I would say that this is a run-of-the mill 55+ community, with one exception. I do a lot of work with HOAs of various such developments. Highland Lakes is different in one way, and that is that everyone waves. I mean pretty much everyone, even on my first trip here, everyone waved. What that's worth is up for debate, I suppose. In my mind's eye, I take it to mean that somehow people are friendlier here than at your usual 55+ community. That theory holds, in that my experience with both administration and residents was very positive all around. The facilities are tasteful and well-kept. It's also very new, with most buildings here no more than 10 years old. I suppose that's a good thing, and certainly I have experienced no signs of poor workmanship but it's hard to tell when everything's brand new. There is, of course, golf. That would put this place in competition with Isleworth. Highland Lakes is better than Isleworth. Isleworth is bad. Bad.

I called their offices several times, but nobody was ever there to answer the phone. I left two messages, asking for an appointment to tour Royal Highlands, and nobody ever bothered to return my phone calls. All the other communities I reached out to has offered a tour while we are down in Florida, so they will be the ones we focus on. The fact that nobody is even available to answer a phone message is of great concern to someone wishing to move someplace SAFE and secure, like their advertising promises.

We hired S&W Painting LLC to paint the exterior of our home…read more Brief summary: S&W painted the exterior of our home in February 2022. 1) They caused serious damage to our roof with careless paint overspray and improper cleaning procedures; 2) edges, door trim and one door face had to be repainted to fix sloppy work by a young employee; 3) paint was over-applied to soffits blocking off ventilation to the attic; and 4) paint they applied to the gutters is already failing after less than 4 months. Details: 1. Paint overspray all over the roof: As part of the exterior paint job, the owner tasked his son to spray paint our gutters, fascia and soffits. He failed to use any type of shield or other protection when spraying, and as a result, he got paint on large areas of our roof. I pointed this out when they were complete, and was advised the overspray would be cleaned. Just 2 weeks after S&W got paint all over our roof, we received a violation notice from our HOA for the mess. I advised S&W of this, and was assured they would be out to fix it. 3 months and many emails later, one of the owners showed up at our home and proceeded to try to clean the paint from our roof with xylene and high-pressure wash. When he was done, parts of the asphalt shingles had melted from the chemical solvent (also necessitating repainting of gutters and fascia) and many of the shingles were significantly damaged by the high pressure wash. I advised both owners of the damage that was done to the roof, and I was told by one owner that the roof was fine and I was just being 'a Karen'. However, as you can see from the photos, the roof is not fine. This roof was less than 7 years old and in great condition before S&W's overspray and subsequent cleaning procedure. The damage is very visible, has shortened the life span of the roof, and opens us to more actions by the HOA unless properly fixed. We've had several licensed roof contractors look at the damage, and all have said that there's no way to patch this without making it look like a patch job (impossible to match the shingle color), and all said total replacement is the only way to fix the damage caused and restore it to pre-paint job condition. 2. Poor edging/finish work: The owner left his son and his son's friend in charge to paint the doors, door trim and other edges. Unfortunately, they seemed to be in a rush to finish and left poor edging, a front door full of brush strokes and missed spots. They also accidentally glued paper to our pool deck when they sprayed primer and used construction paper to protect the deck. I had to help them scrape off the glue and paper, which damaged the deck paint requiring deck repainting to fix. 3. Soffits overpainted: We've had several licensed roofers look at the damage on the roof and they all noted that when S&W painted the soffit, they applied too much paint in many areas, blocking off many of the soffit ventilation holes. We've been told by the roofers that this will cause excess heat buildup in the attic and will result in early failure of the remaining roof if not fixed. 4. Gutter paint bubbling: After S&W's 'cleaning', we noticed that the new paint on the gutters was bubbling and peeling. We're not sure if this is due to improper preparation or due to the chemical solvents sprayed on the roof, but regardless, the gutters now need to be scraped, primed and repainted after less than 4 months. We're hopeful that S&W will make this right, and we've asked for their insurance information to fix the damages that they caused, but that information has not been supplied yet.

Covenant Roofing, -- - roofing when they shouldn't…read morebecause of on/off rain. They removed 3 skylights. It began to rain, they did cover the roof area with tarps. However, I had water running down the walls, the skylight wells were soaking wet as was my flooring. Rain was coming in around roof vents... I spent over an hour using towels to dry walls which will be water stained, - the skylight wells look really bad. ...I am 83 years old, the hub is 85 and we don't need to have this kind of negligence. Covenant said they would send a painter and correct the damage. They will not get paid until the damage is fixed to our approval.
