I loved my stay at Unscripted. It was walking distance to so many great things. It's across the street from the bull, 2 blocks from the farmers market, food hall, rise biscuits, and about 3 blocks away from tobacco campus, baseball stadium, and art center. The staff here are super friendly and accommodating. During my stay, there was karaoke in the evening. It was so nice! There were some amazing singing. Very friendly crowds, i got to experience the southern hospitality. I got a room with king bed and city view. It was nice to watch the sunset on the skyline each evening. It is next to the pool, so we can hear people at the pool. But it's very nice if you want to enjoy the pool. In terms of security, the place is locked at night. There's a security guard. This property is more motel than hotel. It's the only property in the Hyatt portfolio I've ever stayed at that was motel style. It makes it ironic that pool view rooms are made to seem special because they are the motel rooms. They are also super loud because they overlook the Patio venue and have very thin walls. The furniture is quite dated, but they call it boutique. The rooms are not super clean. The bed was relatively comfortable for the quality of the property which is low. The lobby however is renovated and pretty nice looking. Walking into the lobby is a stark contrast from walking out to and into your room! They did not have breakfast available for our entire stay. They charge $1 for drip coffee "if you bring your own mug"! That had me laughing out loud. They didn't take the destination charges off our bill since we are globalists. The best feature of this property is the location. It's right in downtown Durham which is super cute! Go across the street to M Sushi or Queeny's for very different but both equally awesome food and experiences. Bottom line: If you need somewhere in downtown Durham to sleep and that's all, this spot will work. read more

The staff were great (shout out to TJ!). I booked a studio king for 2 weeks. When I checked in on Saturday, 25 October 2025 to find that they didn't have a Studio King cleaned for me. I was placed in a different room until Sunday afternoon. Of the 14 days that I was there, they were out of breakfast items 9 of those days. This is probably in my mind, but the bathroom light switch is placed at an awkward distance from the entrance (see picture). Last, upon check out, I received my bill and found the following charges (see image): Occupancy Tax Sales Tax Destination Fee Destination Fee Sales Tax Destination Fee Occupancy Tax With all these additional fees, I would expect to have breakfast available Monday - Sunday. Michelle Logel is the General Manager and need to manage the property better. Conveniently located in downtown. Parking is $25 and we felt safe as all doors, elevators require door key(card) to access. Try looking for street parking first as Sats and Suns are free. We were able to score free parking in front of the hotel easily. Initially upset because they did not honor our original booking (the king size room with windows). There was a mechanical issue the day before. A heads up would be nice. We were given a full size room with no windows. Manager who was checking us in said he would upgrade us to a suite the next day. And gave us credit to use for food or parking. Too late to find another hotel option so we agreed. The next day we did get a queen room with windows. Here is something I notice - rooms with even numbers have no windows, if you get an odd room number, then you are the lucky folks! The beds are comfy and clean The pool is smaller than expected. Free towels in the back. All staff are friendly. If you want to order a drink in the patio, it will take forever. Go order the wings! Super tasty!! The patio closes at 9pm and last order at 830pm. Check your bill as an igloo charge was added (we did not use one and it's June so yeah no igloos in sight). My husband did not want to argue with staff. read more

