They inspected our home from a framing inspection to a final inspection and provided great service for us.

DO NOT USE TUTOR TO DO ANY INSPECTIONS. We used Tutor because our recommended inspector couldn't get out to the house within our option period. So we got talked into using Tutor. This was a very costly mistake. We paid $915 for an inspection. However, they did NOT inspect the pool, go onto the roof or bother to go into the crawl space (all of which we were verbally told they would do). 4 days after moving in, I put my entire leg through the bathroom floor. I touched the dirt beneath the house because there is so much rot in the bathroom that there is no subfloor left. And the floor joists have rot that extends most of the bathroom. The wood just crumbles in your hands. After a few follow-up calls to Tutor, their response was 'Well too bad. You are right we didn't crawl under the house but we wrote a report that was several pages long. Aside from that, our liability is limited to the amount you paid for the inspection." So essentially we paid for an inspection, and that inspector failed to go into the crawl space to even bother looking at anything. And because of that, we failed to uncover a very expensive (and very obvious) water damage issue. But isn't it nice that they are willing to refund our $915? STAY AWAY FROM TUTOR. FIND SOMEONE ELSE. read more

So our buyers hired Alan Lemke - Tutor Inspections, as home owners we asked for mask, gloves and shoe coverings be worn in our house as just cleaned and disinfected our house, at least he got the shoe coverings on! Ignored other requests! (Covid still exists!) I call my agent about it and she calls his office the then the buyers agent calls lying to my agent he has a mask and gloves on, clearly does not as I see him while I'm parked on street and doorbell ring clearly shows him entering with none! Not a good start to this transaction! Realtor lies then inspector can't follow rules per owners! Owner works nights so we left note on door to NOT enter room and wife would wake him later so they can finish inspection and when I went back inspector said he already went in the room where my husband was asleep! Really? So disrespectful!! Then to add to it after the buyers agent left and inspector, I come home, waters on running in bathroom sink and back door to patio not fully shut or locked. Is it really that hard to respect someone's home even if they are selling it?! Obviously agent and inspector have no respect for the people who still own the home! read more

They were overall OK. Very knowledgeable crew but they did miss a lot of stuff. They did not have a heat scanner to ck for missing / NO insulation. They did not ck the propane level on my tank which ended up costing me a whooping $800 plus after closing the house. My back patio deck is not level which was not reported in the structural section. This repair will be at my expense after closing that will be a good amount of money. Anyway, I think, they will be better on smaller houses with not too much at stake. We were purchasing a property and had a very short inspection window in the midst of the Holidays. I thought it highly unlikely they would even answer the phone, much less be available with such short notice. But they answered after hours, sent an inspector the next morning, had the evaluation done a few days later and we were able to stay in our purchase window, no problem. The inspection services were adequate. They didn't find anything difficult to notice and didn't miss anything egregious. However, I will not be using Tutor Professional Inspections again, nor will I recommend them. I have been getting calls from solicitors telling me that they got my information from Tutor. I already get way too many telemarketers calling. I don't need more. Tutor, your clients come to you for inspection services and nothing more. You should keep it a two party transaction. read more

Chet and his daughter seemed to be good during the inspection but did not check the house siding, foundation or the roof, as well as many other issue's. Now that we are in the house( because he said the house is good) we are having to fix many things that are bad, big ticket items that he should have checked and reported. He said it was not safe for him to get on the roof at his age, then he should have hired someone that could. I feel he was working for the seller with us paying him. Very disappointed, we turned him into the BBB but he refused to respond to them after multiple attempts to reach him, so you do the math, is he honest? If he is wouldn't he respond to BBB and protect his business. I WILL NEVER USE OR RECOMMEND HIM, I want my money back, which will be a small drop in the bucket compared to the amount of money we are spending to repair what he did not inspect that should have been or found and not tell us about. read more
