932, doing business as Robinson Appraisals, LLC, 740 Gentry Lane, New Carlisle, IN 46552 in connection with residential real estate appraisal services rendered in South Bend, Indiana on or about October 17, 2018. Mr. Robinson was randomly selected by JPMorgan Chase Bank, N.A. to appraise certain residential real estate in connection with a home mortgage refinancing transaction to which I was a party. For reasons I can only speculate about, Mr. Robinson submitted an initial appraisal report dated October 17, 2018, substantially under-representing the true value of the subject property as of October 15, 2018. According to Mr. Robinson's report, the appraised value was initially reported at only $552,000, which is contradicted not only by the comparable sales disclosed on his report, but also by the comparable sales which were disclosed to him (but failed to be referenced in his report) by the Sales Manager of the residential development within which the subject property is located. As a result of this seemingly incompetent and negligent appraisal, we were forced to immediately file an appeal with JPMorgan, as the time period for our interest rate lock was quickly running out. Mr. Robinson was asked to "review" his appraisal and, to everyone's astonishment, he issued an identical appraisal report dated only 15 days later (November 1, 2018), suspiciously INCREASING his appraised value, quite significantly I might add, by EXACTLY 25%, to $690,000. Obviously, this called into serious question the veracity of his initial appraisal. The refinancing transaction was significantly delayed by this appeal process, needlessly resulting in the necessity of a supplemental appraisal and management review, which caused additional time and interest expense to accrue to our detriment, all because of a negligent initial appraisal report, for which we feel Mr. Robinson should be formally admonished by the applicable public licensing agencies, and about which the public should be made aware of. It is our contention that he has failed to meet the professional ethics and standards promulgated by the State of Indiana Professional Licensing Agency, under which he obtained his license, as well as the Hoosier State Chapter of the Appraisal Institute, in which Mr. Robinson holds a membership as well as a senior leadership position.
