My experience with the local Atlanta Tricon Residential office has been extremely disappointing. While I understand that issues can happen, the lack of communication, urgency, and customer service has been frustrating. There have been multiple situations involving delayed responses to emergency work orders, including issues with no HVAC and concerns requiring immediate attention. Instead of receiving timely assistance, there have been delays in processing requests, entering work orders into the system, and getting updates. There have also been instances where calls were ended abruptly instead of concerns being addressed professionally. A special thank you to Isabella, who has been the exception. She has been amazing--responsive, helpful, professional, and genuinely concerned about resolving issues. She is the type of representative who shows what good customer service should look like. Unfortunately, the overall experience with the Atlanta office has not reflected that same level of care. Better communication, faster response times for emergencies, and improved handling of resident concerns are needed. read more

I toured and applied for a Tricon home that appeared to be in the final stages of minor construction. My application was approved, and shortly afterward I was informed that the property had been removed from the market entirely with no estimated completion timeline. While I understand that construction timelines can change, the lack of clarity before approval, and the fact that the home was taken off the market after my application was processed, created significant disruption to my relocation plans. When I asked about transferring to a comparable home at a similar price point, I was told the only options were to move to a significantly higher-priced property or cancel for a refund. No concessions or alternative solutions were offered despite the circumstances being outside of my control. To their credit, the application fees were refunded via card reversal approximately eight days later. Overall, the experience reflected poor inventory coordination and very limited flexibility in resolving an issue that originated on the company's side. I would recommend future applicants confirm move-in readiness and availability in writing BEFORE applying. read more

Please, please DO NOT RENT FROM THIS COMPANY AS YOU WILL BE M-I-S-E-R-A-B-L-E! After renting from their property for aproximately 3.5 years, being 2 weeks late will lead to an eviction process with false balances reported to the courts, despite paying the rent. You will be locked out of your portal preventing payment, and other activity while being forced to find a payment center for payments. Their attorney still filed for eviction for lack of payment with the courts, despite paying the balance (within less than 30 days). Despite me also notifying their attorney who has sent erroneous lease violation notices prior due to a contractor not calling me back, and lying saying I wasn't available when I was--(he didn't have the adequate tools: trust me, there is almost a hundred, or so repair appointments that have disrupted my life that I did indeed keep as I did this appoinment). These sub-contractors are mostly junkies and violent, of whom they send for repairs that are hardly ever resolved the first time, I sent a notice to their attorney to proactively avoid a repeat, erroneous eviction filing fearing this would happen. Yet, I was still served with eviction papers for non-payment twice in the same week! The first service, the constable knocked and I received the paperwork by hand without issue. Afterwards, I notified their attorney of the false nature of the eviction hearing and the service by the constable with no response from my email by their attorney. Today, I found another set of eviction papers taped to the front door, which is a second service of eviction papers, with the same exact paperwork, without an updated balance (the account is not in eviction status at this time and I shouldn't have been served). Tricon is a bunch of crooks and bullies. This is utterly embarassing! Not to mention, there has been no response to the damage done to my car due to their waiting for the garage door to completely break before repair, causing damage to my car. Note: they denied the repair request existed when I have a copy of the email from their software in my posession. This company will change the utility clause to make you start paying utilities, violating their own lease terms, while the lease continues to state the landlord is responsible for the utility. Then, threaten to fine you hundreds of dollars for not switching the utility in your name, which the landlord is responsible for paying according to the lease. When you try to inquire about it, or defend your lease terms, no one will respond. The company cares nothing about their tenants and will place you in harms way with knowingly faulty, dangerous repairs in trying to find the cheapest person. Often, leading to repeat repairs, during the weekday and work hours, while randomly cancelling many repairs for no apparent reason. As of today, the cabinets are still falling away from the walls, the microwave still hasn't been repaired and missing paint still hasn't been repaired--all for over a year now. An electrician has still not been sent to determine why appliances have shorted, resulting from hiring random foreigners who don't speak English, and inexperienced workers with no experience. As well as the lack of checking their history who broke the refrigerator; the dishwasher; damaged the flooring causing it to be replaced