Worst property management company I have used. Charges added to rent that have no explanation and ledger was reflecting overall balance incorrectly leading to late charges. Billing team told us to pay one amount via phone and email but failed to mention any rollover balances leaving our account with an outstanding balance for months (to which we were not made aware of until move out). When trying to work with the billing team to clear the ledger they were unwilling to waive any late fees and completely rude about working with us. read more

This company is the worst! The homes are trash and so are the employees. this company is predatory! The homes are overpriced and everything about them screams scam. They have several expectations of me. However, they gave me keys to a filthy house. There was literally dog food on the floors, and pubic hairs on the toilets. If I could give ZERO stars, I would. DO NOT RENT FROM THIS COMPANY. First of all, their prices for rent is ridiculously high. Secondly, there's practically ZERO efficient communication. You can call a random 800 number, but you'll have to talk to at least four or five people before you get the answers you need. You will never have a direct number to the person who is actually in charge of the residence. I'm currently in the process of moving out and asked for a pre- move out inspection, they scheduled it for the middle of the day as if my husband and I don't have jobs. They also scheduled it FOUR DAYS from the actual move out inspection. My pre-inspection is on a Monday and the final is on a FRIDAY. Placed a repair request 6/23, technician came out 6/24 unable to fix the problem. After 15 calls staying on hold for over an hour and a half, 7 request for a call back with the automated system, speaking with 2 ( live ladies ) from leasing stating they CANNOT connect me with someone in maintenance but could send them an email, me sending 4 emails with automated responses, the problem in my home is STILL NOT FIXED As of 7/7. Overcharged me when I first gor transferred to them from pathlight was told to contact my bank and reverse and then the charged me another fee. We have been dealing with Tricon since Jan 27, 2025, after they took over management from Pathlight. We are less than satisfied with them, the communication is terrible and the assistance is pretty much non-existent. We moved to GA in mid-Sept and stayed in our RV until we could find a 4 bedroom rental. We finally found one and applied with Pathlight. Immediately after approval they can back saying that house was no longer available and we can look for another in there listings. We gave notice where we were staying so had to move out quickly, especially since my mom and sister were on their way to GA to live with us. We did find what was listed as a 4br-3bath and jumped on it. We had only a few days to move in and could not get someone to show us the place first but we looked from the outside and it seem to be ok. What we didn't see was that the supposed "4th br" was in an upper loft area and was actually an unfinished room, hazardous and unliveable. We had already signed lease so that's on us for rushing but Pathlight should not have been able to rent this house out. It has major issues including the aforementioned unsafe room, and things like kitchen cabinets coming off wall, outside concrete broken, heater not working most of winter, water damaged walls & ceiling, roof leaks, rotting deck, and also smartphone system we are paying for monthly is always shutting down, to name a few. We have had some issues fixed with both managements but it's been a battle. Since dealing with Tricon we are still battling to even get work orders to stay open, they just cancel them out or close before completed. We kept opening up a WO for the unfinished room and were sent a rude text and call from Tricon rep. Michelle saying nothing will be done about the room since we rented "as is." We said we rented and are paying for a 4br house and that was what was listed on the description and lease we signed but not what we have, and they should adjust their rental costs to reflect as such. We also asked how would they like if we didn't pay rent and used money to fix room, which she said we can't do and has ghosted us since. We will definitely not be renewing our lease nor will we ever rent again from them but are nervous, based on other reviews/complaints and lack of caring on their part, that Tricon will try to take our deposit for perceived damages when we can't even get them to come inspect property, which non of their reps have ever seen since taking over from Pathlight. There is still plenty of damage and unfinished areas that we have documented from the beginning but we sure don't want to have to deal with battles over this property, which will definitely need to be inspected and repairs made before they are able to rent again. I am also looking into possibly having a county, city or state inspection for health & safety reasons so it is documented in case we have to get lawyers/courts involved. when Tricon Purchased the home at 123 Quail Run, they were quick to respond to all needs. As the years passed, it became harder and harder to get anyone to come out to the house even when it was pertinent (Ie. rodent infestation caused by the complete foundation issue causing cracks in the sub-flooring causing aforementioned rodent problem etc.). Then gave us an IMPOSSIBLE move out checklist that cost us over $1000. Now they aren't responding to me about getting me security deposit back as we left the house BETTER than when we came into it. Tricon has been a horrible rental company to deal with! We have been in the same home for almost 5 years now and in the beginning it wasn't bad. The past year has been constant issues and little to no responsiveness from Tricon. Our home has significant mold and mildew damage, old pipes and electrical that is a fire hazard and plumbers have told us all plumbing needs to be replaced. Tricon often waits weeks to a month to send a professional out, once resulting in a $2,000 water bill from a leaking pipe. We then were told to send them the bill and someone would get back to us. The bill was never paid by Tricon, our water was shut off and Tricon then said WE had to pay the bill then submit for reimbursement. I would call almost daily and waited 3 weeks for a response from Tricon about the plumbing issues. Most recently, one of our 2 bathrooms had to be completely ripped out and replaced due to mold and water damage, a few days after it was completed, we had another leak. The plumber they sent out said that the bathroom "remodel" was not done appropriately and the entire plumbing job needed to be re done, AGAIN. At this point I was done and threatened legal action against Tricon. Tricon offered to let us out of our lease because the house is honestly not livable. We agreed and then not even 3 weeks later, the house is listed for rent (while we are still in it and know there are significant issues). The house is NOT livable and is not up to code in many different ways. Tricon has failed to do their job and protect their tenants. We are also charged a "smart home" fee, the "smart home" features are a keypad on the front door and a thermostat that can be controlled from an app (that never works). I would not recommend any Tricon home to anyone, and especially not the home they own in Optimist Park, Charlotte, NC. Marketing this home as "this well-maintained home offers a high standard of rental living, supported by a team that puts residents first" is false advertising and a scam to renters and tenants. read more

