View of king cottage room from back door

This place is a true 'one of a kind' hotel experience. My partner and I stayed a night in one of the garden cottage rooms. The grounds are lush and quiet, and the check in area is inviting and sunny. The room is spacious and filled with natural light. Our room came with a little outdoor space, king bed and wall ac unit. The bathroom is small, but has a large tiled shower. My one gripe is the odor of the room. Upon entry there is a noticeably musty/ old house smell. We opened all the windows and doors to get some fresh air flowing when we arrived. It seemed to be coming from the AC unit, but it's an old hotel so it could be the room itself. Overall we enjoyed our stay and would recommend it.

Parking lot entrance sign. Can't see it coming down the road.

The parking lot is hard to find because it's on one way streets. Put the address 105 West Sola Street Santa Barbara, CA in the GPS and across the street is the entrance to the parking lot. If you put in the address to the hotel it'll take you to the front where you can't park. Once you get to the parking lot it's a right turn into a small parking lot so bring the small car not the big truck. Once you get there the grounds are full of plants and it's really well kept. It's an older hotel but it's well kept and I liked the nostalgia of it. We had room 22. Loved the high ceilings and the complimentary wine at the front desk at 5pm. The front desk staff were always friendly and helpful. We would definitely go back.

Gated private courtyard. Perfect for morning coffee!

Very intimate setting, nestled in a great area in the heart of SB with nostalgic old Victorian building. Room had a good layout with keruig coffee! Big clean tub with plenty of fresh towels and great matching robes! Staff was very kind and absolutely loved the grounds were pristine! Loved it!

I recently returned for a complimentary stay provided by The Upham! Although my night was comped, I will still provide an honest review! This stay was phenomenal. I stayed in another area called the Iris Cottage, I believe. This room was bigger, cleaner, and a lot more sound proof than my previous room. All staff were kind and helpful! I was not looking for things to dislike or critique, I was simply hoping to have a re-do of my stay at this historical hotel. I am grateful for the management team for reaching out after my first stay to apologize and offer another stay! The Upham is now on my preferred hotels 'list' whenever I visit Santa Barbara ! Can't wait to go back!

We just finished a four-night stay at the wonderful Upham Hotel, and loved every minute of it. I love the history and the old-fashioned charm of this beautiful little hotel. It's like staying at your grandmother's house. We stayed in one of the Garden Cottages with a Fireplace (#29) at the back of the property. Comfy, quaint and so cute, with a small outdoor patio for relaxing with a beverage and a book (although the WiFi worked out there, too). Very quiet and relaxing, both inside our cottage and outside. The cottage had plenty of room for the two of us, with two armchairs and a table next to the fireplace; a small refrigerator which kept everything icy cold; a desk; a king-size bed with nice linens; a large dresser; a walk-in closet with a light and full-length mirror; a room outside of the bathroom with another dresser and a mirror; and a small but adequate bathroom. The shower was great: nice pressure and lots of hot water once you let it warm up for a couple of minutes. Move the water handle to the 7 o'clock position for maximum hot water. Honestly, if there was a kitchen, I would move in and stay there. The gardens are lush and beautiful, with many rose and camellia bushes, mature trees, clivia plants, grass and bunnies! Two small rabbits live on the property and you can see them several times throughout the day. The grounds are also home to many birds and squirrels. The staff here are very friendly, helpful and welcoming. Complimentary coffee, hot water for tea, muffins, scones and pastries are served each morning from 7-9 am. (Get the caramel scones if they have them; they are delicious!). Complimentary red and white wines are generously poured from 5-7 pm daily, and Oreo cookies and milk are available from 7-9 pm. There's also free parking. State Street is only two blocks away for shopping and dining, and Ubers are plentiful and cheap for trips to and from the ocean and harbor, and to the Old Mission (a must visit). This was one of my top 5 best hotel stays ever. I absolutely loved every minute of our stay, and I was sad to leave. Definitely treat yourself to a visit here, and stay in one of the cottages. It is absolutely worth it.

This is the oldest hotel still operational in soCal apparently. How cool! Stayed here for one night when seeing a show at the SB Bowl. I loved the charm and quaintness and its history was not lost on me. Room was large with plenty of space for two people and a nice, walk in closet. Beds were very comfortable. Staff were all very helpful and friendly. Highly recommend staying here!

Our experience: a bad dorm room. The shower tiles had mold all over, the bathroom had a persistent urine odor, the room walls offered ZERO sound insulation...we heard every step, thump, people passing the room, carts rolling the paths outside, etc., the room had noticeable dust, cobwebs, and aging carpet. The only blessing was, we were only there one night.

