My partner and I lived here for a little over a year but I would have happily stayed longer. I'll start with the cons, because there aren't many! * The walls are a little thin, so you may be able to hear people in the hallways or next door. You'll be hard pressed to find an apartment in LA that doesn't have some noise leakage though, that's just part of city living. Overall, the noise very rarely bothered us EXCEPT..... We lived next to 3 young women and had issues after asking them to keep their noise level down late at night a couple times. I'm talking like 2AM on a weekday. Unfortunately they didn't take kindly to this and got very hostile - from slamming the door in our face, cursing at us through the walls, turning up the noise, and banging on our door randomly throughout the next few weeks in some form of bizarre ding-dong-ditch harassment. They eventually moved out though, and the other residents I've interacted with have all been friendly and polite. I'm only docking a star on an otherwise 5-star living experience here due to the neighbor situation, but no matter where you live, you're rolling the dice on the people around you, so it's not _really_ any fault of the complex. * We lived in a north facing unit which got very little natural light due to the building next door. We often had to keep our lights on all day. (This might not be an issue for some people.) Now to the pros: * The property manager, Frank, lives in the complex so he understands what life is like for residents here! He's constantly improving the place and has been very responsive. In the last year, he's upgraded the bathrooms to use water saving faucets/showerheads, updated the intercom system, done roof and electrical maintenance, and probably more that I'm forgetting! It's great that the building and units are well taken care of. I also appreciated that Frank took issues seriously - such as the aforementioned neighbors. He did his best to remedy the situation and even suggested pursuing legal action when their harassment began escalating. It's heartening to see a property manager who cares about the well-being of the residents. He could have easily brushed us off or refused to get involved. * There's an Amazon locker, which is my favorite amenity. It's so convenient and gives me peace of mind whenever packages are delivered. * The complex is conveniently situated near Whole Foods and plenty of restaurants. I will miss being able to just walk down the block to get groceries and lunch! The area is very safe and clean. * The gym is good for the size of the complex. There are weights and several machines. Perhaps it's because of covid but I've never encountered anyone else at the gym when I've gone. There's also a pool but I've never used it. * Parking is gated. Laundry is in the garage and I've never had an issue with machines being taken. There's also an app you can use to pay which saves you from having to keep tons of quarters lying around! Overall, this is a really great place to live. It's telling that there's no reviews at all on the page yet - people often only write reviews about apartments when they have a bad experience or when management pressures people to leave good reviews. Key Points: The Good: Location - close to everything you need and not a far drive from anything you may want, cool Residents, and Resident parking available. The Bad: Location - close to 405 freeway and freeway "activity", street parking (for guest) is scarce to non-existent during most hours, no elevator or ramp access to unit(s) - MAY BE wheelchair accessible but DEFINITELY NOT wheelchair friendly, every blue moon - package(s) disappear, bicycle(s) disappear, washer/dryer issues, excessive trash on property, lights completely out on stairways and entries/exits, cars burning rubber and/or doing donuts, water gets shut-off absent warning due to serious plumbing issues, there have been reports of mold in building since 2014 - Landlord does not remediate the mold according to California Department of Public Health guidelines; they paint over visible mold and/or water damage (at best). The Ugly: (Depending on your unit) - Constant plumbing issues, waterproofing issues leading to leaks and/or visible black mold, termite issues, several code violations, unpermitted and/or not up to code water heater installations, malfunctioning smoke alarms/carbon monoxide detectors or lack thereof, poor response by Landlord (to put it lightly) with almost always a lack of effective corrective action unless prompted by several complaints filed with the city or worse. Also worth noting: Property is located two blocks away from the community liquor store and across the street from housing projects that are allegedly the stomping grounds of a local street gang. Landlord has a track record of not engaging in corrective action regarding building conditions that endanger the health and safety of residents; they use Property Managers as scapegoats, they bring in a new one about every two years until they can dump the property on a new owner. Property is actively listed for sale, listing date 02/05/2025, MLS# 25495147 (per Redfin). BEFORE SIGNING A LEASE, consider: A. Submitting public records request to Los Angeles Housing Department as well as Department of Public Health to see if your unit has a history of code violations, mold, termites, etc. There are records reporting mold in building dating back to 2014 and as current as 2023. B. Viewing YELP reviews pertaining to management company Trion. C. Hiring a Certified Master Inspector to come out and inspect the unit for you (if you plan to stay more than one year or have pets, small children, or someone elderly living in unit). D. Keeping everything in writing and take lots of pictures/screenshots.

