Neighbors are generally quiet and the Palms area is generally safe. Cons: this place is filled with thieves. Packages go missing so often that it has to be an inside job. Filed police reports don't do anything and there are either no cameras or the cameras don't work. It's gotten to the point where residents are now shipping packages to Amazon lockers or friends because there's at least a 50% chance your package will get stolen if it's left there for a few hours. Additionally, at least a half dozen apartment units have flooded every time it rains hard. There are also very few amenities other than laundry on each floor and an outdoor courtyard. If it wasn't for the cheap rent, this would be a 3-star review.

Yes, I'm still poor and like things that are cheap (except for booze, which will give you a headache). I'm currently paying 1095 for a 1 bedroom apartment. While that figure in itself will probably sell most people on signing on the dotted line, it also includes free wireless internet and cable TV, courtesy of those Nazis at Time Warner. So yes, a sweet deal made even sweeter. Other good things about this place--there's a woman that comes by that cleans the hallway. I'm pretty sure she works for UCLA though I haven't completely ruled out the possibility of a homeless woman sneaking into the building with nothing better to do than clean up after grown men and women. They also have pretty cheap dryers and washers (1 dollar for the washer and 75 cents for the way-too-hot dryer) on each floor, a garbage chute, and underground parking and gated entry. Other good things--stone's throw from Culver City and its many joys, right next to McDonald's, for all you fatties, and across the street from Red Mango, Versailles, and the freezing aforementioned Coffee Bean. All is not a rosy picture, however. While the maintenance is convenient and online, it's via a convoluted website. Worse yet, it usually takes the maintenance people forever to fix things. No hot water in the shower? 30 days. Dishwasher not working? About 14 days. But again, never one to complain, all this stuff was free. So where can I apply, you say? Well apparently, you've got to be a student or connected to UCLA in some capacity. I'm surprised I'm even eligible, given that I haven't set foot on the actual campus in over three years. In any case, I can apparently live here for a maximum of two years, or until my fellowship ends--which is next June. So until then, I'll be wantonly using the free cable and internets to my heart's content.

If you're looking for an outdated, poorly maintained apartment with unresponsive management, then this is the place for you. Otherwise, save yourself the headache and look elsewhere. Lived here for less than two months before finding a new lease. Parking Nightmare: The garages are too small for SUVs, and management refuses to let you move into a larger one, even if they have availability. Noise Issues with No Real Solutions: Neighbors are excessively loud, but management won't do anything unless you call them after 11 PM and they physically come to your unit to confirm the noise. Their solution? A letter--no actual enforcement. Old, Falling Apart Apartments: These units have not been updated in years. Kitchens and bathrooms are in disrepair--peeling laminate counters are literally screwed back on, there are visible holes in the walls and ceilings, and carpets are ripped and stained. The bathroom water temperature is also broken and cannot be adjusted. Zero Respect for Privacy: Maintenance can and will enter your apartment without notice. They once walked in on us in the middle of a work meeting, with no work order to justify it. No apology, no accountability and it was so bizarre. It definitely scared me how comfortable they were entering without the door being answered. Disgusting Laundry Facilities: The machines are ancient, often broken, and so filthy they stain your clothes instead of cleaning them. Filthy Common Areas: Hallways are cluttered with abandoned furniture, water jugs, garbage, and even bugs. Regular cleaning clearly isn't a priority. Overpriced and Not Worth It: Despite the terrible living conditions, new apartments are rented at market rate. There's no financial advantage to living here--just frustration. As of 2025 they are 2750 for a small two bedroom apartment. The second bedroom is more like an office nook and not a bedroom. To be content living here, one really needs to feel comfortable living in squalor. Otherwise, you will get more for your money elsewhere. Final Verdict? Stay away and find your own apartment. There are plenty of better places to live for the same price. We found a place with in unit laundry for $50 more than this rate. Do yourself a favor and keep looking until you're happy with what you find.

