I cannont believe this company. Where do I begin? They are teh ABSOLUTE worst and I would not recommend renting from them. Every maintenance request has been a horrorible experience. There is never any follow up. This last one has sent me over the edge. Our ceiling fan is broke, just stopped working. They installed a "new" one. It is the most cheap fan out there. But what really gets me is it is black. ALL of the other light fixtures in the same room and throughout the house is brown or bronze. I must admit, this is my first time renting a home, and I truly expected it to be a positive experience--especially because a family member works for Tricon and always spoke highly of the company and how well they take care of their residents. Unfortunately, that has not been our experience. When we moved in, the AC was not working. After multiple repairs, the AC is now operating, but my bedroom still receives very little airflow and remains extremely hot. We have submitted at least four work orders regarding the AC and airflow issues. We were also informed by an HVAC vendor that the ductwork has been damaged by rodents and needs to be replaced, yet there still has not been a permanent resolution. I work with exceptional students every day, and when I come home, I need to be able to rest comfortably in the home that I pay more than $2,500 a month to rent. I should not have to sleep in an excessively hot bedroom because damaged ductwork has not been properly repaired. At this point, we have repeatedly reported the problem and allowed multiple opportunities for it to be corrected. We are now considering pursuing the remedies available to us, including involving code enforcement and addressing rent through the appropriate legal process until the issue is properly resolved. This entire experience has been extremely disappointing, especially considering the confidence I initially had in Tricon Residential. Based on my experience so far, I cannot recommend renting from Tricon Residential. I made 2 applications for the same property, the first one was canceled and told me that I had accidentally made a mistake, the second time they sent me an approval email for the value of 2911, and in the contract it said 2239 (which was for the value that I applied) and then they sent me an email where they had denied me the application, for each time I paid $415, for a total of $830, only the 500 was returned to me by the application, when I called they told me that it was that they had approved it, but after verifying the income they denied it, I don't understand how they can work so badly read more

This all stems from hurricane damage from last year!!! Their tree caused thousands of dollars in electrical work for ME. The "Professional" Irrigation Disaster (2024-2025) In 2024, Tricon's contractor replaced the sod and broke the irrigation system. I called them immediately. Zero response. I called throughout 2024. No reaction. I reminded them again in 2025. Still nothing. The "exceptional service" only arrived after a massive $371.70 water bill from Toho Water and an HOA violation for dead grass caused by the very leak they ignored for over a year. They finally fixed the pipes, but they refuse to refund the $371.70 I lost due to their contractor's incompetence. Apparently, their "professionalism" is funded by my utility bills. 2. Sabotaging a $1,000 Charity Grant In October 2025, the Salvation Army offered my family $1,000 in rental assistance. Tricon refused to provide a simple W-9 form for two weeks, delaying the process. The moment they finally sent the form, they immediately filed for eviction--knowing that under the charity's rules, an open eviction makes a tenant ineligible for help. They literally took $1,000 out of the hands of my children just so they could pile on more legal fees. 3. The "Cash and Evict" Strategy Tricon's accounting is a masterpiece of irony. On January 6, 2026, their own ledger shows they posted $6,362.00 of my payments. On that SAME DAY, they issued a "Three-Day Notice" demanding $9,472.19. They take the money with one hand and sign the eviction papers with the other. 4. The 24-Hour Betrayal On October 19, 2025, Tricon staff told me my account was "okay" under a verbal agreement. Less than 24 hours later, on October 20, they locked my portal and filed for eviction anyway. Their word is worth absolutely nothing. 5. Fees for Services They Blocked Tricon has blocked my online portal since October 2025, yet they still charge me $21.95 every month for "Smart Home" services I cannot access. Zombie Legal Fees Even though the Court ordered a Voluntary Dismissal of their case on December 11, 2025, and their own lawyer confirmed a zero-balance settlement on December 17, Tricon is STILL demanding $1,372.86 in illegal legal fees for a case that was dismissed and closed. Turns out they supposedly sent me an email to pay my utilities separately as they don't use conservice anymore. Guess what? So now of course, they want me to pay $300 extra on my rent as penalty for utility (that I also pay on time every month). The lady I spoke with today was completely nonchalant, "sorry it was sent to the wrong email, but now you have to pay, no I can't cancel the extra $300, is there something else I can help you with?". Let me just say my rent is supposed to be $3300 , however, each month I pay between $3600 - $3900. This month it was $3947.30, because they conned me of extra $300 penalty and whatever else they added. Whenever you need a repair, expect to stay on hold for a representative for more than an hour. Every repair, I ask them to call me for questions or details, of course they assure me they will. This company steals your money!!! They charged me erroneously and admitted it was erroneous but I have to wait for another department to reverse the charge. So now I have an extra charge of $288 and when you pay rent you can only pay the full amount. So during December I'm forced to pay an extra $288 if not my rent will be late. They sent a restoration guy out to look at the mold issue, he didn't do any air samples/ testing (also per his contract with tricon he couldn't tell me anything) he reported the issue back to them that he saw a visible issue that is clearly bad and needs to be fixed. Mega corporation landlord, you're treated as a number on a spreadsheet not as a resident. They cover ZERO maintenance or property upkeep in their agreements. The resident is responsible for pest control, lawn services, appliance maintenance such as the fridge water filter replacement, broken faucet replacement, and light bulb replacement. You're a renter that takes on the responsibility of an owner. Additionally, the customer service is atrocious. Can't get through to a representative