I immediately attempted to dispute the charges. I was told to submit my dispute via email, which I did on April 14 and again on April 16. As of today, April 21, I still have not received a response. The charges raised several red flags: - **Utility Transfer Fees:** During the transition from Pathlight to Tricon, Pathlight still had the utilities in their name. I should not have been penalized for a transfer-related charge during that period. - **Carpet Padding Removal:** The only carpeted area in the home was upstairs. I requested info regarding the home next to me; as the tenant had moved; it appears repairs are completed. It seems someone was living there; however, they did not put the trash to the curb, it was rotten. I called the head office and they said that was not necessary, but anyone would have; due to the stinking decaying unpleasant orders Yet today is trash day and it was not placed at the curb.... so I did it again I can't determine if the I residents are squatters or renters; either way, I need a resolution, hopefully, I do not need the police to help out yet. Lack of communication is extremely frustrating. I moved out of their property on 4/30/2025 and as of today still have not heard ANYTHING in regards to my security deposit. They are requesting May's rent. I decided not to renew the lease in January 2025 so not sure why they cannot understand my lease has ended and I fulfilled all the requirements of the lease, but cannot get any response regarding my $2500 security deposit. The house has now been vacant since April 30th. I drive by to ensure no windows have been broken, but this is not my property to secure. The call center has no control over handling situations and merely take notes to the account without any action. I have a $620 charge added to my rent for sewer and water, and I when I contacted Tricon they have no idea why the charges are so high. I have been calling the office and emailing them and have been getting a run around NOW they are threathing to evict me becuase THEY do not know why the bill went from $60 when I first moved into the property to $620. I have been told that the accoutn service department would allow me to pay partial rent until the investiagate the chargers, well Accoount services is not sending me an email stating that i will have to vacate the permissies if I dont pay the $2600 they are asking for. This is the third rental company I've had since living at my current address. The previous two were miles ahead in quality. Tricon Residential has 100% ruined any chance that I would rent again. The biggest frustration is that, back in June 2025, my AC was nonexistent for the entire month, except for maybe 5 days. The HVAC company had to come out three different times to fix my AC, and damaged my belongings in the garage. Tricon Residential instructed me to stay in a hotel, Airbnb, or with a loved one, and that I would be reimbursed through a concession applied to my rent. I was later told that it would take up to 90 days. As of today, I have found out that the emails I sent over with all dates and receipts have still not been reviewed. That was the only update I have received. The main line always tells me that I will receive a call back; I have never received a call back, and always have to reach out with a 1-2 hour wait on hold. The Atlanta office is basically nonexistent. I have explained my situation over 30 times, as they never have anything documented. I am owed over $1,000 from this fiasco. On top of all this, I am trapped in another year with this atrocious company due to the internal dissonance. One person, back in July, said that I would receive a renewal lease agreement closer to the end of my lease, and we can discuss it at that time. I am still waiting on a plumbing invoice to be emailed so I can send to water company and it's been 6 weeks!! I moved out 11 days ago. The superintendent conducting the move-out inspection showed up and said my house looked in great shape and probably was no need to repaint interior. I keep a very clean house. I asked about submitting the receipt for the carpet cleaning and he said a person would contact me. Never happened. I emailed my usual contact person 3 times on 3 different days, no response. I emailed the admin email address 3 times, no response. I called, after an hour on hold I talked with someone who said I should have received my move out inspection. I never did. So she contacted the person handling my move out, and was supposed to resend. I only keep receiving a survey request from Tricon instead of any documents. I keep asking about the return of my deposit, still no communication from them. UPDATE: I was contacted by Tricon and they worked to resolve my issues. The communication was much improved and she was really nice. They were very fair in their move out inspection and I received almost a full refund. read more

