I was a resident in one of their homes. I moved out and was part of the relocation assistance program. They were supposed to be sending me a check within 30-45 days of moving out. We are approaching 2.5 months and still no check. Trying to get someone on the phone is next to impossible. They keep you on hold for 30 minutes to an hour and then once someone answers, they transfer you to someone else who again puts you on hold for 30 minutes to an hour. Good luck getting anything fixed. They'll send you that your proof of renters insurance was submitted and accepted to then charge you the following month because they didn't receive your documents, when THEIR VERY OWN WEBSITE sends you an email stating they received, then they accepted proof. They sent workers out here to help with some dangerous landscaping in the back for not only the original problem not to be fixed but made worse. The company the sent destroyed our garden timbers leading up to the pool deck. It's allllll on our security cameras even! We literally watched the whole thing. I have never experienced such horrible management. We are previously Pathlight residents and we've had nothing but problems since Tricon took over. To get someone to call or email back is a week or more process. Just don't even try waiting for someone to answer the phone unless you have 3+ hours to wait on the phone only for nothing to be resolved. We had an understanding with Pathlight and they allowed us to pay on the 15th the date we get paid and they never started an eviction process. We also were allowed to make what Tricon calls "partial payments" meaning we used 2 different cards to pay. Now that Tricon has taken over we've been threaded with eviction even after calling and trying to explain what Pathlight allowed us to do. And now we are scrambling to pay rent before the 13th so they don't evict us and they won't even let us use 2 cards. It's absolutely insane. Incredibly careless workers we were told we might be evicted on the 13th or we might just depends where we are on the list to evict what kind of response is that?? Also trying to transfer properties is crazy! We are living next to a construction zone and they won't allow us to move. Definitely don't recommend and can't wait to move!! read more

Would give zero stars if I could. Truly horrible rental experience. Gouged on utility payments because Tricon gets to play middleman and charge $10 "convenience fee". That is outrageous for a house of this quality. In the two years we've lived here, I've had to put in over 30 repair orders. I have to argue for basic things to be fixed. We spent 2 months without a main bathroom and with a moldy cabinet next to our bed. We had a major termite infestation that I reported immediately, but had to deal with daily swarms in every room of the house because the company refused to fix it for 6 months. We have moldy A/C vents because zero regular maintenance is done, and moldy bathroom/kitchen cabinets because no one bothered to re-caulk the counters when we moved in. I still have bird poop on the porch from the PREVIOUS resident. Currently, my daughter's bedroom light/fan has been broken for 4 days. I made sure I was home yesterday for the repair window. Almost four hours after the window ended, I received a text saying our tech was on the way. He never showed up, but marked that I wasn't home instead. TRICON DOES NOT CARE ABOUT ITS RENTERS. Moved in 4-5 months ago, a beautiful home in the Jacksonville Area. Have had a couple issues which I expected with new construction. The work order phone app has been successful and the response has correlated with the significance of issue. I've lived in my tricon house for 5 years and once they swapped our landlord office to another area everything has gone downhill for us. first off, we reported mold over a year ago. after reporting it to the state they then decided to help us. I cannot get a response back for the life of me over our lease and this is stuff that needs to be taken care of immediately. lastly, our carpets are over 10 years old! these were supposed to be replaced before we moved in and they didn't do that. don't rent from tricon if you can avoid it. We moved into our house in the Tampa area in July and have had nothing but problems. We have been requesting repairs and maintenance on our house for some of these issues for 4 months now with no response. Half the time they send someone out and they "fix" an issue, and then it just keeps having problems. There were issues with the house from the moment we moved in, and this house was not move in ready. We pay way too much to have this many constant problems. You can't ever get anyone on the phone that's actually in the Tampa area or in management. But don't be a second late on rent or anything cause they'll charge you just to come out and put notes on your door. They initially were not even going to give a rent extension after Hurricane Ian despite all their emails about how "they're here for us." Horrible company, avoid at all costs. Update: somethings have been fixed, but every time they fix one thing, more stuff messes up or breaks. They don't even pay attention to what I'm telling them is needed. I am a neighbor of a Tricon rented property. My back yard is behind theirs and is divided by a fence which is being pushed into our yard by an over grown cabbage palm. It is to the point that the fence is falling into our yard. I have called Tricon 5 times over the course of 6 months. There is never a "supervisor " available so the very friendly receptionist takes my # and promises a call back. Obviously no one ever calls back, or I wouldn't have wasted my time writing this. Since they are still saying that I've never provided a 60 days notice, my wife posted the email proof on their FB reviews and they still claimed we never provided it, I sent that email to Tameka Meeks Kelly, that just proves how scammy this company is. They only gave us a month to move out even though we sent a 60 DAYS NOTICE TO TAMEKA. We emailed the 60 days notice on the 14, they replied back on the 18th, so that shorten our move out time. We did what our lease said but they didn't do the same. We were NEVER contacted by the collection team, no knock on the door, no phone calls, and no emails, that only happened when my wife has been calling them for a whole week or two to get everything settled to eventually get her calls going straight to voicemail. We emailed them constantly with questions regarding payment, that we would pay late someone named Alex said that if we made a payment schedule, our account won't close. No information was provided for us like where to pay when they did closed our account or when/why they closed our account. That information was only provided after my wife CALLED THEM. We were NEVER provided with a PROPER invoice statement as asked for, about all the things they were charging us for like the 5 year paint job plan they mentioned!! And we had to CONTACT THEM to setup a payment plan, there was no one on their side reaching out to us, WE had to reach out to them. NO ONE SPOKE WITH US IN A DILIGENT AND AN INFORMED MANNER AS SO THEY CLAIM. THIS IS NOT AN OPPORTUNITY FOR YOU TO CLARIFY YOURSELF BECAUSE YOU ARE STILL ARE SPOUTING LIES. We've been Tricon residents for a few years now. We've tried being patient, even with moving in to a filthy home that was not "rent-ready".. We're in an older home that needs a lot of work still. We've had several maintenance issues while living here. Most have been addressed but still several open orders. Currently, we've been out of AC - it's been a full week at this point with no scheduling to repair in sight. Tricon Maintenance Management could care less about us - Hard to reach, fail to reach out and total lack of communications on their end- I can't believe we're the ones having to hunt them down. Michelle (a "manager") in particular NEVER reached out once to help or keep us updated through this. Customer service is trash. I'm reading all these reviews & it's scares me even more about what my situation may lead to. We've just been waiting in a hotel since.. Never, ever, EVER rent a home from these people. I'm not certain it is even a legitimate company. The whole viewing and leasing took place electronically; never saw anyone in person. And now you can't reach the landlord in an emergency. The "emergency" number has a recording stating that the call center is temporarily closed. Hmmm. It was "temporarily closed" in March when the frig broke (and it took 3 weeks to repair!) It's now the middle of June. That sounds more like they're too cheap to pay minimum wage for someone to take phone calls. AC has broken 7 times in 3 years. It's broken again now. Don't know what we're going to do. If we pay out of pocket they won't reimburse us. So maybe that's their game. Ignore the tenants so they pay to repair Tricon's asset. read more

If I could rate less than 1 star I would. I have never experienced less help and less schemes than working with this company. How do you let customers go through an entire application process- speaking through the phone, all the paperwork- to find that Tricon won't let us live there with a Great Dane, after stating that we had an animal with his weight. It is not on the list of restricted breeds, so we applied and went through the process. It is a service animal, and they requested all medical documentation and follow up appointment information.