without sitting on hold for 30 minutes or being disconnected, in the rare instance you do get connected to a human they transfer you between multiple teams and are unhelpful. Ive had ongoing problems with the AC unit. tech after tech has come out to tell me that because it's hot out, that's why it gets to 79° in the house, despite it being on auto cool to 74° I've been alive for a long time, and I've never had an ac that didn't need to be replaced do this. rather than fixing the actual issue, they send incompetent techs out who use refrigerant, which helps slightly for all of 6 days. Tricon is so ridiculously cheap. Every time I call, they give the same explanation: "it is still within the time frame." But four months is more than enough time to return a deposit. we have rented through this company for 3 years. Paid rent on time, never beyond the due date. When did our walk through moving, they did not fix the issues. Throughout the years, our matinee requests that we submitted were done poorly. Each time the lease came around to sign, I wanted out so bad, but we couldn't. It was more expensive to move. Rent goes up about $100/mo each new signing. The maintenance department hires out outside vendors for some jobs. They do not follow up on the work that the vendors did. The outside of my house was touched up by a vendor with the incorrect color. I put in a maintenance request to let them know, they sent the vendor back out, who had no idea what the issue was. (Also, we spoke different languages). The requests would sit for days/weeks before sending someone out. We are finally moving out and they needed to update the payment portal for the accurate charges/prorate charges etc. It was a holiday weekend and I get an email stating I'm late. The portal was finally updated and I got a letter on the door 3 days after rent was due. The grace period is apparently 3 days. They charged me for the delivery of the letter on top of late fees. I was in constant contact with them and they knew what was going on. yet, I still got these random charges. My balance on the portal was $2800.. a few days later, my balance was $1200. Very inconsistent with no explanation but still charged the fees..? 1 month later after a fridge issue, I am getting a new fridge, continently 2 days before my move out date. Old windows that rattled through a hurricane, took them months before attempting to repair a leaking roof that had been repaired many times. after 5-6 months they finally replaced the roof. I break my lease and I get a letter that says remaining balance due within 30 days of 8/3. i received calls, emails threatening to be sent to collections when, according to the letter, balance needs to be paid in full by 9/3. Since that time, I've been unable to reach anyone on the phone - no one ever answers at the only number they have listed. When I press 1 to request a call back by an agent, I get disconnected. RUN FAR FAR AWAY FROM THIS COMPANY. I do not normally take the time out of my day to review things, but this experience has been so bad that it warrants this review in the hopes that I can save future renters from living what I am currently living. For context, I rent a property from TRICON out of the Saint Petersburg, FL area. Moved in on April 1st 2025 on a one year lease, and from the moment I moved in it's been one bad thing after another. The plumbing had a leak that no one knew about prior to move in, which led to a $1500 WATER BILL, the air conditioning is ancient (14 years old) and it leads to a $600 ELECTRIC BILL. Called the maintenance department to fix the water leak, took almost THREE weeks to get someone here to fix it. The leak gets fixed in May 2025, and later the next month there is another leak in the same area as the previous leak. We reported the leak again to maintenance on July 4th, and this time it has been another 3 weeks with no resolution in sight. The vendor that they hired found the leak and told us they were waiting on TRICON to approve the work order. TRICON came and took out the KITCHEN SINK AND CABINETS WHICH ARE ALL ROTTING DUE TO THE PREVIOUS LEAK. We currently have no serviceable kitchen, we have to turn off the water to save us from having a stupid high water bill, and every phone call to the maintenance department I've made takes at MINIMUM 45 MIN TO AN HOUR to hear from someone, just so they can tell you that the local office is closed and they can't do much to remedy the situation. They promise to leave notes for the local office to review and follow up on, but no one ever reaches back out. I was verbally given a concession of $100 per day for the inconvenience of not having the kitchen serviceable and the water being unusable by Jayean Ayer, but when I emailed to follow up with her to revive a written statement, she ignored my email. I was charged the rent in full for August 1st with no concession on my account despite the previous concession promise on July 18th. I am at the end of my patience with this damn company, and I cant wait to move out next April and never hear from them again. But the workers apparently dont start working until 8 so now they tell me I need to wait until Sep 8th to have them come out. I reported this issue immediately after the floor workers left on Aug 18th. And they just now have started to try and schedule a time to do the assessment. Called and was on hold for a half hour this morning and the representative kept talking over me and not listening to my issue. Tricon has been a nightmare. The amount of times this company has messed up is unreal. 1- there was a CHICKEN WIRE in our dryer vent with 5 years of lint. We had to hire someone after it ruined 2 dryers. The person Tricon sent didn't do his job. 2. Our lawn blew up. Yes, blew up. As in there was a fire that the fireman touched with his boot and it exploded. "Thank God your dogs didn't touch this." There was a live wire underground. They sent someone who didn't speak a word of English to help. 3. Water leak from our AC unit that they didn't properly fix lead to toxic black mold. I started having health issues and my dog started having seizures. Had to chase them down to help us and they only responded after the town gave them a bunch of code violations. We had to throw out all of our belongings and I have chronic health issues now. 4. We work from home and I've repeatedly asked for appointment only when they send tree trimmers. They cost me work from canceling appointments. Repeatedly. 5. Today we received a threatening voicemail about our rent payment not going through. We've paid on time for 3 + years, and never received an email/courtesy call that this month didn't clear. We would have fixed it 20 days ago! Their first contact was a threat.