by breaking the hose in the refrigerator leading to a leak, and caused electricity to spark across the room in not being experienced in installing cabinetry reportedly paying them very little, which will be taken out on you by angry subcontractors. Tricon just placed an outlet cover over the outlet / electrical panel without adequate repair and without sending a certified electrician. I have been pinned in the driveway with my teenage son by a subcontractor who was high, violent and upset after his manager realized he didn't show up repeatedly, who spent the deposit money on drugs, and who bragged of having a criminal record. Tricon does not check their backgrounds and rarely knows who showed up at your house to complete work orders. Tricon will deny certain repairs were ever made; therefore, you will have to keep any texts from contractors and emails as they will state there is no record of the repair in their system. You will exhaust a lot of time dealing with issues and trying to obtain resolve. This feels more like a sentence than it does a landlord who cares about their tenant. You are just a number and only as long as the number works for them without compassion or consideration of the time you have spent with them as a tenant or safety. I guess they don't care if the house burns down and will likely blame it on you. I DON'T WANT TO DIE OR GET INJURED FROM A FIRE AND WILL NOT TOLERATE ANYTING HAPPENING TO MY SON!!! They will take you to court for unpaid fees but they do not take responsibility but put it on the tenant instead of themselves. I am currently fighting charges on my account that is associated with a maintenance request that took them a whole week to fix. There was a broken pipe reported by the city and they were informed the same day I found out. The water usage was out of this world but who fault was that? Theirs. I want to say - I am really big on these reviews. I rely on them myself for service and so I want to share an update. When I wrote my initial review, I was 7 hours into dealing with my home that I just rented flooding from the inside. Sewage had backed up and was spewing all over my bathroom, into the hallway and guest room, and finally downstairs into another bedroom, bathroom, and kitchen area. I literally cried twice as I kept halling buckets of sewage out of the home that I was vacuuming up with my wet vac. This ordeal started between 8:00pm-9:00pm on Christmas Eve and continued until 5am the next morning- one hour after the County had come to verify that the lines were clogged inside the house and therefore no sewage could leave it. Because this started Christmas Eve and Christmas, there was no available to help. My wife who has MS and our four college aged kids were looking at me, like, "what do we do?" and I was at my wits end, covered in sweat and sewage. I had caught and removed someone else's waste with my bare hands, and even after the water stopped flowing and I was so tired, then came the cleaning. Hours upon hours of bleaching and scrubbing the brown and black off the walls, attempting to remove the stinch before it was too late. Friday, the day after Christmas, we began making calls, and by 6pm, the plumbers were scheduled to come out. They came, they cut the water back on, and it flooded again. In the end, it was determined that during renovations prior to our move in, before new toilets were installed and there was no more than a hole in the floor, contractors had used the sewage line like a trash can, throwing drywall paste and other construction items into the holes. This obstructed the path of the sewage flowing out into the city/county sewers and we had a massive backup. After 7 hours, the plumbers were done, and the plumbing was fixed, and over the next several days we met a variety of workers hired by Triconn to fix the problem. I will say, once they saw the issue, they flew into action in an effort to correct it and they haven't stopped since. This was truly a challenging time for my family and I, but in the end, Tricon did everything they could to make it right. read more

My air was out for over 10 days earlier this year and now I have a leaking toilet with no response what so ever!! We moved in about a month ago and I will say I was pretty pleased with the quick process. However, their fees for this smart home device, and the fact that they bully residents into having Spectrum is ridiculous. The equipment that they sent to us did not work and their internet speeds suck. I have At&t now but because Tricon is contracted with Spectrum we are now stuck with 2 internet bills. When we called to see if we could get this bill taken off of our account, the representative said he would call us back on the next couple of days. This was over a week ago and we still haven't heard anything and they billed us anyway. So we are paying a bill for a service that we aren't using. No one has even reached out to see how everything is going. Tricon is all about money, after they get your money, they can care less about your concerns . Their application practice is predatory. They force you to pay a hefty deposit after paying the 250.00 holding fee and then give you 10 days to start the lease, requiring the next months rent and extra fees. The property I applied for had a sketchy dishwasher, destroyed floors throughout the entire downstairs, and extremely dirty vents that pose a fire hazard and other safety concerns. How do we guarantee these things are taken care of after paying so much upfront? And why can't I chose my move in date based on my personal situation and needs? I would like my holding