God no please don't do it to yourself. Yes they help if you have low credit and they're easy and accessible. If you absolutely have no other choice, but to rent through them then I guess. When I say this is probably the worst company I have ever dealt with. They are not responsive. I've probably called Jason the manager 10 times in the last month trying to get my security deposit back. They told me 45 days it's been 40 days. I'm not sure why we're waiting for the 45 days. We had mold in our bathroom. They took over a month to try to get that fixed. We had no hot water for a month just awful. They really don't care about you and they only care about money and I will continue to spread the word because these fake five star reviews are not it. They also blocked me on Facebook because I let people know not to rent through them. I've rented through them twice actually and both times was an awful experience any maintenance issues they take their time with it and when they do fix it it's just a Band-Aid to hide the major problems, money hungry company and it's so sad that it's located in Sandwich, knowing that the people of Sandwich are good people and deserve a nice place to live for the money that they expect to charge. I've also included some damage from the apartment in 302 S Ottawa Street in Earlville that they half ass fixed. We moved in an August pipe started leaking in August October November, December, January, February, March, April...... black mold included read more

Michael your response is far from the truth. There was no damage done. The house was left clean I have a walk through video and pictures if you would like to see them I can post them here. You guys were not responsive to anything I've contacted you guys on numeral occasions to fix the same thing over and over with broken promises. I have the proof that you stole our deposit but didn't think that little deposit was worth taking you to court for so I let you guys be greedy and have it. Everyone says the samething about you so we can't all make this up. Yes we started looking for a house we didn't think you guys deserved anymore of our money since we had to call every few weeks to have you come fix something or fix the samething. You steal all of your tenanats deposit and it's sad but god will deal with you. read more

I would give less if I could Non responsive Poor business ethic Deceptive. Thankfully found a reliable company after regrets to trying to go through them read more

Tri-County Management has managed my rental property in Oswego for over 15 years. Mike and his staff have been very responsive to me whenever I contacted them and to any issues that my tenants have. They took care of any repairs as soon as they can and my tenants are happy with them. Not only did Mike took care of the property he manages for me, he also helps me with another property not under his management by giving me referrals of repairmen. He even went out of his way to this property one winter and helped me resolve the problem with the HOA. Mike always screens his applicants carefully and have found good tenants for me. If anyone is searching for a good property management company, I highly recommend them. read more

Tri-County management went out of their way to correct an error that I made and took measures to make sure they were honest on forthcoming! Thank you. read more

Terrible company. Stay away from them at all costs and go somewhere else. They treat renters horribly. If I could give them minus stars, I would. The owner of my rental changed property managers from Tri-County to a new management company and after that all Tri-County did was give me grief and harass me like it was my fault the owner fired them. This went on until they begrudgingly transferred my security deposit to the property owner and new management company. Happy to be rid of them. Be aware, there is an angry, disturbed woman at Tri-County who will go off on you for no reason. Do your self a favor and go somewhere else if you are a renter or property owner. There is a good property management company in Oswego. read more

Tri-County is a great property management company. They work with you through any problem that arise, they have a great staff and a super adorable office cat - You can't pass that up! They have a wonderful team and I would suggest renting from them! read more

If I could give Tri County property management less than one star In the first two weeks I was there I came home one day no heat came home another day no gas which means no hot water another day no water at all I get it but they never notified anybody in the building there's only 15 of us now I'm at the end of my lease and they have continued to take money out of my account even though the lease is expired I don't give recommendations but I'll never do business with them again they should be ashamed of their selves customer used to be always right and now we don't count for anything read more

When we call, they call back. When we have an issue, they help fix it. When we have questions, they answer them. I recommend TCPM without hesitation to friends, family members and business associates. Here was our situation: A few years back we moved and were unable to sell our old home - after 8 months of paying 2 mortgages we knew we had to do something. I called Mike at TCPM and he came out to meet with me. He was very honest, he did not try to "convince" me to rent our property, but he (literally) sat on the floor in the empty house with me for an hour, discussing or options. We decided to try to find tenants - and we did. We make no profit on the property but Mike was able to get a good rate to make sure that our mortgage payment is 95% covered. This has allowed us to dig back out of debt. Hire them with confidence. read more

This place rejected my application for a rental property which is fine. But when I called to understand why, Michael told lie after lie explaining.it. I wouldn't trust them. read more

We originally were connected with Tri-County through our real estate agent. We are property owners and have done business with Tri-County for 20 years and have nothing but great things to say! Tri-County has managed 5 buildings, 20+ units and has let us sleep nights knowing we were in good hands....we are property owners, not managers! We need someone to take care of the day-to-day issues. In one specific situation, the owner of Tri-County led us through a fire re-build and attended several permit meetings with us to get permit issues resolved and re-construction rolling. We have every confidence in the Tri-County team and intend to use them for years to come.... read more

My experience with Tri-County Management has been great so far. Starting from the phone call to view the property in 2017 and dealing with staff to now. Easy to talk to with any concerns, any questions and just in general and gets back to me in a timely matter. Two thumbs up!! read more

To give them one star is way too much! These people do not do anything about your Rental issues. They do not respond to your calls they let trash move into the rentals/apartments and forget about calling and complaining about ANYTHING it's a waste of your time.DO NOT rent from these ppl all they want is their money they don't care who they rent to!! Go elsewhere because you will regret it!!! If you are conservative do not rent from this place they let young irresponsible trash move in and You will be the one stuck in your home because the other tenants will take over the complex!!! I've given you fair warning !! read more

If I could give zero stars I would! I was an outstanding tenant who paid my rent on time for three years and took excellent care of the place I rented. When I moved out, I was shocked not to get 90% of my security deposit back! I had to move out of state for my job and I was one month shy of the end of my lease. I informed Tri-County well in advance and was told they found someone to lease it. Well what they didn't tell me was that the new tenant wouldn't move in until a later date, I found out when I got the check for my security deposit. They charged me not only rent for the next month but also for stuff they say was broken and it wasn't. Michael Baumet and the staff misled me and even charged me a late fee for rent I didn't owe!! read more

I know it's the only management company around, but seriously do they ever answer their phone?? And I'm not even a tenant with a broken toilet - I'm a property owner trying to give them my business. That can't bode well for their ability to respond to tenants. read more

I hired Tri-County to manage a 4 unit apartment building for me 2 years ago and they have been great! Net operating income on the building increased by over 30% and they handled tenant issues quickly. The office staff was always friendly and responsive. If you own an investment property, I highly recommend acquiring their services. They use modern software which gives the property owner a portal that shows status of rents collected, expenses paid, monthly & yearly income statements that break down all costs associated with your rental property (very handy for tax time!). Couldn't be happier with my decision to hire Tri-County! ZS read more

My family rented with Tri-County for 71/2 years, in two different homes. I can't say enough about how well they treated us and our needs. The staff was always friendly and helpful. They were responsive to my maintenance needs, and worked to make sure things were fixed in a timely manner. I left both my rental properties clean and in good condition and received my security deposit back on both properties. I would definitely recommend them. read more

Mike Baumet and his team are very responsive to their tenants and property owners. I can tell because they rent the properties quickly and keep them full. They listen to our issues, suggest a course of action and then act on it. They are polite and inviting. Most important, they keep their promises, and I really appreciate that. As a property owner, I have worked with Tri-County for about 10 years. read more

Do not trust these people with your property. They do not answer their phone or return your calls. They are very quick to make unnecessary repairs to your property without your consent. They do not make sure that the tenants pay on time or in full. Bad news all around, huge waste of money. read more