Unscripted was a nice dining experience in downtown Durham. During the winter, they have igloos set up, which is such a fun way to enjoy outdoor dining. The hotel is as central as you can get in downtown Durham. Everything was walkable, plenty of restaurants/ bars and even the minor league ball park. The hotel was pretty cool, definitely unique. And the staff was super friendly, but we were not happy with our room. It was very damp throughout our stay and our shower was not cleaned at all. There were numerous long dark brown hairs on the wall. It also seemed weird that there was only one desk chair and no other seating in the room. We celebrated our anniversary dinner in one of the igloos and thought we'd just stay one night so we don't have to rush back home. We are about little over an hour away so it was nice not having to drive. The hotel is in a cool area of Durham. Very hipster and industrial which is our favorite vibe. Parking was easy and plentiful (although $25!!!) I don't care for places that charge you parking when you are staying overnight. We got a pool view which it seems like this hotel was or laid out like a motel. I believe there is 4 floors. Floors 3 and 4 have a pool view. We were in room 424 which had a nice view of the pool and the igloos. I imagine this would be fun in the summer when the pool is swimable. The room needed a deep cleaning as the walls were filthy. All it takes is a wet cloth as the wallpaper is wipe able. The bathroom was decent although unsure if the mirror was broken as there was some exposed wiring. There was a very small bar of soap for your hands and the shampoo, conditioner and body wash were nearly empty. We also only had 2 bath towels so we had to go down and get another one as there was 3 of us. The carpet didn't seem to be vaccumed as there was clothing tags and what seemed like popcorn on it. Overall we'd stay here again but would expect the room to be a bit cleaner for the price. 4 stars for the view and vibe but 3 stars for the room itself. read more

This is a review for the Saturday night party. Overall, it was decent. Very pretty layout. Drinks were surprisingly expensive (close to vegas prices), and some people got drinks in a Martini glass and some didn't, with no rhyme or reason. As a middle class adult, who grew up (very) lower middle class, I don't have high expectations. Just want a clean and comfortable place to lay my head, relax, eat and work out. 1-10 scale on each. My girlfriends and I spent the weekend here. From the start of our experience, no one was at the front desk, we waited about 20 minutes for someone to check us in, the young man was polite but didn't really seem like he knew what he was doing. Once we got to the room, we went straight the pool great experience until the bar opened. We ordered a drink off the menu, the young female bartender said she didn't have one of the ingredients and said she'd have to go to the kitchen, which she begrudgingly did, to come back and tell us the kitchen didn't have it. We ordered a different drink and as she was making them openly complained about her job and dealing with people to someone sitting on the bar. Yikes! We had two rooms, one of which we called about the ac not working and was told they'd send someone to check it out. No one ever came, it was miserable in the room. Didn't sleep well at all. The next morning the bartender at the downstairs bar, told us she doesn't eat here when we asked what she'd recommend off the menu . She then microwaved our $15 breakfast sandwiches. The only person who did their job with a smile and politeness was the gentleman who cleaned the pool the morning we left and the only reason I'm giving 2 stars. I think this place has a lot of potential. If I owned this hotel, I'd start with hiring people who actually like working with the public or can even fake a smile. I can't imagine this place is getting many return patrons. Very disappointed to say the least. read more

This place has a lively bar scene and noisy rooftop crowd, but the room is low-end for a category 3 Hyatt property. They seem to have focused on the entertainment rather than the sleep and breakfast is not included. The good: Location is great in a walkable neighborhood with a parking garage adjacent to the property and a pool and a basic gym. The service is stellar. Everyone is happy to help guests and does it with a smile. If you want a party scene, they do a great job to leverage their lobby and pool with themed music. The cocktail menu seems creative. There is a lot of surface area in the room. In terms of cleanliness, it is well maintained. The bad: It is loud! They give one pair of earplugs in the room. The air conditioning unit barely works even set at 66. The bathroom set up is very peculiar and needs some hooks for towels and more than one tiny sliver of soap for the sink and shower. The only towel rack is in the toilet room and nowhere near the open shower. It is very hard to maneuver a luggage cart from the elevator outside to a room that has outside doors like a motel and a very broken door plate, which means it is not secure. In choosing this property, I called Hyatt and the representative told me the brand has not renovated any properties here in nearly ten years. The bed was too soft and in need of replacement and the pillows are way too big and stiff to be comfortable. It needs a renovation. The curtains and shades do not black out the room because they are hung too low and the clock is very bright. The couch is strangely placed across from the bathroom. In short, this place tries hard to be the best it can given what it has to offer. read more

