The heater broke mid winter and it took a week to replace. The washing machine flooded because the drain pipe froze, that took a week to have addressed. Dishwasher flooded because I don't even know some connection problem that they still won't fix. Most recently an apartment showing was scheduled without my knowledge while I was away, came home to find I was locked out, cost $200 for a locksmith and they are fighting with me to reimburse. Every interaction has been met with condescension at best but more often than not complete dismissal.

Their communication regarding issues with the property was inconsistent, depending on the person handling the matter. This was especially the case when tenants were changing over. They failed in the most basic and vital of tasks when new tenants move in, i.e., assessing any damage to the property or other issues caused by the prior tenants and reporting it to me, the owner. Instead, after both sets of my tenants moved out, I was left to figure out by myself how to handle issues caused by the outgoing tenants. On one occasion, there was a puzzling incident where one of the repair vendors they contracted with may have serviced my neighbor's unit instead of my own. Instead of confirming this with the vendor, CL3 asked me to contact my neighbor to see what occurred! I did so only to find out that the vendor had serviced the correct unit (mine) after all! In all, CL3 seemed more interested in collecting the monthly commissions by doing as little as possible than in helping manage the unit. For property management, I recommend looking elsewhere.

I have loved living in the building and working with Aaron. I would recommend him to anyone. Working with Aaron: - Hands down, Aaron has been the best, most accommodating and helpful Building Manager I have ever worked with. - Texting or emailing him always resulted in my questions being answered quickly. - He told me how everything was flat out, without additional selling or sleezyness that I have seen with other building managers. - I ended up having to move out of the building before my lease was up (Not because I wanted to! I would have stayed for years) and Aaron went above and beyond in helping me through what could be a VERY stressful situation. He was amazing. With the Building: - It's an old hotel from the 1920's which added to the charm for me. Knowing that, it's an old building, but they have done a great job updating the apartments and the one bedroom I loved in was redone right before I moved in. - There are small quirks about the building and apartments but you are always going to get that unless you live in a brand new construction for 3 times the cost. - I always felt safe in and around the building as a younger lady living alone in a one bedroom. - Whenever I needed something fixed, the building engineer, Ahmed, was there within 24 hours fixing it just after a quick text. It was super convenient. Overall, If you are looking at this building, do it. It's worth having someone great to take care of things that come up and to have a great old building with lots of charm in one of the best parts of Chicago.

I am no longer in a building they manage but still with Lakeview Associates and it's still good, but not nearly as good as it was in their buildings. Joe and Jeff are bros who care.

But we had a lot of cabinet space in the kitchen, plenty of closet space, air conditioners supplied, and a dishwasher. We barely had maintenance issues despite the building being so old. S & M does a great job with making sure the buildings are safe and clean to live in. Would've loved to rent from them again but they didn't have the best options for me at the time. We have kept a great relationship with Jim through the years, and my husband has worked with him on buying and selling some of our investment property. So when it came time to sell our city home in Logan Square as we made the move to the suburbs, we knew Jim Flanders was the one to help us do this. We were building a new construction home in the burbs, so we had a lot of lead time in knowing that we needed to list the property. This was a tricky balance since we didn't want to list the home too quickly (and risk selling it and being homeless for many months until our new house was ready), but we didn't want to miss the peak market season during the summer months and wait until the fall or winter to list it. We also have 2 toddlers at home, so the idea of having to keep the house "showing ready" for an extended period of time was daunting. In a perfect world, we would be able to get under contract quickly with a buyer, but negotiate a later close date and get the best of both worlds. Jim helped us do a walkthrough of the house and pointed out the things he recommended we do to get the house in showing form (painting the walls, caulking some areas, clearing out toy congested areas) but only focused on what he felt would actually make a difference rather than asking us to invest a bunch of money in things that ultimately do not help sell quicker or at a higher price. Jim helped guide us in our timing, thanks to his knowledge and understanding of the market. We listed on a Wednesday in July, and decided to have an open house that very weekend. Jim came and managed the open house for us and the first couple to see the home made an offer that same day. They did not have a real estate agent, and Jim led all the conversations directly with the buyer and negotiated the terms and conditions for the contract. He was able to negotiate a 90 day closing, which gave us plenty of time to stay in our home and enjoy it before needing to vacate. The best quality about Jim Flanders is his easy going personality and honest approach. He always has your back and wants the best for you. But he is not pushy. He will not talk you into doing yourself a disservice just to get a quicker commission. He truly wants to advise you and guide you to get the best results possible and his patience is incredible. He will be there as many times as you need him for as long as you need him, to make sure everything goes smoothly. It was one thing for us to have the utmost trust in Jim, but the most impressive thing was how much the buyers also trusted Jim. They opted not to get their own real estate agent and were fine working directly through Jim (even though he was representing us, the sellers) because they also could feel that Jim had everybody's best interests at heart. This is where Jim Flanders really sets himself apart from other realtors I've worked with. He forms relationships, not just with his clients, but with the opposite clients as well. He took time to have many phone conversations with the buyers to put them at ease, talk through the inspection findings, and negotiate our terms. They trusted him so much that when it came time to close, they didn't even ask for a final walk through of the house before closing. We couldn't have asked for a smoother and less stressful process of selling our home. We got the price we wanted, the closing date we wanted, and all the negotiations and conversations were easy and friendly.

Westward 360 is a comically bad company…read more Where to begin? 1. Our first rep would take weeks to respond to HOA queries, then went radio silent. We later learned she went on maternity leave with no notice and the office is so disorganized that no one was aware her inbox was going unresponded to. 2. Basic invoice reimbursement can take months. Not weeks, months. This is not an isolated incident and has happened multiple times in the last two years or so I've been part of our small building's HOA. 3. We were extended a property tax appeal via a law firm that partners with Westward. Perfect! ... 5 followups. 5 followups over five weeks later, the appeal was never done, and unit owners who had been counting on the appeal through Westward were left with hiked taxes. No offer of compensation. The best explanation they could offer was that emails following up (on THEIR OFFER) had gone to spam for one of two individuals managing our property, and an offer to send the appeal...a full week after the deadline had expired. My email asking how they planned to circumvent the state deadline, as well as an additional SEVENTH followup, have gone unanswered. For weeks. Again. This barely scratches the surface, but I truly have never had anything close to this experience with a supposedly professional agency in my life. The sense I get is that the company's reps are entirely based overseas and saddled with absolutely untenable account numbers. I have sympathy for them, but not for Westward's business practices. Stay as far away as you can - I truly would not even rent a unit in a building managed by this company. If you are saddled with them, god help you.
