I had really high hopes for this place. On paper, seems fantastic. Parts were, but they really don't want kids on the property; be aware... We pulled in and the manager (don't know her name), pretty much met us on the deck to kick off her unpleasantness. It started by her telling my wife that she will need to pay extra for kids and that the lady we spoke to forgot to tell us that. Then into how she knows who it was and she always screws up, etc. She was super unprofessional! Then continued to what we believe tried to get us to not even stay there because we had our two girls with us (ages 7 & 11). She reiterated about 10 times how thin the walls were and we absolutely cannot talk loud and must be very quiet. We later learned two other families that were staying there shared their experience with her as well and felt the same level of uncomfortableness with the way she speaks to you. Now, for clarity, I spoke with this placed 4 times before booking. Explained our family and asked for the best accommodations, etc. They asked if they could talk to the manager and decide and would call me back. Next day I received a call back, they told me they had the best suite, gave me the price and we prepaid. Wasn't until we arrived that she said we would have to pay $400 more because of the two kids. Who by the way, don't need any additional beds, etc. crazy!!!! Our kids don't eat breakfast and never had a bite. Then, the breakfast, it was "fine" - no major issues, but the eggs were like bag eggs that were warmed. It was a 5/10. When leaving, the manager tacked on a couple more charges, said for a rollaway bed, kids breakfast (never ate) which we didn't want, didn't use, etc. Very shady practices. I would've had no problem paying up front for what we needed, but adding to the end, very sketchy and unethical. The rooms were fine, nothing special, very old and dated. It's a hundred year old house and feels every bit of a 200 year old house. Be aware of the manager, get things in writing so you don't end up with $600 in non-used/requested charges. And be prepared for the manager to treat you like she absolutely does not want you there. read more

Enjoyed our stay, and hope to return in a season where we can enjoy the outdoor amenities: pool, gazebo, fire pit. The rooms are beautifully furnished, and common areas are lovely, the gorgeous Christmas tree was a nice bonus. Breakfast was good (biscuits, gravy, eggs), and the host made us feel quite welcome. We arrived for a long weekend after 6 p.m. A note and our room key was left for us. Parking was easy just behind the mansion. Our room and the entire inn was clean and immaculately decorated with high-end antiques. We simply loved the restroom in the Frankly Scarlett room. The showers offered a luxurious experience. This room even offers a working gas fireplace but you may have to seek assistance with the inn keeper to learn how to use it because the remote to it may or may not work. I enjoyed the reclining chairs. I would've loved more dressers in the room to place clothes and to store things. Our room had none. There is no cable TV but firestick and roku options. With a key and key code, you can come and go as you please. The breakfast is awesome. I'm a person who can eat grits with any thing. They serve delicious and creamy grits. I love a thicker consistency and these are perfect. They have a 5 pm to 6 pm Sips and Nips period where you sample and socialize, but if your room is on the first floor it can get a little loud especially if you are trying to rest and relax. They do a lot of movie filming in and around this location so they are often closed Destin those periods. There were currently filming Vampire Diaries in the town when we visited. The rooms are often movie-themed or culturally themed. Overall, this is one of the better and more nostalgic bed and breakfasts in the area that is well-maintained. They are on the pricier side but you pay for the history, location, and amenities. They are a great location for weekend getaways from the city, for weddings, bridal showers, and receptions but with some minor additions to the rooms and a little more attention to customer convenience in the rooms, Twelve Oaks would offer a truly immaculate experience. read more

We were on a girlfriend's trip from California and decided to stay in Covington at this B & B and it was the highlight of our trip. booked this one night stay for my grandmother and I as she's a huge Gone With the Wind fan. The home overall was beautiful and the location was absolutely fantastic to walk to and from the Covington town's square. The downfalls however outweighed: First off, the morning of check out there was a receipt slip shoved under our door showing what I had paid for this gift to my grandma and a spot to leave gratuity. It had instructions to leave slip and key on table downstairs to check out. I went downstairs to grab us cups of coffee while getting ready and noticed that they set out a slip dated from 2022 and a room key making it look as if someone checked out already. This fake slip showed a "$150 tip" and "thanks for the great stay!". This left a really bad taste in my mouth. You already are charging over $300/night and then scrounging for tips by putting out this fake slip. It was a really tacky move from a 4-star hotel. I guess for a 4-star hotel and someone who has stayed in 15+ bed and breakfasts across the country that offer wine/breakfast too, I was expecting a little more class for the price. I would have thought someone would offer to carry our luggage up to 2nd floor. There were unexpected water issues so our pipes/toilets were not working for 4+ hours that evening -- no compensation offered for inconvenience of not having a working toilet. To end on a positive, the Sippin N Nibblin hour was just us but it was nice and breakfast with fresh coffee was decent. Overall, I would not pay to stay here again as this historical site is just another money pit. read more