Great location and very friendly service. The staff does a great job of making guests feel welcome by asking thoughtful questions and clearly explaining everything. However, my experience was affected by a couple of issues. My toilet didn't function properly--I had to adjust the tank tube every other flush. More concerning, though, was the lack of bottled water. For two full days, there was no water available to give or even purchase. It's hard to understand how that could happen, especially when a quick trip to the store or just order from DoorDash could easily solve the problem. Positives: Location is super convenient if you are doing Downtown Durham stuff. Parking is easy (if pricey). Staff were very friendly. Bed was relatively comfortable. Shower was amazing, though the half wall situation (no shower door or curtain) led to huge puddles on the bathroom floor. Negatives: Holy mother of god is this place loud. There is a "pool party" every night, with music at top decibels for four hours even if there are no party patrons. Most rooms open onto a breezeway feet away from the pool, so it is just insane. Music also plays, albeit at a lower volume, during the day. If you need to work in your room, or get to bed before 10 to catch an early flight for example, this is not the place for you. read more

We stayed at the Unscripted for our staycation night no. 2. Unfortunately neither of us were impressed with our stay. Here are the pros: A staycation rate was offered. The location was within walking distance to everything that we did. Free parking and a round of drinks were included in the price of our stay. Here are the cons: There were a few larger stains on the carpet and the room had a slight smell to it. The room appeared to be clean but we found a few things that we had to put in the trash. The shower is odd, it was a half piece of glass with no door or shower curtain so water got on the floor. It's loud especially with the events they have on the weekends and even in the room itself when guests are traveling with their luggage. The rooftop pool and patio are very overrated. Even with the staycation rate, it was not worth the price paid. If I had the chance to redo it, I would have chosen another hotel. This looks like it was a nicer hotel when it first opened but it has headed slightly downhill. read more

We had a fun outing here at the Igloos on the rooftop. For a group of 6+, $50 per person minimum spend is not really bad. The igloos are setup pretty nicely and provides a fun ambience for a night out with friends. Food wise, it is a bit on the expensive side with a chicken burger costing $16, but the quality was more than decent. The crab cake appetizers were very nice. We had a few drinks, and ate with aplomb. They also provide a Sonos Bluetooth speaker for your igloo to play your own music. Our server, Tamarie, was very nice snd took good care of us. read more

Stayed here for a work event and really enjoyed it. The rooms were very nice, the food and drinks were delicious at the patio and the staff were very friendly. The lobby space is a vibe and I loved it with the couches, pillows, and comfy chairs. The patio with the pool is spacious and fun with cabanas, high tops and other seating options. Be sure to check the days/times of it being open. The location of the hotel is wonderful with the parking deck attached and walkable to lots of restaurants -- specifically Simon Says Dip This... my new fav. I worked with the Sales Manager, who was friendly and prompt to reply to my help. We also rented the conference room, which is not your typical conference room. Instead, it's comfy couches and chairs with a big coffee table and even bigger TV. It was great for our brainstorming and 2023 planning meeting. read more

Really incompetent staff. I asked for no house cleaning and when I came back to my room the second day, the bed was made and - here's the problem - the door wasn't pulled fully shut. I'm lucky nothing was stolen. After accidentally leaving a few items in the closet, I've had to deal with all kinds of incompetence in getting them back. Was told to send them a big envelope with a prepaid UPS label, which I did. They claimed it never arrived. I spoke with two different people, including the "supervisor," who both said they'd been away and didn't know anything. No one responded to an earlier email I sent, either. Now they expect me to do the whole thing again. I can't remember the last time I've had to deal with such bad service. read more