One thing we really appreciated was the mix of residents, young families, college students, and young professionals, which gave the building a community feel. Some tenants were especially friendly and social, while others kept more to themselves, which was a nice balance. It was also great being in a pet-friendly building with other dogs and cats around. The walkability of the neighborhood was a huge draw for us as well. We're very thankful for our time there (just shy of 3 years) and have a lot of great memories from living in the building.

Covered and gated parking is a huge plus. Living next door to the park was such a great convenience for our dog and child. We were initially worried about the noise from having a unit immediately next to a tennis court, but we honestly could rarely even hear anything. Rosemary and Stephan were great landlords and Javier took care of any maintenance requirements very quickly. The team gets to know the tenants and really puts a personal touch on things, as opposed to the large corporate apartment complexes. I highly recommend checking out Brentwood by the Park as a potential place to live.

Management has changed 3-4 times in the last 4 years. You're paying to be in a nice area of SM but don't expect any of the amenities that come with being in a $4000+ / month remodeled unit, such as a readily available maintenance on site.

They're incredibly accessible by phone, email, or in person, and the office being open seven days a week was a huge plus. Management is always making improvements to the community, which made CentrePointe a great place to live. It's definitely a place we'll miss!

This is my 5th apartment in LA county where I truly had SO many issues beyond count. Summarizing some of the goods and bad below: Pros: Fair security deposit and timing on paying the deposit after move out Security guard is friendly and makes you feel better about the garage parking Great location in west LA, generally safe neighborhood, proximity to LAX Modern security and access controls (app instead of key fob) Maintenance and front office staff are fast to respond and generally helpful Renovated units, amenities. They even added a water line for the fridge that I brought with me Cons: Homeless permanently living on selby ave (right out back from the complex) to which the city won't do anything about it. While you pay extraordinary rents. Unit inspection checklist Our unit was renovated in some ways but off putting in others, holes in walls, scrapes in walls, dirty wall switches, no door sweeps, missing blinds, etc. when I first moved in and documented all this it took 6 months to get any resolution as I was told (emergency repairs only during COVID) Thieves/homeless casing the security guard hours and stealing laundry from the communal laundry room and/or scavaging dumpsters for recyclables (our comforter and several towels were stolen right after the security guard finished up in the morning. security cameras did nothing nor did the police) Mice/rats, roaches, and silverfish sightings are a frequent occurrence. We did get complimentary spraying twice a month to help combat this. Apartment unit Leaks, leaks, leaks. Our bedroom was situated under a balcony and a 30 year building was not designed with water in mind. Our bedroom ceiling leaked multiple times over the course of 4 years and management would just skim over it and paint instead of permanently fixing the issue. They decided to permanently fix the issue the week of our move out, how convenient. Note this involved all of our clothes getting doused as well as carpet in the bedroom which probably had mildew and mold under it. Luckily it wasn't a massive flood since we were home but it could've been much worse. Again, their solution was for us to use our renters insurance even though the landlord is responsible for drying in the apartment. Garage Leaks Several times my car had calcified water leaked onto it from the old, corroded Plumbing in the parking garage. Management would not pay for the detail needed to get it off my car. Their general answer to all issues caused by existing conditions is "use your renters insurance" Greedy, horrible owner company While the on site management were decent people (shout out to Doug and Lucia) they were yellow taped behind a greedy corporation who gave no shits for their tenants. My original rent was offered up at a good rate (during Covid) but by 4 years later, grew 15%. This was about 5-10% per year, despite being a good tenant, they don't care. This is to keep up with the obnoxiously priced apartments that are brand new on overland ave. Noise/general comfort This place was horribly noisy, I was on a 3rd floor with no one above me thinking that would be quiet. I was terribly wrong. Not only did I hear the cars whooshing by daily on overland which never ended, I had the most horrible neighbors who would blast radios and slam loud work out equipment anywhere from 2-6 am. In violation of the lease quiet hours, I filed at least 10 noise complaints and it still kept happening. There are also many large dogs in the complex confined to a small patio area so enjoy the all day barking. Even though management claims pets are not allowed (laughable) Pool/gym/bbq The amenities that are included appear lavish at first but you'll quickly realize it's not as nice as it seems. The bbqs were useless and wouldn't heat up. Certain tenants in the complex hog the pool and hot tub at all times, making it less desirable to go in.

