The contractor left all his tools in his truck when he arrived at my place, and was frustrated that he had to go get them when he discovered he'd need a screwdriver to reach my A/C unit, which was sweating and needed insulation. When he saw the problem, to illustrate that point, he quickly wiped off the bottom of the unit, slinging water all over the place. He told me I was in grave danger of water coming down my walls, but failed to offer a clear solution. Instead, he said he'd "do some research" and get back to me. I didn't hear from him for two weeks - had to call the home warranty company to find out he hadn't filed anything because "nothing was officially broken." Seriously, WTF. I wasted $60 on the consultation. When i called to request my money back (he never submitted to the warranty company or sent me a bid on the work they wouldn't cover), he didn't return my calls. I guess I can give him credit for taking his shoes off when he came into my condo... Honestly, if he'd just admit he should've gotten in touch and explained sooner, I'd be disappointed but satisfied. It's the lack of communication that really earns the one-star rating.

We left the house cleaner then when we found it and they decided to nickel and dime us for repairs that where not our damage (it was the previous tenants, who also confirmed in writing that they caused the damage, Mitchel and his wife Lori where less then professional when handling it, to the point we where threatened by the wife Lori) If you are trying to rent a house they manage I implore you do think again and not make the mistake we did.