We just returned home from Twelve Oaks and we had an amazing time. The Innkeeper Amy was so nice as well as everyone else there. The mansion is so clean and beautiful. It was myself, my husband and our 3 daughters (ages 15, 14 and 10). We were in the Master Suite. It was the perfect size for the five of us and so beautiful. We all just loved hanging out in the room. Also, the breakfast that Amy makes I delicious. The biscuits with sausage gravy were the best we've had. One of my daughters is so picky and does not like grave on anything , but she ate all of it! We did visit Covington for the Vampire Diaries/Originals/Legacies and we loved the town and all the restaurants but most of all we loved the Twelve Oaks and cannot wait to plan another stay! read more

I happened to come upon this place when looking at places to stay in Covington and was obviously blown away by the stature and charm of the home. We stayed in the "in the heat of the night" themed room. It was super cute and spacious for two people. Had an enclosed sun room too. Overall experience from start to finish was impeccable. We had hoped to check in by 4pm so we could enjoy their sips and bites from 5-6pm but ended up arriving at 545pm. I actually received a text around 5pm asking for our ETA which I thought was very kind. Check in was super easy, we were shown to our room and then headed downstairs where they had wine, cheese, crackers and other yummy bites. It's then only a short walk to the square for shopping and dining. In the morning, we headed to the dining area for breakfast where we were greeted with a delicious parfait, coffee and OJ. We were then served eggs, pancakes and sausage, all of which was very good. Be sure to take time to just sit on their rocking chairs and watch the world go by. We also enjoyed walking around the grounds. Not sure when we will be back, but it was certainly an unforgettable experience. read more

We had an amazing trip to Covington and this B&B was perfect. We had a last minute addition to our group and they were very accommodating. We stayed in Suite Home Alabama. It's a beautiful room. We enjoyed the Southern Sippin' and Nibblin' Hour on both days of our stay. The first day we sat and enjoyed the other guests, on the second day we enjoyed our wine in the rocking chairs out front. Breakfast was incredible both mornings. They had a fruit and yogurt parfait to start. Our first morning was eggs, sausage and french toast. Our second morning we enjoyed biscuits and gravy with eggs. This place is stunning! I only came to do a photoshoot but I fell in love! The house is stunning at first glance, but the more you walk through it, the better it is. The rooms are spacious and have beautiful beds and bathrooms. The lawn and garden are lovely and there's even a swing out front. The hostesses were so kind and helpful. History records that Twelve Oaks was the mansion Margaret Mitchell had in mind as Ashley's Mansion when she wrote 'Gone With The Wind." Upstairs were Scarlett's dresses on display for guests to enjoy. And our room's décor reminded us of scenes from Ashley's mansion. Our hostess was exceptional in all the little extras she did for us. So worth the stay! We found this place by pure accident, but it was the best accident ever. We live in Atlanta (1 hour away) and had Winter break. It had been raining non-stop and we decided to take a day trip mid-week just to get out of the house. So off to Covington, GA. (my daughter loves The Vampire Diaries, and if you didn't know it was filmed here.) I looked on maps for a place to stay and at the first picture, I was hooked. It was very hard to decide on which room because they are all stunning, and have a different vibe. Each suite is named and themed after a movie. We chose "Katherines Mirror Room" and so glad we did. With its beautiful color scheme and decor, from the minute you walk in, it has a relaxing/calming effect. I love that the clawfoot tub was in the room next to the fireplace. Also, the Antique Ribcage shower is a must see and try. There is a Keurig on each floor with coffee and tea available at all times, a guest area on the third floor with and honor bar for snacks and drinks as well as a host of books and movies. They have a Wine & Cheese hour at 5pm and it is a great time to get to learn more about the town and house. The Breakfast in the morning was incredible: fresh brewed coffee, Yogurt Parfait, fresh OJ, Peach stuffed French toast and Havarti scrambled eggs with bacon. Since there was only one other guest staying when we checked in (it was a Wednesday in the middle of February), we were given a tour every room they had to offer. I don't know if it was intentional or not, but the doors to the unoccupied rooms were left open during our whole stay, revealing the true splendor of the home. Every time you left your room you could catch a glimpse of what the house has to offer. But just a peek, so it makes you want to come back and stay in each room and experience it for yourself. It was also kinda cool at night and didn't make it feel all closed up, it was like you right at home in a beautiful Historic Antebellum house. Great marketIng on their part. We will defiantly be coming back. Unless you are here for a Vampire Diaries tour, I personally don't think there is much to do in the town. (Did I mention they offer a Salvatore Brothers Study room) But we went just to get away, so it was just what we wanted. It's a perfect escape for a weekend away or anytime. I didn't want to leave the room, it was so beautiful. Just bring a good book, bottle of wine and a friend and you're all set. My only suggestions: (and in NO way criticism) *have a blanket rack with cozy blankets for guest to use if they want to sit on the porch or anywhere in the house. There were a few on some chairs and sofas. (You may already have them for the porch and due to the ridiculous amount of the rain we have been having, they may not have been out) *instead of an honor bar, offer sodas, bottles water and maybe even wine in the 3rd floor guest area for your guests as an added bonus. Maybe have fresh baked cookies available instead of candy/chips. Just a nice added touch we would have enjoyed. read more