fee back. Tricon ownes a home in our subdivision and they have not paid the annual dues which are late by almost 90 days and we are required to file a fifa when dues are 90 days late. I have called and sent emails to with no response. Wanted to provide an update since my last review. I received a response from Tricon a couple days ago (private message on Yelp app). After providing them with some requested info, was told they would be sending this to the appropriate department for their review. However I am sadly surprised that the only responses that I receive are through an online review application, in this case Yelp, and not via email or phone call from my communications directly sent out to them weeks ago. But isn't it ironic that right on que, I am getting emails about the rent being due, statements, and payment deadlines. No delay there. It is not a good look or business practice at all to deal with a company that will only respond to you through consumer review websites or social media websites. You would think that if you reach out to them directly via emails or phone calls they would be prompt to not only address your concerns, but respond to you in a timely manner. And I say this because they have that same expectation when they want something from you the renter regarding any type of money that they are wanting you to pay them. This place scammed me out of 250.00. They told me to sign my lease and pay deposit within 48 hours. I initially asked them if they take state vouchers and they said yes. Dealing with a voucher the lease goes to the state first. The state approves the lease not me. They sent paperwork on a Friday for me to sign when they knew the state was closed. I rented a Tricon home from August 2022 to September 2025 here in Columbia, South Carolina (29229). What I've found out is that Tricon Residential is no different than the many other property management companies out here: Poor, half-ass communication when property issues need resolution. Then the most notorious and egregious thing is them taking our security deposits with bogus charges. Throughout my time at that property, from 2022 to 2025, I made every effort to maintain the place within my abilities as if it were my own property that I was buying. There is an extensive history in which I alerted Tricon Residential whenever there were things that went awry. However, that meant absolutely nothing in its move-out assessment. What bothers me is that they arranged for somebody to come out for a pre-move out inspection. At that time, I was informed the property was in very good condition. The inspector pointed out a couple of minor issues -- replacing a couple of blinds and doing some additional yard work. My security deposit was $2400. I received $442 of it. Tricon residential claims that 11 items needed work, charging me nearly $2000 of that money. From this list, these are the areas that I'm disputing with much vehemence and with legal assistance for a recovery of $1450 of the deposit money that you've extorted from me: * Landscape mailbox in concrete with numbers (Replacing the post, $125): When is it the renter's responsibility to replace and repair a mailbox? That mailbox was probably the original one, which means that it's probably more than 30 years old. Interestingly, in 2024, I contacted Tricon about the property's fencing that collapsed because the wood had rotted. * Plumbing tub and stripping resurface ($650). If memory serves me correct, there was one tub where it was apparent that it had been painted over prior to my moving there in 2022. But how and why am I responsible for a bathtub being replaced while I was a renter of that property? The bathtubs and bathrooms were left cleaned, sanitized, and spotless. * Flooring repair ($453). I am aware of repair work that was done while I was at the property. One was repairing a plumbing leak in one of the bathrooms. I know there was possible water damage in the bathroom and possibly in the hallway just as there was possible water damage in the kitchen. (I brought the latter to Tricon's attention prior to my moving out of the property. Even so, I know there was no scuffing of floors while I was a resident of that property.) * Drywall popcorn ceiling patch, texture and paid repair ($150). Of all the charges, this is the most egregious because I contacted Tricon on two occasions about popcorn ceiling material falling. So Tricon charges me for two other contractor's poor workmanship? How crooked can you get! * Kitchen blinds. I replaced a kitchen blind at my own cost before moving out. This was something that was pointed out to me at the pre-move out inspection. * Bedroom blind (second bedroom). I replaced a blind at my own cost before moving out. I'm finding it highly unfortunate for me that I've been in this relationship with Tricon, and it's making me exceedingly nervous that I'll have another shocking, unfortunate experience upon moving out of the current residence that I'm renting through Tricon. I demand a review and return of the monies that I've pointed out to you -- $1450. You will be receiving communication from my legal representative on this matter. I've had a recurring septic issue since April, and now I haven't been able to do laundry for almost a week. Tricon refuses to respond to emails, calls, or voicemails. Previous tenants reported the same problem, and even the septic company told Tricon to replace the system--but they keep servicing it instead. My garage has flooded and destroyed personal property 3 times now. I've had to buy clothes for my kids and spend hours at a laundromat--while