This is absolutely one of the cutest hotels I've stayed at. When I originally booked my stay I was not completely sure how the hotel looked because there were not a lot of pictures. We stayed in individual little "cottage" like rooms that were so cute and had their own little small patio area and own private entrance. The hotel is one street over from State St for convenience! Our room had a mini fridge and although the room is small there is plenty of space for everything. The bed was very comfortable and the hotel also has free wifi. There is plenty of parking and we were able to get a spot right next to our room although all spots are not far apart. I really liked that the bathroom had drawers to organize my things and I loved the vanity area with the huge mirror. When we walked in we were greeted and shown around the hotel for easy accommodation. You are also handed a map so you do not get lost. They also have a wine happy hour which I wish we could have gone to but maybe for next time. Each area also has cute little cottage names! I loved my stay!

Maybe blow off the patio so it can be used.

The Upham is a classic vintage hotel. However, very limited parking. We had to park a quarter of a mile away. The grounds are very nice but our patio sitting are was messy and completely unusable. The restaurant which was an Upham highlight is closed. I think I will check out a different hotel next time.

It is not, however, somewhere I would personally recommend unless you are mainly looking for a place to crash. We booked a room over the phone the same day we arrived and were happy to receive a discount, which brought the total to just over $300 after fees. Having been away from Santa Barbara for many years, we were excited to have a restful and celebratory evening and trusted the internet's recommendation of this place. The service was nice enough when we arrived, but the lack of amenities and the quality of the bed and pillows were a real letdown. I wish I had called the other hotels nearby to ask about their rates before committing, but we were on a road trip and didn't have the patience. Our room was modern and clean, but it faced and was right above aneighboring parking lot, and that combined with the street noise, was not especially conducive to rest. The AC unit also made a remarkable amount of noise. It did not bother me too much, but for light sleepers it could be a challenge. The best parts were the exterior, which feels very Santa Barbara, the free parking, and the complimentary pastries at breakfast. That said, there are several inns and hotels around the same rate, or sometimes only $50-$80 more after fees and parking, that offer on-property bars, restaurants, pools, and amenities I had assumed were fairly standard at a $300-a-night inn or hotel, including things as simple as Q-tips and comfortable pillows, and bathroom doors which actually insulate your private moments from the rest of the room. We should have done more research beforehand and noticed that this place did not have a pool or any facilities beyond a vending machine. However, it appeared in online results alongside full-service hotels rather than motels, so I expected a little more. My primary complaint is the bed and pillows. The pillows were barely more than bags filled with an extremely lightweight, shapeless foam material, and the mattress sank so deeply that the bed felt more like a nice pull-out couch than a proper hotel bed. The pillows reminded me of what I bought at Target for $11 before moving into my college dorm room. Fine in a motel for $150/ night, disappointing for twice that. The free parking seems to be a major draw, and it is certainly convenient, but I would still encourage people to explore other options if they have an extra $50-$80 to spend and care about the quality of the room where they spend the night. With one exception, the nearest restaurants and bars are about a 10-15-minute walk away. State Street is at least a 12-minute, 0.6-mile walk, while many other inns and hotels in the area have bars and food on the property or immediately nearby. The beach is technically one block away, although this property is toward the far end of it rather than near the main activity. We ended up ubering from state street back to the hotel. I think that if you are traveling with children, do not need many hotel amenities, or are really just looking for somewhere clean and convenient to sleep, this is a perfectly fine spot. I also should have done more research beforehand, and I cannot blame the property for amenities it never claimed to offer. Still, I do think its surprisingly glowing online reputation creates expectations that the actual experience does not truly meet. In my opinion i would describe this place as a nice, well-kept two-star inn /motel, and if that is what you are looking for, it could be a lovely choice. Many other guests were happy and that is certainly worth something.

The bed was very comfortable, the evening wine and cheese service was a nice touch, and the continental breakfast had a decent selection of pastries. There is a pretty courtyard in the front with comfortable outdoor furniture. Also, the room we had included a little kitchen with a stove and full fridge. CONS- Unfortunately, the negatives outweighed the positives. The room had a damp, musty smell and the towels were rough and uncomfortable. The biggest issue was that the hotel was renovating the room directly next to ours. We endured CONSTANT construction noise and workers yelling throughout the day, and it continued well into the evening. My husband and I brought the issue to the attention of the front desk three separate times, both to daytime and evening attendants. Each time we were told, "I'll let the manager know." Unfortunately, we never heard from the manager, no one followed up with us, and nothing was done to address the situation. The noise continued for all the days we were here. We were not offered another room, an apology, or any form of compensation. Even a simple gesture, such as a complimentary bottle of wine, would have shown that the hotel cared about our experience, but nothing at all was offered. In fact we were told by the female evening attendant to "Contact your booking agency to complain". To make matters worse, one of the reasons we booked this hotel was the advertised back patio, but it was not accessible during our stay. If an advertised amenity is unavailable, guests should be informed before booking. If a hotel is undergoing renovations, guests should either be notified in advance or not placed directly next to active construction. Between the constant noise, the musty room, the unavailable amenity, and the complete lack of customer service and follow-through, this stay fell far below expectations. Truthfully, we would have stayed here again if the manager or staff showed any kind of care for the situation. I cannot recommend staying here.