What a pleasant surprise! We stumbled upon the hotel bar, looked over the menu and decided to stop in for dinner. The former and beautifully restored Jack Mar Motel, maintains quite the cozy bar and lounge with an impressive menu for both drinks, small plates and dinner. The live music they hosted this evening was very delightful. The instrumental portion was quite impressive, I questioned the vocals at first, but after a few songs became, quite impressed with that portion as well. The bar offered an excellent variety of comfortable seating arrangements, all within full view of the live entertainment. The lounge lighting, combined with the modern-retro decor, made for a uniquely comfortable dining experience. Impressively enough they did have the beyond burger on the menu, I went with a simple version of their cheeseburger and a side of the mac and cheese. Unfortunately the kitchen was apparently slow this evening, which resulted in our food being delayed for a minimum of 30 minutes, meanwhile the clock on our next engagement was still ticking. As a result of the kitchen delay, when our dinner did arrived, we were forced to devour it quickly in order to make the show on time. Unfortunately our entrees were served backwards, resulting in me receiving the vegetarian option and my partner the real deal! Of course upon discovering this mid meal we immediately corrected the wrong, a bit late unfortunately. Even more astonishing, I was completely convinced the beyond burger was the real thing. The lone staff member working the bar area was clearly outnumbered by guests, she received little to no help from the team member behind the bar whom was clearly doing nothing other than enjoying the show and a drink of his own. Now listen...lean in for this secret...I gave up meat for December right?!? So I ordered the Vegan burger with the grilled veggies!!!! What!!! The BEST VEGAN burger I have ever eaten! And I was trying to figure out whose grandmother or Big Auntie was in the back seasoning this food! I have been raving about this place to my friends! And I am super picky! Go and enjoy this food. The rooms are cozy but for the overall room I think the price point is a little highs customer service has been great I would recommend this hotel for a staycation, I wouldn't want to come from out of town to this location. The king room with view of downtown Durham is completely dissatisfy. None the less it is a view. Good hotel not great l. Very convenient location! Customer service is was grand. Communication- not so good I was charged an additional 20 bucks for parking. I was under the impression that the parking was free! Later I found out my stay came with a drink voucher. I did not receive a drink. The parking gate locks you in at times! It is a known issue from the locals to staff. Not all rooms are created equal. A decent experience the first time and a less than desirable experience the second has me not sure I'd return to Unscripted. Caveat: if you don't want to be in a dreary windowless room the size of a closet, make sure you ask what room you're reserving! See my previous review of a poolside room. The caveat there is, once they resume normal business, it's noisy. Likely, there WILL be a pool party outside your room at some point. Not the worst thing in the world for me, but I can see it being annoying to a lot of people. But the room we had during our stay has to be the smallest that I've ever stayed in, other than in Manhattan... once. I reserved via Expedia again, which has never burned me before (and last time staying here, we actually lucked out and got a much better room at the same price). The strange this is, the hotel seemed a lot less booked than the last time, so I really have no idea why they would give out these types of rooms if the rest of the hotel was empty. The stay was just depressing. Thank god it was only one night because this isn't the type of room I want to be in when a city has a 10pm shutdown. The TV was tiny. Like I said no windows. Ugh all around. I appreciate COVID times, however might be a factor in some of the reasons the stay was lackluster, but there's not excuse for tiny, windowless rooms. The thought of getting put into one of these again, makes me positive I'll look for other options when I'm back in town. read more

I was torn between two and three stars here but the $9.99 "facility fee" sent me down the two star road. Before we got here and when we first arrived, I was definitely in the four-star range. I love boutique hotels. The more original the better! But as much as I love boutique hotels, I dislike motels. We checked in. Super friendly. Super excited to be here. Location superb! In the heart of everything downtown where we wanted to be. Parking deck was a breeze...although be careful walking from it into the hotel...no sidewalks or crosswalks. Lobby is modern and welcoming. Loved it! Hit the elevator to the fourth floor to our poolside room, and that's when it hit...as Husband put it..."Motel Chic". Yep. It's a motel. Entrance outside. Could see in the room. Had to pull those curtains over and tuck 'em in for privacy. Likes: bed pretty comfy. pillows good. Dislikes: the shower...never got hot, no place to hang a washcloth, no door to it, so water gets outside and it makes it even colder inside especially since the water never got hot...not pleasant! Refrigerator was warm. Not plugged in or whatever. Useless. Electrical outlet next to my side of the bed didn't work. Phone wouldn't charge. Husband's side worked fine, and the outlet next to the tv worked. Parking is $20 for overnight. They do tell you that. But what they don't make clear is the $9.99 "facility fee" that includes the two warm bottles of water that we didn't drink because the fridge wasn't working, the wi-fi (which should be free), and the fitness center (a small one on the ground floor that we peeked into on our way out, but didn't utilize as it was a one night vacation stay.) I will say our stay was super quiet, as it was a January Saturday night so obviously no pool action. The only thing we heard was housekeeping in the morning mentioning "432" (which was our room, which made me wonder if they were going to come knocking...which they did not). We also didn't check out the bar which did look inviting, as did the whole lobby. Overall it made us want to cross the street to where we've had better experiences for the same or less money. read more