From early on, management failed to be honest about how disruptive and long-term the construction would be, making it nearly impossible to work from home and costing me income and peace of mind. Our balcony was destroyed about a month into our lease, yet we were still charged full rent for something we could no longer use--and it's still not properly restored. Over time, our apartment developed serious mold problems. We found visible mold in bedrooms, closets, on our personal belongings, and even inside an air purifier. Many of our possessions were ruined, and I had to throw away thousands of dollars' worth of personal items. It's been heartbreaking to lose things you've worked hard for, especially when it feels completely preventable. We also raised concerns about potential asbestos exposure during construction, but management never gave clear answers or reassurance. Instead of taking responsibility, they brushed off our health concerns and avoided providing real information. When I asked for proper mold testing and accountability, the property manager (Tina) hung up on me and stopped responding to emails. Trying to get basic answers about our health, safety, and living conditions became exhausting and emotionally overwhelming. Eventually, management agreed to let us end our lease early--but only if we signed an agreement promising not to sue them or talk about what we went through. After months of stress, fear about our health, financial losses, and feeling ignored, that offer felt more like a way to silence us than to make things right. This experience has been awful and the lack of transparency, accountability, and basic respect had made things immensely worse. I would NOT recommend this property to anyone, especially people with health concerns, pets, kids, or anyone who values feeling safe and supported in their home.

Weyburn is housing for grad students at UCLA. As such, it is very close to campus which is…read moreextremely convenient. It takes 15-20 minutes to get to class, or about 5 minutes if you have a bike like me! And don't worry, there is plenty of bike parking in Weyburn. There are bike racks within each individual court (there are 6 courts), as well as right outside. Each court requires a key to get into, so you can rest assured that your bike (and your apartment) are very secure behind that gate. Weyburn is also conveniently located near many great restaurants and study spots, and is close to the beach in case you need a quick break from studying. The cost is not bad considering the location and what it comes with. I pay about ~1200/month (I live in a 2-story townhouse, for 2 people). I believe prices change from year to year, but this is usually the cost for a townhouse. The 1-story apartments (also for 2 people) cost about ~1100, and the studio (for 1 person) costs about $1300. Utilities are included, as well as cable! And, if ever something should go wrong, all you have to do is submit a maintenance request to Weyburn, and someone will be at your place in a few days (urgency depends on the problem) to fix it, for free!! This could be anything from a faulty lamp (assuming your apartment is furnished by Weyburn), to a broken dishwasher, to a clogged bathtub. I have a furnished apartment, but some come unfurnished so you can move your own stuff in, and they are a bit cheaper. If you like to workout, UCLA's undergrad gym (Wooden) is not very far, but even better, UCLA's grad student gym (K-Rec) is only 0.4 miles away!! You can easily bike/walk/jog there in no time. Roommate assignments are random and you can get any grad student of the same gender, whether they are in your program (medical, dental, PhD, masters, law, business, etc.) or not. If you know somebody ahead of time you can request to live with them which is cool. Weyburn has an electronic form you fill out where you can designate your preferences so that you will hopefully be matched with a suitable roommate. I was lucky enough to get a roommate my age and in my program/class, which is awesome! Each court has its own little study lounge, which is a chill quiet place with tables, couches and a white board. Weyburn Commons (the main building) has additional study space and a pool table/TV for study breaks. Sometimes it can get loud in the commons though so be warned. Each building also has its own laundry room. Right now it costs $1.50 for the washer and $1 for the dryer. I wish it was free (like it was at my undergrad), but it's not terrible. Mail from USPS goes to the mail room at Paseo. Its a bit inconvenient because you have to wait for them to email you before you know its there and can go pick it up. They are very quick about it, and at least you know its safe there, but its not as convenient as having a package delivered to your front door. With that said, small items will be placed into your individual mail box within your court (which you have a key to). And packages from Amazon & UPS are generally delivered to your front door or placed in your court's entrance area. I have had many packages delivered and have never had anything stolen if it has been left at my door or in the entryway (since at that point it is behind the gate and only residents can get to it). Weyburn has 2 areas each with 2 grills that we are free to use at our leisure (I think you can also reserve them). The grills get cleaned regularly and are quite nice. And the property is technically private so you can have some beers out there while you are grilling :) However, there are "quiet hours" and you cannot get too rowdy out there or in your own apartment. Trust me, if you are "too loud" after "quiet hours" (which is thankfully later on the weekends), Weyburn staff will come knock on your door and give you a warning. After 1 warning I think they take down your information, and then after 3 maybe you get punished??? But I am not sure how and don't know of anyone who has had this happen. Sometimes its annoying but the staff is nevertheless pretty chill and understanding. And this will really depend on your neighbors and how forgiving they are on nights/weekends. Parking costs $1000 for the year, and you get either a tandem space or a single spot in your court's garage (I am lucky enough to have a tandem spot w/my roommate, but I have friends who have a tandem spot with strangers, in which case Weyburn swaps your contact info w/each other). You can also pay for this quarterly, but it is a hassle to renew/pay each quarter rather than up front. There are visitor spots in the garage and a pay station in Weyburn where your friends can pay for a temporary spot in the garage while visiting you. Some people opt to find parking in the neighborhood, but I know plenty of people who have gotten parking tickets and its just more convenient to bite the bullet and pay for Weyburn parking.

