I'm self-employed, my income doesn't show up the way a W-2 and two clean tax returns show up, and I went into this assuming it was a long shot. Hector didn't treat it that way. He took the time to actually understand the situation -- the equity position, how my income is structured, what I needed the funds for -- and then went and found a program that fit, instead of trying to force my file into a box it was never going to fit in. He told me up front what he needed and when he needed it, explained the terms in plain English, and answered every call and email, usually the same day. At no point was I left guessing where things stood. It closed. The money landed today, on the timeline he said it would, at the terms he said it would. After my experience with Christian at Truss Financial, I would never recommend this company for a loan. From the start, I gave him all the information upfront and made it clear that I didn't want my time wasted if the loan couldn't be done based on the facts. Despite this, he dragged me along for over a month telling me he could secure a HELOC for my property. We provided all of our financials, we have excellent credit scores, and the home is worth 40% more than we paid for it, and has hundreds of thousands in equity. They forced me to pay for an appraisal. Ran my credit. I didn't want any of those things to happen if he didn't have all the facts that he could secure the heloc. I also wanted to know what value the appraisal needed to be at. But he didn't know, of course, until he said it still wasn't high enough after I paid for it. I was VERY CLEAR the appraisal and credit check were supposed to only happen if he was sure we met all other conditions. Nope. Communication was terrible--days would go by without a response, even after I'd quickly send him what he asked for or followed up with clarifying questions. They'd ask for something, then the next day it wouldn't be what they needed anymore. I would ask for a call or follow up after days, and he'd finally call and speak patronizingly without actually coming up with solutions or seeming like he knew what the next step was. At one point, I even received an email saying, "Congratulations, your loan is approved!"--only to be met with weeks of follow-up emails asking for more and more conditions. The final random dealbreaker "condition" was that I needed to renovate the bathroom first! The irony? The entire reason I was seeking a HELOC was to fund renovations. This experience was a complete waste of time and extremely frustrating. I would never run my business this way, and would never recommend my clients to use this company after this. I would not trust or recommend Christian or Truss Financial to anyone looking for a reliable lender. They just took my appraisal money and damaged my credit with checks, and the only thing they lost was time. So they are happy to lie to you to keep it going as long as they can, even when they aren't sure they have a loan product for you. read more

Truss Financial Group is single handedly the most unprofessional and dishonest lenders I've ever attempted to work with in my 20+ years of doing real estate and loans. I started my relationship with Truss the first week of February, and was directed to Marcus Myles, one of their loan agents. When I first spoke to Marcus we discussed a specific type of loan program which included rates, points, etc, as well as the fact the my property was listed for sale. Let me hit on the bullet points of this absolute debacle of an experience. -The loan was supposed to be a DSCR loan - interest only -The loan amount was specifically discussed and the timeline for closing set -When the required information was requested, I supplied it all within a matter of hours - bank statements, insurance, ID's, signed application, you name it... they had it within a matter of hours of their request So after 2 weeks of being told that the disclosures and terms would be coming, they never came... When I spoke with Marcus on a Wednesday, and was told that the disclosures would be out the next day, they never came. Same for Thursday... Same for Friday. This should have raised red flags immediately, as this is a sure sign that the originator was going to try the old "bait and switch," which is exactly what happened. First it was that the rate would need to be changed. Next it was the points would need to be changed. Then it was the rate and the points would need to change, and 'Oh, we didn't know that the property was already listed," even though that was discussed on day 1. Next it was they didn't think that they could fund within the original timeline. Next the rate changed yet again along with the points. Then the lack of communication kicked in, and every time Marcus would say that he would get right back to me with an answer to a question, Marcus would simply fail to respond. It got so bad that I attempted to contact Jeff Miller, one of the principles of Truss, and instead of hearing back from Jeff, I got a call back from another agent. This was a clear message to me that Truss doesn't value their clients, but rather that Truss is in the game of dishonestly, lack of transparency, and that they lack the mutual respect that all clients deserve. When I finally did get word that they were going to finally send out the disclosures, Marcus ended the conversation by saying, "Oh, by the way, this is going to be a completely different type of loan than discussed." Instead of the DSCR loan that had been agreed upon, they decided, without any discussion with the client, to make it a stated income loan. To make matters even worse, Marcus got the loan amount wrong in the disclosures, and instead of being presented with an interest only loan as discussed, I was presented with a P&I loan. When I pointed this out to him, I was told to just go ahead and sign the incorrect disclosures for the incorrect loan amount and that he would figure out how to correct it down the line. Come on.... Who would sign a disclosure that was incorrect but stated that we agreed to move ahead with the terms and conditions? And finally, after nearly a month of this nonsense, I was finally told that although we had agreed on a specific funding deadline, that it would actually take an extra 30 days to close and fund the loan. How are these guys even able to stay in business? How has the CFPB as well as the FTC not investigated this dishonest and clearly fraudulent behavior? Well, the answer is easy - no one has taken the time to file a formal complaint until now. Fortunately there were enough red flags throughout the process to cause me to seek an alternative lender, and I will be closing with them prior to the date that I required funding. This is one of 2 loans that we are closing on with the new lender, so thankfully I didn't give my business to Truss. However, I still have yet to hear back from Jeff Miller, the principle of Truss, with whom I've requested a call back from repeatedly, which speaks volumes in itself. My advice to anyone seeking financing is to look anywhere else as there are so many loan originators out there who will value your time and business, and who will be transparent and honest throughout the process. Truss is NOT that company and hopefully after filing my formal complaint with CFPB and the FTC, they will be looked at carefully before being allowed to do this to anyone else in the future. This borders on fraud and is a clear example of dishonest practices that I am sure are going on with others as well. read more