paying full rent for a home that's supposed to include useable laundry facilities. The absolute WORST. There was a water leak from the upstairs master bathroom down into the wall above the garage and it took them over a MONTH to fix it - and even then, they didn't check for mold or open the ceiling at all, even though there were obvious water marks. The shower door shattered in the middle of the night over a week ago, they still haven't sent anyone out to repair/replace it. I pay an additional $15 every month for air filters and they haven't come in over six months. It doesn't matter how many times I call or who I talk to, Tricon is literally the worst property management company I've ever had the displeasure of dealing with. Update: For the third time now, Tricon has claimed they couldn't take payment from my bank account and added another fee to the balances owed, despite there being more than enough money in my bank account to cover these charges. read more

When we moved in, the rent was about 2300. Here we are almost 3 years later and, almost 3000! $3000 for a drafty, poorly constructed home with uneven floors. That's not my issue. We agreed to that. My issue is the total lack of compassion. Nashville is expensive. We just got out from under a serious winter storm. My family was without power for days and could not stay here. We had to go to a hotel and that of course was very expensive too, plus meals. I called to ask for an extension on the rent as the first of the month was near. I was told they don't do extensions. At 6 days late, we were sent notice of eviction. So the late rent, plus a $600 legal fee charge and a letterhead charge. Tricon is unbelievable. read more

I thought things would improve once Tricon took over from Pathlight Property Management. At first, it really felt like it because issues I had been dealing with through Pathlight for a few years were finally being addressed. My opinion of that has changed now and I realize they don't care any more about their tenants than Pathlight did. I've been without a working refrigerator since last Wednesday. It's Thursday of the following week and I'm still without. All of my perishables have had to be thrown out and everyone knows groceries are not cheap - especially items like meats that you would normally freeze because you aren't planning to cook them right away. The good thing is that I didn't just go to the grocery store and stock up on much, but I'm estimating that between what I had in the freezer and then the milk, eggs, etc. that I had in the fridge, I threw out at least $300 worth of food in total. Could have been much worse. Because of the inconvenience of not having a way to refrigerate items, I didn't purchase new groceries because I had no way to preserve them. I'm a single mom who works very hard for every penny I earn, and I'm proud to say I do it without help, but I wasn't prepared for a situation like this. I've been forced to order out for most meals that I would normally prepare at home, so I'm spending money that I did not plan to spend. Yes, everyone has pantry items, but even something as simple as macaroni and cheese requires milk and butter. Other than tuna in a can, protein needs to be refrigerated, so there's that. Tricon has been horrible about communicating to me the status of my maintenance request. I've called and emailed multiple times, but with not a single acknowledgement of my emails, and no return phone calls until within the past couple of days. Remember - I reported the fridge last Thursday early morning, a maintenance tech came out Thursday and confirmed it was not repairable and that a new one needed to be ordered. I assumed I would at least get an update that the refrigerator was ordered. Nothing at all until I finally called the maintenance tech back on Monday and he informed me the new fridge was being delivered Wednesday. I should not have had to reach out to him... he's a vendor Tricon hired to look at the issue, but he was kind enough to take my call. Tricon should have communicated that to me. So, Thursday, the fridge shows up - it's been over a week now. They were not able to install it due to copper plumbing, so the old one is still connected - not working, and the new one is sitting in my garage. Supposedly, someone is coming out today to address the plumbing issue and install the new one, but I don't believe anything any longer until it happens. I contacted who I was informed to, Tommie Moten, who apparently handles concession requests and he informed me that Tricon would not help me with any costs of the food I lost, meals I've had to buy because of their faulty equipment, and there was nothing he was wiling to do to compensate me. His exact response was "Tricon did our part - it's not our fault that the refrigerator took so long to be delivered"... which still isn't installed. How can Tricon feel absolutely no moral or ethical responsibility to me as a very loyal and responsible tenant who has never been late or missed a rent payment? Rent is NOT cheap. I'm not asking for free rent - I'm asking for a little bit of a discount due to the extra costs I've had to incur due to the inconvenience. Once the new fridge is installed, I will need to replace all of the food items that were spoiled and I had to throw out. The longer I'm without a fridge, the more costly it is for me. Fortunately, I have Legal Shield (best investment ever because I have an on-call attorney), and I am confident that my attorney will not agree that Tricon bears no responsibility in this situation. 