My rating for the…read morebuilding would be 2 stars, but after the absolute hell the building management put my husband and I through, I would give them 0 stars if I could. If ever there was an emergency (flood, fire, etc), I would strongly warn against relying on Decron to follow through with their ethical and legal obligations to protect and respect their tenants. And make sure you have renter's insurance because if anything happens, you are on your own. I'll start with general notes about the building and then tell you about the complete nightmare that was the flood. The pros to the building are that it's a few short blocks to the beach and Main Street, has covered parking, and it's rent-controlled. That is about it. The first thing we noticed after moving into the building are some of the security issues. A week after moving in, my husband's bike was stolen from the gated garage (we filed a police report). Our new neighbor had her expensive bike stolen from the garage shortly after moving in as well. A month after moving in, every single package was stolen from the front mail area. I also was threatened in the laundry room by angry anti-maskers because I kindly asked them to wait for me to finish loading the machine before they started loading the machine next to it - thankfully another neighbor was witness to it and intervened on my behalf because I was too shocked to respond! I reported it to management but they said there was nothing they could do. There are also sketchy characters hanging out in the neighborhood, including a man who likes to smoke meth by the front door. (Yelp wouldn't let me upload the picture but YIKES) Finally, not exactly a security issue but definitely a safety issue - the elevators are sketchy, the doors either take forever to close or slam closed, they jerk as they come to a stop, and are regularly out of order. There are also cosmetic and cleanliness issues. The carpets are horribly stained with who knows what (see pictures). The pool sits under the hotel and constantly traps all the stuff that guests throw off the balcony - we've seen fast food, pants, cups, general trash, in the pool the morning after guests were staying there. There is dog urine everywhere. The laundry machines are gross, smell like mold, and are constantly breaking. And weirdly, there aren't apartment numbers on the doors (only on some, and the signs are weirdly mismatched?) so packages and food are constantly delivered to the wrong units. Now for the flood, which was a horrible defining moment in a year of horrible defining moments (the fact that this one was the most horrible should say something). In November 2020, my husband and I returned home from running errands to our ceiling pouring water. We were told by maintenance that the upstairs neighbor had left a sink running and it wasn't that bad, and then part of the ceiling peeled off and landed in front of the building manager, Joseph. We were initially told to plan for a week away from home. When the responses from Decron seemed to be inconsistent and dismissive, we pushed for more information on repairs and inspections - our concerns were brushed off by building manager Joseph, who told us that we should think of it "as a free staycation." In the middle of a raging pandemic, when my husband is high risk, staying at a high-traffic hotel is not a "staycation," it's a nightmare. Without getting into all the gory legal details, we eventually had to hire an attorney because they showed us that rather than protecting their tenants and ensuring a habitable environment by getting the proper tests inspections, they would rather try to push us around to cut costs. Don't be duped by the proximity to the beach. This is far from a beachside retreat - this company is looking out for one thing and one thing only, and that's themselves.