I am a professional real estate investor with 10 years of experience who has done 6 projects to-date in both the short-term and long-term rental markets. In this time, I have worked with four different finance companies. Unfortunately, most RE finance companies are very sleezy and use all kinds of unethical tricks that cost you lots of time and $ as an investor and Truss is no exception to this pattern. TLDR:Truss took from September 29, 2024 to March 21, 2025 to close on a fairly simple DSCR loan and completely changed the terms at the last minute with no explanation. I had to engage in a last-minute high pressure renegotiation to get an acceptable set of terms which I was forced to accept due to a $450k construction loan expiring in 3 weeks. At the end of the day, it took an extra 4 months and $10,000 in finance costs to close the deal over what it should have. Long form: I first contacted Truss in mid-September of 2024 for a rate-and-term refi on my latest investment property. After a couple weeks of collecting quotes, I decided to move forward with Truss on September 29 after being provided a quote with the basic terms of 75% LTV, 2% origination fee, 6.7% interest rate, a 2 year PPP and the ability to buy positive or negative points on the rate. I provided countless documents from then until Thanksgiving and re-confirmed with Truss 3X in this period we would be able to close within 45 days/early December as I was in a construction loan with 12% interest that was expiring April 12. I heard nothing at all from Truss from Thanksgiving until after New Years and never received any explanation for this giant gap in communication. I followed up the first week of January and was told the issue was I needed my investment property to be leased for three months before they could issue the loan. This should not have been a major issue as that would occur at the start of February/in three weeks. Then, a week later, I was told the previous underwriter that I had been working with for the last three months for some unknown reason could not work with me and so we began the underwriting process all over from scratch which resulted in another two months of document requests that came 2-3 at a time instead of in 1-2 emails like they should have come. I provided far more documents for this underwriter (easily 2-3x what is standard) over the course of 60 days when normally it takes 30 days. Finally, the first week of March, everything is looking good to close right? Not so fast! After 5+ months of due diligence, I was presented with a contract at 3PM and asked to sign it that same day. Why the sudden rush after such a long process? Many folks won't read the 89 pages of a mortgage note. I always do. I read the contract and discovered that many of the key terms we had agreed to months prior had changed with no explanation given for the change or even a heads-up that they had changed at all. The LTV was at 68% which is a random figure if I have ever seen one, the PPP period was 5 years instead of 2, the ability to have negative points was gone, and the interest rate had increased by .675% when the overall market interest rate had only increased about half that figure. I said I was unwilling to sign the contract as-is and had to re-negotiate the terms over the next 2 weeks. After a couple more contracts that had errors/issues we finally settled back at a 75% LTV, 2 year PPP. Of course, they demanded signature again in 12 hours which is an unethical pressure sales technique so I slept 2 hours to make their deadline. I probably would not have closed with Truss at all given the fact that the final terms we agreed to were around average for a DSCR and I had competing offers from other finance companies with superior terms (the best alternative offer had a 1% origination fee which would have saved me $4500 at closing and a .125% lower APR), but unfortunately my construction loan was ending April 12/in 23 days so I had no realistic other choices. At the end of the day, we did manage to close at least. That said, the process took 6 months, instead of the 2 that is standard, which ended up costing me an additional $5000 in construction loan interest over the DSCR rate. Further, I paid a 2% instead of 1% origination fee/$4500 extra. Together, this means I paid an extra $9500 in finance costs and had a 6 month process instead of a 2 month process. My Truss rep, Scott Miller, blamed Florida hurricanes for the 6 month process but this particular property was completely unaffected by said hurricanes. Further, the process was unnecessarily complex with way too many document requests (including two that came POST CLOSING!) and was very stressful to me, particularly when I had to renegotiate most of the key terms with only a couple of weeks left before a $450,000 balloon payment was due on my construction loan. I would HIGHLY advise other investors to seek alternative funding companies. read more