2/9/2026 update: in response to Tricon's reply to my review... Tricon, you said it all and proved the point for all of your low ratings. You confirmed that you feel 8 days with no refrigerator (no food) is completely acceptable. You responded to the maintenance request promptly but you failed to do anything at all about it for 8 days blaming the vendor from where you ordered the replacement. No concession for all of the food I had to throw out and no reimbursement for the meals I had to purchase out for the 8 days for my family, and no consideration for the money I had to spend to replace the groceries that were spoiled. I have been a resident of a Tricon home for 7 years. In those 7 years, their communication has deteriorated along with their management of maintenance requests. It took me 3 months to get them to understand and complete the removal of mold in one of the bedrooms. My rent has consistently gone up $ 150-200 for each renewal period. I put up with the inconvenience of being awaken every morning with the noise of the builders. i knew they was still building when I moved in so I expected that. my disappointment came on my move out. I left the house emasculate, I had it professionally cleaned, I really didn't hang many picture. I didn't mount a TV on the wall. the walls were cleaned and they still charged me $300 for paint, they were trying to charge for other things that were imperfections. it was a rip off. The house was left in move in condition. Up until that point I was ready to recommend it to my family and friends but I would not recommend this company. Slum lord style repairs. We moved into this house in October. They never did a walkthrough with us. The toilet was broken, and overflowed (the flap would be held open by the float), and overflowed everywhere within a week of moving in. As a public insurance adjuster, I know all about water and mold abatement. What was done here was completely negligent, and the house has been left in a state of disrepair and negligent disregard for safety. They sent a mitigation contractor a week later, who agreed that the water had degraded into Category 3 water (this is grossly contaminated, and needs removed under containment). He said he would write to remove the damaged material, run dehumidifiers, and replace the water damaged vanity. He said Tricon probably would not approve it, because they do the bare minimum and "pretty it up" for the next resident. That has been our experience, except the repairs have not been pretty. They did reject his water mitigation, and instead sent a different handyman even later to replace the toilet and replace 2 sheets of drywall only. No proper water mitigation was done. Since then, we have been sick. To make matters worse, they had previously painted over black mold, that is now coming back through. The tub failed because they had removed the jets and installed flimsy fiberglass patches that did not hold. Water dumped all over the garage ceiling. The garage door has shorted out (a fire hazard). A lot of the windows don't open or stay open, which we requested repaired at move-in because this is another fire hazard. Our experience has been a disaster. We have demanded PROPER repairs to this otherwise nice home in Canton that we pay over $3000/month for. We have demanded two months of rent abatement because the property was delivered in non-serviceable condition and it has been one improperly repaired issue after another. We are experiencing respiratory symptoms daily because of the mildew/mold that was left behind due to negligent water damage repairs. We are considering a personal injury attorney, and will keep the public updated. read more

If I could give zero stars, I would. Renting from Tricon Residential has been nothing but headaches. Submitting maintenance requests? Good luck. The portal rarely works and when it does, no one follows up. You'll be waiting days (or longer) for basic repairs. I'm also being charged monthly for lawn care that has yet to happen. I've had ongoing issues with getting maintenance requests handled, and I'm still being overcharged for rent. They continue adding extra utility charges each month even though I've already provided proof of payment. It often takes weeks to hear back from anyone, and the communication has been extremely frustrating. I would never rent from a large corporation like this again. Since their main office is based in Texas, nobody here seems to know what's going on. read more

Worst property management company I have used. Charges added to rent that have no explanation and ledger was reflecting overall balance incorrectly leading to late charges. Billing team told us to pay one amount via phone and email but failed to mention any rollover balances leaving our account with an outstanding balance for months (to which we were not made aware of until move out). When trying to work with the billing team to clear the ledger they were unwilling to waive any late fees and completely rude about working with us. read more

This company is the worst! The homes are trash and so are the employees. this company is predatory! The homes are overpriced and everything about them screams scam. They have several expectations of me. However, they gave me keys to a filthy house. There was literally dog food on the floors, and pubic hairs on the toilets. The home is a dump site and the property managers pretend to have no knowledge. This company needs to be investigated! Based on the photos from other residents I see the upside down light switches and delayed electrical systems are common amongst their trashy homes. This company has no integrity whatsoever!