Cleaning staff of what I can tell might be only 2 people do a great job of handling the occasional mess. Apartments: Well maintained, appliances are pretty good, but all compact versions as the rooms themselves are pretty small. Decent amount of cabinet space, and high ceilings so if you can make use of vertical storage, you should be in good shape. Floors are concrete so while they are easy to clean, they are also very cold. Not recommended for families due to size, but couples can make due and singles will be fine as long as you don't have a lot of stuff. Amenities: - Parking is limited to 1 space per apartment which would be one of the few drawbacks but some of the neighboring streets have free parking with only 1 day where you have to move the car for street cleaning. Streets in the area are also very safe seeming.. Building has electric car charging spots also. - Gym Equipment is relatively new, good quality and kept clean. Nothing too fancy, similar to a nice hotel. Would be nice to have 1 or 2 more items but definitely adequate for a relatively small apartment complex. Also, never busy and 24 hours (although be careful after hours as I believe the person directly above can hear the noise from the gym). Two large TV's for watching games etc. - Coffee Commissary: This place is great. While it's not part of MLofts, it is in the same building and is a good place to do work. - Pet Run: This is a secure walkway where you can walk your dog. A great idea in concept but I generally walk around the block to the grass. - Laundry: 1 washer/ 1 dryer on every floor. Seems like not enough but I've only occasionally run into a situation where I had to borrow another floor's. Laundry rooms are relatively clean (as far as laundry rooms go anyway). - Common gathering areas: Firepit, common area tables and penthouse grills are all well maintained. These areas don't seem to get much use. While they are nice to have, I think it's probably because it's a bit awkward to have a gathering or to hang out in the middle of the common where you are in view of basically everyone else that lives in the complex (unless you're into that sort of thing). The penthouse grill area is more private which is nice, but again, I've never seen a gathering up there. - Wifi in lobby/gym: This seems a little spotty, but there's general cell service in the area. Staff: Julie the Property Manager and Stephanie the Assistant Community Manager are definitely a huge plus for this place. Both of them are very responsive to concerns and will go out of their way to take care of issues. They have responded to all of our maintenance requests within 24 hours. They even move all of the packages into the locked office before they leave for the weekend and put them back out in front of your mailbox to minimize the chance of theft. Residents: Generally young professionals who keep to themselves, very dog friendly.

Extremely Disappointing Experience I would strongly caution…read moreanyone considering doing business with Frost Chaddock to think twice and make sure they fully understand the application process and documentation requirements before paying any fees. My experience was incredibly frustrating and, in my opinion, completely unacceptable. I paid two application fees, submitted the documentation requested, and made multiple attempts to get clarification when additional documentation was supposedly needed. The most offensive part of this experience was being told that I had altered my pay stubs. I completely dispute that accusation. I provided my documentation in good faith, and rather than being given a clear opportunity to address the issue, I was left trying to figure out what exactly they wanted from me. I was also told that my co-signer did not provide sufficient income documentation. I specifically asked what additional documentation we could provide to satisfy the requirements. Natalie then told me to complete a "tax transcript," yet there was no option available to me to provide or complete the document she was referring to. I did exactly what a reasonable applicant should do: I asked for clarification. I even emailed Alex on Friday specifically asking what was needed because I wanted to resolve the issue and provide whatever legitimate documentation was required. Despite my efforts, I feel that I was given the runaround after already paying two application fees and investing substantial time gathering documentation. The entire process left me feeling that my time and money were not respected. Being accused of submitting altered documents is especially serious, and I expect companies handling sensitive financial information to have clear, consistent, and professional procedures for verifying documentation and communicating with applicants. I have requested the return of my two application fees and the removal of my personal information and documentation from their system to the extent permitted by law. I have also requested an explanation of the allegation regarding my pay stubs and clarification regarding exactly what documentation was supposedly missing. At this point, I am reporting my experience involving Alex, Natalie, and Frost Chaddock to the appropriate local, state, and federal agencies for independent review. That is not the level of professionalism or transparency I expect when dealing with someone's personal and financial information.