Hello, To everybody reading this review. I am writing this because I have dealt with this company before and now am in process again. I must say that as we all know, service in general has gone way down in pretty much every entity. But Marcus Myles with Truss is the true exception. He makes sure you are in a good spot and things are rolling along smoothly. Sometimes there could be a hiccup with escrow etc but nobody is perfect. What I like a lot about Marcus is that he really cares and wants the best for you and definitely shows that. He is a true definition of above and beyond. He needs to teach classes to the rest of the world on the meaning of customer service. I am comfortable with him, can be myself as he's very down to earth and just a cool guy. So if you want to do a mortgage loan, Home equity line of credit etc, definitely go to him as there are also various ways to qualify unlike a traditional bank like Bank of America for example. GO TO MARCUS and if it's possible, he'll make it happen! If he can't, I can assure you that nobody else can. Rest at ease with this guy. He's top notch! THANK YOU MARCUS! You're the man! read more

I used a bank statement loan from Truss. I worked with Suzie as my officer and Tari as my closer and both are great people. Tari replies back very quickly and Suzie's personality was contagiously happy. My loan did close. Unfortunately, that is all the good things I can say about Truss. They are a broker, not an originator. The 3rd party loan originator - NQM Funding, was horrendously slow. I had to extend my closing twice. I was in escrow for over 45 days. I had to submit 3 rounds of documents. They asked for docs that could have been asked on the first round to save time. They also take 4 days to respond. Anything is "72-96 hours" reply. It would have been understandable to have this in a hot seller's market like in 2021. But to have this kind of thing going on in a slow buyer's market (my current time) means sloppy and incompetent people on the back end. There was poor communication between the originator and the broker and to us occasionally. For example, in the beginning, I was told I could put 15% down and my self employment history was long enough. Then few weeks in, I was told I have to put 20% down (more wtf?) if I could prove longer self employment history. Well good thing I did some freelancing before I started my business officially or else I would have lost this transaction. This stuff should have all been disclosed in the very beginning. I can give more examples, but the end story is that we closed and that's what matters. Truss was definitely the weakest link in my transaction. Sometimes, you never know unless you try them. I'm not saying Truss is like this all the time, but it was for me (and my financial background is pretty solid). Unfortunately, Truss is not a company I would ever use again or ever recommend to anyone else. read more

He never called back as promised. I had to call him back, and he was like I emailed you the info. I asked him how he would have done so if I never passed on my email to him? He then took my number again and said he would call me back as all my info was on his desk. Never ever heard back. While they are a specialty lender they are NOT the only lender who offers the type of loans they deal with. Hopefully whomever is in charge will read this review and do something about his/her staff. Even if they did offer the program they weren't as proficient or familiar with the terms and process. Jeff was able to guide me through the uncertainty with confidence. The crazy real estate boom the last several years made buying property challenging as we had to compete with multiple offers and when I did have an offer accepted I decided to cancel escrow couple times because the home inspection was so bad. But Jeff was completely patient despite having done work that fell out. This is a very bad company to work with. They are non responsive and communication is extremely frustrating and slow or none at all. We are basically left in the dark without knowing our bank statement loan status and when we called to check status or have questions, we don't get an answer or have to wait over 2-3 days for them to return our calls or emails after multiple requests to return our calls or emails. Then, they out of nowhere requests documents and then we don't hear from them for a week or more. Also, we were told loan can close in 10 days or no more than two weeks. They ran our credits without our authorization and don't provide much transparency on our loan. We are now almost 2 months into the loan process and we didn't hear anything back either from them on our final closing. Numerous time, we asked for status and again non responsive and lack of communication. Then we were finally given an estimated closing date of 12/20 but they didn't communicate anything whatsoever as of today and the escrow company didn't respond to us either. The lender they selected also didn't respond to us either since we have questions. No one is available or care to answer our questions on a timely matter. Again, we called and emailed and no respond. This is a very unacceptable practice and really bad company to work with and considering they will make $5k or more off our loan for doing nothing and then cannot close our loan. I would give them a zero star if I can, but one star for 10% effort. read more

Wasted my time for 3 weeks, promised the world but couldn't deliver, then they wanted to piggyback on a loan I was approved on earlier from another broker stating they would offer me less fees, Scott didn't return my call for a few days, I called there office and a day later he called back, I asked him about the loan and he started dancing around, I asked him why wasn't he straight forward and that is when he offered to get me the same loan I was approved before for less fees. I think Truss financial is very would save poor company in customer service and I don'y think they have any weight with any underwriters and yourself a lot of time and aggravation by going with someone more reputable I wish I looked at their reviews before I spoke with them read more