It was absolutely worth it. The staff was genuinely friendly and helpful, and what really stood out was their text-based concierge system. They text you before arrival, and you can ask for anything during your stay -- they respond quickly and clearly. Honestly, that alone made the stay feel effortless. They even had the car ready before we got downstairs. It felt like having a pocket concierge. The view was fantastic, noise levels were low, and the beach is literally across the street, right at a crosswalk. We spent a lot of time on the balcony -- the room was large, the patio was generously sized, and we loved reading out there with the sounds of birds and seals in the background. Beds were very comfortable, the bathroom had great water pressure, and the jetted tub was basically a sauna -- a huge plus after walking all day. Free water bottles in the room were also appreciated. We ate at Convivo onsite -- it was fine, solid food, but a bit pedestrian flavor-wise. That said, there are so many excellent places to eat in Santa Barbara, and we walked to several without any trouble. Very walkable area for both beach time and dining. For car lovers: there's constant classic car and hot rod cruising along the beach, which was fun to watch from the balcony. It's not cheap, but it's reasonable for the location, room size, and level of service. I usually book at Airbnb when traveling to Santa Barbara for Fiesta. Well, this was one of the…read morerare times that booking a room at this Hilton, especially for a big event like this, was actually more economical. I booked a king room with sofa bed, partial ocean view. I checked-in through the app, but I was still required to check-in with the front desk so they can check IDs. There was a line of people waiting to check-in as there was only 1 staff member. But luckily 2 more came so the line went faster. I will say that patience can get thin after a day of traveling whenever check-in into a hotel, so I try to be aware of that when all I want to do is rest. The woman who assisted us nice. She did have to step away as my room type apparently required her manager's approval? But she disclosed that, so I appreciated that. And she explained all the amenities that were included with the resort fees. The app states water bottles, which are part of the fees, were available at the front desk. That's incorrect - they're available in your room and are replenished each day of your stay. My room was in the Camellia building and it was pretty quiet. Even the sounds of children screaming in the pool nearby weren't bothersome. The room was spacious and clean for the most part. Though, when we pulled out the sofa bed to check the mattress, it was really worn down. Barely an upright spring.. luckily the couch itself was comfortable to sleep on. I found the bed to be comfortable as well. And the bathroom was a decent size. I used some of the bathroom amenities and they were of good quality. And the shower pressure was good. I appreciate that there are two sinks, one inside the bathroom and one outside so there's privacy if the bathroom is in use. The closet space was standard. And there are a lot of drawers, as well as a decently cold fridge and a working microwave. The patio furniture was comfy as well. The tvs are a little outdated - they don't have internet access so you can't watch YouTube etc there. Speaking of internet access, it was troublesome connecting to the internet. My regular phone internet was frustratingly slow. I usually don't use public wifi, but I decided to connect to the hotel's wifi because I wanted to scroll through instagram. Well, I couldn't as the instructions on the paper key card holder didn't match to what info was needed on the login screen to connect. With that said, I don't recommend using the digital key on the app since there's barely a signal there. The other amenities we used were the free 2hr bike rentals (which the vouchers were a one time use) and the 2hr beach chair rentals. Only 2 beach chairs can be used per room, but it was still useful to have when watching the parade on the grass. We also took advantage of their wine tasting hour for HH members as well as their Sangria and S'mores Saturdays. Check with staff about the correct times as the posting didn't match the actual time they were holding that event. The only place where I bought food on the property was the cafe in the pool area. The staff members there work really hard in the heat to get the food out. I got their southwestern salad and it was delicious! The romaine lettuce was fresh and the dressing was flavorful. I also ordered a side of tortilla chips. The salsa verde was excellent, but the chips were meh. Better off going to Trader Joe's nearby to get tortilla chips. Though the rooms have been upgraded, the age of the property shows. Some of the sidewalk lights were rusted and/or knocked down. The security bar for the sliding glass door was wonky, which my dad fixed (cue in the Home Depot theme). But sitting out on the front lawn of the property in one of their swivel chairs overlooking the ocean melts every negative thought away. The property isn't far from the Funk Zone, about a 20min walk. Getting to the middle of State Street, however, can feel far if you're not used to walking. But I think booking this hotel as opposed to another hotel on State Street was worth it because of the proximity to East Beach. Btw, if you're not familiar with Santa Barbara, there are a lot of oil rigs in the channel. Some days there's a higher amount of oil in the water and that can put a sour note on your beach experience. Staff members at the hotel might not be aware of any natural seepage as there's not a specific advisory body (or at least I can't find one) about it. You can still ask them, but you should Google it, too.