I stayed overnight at Unscripted Durham twice between September and October to have an in-state weekend getaway close to restaurants and such right in the center of downtown Durham. I wanted to make sure I had plenty of time to eat and enjoy myself at as many restaurants as possible and be close to the action of downtown. It's a vintage hotel with modern boutique amenities. The staff at the hotel could not have been any nicer. Check-in was a breeze and we were able to "upgrade" to a room with a view. A number of rooms at this hotel have no windows because when the hotel was opened in the 1960s as the Jack Tar Hotel, that was a popular option for lodgings.  the $20 upcharge afforded me a room with windows that overlooked the courtyard where the famous Major Bull stands. Parking is at a premium and it's $20/night in addition to your room rate. There is also a $10 resort fee which normally includes pool and fitness room but COVID restrictions prohibit use of both at this time. Single-use toiletries and a bottle of water are given at check-in in a nice, branded bag and if you need more, the front desk will gladly provide. The hotel also has a few on-site restaurant properties (Neomonde Deli, Jack Tar and the Colonels Daughter). The Patio at Unscripted that operates as a rooftop bar, pool and lounge. Mere steps away from our hotel room! You can relax at one of several cafe-style tables or private igloos for a personalized experience. You have to check them out. They're WILD! One of the drink specials, the Dirty Durm, is a PBR and a shot of Jameson whiskey. It will get your party started right. There's also small plates and bites which are great to snack on before heading out to one of the dozens of nearby restaurants within walking distance. One thing that did bother me was housekeeping tried to enter the room each morning around 8 am and check-out isn't until noon. I have no idea how it happened, but the fact that it happened twice tells me it was no coincidence. One thing that didn't bother me, but it might rankle others: there's a nightly dj on the rooftop bar patio (unless there's inclement weather) and the music is LOUD and the bass is thumping! The music was muffled enough though the closed door that it wasn't unpleasant, it actually lulled me to sleep! I'd gladly stay here again but if I'm awakened by housekeeping early in the morning one more time, I may not be so nice. read more

Over priced cheaply decorated "trendy" spot. the pix are great on website and appeared to be exactly what we wanted... Don't waste your money - go to either the Durham which is not much more expensive or even the same price, or the Marriott is right across the Park. I attempted to book another hotel but they had no vacancy for our group. we had a total of three room. Managers are either inexperienced, apathetic, incompetent, or all three. The regular staff was actually fantastic and were the ones who were doing the actual work. You have to pay to sit at the pool. Upon check in , we were given rooms that were right outside the pool - even though we requested top level floor - and a DJ started playing RIGHT OUTSIDE THE ROOMS ... Literally, later that night the DJ was right outside the door/window of the rooms we were originally put in (hopefully I can add pictures). The dB from the DJ was insane, for a hotel with rooms literally feet away , people should be made aware of this atrocity. I mean if you want to be at a rave, and sleep and be at the rave, is probably your place to be poolside. The interior rooms are a bit better, although you can still feel the vibrations from the DJs... It is a bit more insulated. There was a 1 inch gap at least underneath the door that led outsidenot the original rooms. There were ants all over the bathroom in one room; the other room wreaked of cheap weed when we checked in. The room as not clean, dirt around bed where not vacuumed, dust all over surfaces , and toilet seats did not look wiped. My friend's room literally had multiple holes in their sheets. When we brought our concerns to management we were met with dismissal, defensiveness, and complete rude unprofessionalism. We once again returned to front desk when the rest of our party arrived and explained that people in our group have sensory issues and this is unacceptable. We advocated for ourselves and were clear about asking for ACA complaint rooms. One was still unfortunately outside-facing and could still hear/feel the bass , but less so than pool level. The other had to have a rollaway bed which blocked the doorway in the room, which I am sure is not up to code. We came to town for a chill fun weekend and it was disappointing from the beginning with this encounter. The front desk manager even verbally mocked us as she thought we were gone, but we were actually waiting for the elevator around the counter and heard. She kept insisting she told me about the noise prior to booking - I never once spoke to her as I booked online and only conversed with the Sales Person Matthew. Don't go beyond the lobby... Unless you have interior room... Which is actually subpar for the price... This hotel is a sham and a façade. We actually did enjoy the pool on Saturday with just the regular music and enjoying other people there. We left when the DJ started playing because- wow, read the room, or pool as it were. The only good thing about this hotel is location however as earlier mentioned there are two other great hotels literally a block away. No amenities in the room whatsoever. There was one framed picture of Polaroids in the room and they advertise carefully curated art - what a joke. read more