On May 12 ,2025 I started a maintenance request for finding a leak that has caused water damage and mold in one bedroom. They sent a vendor out to look at drywall damage but they couldn't do anything until leak was found. After many calls they sent out an A/C repair man who found a frozen pipe and fixed the link. Since then I have spoken to the following representatives with no further action- 5/14/25-Jillian who said someone will call you, 5/15/25 spoke to Emmanuel, 5/20/25 spoke to Laura, 5/30/25 spoke to Sandra, 6/3/25 spoke to Mercedes, 6/12/25 spoke to George, 6/19/2025 spoke to Jesmina, 6/25/25 spoke to AJ. I also emailed Elsa Muir (my supposed resident support person) no reply, called 3 Amy Walker(maintenance coordinator) on 6/25 and 6/27 left two voicemails. I have been trying to set up the vendors to come do the drywall from the info off the maintenance requests. Trison Property has appraisal but I cant them to call me back. It is now July 1, 2025 and no progress. I have never missed a rental payment in 8 years. I have mold growing in my house. I bet even if my lawyer called them he wouldnt get anywhere! read more

Words can't explain how frustrated I am with Tricon. We had a leak that occurred on 04/2025 and caused my bathroom and kitchen to be out of service due to the extent of the leak. We had black mold growing in our pantry and were washing dishes in the upstairs bathroom due to not having a kitchen. We could not use the master bedroom due to leak and have been sleeping upstairs with the kids. I have had to work from home and been missing out on commission to make sure I can be home while multiple companies do estimates and measurements to fix the issue. Here we are in August going on 4 months and this has yet to be resolved. I've been promised by Jane Myers which is the project / maintenance coordinator concessions for our rent due to this issue however me or my lawyer has not been able to reach her at this point after multiple calls and voicemails. I called the Tricon line and asked for a supervisor and the rep stated she would have one call me back and it has now been two days, and I have yet to receive a call. Wait it gets better. Now we are threatened that we will be evicted if we do not pay rent after we were promised concessions due to the project taking so long to complete. Now I must pay to retain my lawyer and file a complaint with the better business bureau to get this resolved. We have been at this rental property for over 2 years with no issues paying rent. It has been so hard to get this project completed and speak to someone, but they are very fast at calling you if rent is not paid. Impossible to get questions answered when you call their main number... the company is entirely too large and everyone gives you the run-around. I think I have spoken with 10 different employees in 3 months time, and they have all struggled to help me or have passed me off to other departments. Move out expectations are absolutely unrealistic considering this is a RENTAL property and they are a MEGA COMPANY with tons of money to spend on normal wear and tear. Oh! And I moved out on June 1st (over 2 months ago), but I'm still waiting on the part of my deposit that they withheld to be returned to me... they took out one day's rent and showed on the move out statement that I moved out June 2nd even though I actually moved out on June 1st, my given move-out day. I also had my move out inspection on June 1st, and the premises was clearly vacated. Speaking of the inspection, the inspector showed up an hour and a half early, and I 100% think that is a ploy to catch renters off guard and be able to charge for something. I saw another tenant made that same comment in his review, so clearly that is a trend. I am beyond frustrated with this company. My family just moved in to this house June 18th and have had nothing but problems. You call customer service and stay on hold forever. I have toilets in this house that remind me of elementary school that they are so small. And I am told that they will only be replaced upon lease renewal. The microwave has gone out twice, the refrigerator only makes enough ice for one person, the blinds are either broken or to short for the windows, there are no exhaust fans in neither of the 3 bathrooms, the ceiling has fallen in the basement bathroom and the ceiling in the room next to it is half down. I've been a Tricon resident for over 5 years. During those 5 years, I've had extensive issues with my house, including an unfixed hole/crack in the foundation. After raising the issue at LEAST 6 times, after my basement and garage were flooded due to the hole/crack in the foundation, NO ONE has addressed the structural/foundation issue or attempted to fix it. My property has repeatedly been destroyed because of this. Yesterday, I woke up to my basement and garage being flooded yet again. There were 2 1/2 inches of water AND more pouring in because of the continued rain. My property was once again damaged, the carpet on the stairs was soaked through, and the in pouring water was mounting. I made an emergency maintenance request at 10:30am after being on hold for 45 minutes. I explained the seriousness of the situation, including the threat of water pouring into the electrics, and was assured someone would come out to begin mitigation. This was an emergency. SIX hours later, someone turned up - NOT to begin FIXING my issue but to take pictures. He and the company he works for were never heard of again. After 9 phone calls to Tricon between yesterday and today, I still haven't had any maintenance crew show up and begin to remove the water, check the electrics, address the (now) mold in the carpet, assess my property damage, and most importantly, FIX THE HOLE/CRACK IN THE BASEMENT AND GARAGE. Horrible experience!!!! I would give zero stars if I could. I did everything that was required for my move out inspection. I had professional carpet cleaning and painters with the exact paint from the list they provided. I was still charged $550 for painting and toilet seats out of my deposit. I received my deposit check and went to Wells Fargo to deposit the check. Two days later my account is overdrawn because the check is fraudulent. I've been calling customer service and their accounting department for the last 3 weeks and I still have not received a response. No word on my deposit or when or if I will receive a new check. I would NEVER EVER rent from them again. stay away from Tricon read more

Terrible service, lack of communication, way to expensive for what you're getting. All i can say is read reviews first.