This is for a pretty small room with a small kitchen with 2005-era appliances (see prior review), a couch, coffee table, desk, a few drawers, and a full XL bed. With the rate that the UC system is implementing our post-strike wages, it's crazy to me that the school continues to raise the rent here. For what it's worth, I'm now in a place in WeHo that charges the 2020 Weyburn rent rate ($1625), utilities included, that also happens to be double the size of the Weyburn studio. I can't bring myself to lower my review because of the conveniences tied to Weyburn housing. I lived there when I had coursework during my PhD; you can reach campus within 20 mins by foot or by shuttle. The maintenance crew is responsive and kind, plus they are based right in Weyburn so they will come quickly if you have something that needs immediate repair. The equivalent of RAs always plan activities with plenty of free food - good to make friends outside your own department. I have 0 regrets about having lived here when I did. However, there are several outstanding issues that need to be addressed. I lived in Palm and there were a good amount of water, heat, Wi-Fi, and/or gas outages, sometimes taking up to 72 hours for them to be available again. You do get a courtesy email about 10 minutes before they shut down the utility in question, but it does get almost comically repetitive. Shower early and get work done on campus. Prior to the new mailroom being implemented, some packages were delivered to the apartment's courtyard, some to your apartment door, and others in an older mail room. There was constant theft of packages around this time. The current UAN/Weyburn mailroom was meant to be a solution. It's not! It can take up to 3 days for the staff to process your package and for the system to mark it as available. You then have to go to the mailroom with student ID and pick up your package. This is fine for some packages and annoying in case you order anything temperature- or time-sensitive. Other packages and pieces of mail disappear. I thankfully missed the bedbug experience from previous years. However, the Palm building had the pleasure of experiencing nonstop washing machine leaks, washing machine breakdowns (where only 2 out of 8 were functioning), and black mold stank in the laundry room in Palm. Our maintenance team could only do so much as the technology/program was managed through Housing. We had to file several maintenance requests directly to the company (WASH) and to UCLA Housing before anything got close to being resolved. Also I still think the full XL is the goofiest bed size imaginable. Imagine a queen bed with the rizz of a twin bed.

I lived in an old building in WeHo managed by them and I am quite sure no one has cared to redo the wiring. The owners of the property refused to talk to me when this happened and only spoke through Danco, not even showing up to the hearings at city hall. On the plus side. Maintenance is very present and quick to reply. The rate I got on my rent for the area was quite reasonable compared to what I heard. And one employee, Cecilia I believe, is quite nice. Do not deal with Brenda if you can avoid it, she is new and already has a bit of a reputation for her snarkiness among the neighbors. Just saying. However, throughout my stay, unvouched complaints made anonymously by neighbors about my ESA dogs barking basically in the end forced me out of my place, as their claims - though unproven - were enough for Danco to send an eviction threat via email, mail, and posting it on my door for everyone else to see, just in case I wasn't stressed out enough. ESAs are for disabilities by the way. Dont expect any accommodations for those here just saying. I am not sure if I will follow up with that legally at this point. To summarize. I know no less than 4 people myself included who vacated this property within my less than 1 year stay there, and there were I believe only 16 units total. I cannot prove this is due to rent control but overall in LA, landlords will make your life miserable enough that you forget your rights and just leave. That was the case here. I'd see a TWC truck out on the street at least once a week. There was also that one time there was an electrical explosion underground, which was crazy. We didn't have power for most of the night. The location isn't too far from campus and it's a quick walk down to In'N'Out and the rest of Westwood. Since it's a university apartment, there was a hotline you could call to get any sort of service, or you could go visit your AC (apartment coordinator), who was kind of like the RA for the building. They had plungers and light bulbs and a vacuum, which pretty much covers the basic things you'd need.