Easily one of the worst hotel experiences ever! The price tag on the rooms is way out of line for the quality of service you get. We booked the "interior king" suite thinking that meant it faced the interior of the hotel, but when we got to the room we realized it meant it had no windows. Fortunately they switched our room for us when we complained, but had the audacity to ask us to pay the difference! The hallways look depressing, like a hospital or abandoned office building. There are no amenities at all, and the toiletries were super low grade products. I'd be fine with low-end toiletries if we weren't paying upwards of $400 per night for the room. In addition, despite being advertised, there was no dining open within the hotel (we stayed on a Monday night). I wanted a cup of tea before bed and there was a QR code in the room for ordering food/drinks to your room, but the QR code just led you to a pdf menu with no directions on how to order. The room wasn't the cleanest--leftover hair in the shower and unsightly stains on the carpets. There was a false fire alarm in the evening which looks like it's a common occurrence according to other reviews. I'm only giving it an extra star because the bed was comfy. read more

My first time staying at this hotel, it's a cute place but when you don't even have a coffee maker in the room that's not good. I don't want to have to get dressed to go downstairs to get a cup of coffee. No microwave, no fridge. Thanks but I'll stay somewhere else next time I visit. read more

I am not normally one to leave reviews but felt compelled to after everything that has occurred. I agree the staff is nice but for starters the first room I got was dirty and smelt terrible. They switched me to another room which was "cleaner" but far from what it should be. My comforter had stains all over it and I could tell at this point the staff was mildly annoyed by me and I hate being "that person " so I just took it off and requested extra blankets. Then I discovered my tv didn't work. They advertise "smart tvs" but no the built in chrome cast didn't work and when talking to others who have stayed here before theirs didn't work either. I wasn't going to say anything but I had to go down to the front desk because low and behold my keys stopped working. At this point it was just comical to me. I decided to say something about the tv since I was already there and they came up to try to fix it and couldn't...so I watched tv on my laptop for my stay. It was honestly fine- especially my comfy king bed. But this is not your usual hotel. Looks like the set of a 70s sitcom- in a good way. The niceties are different- no business room to print docs. No coffee maker in the room, and the 24/7 coffee shop downstairs was actually a party perk filled with pretty terrible coffee. And yet I'd stay here again. Convenient downtown location. Stopped by thinking we would grab a quick drink and move on to our next destination. Ha!! We ended up staying for about 3 hours. Had a blast. The Strawberry Lemonade Frose was amazing. Not a wimpy drink. Don't judge me but I ended up having three (I wasn't the designated driver). The DJ kept the vibe lively with all my favorite classic hip hop records. People were happy and it felt great to see everyone out post pandemic with smiles and so much laughter. It was a great night. Definitely a vibe. Couldn't script a better night at Unscripted!
