I'd changed out some appliances and fixed some issues from the original inspection, and noticed a few things over the last few years I wanted a professional opinion on all at once. Inspectors, in my opinion, are the absolute best for this, because they have a bit of experience with everything, but no incentive to scare you into into bigger and bigger maintenance/repair jobs. I couldn't be happier with my decision to hire them. From the moment I inquired about their services, Perfection Inspection was attentive and responsive in their communication. Jim was both professional and personable. After he arrived, he indulged me with some conversation about the home, his experiences with homeownership, my dog, etc. Jim is such a comfortable person to talk to that, before I knew it, I'd already wasted an hour of his time! Once his ear had been thoroughly talked off (not that he raised so much as a word of complaint) he was extremely efficient in his initial survey of the home. Within 45 minutes, he'd checked over the entire exterior and garage. He checked in with me and told me his findings so far, heard my concerns, and answered my questions. I was thrilled to notice that he'd paid extra attention to the concerns I had raised during our first conversation. This "efficient but thorough examination followed by check-in and Q&A" repeated 3 more times, once each for the interior, the attic, and the crawlspace. Not only did Jim find more than the original inspection or the initial building inspector did, he also took the time to make sure I understood the severity of the various issues and what options I could pursue for fixing them. He gave candid advice about what could be DIY'd, what should be hired out, and on what timeframes he'd recommend various jobs be done. Already, this would be easily worth the $450 I paid, but what has secured me as a "shout from the rooftops" advocate is the extra care Jim gave to my home. He spotted an issue with one of my windows and walked me through how to fix it then and there -- the kind of thing I've had on my to-do list for a year but just didn't know how to tackle. He was extremely respectful and careful of my belongings (and I'll be the first to admit my lack of tidiness -- there was much more of my junk laying around than there should be!) Finally, he was patient and kind to my overenthusiastic puppy, even checking with me about how to help keep the pup safe as he went in and out of the building. Hire this man. If you're a seller, have him check your property before you sell. If you're a buyer, rest easy knowing that if Jim misses something, it's probably not something you'll ever need to notice.

Mark Damaged the wall by yanking a picture off the wall to access the electrical panel leaving holes in the newly painted wall. Mark also failed to attach the exterior crawl space to the home and when asked to go and fix, refused to do this. This hole is in the outside of the home leaving areas for mice, rats and other rodent access to the crawl space in the home.

Inspector listed several incorrect "findings," through what I consider to be complete incompetence!…read more 1. Cited the electric fireplace did not operate via remote. Inspector failed to TURN ON the power switch located on the front of the fireplace! 2. Inspector cited lacking attic "access hatch" within an area where the ceiling drywall attaches to the bottom of the rafters and provided photos to back up his ignorance. The only void between the ceiling and the roof decking is the width of the rafters, filled with insulation and not accessible. No one installs a "hatch" in such location! 3. Because of #2 above, this inspector cited possibility of the bath exhaust fan not being vented to the outside. The diffuser is easily visible on the exterior wall of the house! 4. Inspector cites the outside receptacles (plural) are not GFCI protected, but provide image of only 1. That receptacle IS GFCI protected by it's supply from an indoor GFCI receptacle! 5. Inspector uses word-salad to express ignorance of roof slope, admits inability to determine same, and inappropriate use of asphalt shingles on a 3:12 slope roof. Code cites anything above a 2:12 is acceptable! 6. Inspector cites "NO HVAC REGISTER" within the Main Floor Primary Bedroom. It's clearly visible and functional! 7. Oregon Residential Specialty Code M1504.1 specifically allows installation of a "recirculating" microwave to be mounted atop an electric range. Inspector cites otherwise! 8. Inspector cites a bathroom door does NOT lock. It opens/closes/locks without effort. 9. Inspector failed to list water main shutoff located within the basement bathroom. 10. Inspector cites SOLID COPPER 12/2 w/ground Romex as "stranded aluminum" branch circuit wire located within the subpanel! 11. Inspector damaged the drywall removing/inspecting the ejector pump in the basement bathroom and said nothing, causing repairs and repainting! Such incompetence caused my buyer to back-out, due to extent of false findings!!!

We have a steep and complex roof, with multiple Gables and valleys and ridges and levels and…read moreskylights. The original roof was pushing 30 years old and showed signs of failing. I received seven different bids for this roofing job, ranging from $12,000-$24,000, with time estimates as short as "a couple of days". Terry Slate was very thorough and honest in his evaluation, and gave an honest bid that was in the middle of the price range, for a GAF Timberline HD system roof with a 50y warranty. I chose Slate based on the thoroughness of the bid, his willingness to discuss and explain all processes, his honesty about the level of work required, and his compliance with masking and social distancing. (This was a big deal to me, and I wonder how many estimators understand how seriously the rest of us have been taking this pandemic.) The job took his crew of 5+ eight full working days to complete. The result is stunning. The quality of work is visible and obvious. They found multiple defects in the original roof install from 1992, including plumbing drains that had never been fully extended through the soffits, leading to separation in some of the original decking. The original roof also was inadequately vented. These problems were all corrected to a high degree of quality. Terry also installed roof anchor points at the peaks to allow future maintenance crews to rope up for safety. The crew was very cognizant of our desire to minimize impact on our flowerbeds and vegetation. Cleanup of the old roof was perfectly done, including a perimeter sweep for metal staples. The invoice was for the original bid amount, plus the cost of the replacement plywood; no surprises. I can recommend Slate & Slate Roofing without reservation.