Amazing! Our hosts were the sweets and kindest people. They are around if you need them but not all in your space either. Breakfast was beyond delicious each morning - good coffee too. My daughter and I stayed in the Sweet Magnolia and I wish we could take the bed home lol soooooo comfy.....town was a short walk away. Great restaurants (reservations recommended on Friday/Saturday night) everything seems closed in GA on Sunday's so plan a hike or go explore the neighborhoods. I brought my teenage daughter to see the film sites for vampire dairies. They did not disappoint, easy to find and almost all in walking distance. We seen it all in a day so definitely rent a car so you could explore other near by towns. Atlanta is a waste of time in my opinion. There is a southern sippin hour in the afternoons. Wine was good and there was a standard small charcuterie board for guest to share. Over all my morning coffee on the porch listening to the birds was my favorite. It really is a beautiful place and I look forward to visiting again in the future! read more

It is quiet, peaceful, filled with charm and history. The owners and their staff are amazing. The food was delicious, they provide breakfast, which is locally sourced, and delicious, and also provide cheese and wine during the afternoon. The house is less than a mile away from downtown square, which is filled with amazing restaurants, ice cream shops, and other stores. If you are in the Covington area, you must visit. This is my second time staying at the twelve oaks and I was disappointed this time. We stayed 4 nights. We were not greeted like we were the last time we came. The innkeeper just asked my name and walked me to my room. She did not ask me if I needed help with my bag. I had to carry up my luggage with a broken toe by myself and carry it down. I asked for extra towels and left a tip every day for the cleaning lady. She did not grab our dirty towels and only left 2 the 1st time and just put them on top of the desk, On the 2nd day I wrote a note to leave 4. When 2 guests are staying in a room the normal about of towels is 2 per guest, not 1. I asked about the previous innkeeper Amy and she was annoyed I even asked about her. Amy was so warm and welcoming and made your stay! We missed her dearly this time around. She was the main reason we wanted to return. She would ask my daughter what she would like for breakfast and was always there if you needed her. This time around I asked if they could make the strawberry pancakes and they blew off my question and said they were making something else the next morning. I don't know if we will be returning. It's very disappointing. read more

My family booked Salvatore & Breakfast at Tiffany suites bc we were told no room accommodates 4 people. The mansion is breathtakingly beautiful & takes you back in time. We arrived at 12 but were told to come back at 2, later found out other families were allowed in early & got to tour the home. Sips & Nips was nice, few bottles of wine & a charcuterie board. I was hoping since were in GA there w been bourbon. Even Brother Bond bourbon. Breakfast is served in the main dining area - food was delicious! Both events were an enjoyable touch to our stay. Both suites were beautiful, clean, organized. However both mattresses extremely uncomfortable, soft, soft spots, and squeaked. Before you assume... @ home we sleep on gel memory foam. The shower in Salvatore was awkward to adjust either min. or extreme pressure & on extreme the water splashed everywhere. Not to mention the hot water knob sprayed hot water everywhere. Tiffany suite the water didn't not drain well, so if your not quick you'll end up in a semi swimming pool. We past some of the other rooms that looked more comfy and nicer baths. For the cost of the rooms, I did expect better quality in the bed&bath. I understand keeping the charm but at some point some things should be upgraded upholster or just replaced because its not easy on the eyes. Outside the mansion could use some TLC, the walk up to the door is cracked/uneven. The patio has alot of wear and tear that was just covered with paint. I also felt the host was a bit cold or maybe just towards us [we are POC]. Overall the stay was pleasant but for the price to quality I would not stay again. My wife and I stayed in the Scarlett Suite just recently. The house is wonderful. Our host was very knowledgeable about the area. Our accommodations were over the top. We enjoyed wine and cheese in the evenings. We had gourmet breakfast in the mornings. The home is a very convenient walk to downtown and all of the attractions and restaurants. We highly recommend visiting the Covington Ga visitor center where you can see a lot of movie and show memorabilia.
