Working with this property management company was so stressful. We were tenants for 1 year and left as soon as we could. The company does not return phone calls and was extremely unprofessional with us. The house was not well kept, had scuffs and stains everywhere, and the jacuzzi bathtub and downstairs shower did not work. When we first moved in, we put in a work order for the A/C to be fixed and they charged us $50. When we inquired as to why we were being charged, Kelly Davis responded with "If you want to begin this relationship by lawyering up, be sure to hand your counsel your lease and give them my number." WOW. He later called my fiance (not me) and apologized and said the remark was an "accident". Obtaining the return of our security deposit was extremely stressful too. We followed the lease and statutory requirements exactly and did not obtain an accounting and return of our security deposit within the required 30-day window. It was technically due April 30, 2022. We had to hound them constantly. Staff texted us around 5 pm the day before it was due back and alleged "website issues" and did not return the security deposit. This was directly contradicted in an email from Kelly Davis who said they sent out the deposit "last week". Only until my fiance told them he was coming to the office in person did we receive an itemized accounting and a text saying they hid our check near a porch somewhere. Completely unprofessional and inconsiderate to (1) leave a check worth ~$2500 for anyone to come get and (2) have us go and get it ourselves. It certainly should have been mailed to us. We paid for a professional cleaning upon moving out and they still deducted over $600 from our security deposit with no pictures (as was promised). No apology for or acknowledgment of the delay. Furthermore, the company's website states it is BBB accredited, but the BBB website explicitly says that it is not. Extremely unethical and I would not recommend this property management company to any prospective tenant. read more

DO NOT TRUST THEM. For those who are considering renting 1543 MCCOY ST, please see the pictures for proof of the unacceptable condition of the house. The house was given to us in August 2019 with: - Mold growth everywhere in the house - Bacteria in the air that causes eye infection and rash on skin - Terrible paint job everywhere in the house - Cardboard material used to replace weather stripping on the door that leads to the backyard - Ducts have elevated level of moisture that is higher than outside in late August - Black soot and bacteria, mold and animal dander were spread all over the house when the management attempted to clean the ducts three weeks into the rental. No one came to clean up the mess despite they said they would get their cleaning team (a Mexican grandmother in reality) to the house immediately. - Filters to the ducts were not changed. Vents were not changed. - Multiple doors did not latch and did not close. - Only 1 set of keys were given on the day of move-in when there were 3 other locks around the house. - Sprinkler system was never functional despite multiple attempts to ask if it works or not. - There was water leaking from a broken pipe in the ceiling of the first floor bathroom. The pipe was fixed but the ceiling was sealed back together before the surrounding area in the ceiling dried. This definitely will increase the mold growth exponentially. - Management and landlord ignored our request to re mediate the mold situation after we submitted the report from the science lab that confirms there indeed is multiple types of mold growing in the house. The list goes on. The most unacceptable behavior is with the management's unwillingness to fix the problems appropriately. Communication was difficult as they have proceeded to block our number while we were still tenants. Emails were ignored. Surprisingly, landlord is an assistant professor of the biophysics department at UT Southwestern who has no concern for his tenants' well being. Rather than using proper weatherstripping, the picture shows it's actually just a piece of recycle paper material. He also thought it was not necessary to replace broken light fixture in the kitchen because it was "bright enough." 2 out of 6 light fixtures were broken. Bottom line: Scott, Philip and Andy are not to be trusted. They only care about money and they have been caught lying since the first day we moved in. Quality of the landlord Uptown Dallas Properties represents is also questionable. They both have one thing in common: THEY ONLY CARE ABOUT THE MONEY. read more

I know of people who have called, left messages over, and over none stop, and they do not return phone calls. I don't think that's a good why to run a business. I'm assuming that the real owners have no idea. They also do not respond to emails I've been told by many tenants. So sad when there is so many other options, also in the process of moving who needs this hassle! read more

10/13/21 update: Tenant finally moved out and we inspected the home. We have items missing from the home that were there when we turned over the home and keys to Uptown Dallas Properties. UDP did the make ready of the home prior to putting it on the market for rent. In the pictures UDP put on Zillow, it shows our items missing. We believe UDP staff stole our property during the make ready and cleaning process.. UDP refuses to take any responsibility or resolve this matter. Well if you're a property owner, looking for someone to manage your property and get tenants, I'd go elsewhere. As a tenant looking for a rental, I've done all the work and found the place and Uptown Dallas Properties represents it for the owner. I called Uptown Dallas Properties TWICE to say I want to see it ASAP, First time left a voicemail, no one called back. Second time I spoke with agent, explained situation and he said he'd call later in the day but NEVER did. I would never do business with a company like this. We called about a property and talked to Jesse. He said he just got back in town and was too busy to show it to us but could show it the next day so we set up an appointment to meet him. We get to the house and he is a no show. When we call the office someone there says that the property was already taken. When we talk to Jesse he tries to act like we are crazy and that he had called that morning and talked to us. He had NOT called...if He had we wouldn't have driven 45 minutes to sit at a house we can't get. he kept lying and insisting he talked to us. He even texted us a fake call log to prove he talked to us....we found the app he used that makes fake call logs. his call log said he called us at 10:21 am....we were in the car on the way to our appointment at that time and did not get a call from him. it's not their unprofessionalism of not showing up for an appointment and not calling us that makes me mad at this situation....its the guy lying over and over to not take responsibility. While the initial processing was quick and painless, and Phillip was a gracious host to our new rental home, there were some initial red flags: they were still painting the home even though it wasn't lived in for several weeks (according to one of the maintenance techs), and the doors to the rooms didn't open and close correctly. Also, the bathroom faucet was leaking, the old water heater was making concerning sounds (and was past its replacement date), and there was Plexiglas for the interior front windows. So, it wasn't move-in ready. Almost immediately, we noticed a musty, moldy smell coming from the garage and my older son's room and bathroom. After the first week, we knew the smell wasn't going away. After a while, that smell was everywhere. We were concerned there was mold growing somewhere in the house, particularly in the kids' rooms. About a week after telling Scott about our concerns, Tony, the lead maintenance tech, collected possible samples from the air vents and windows--no gloves or seemingly sterile containers were used in the collection. We hired professional mold technicians to inspect the house. Tony's results came the same day that the hired mold tech's results came: Tony's were negative for mold, but the mold tech's results were positive. It was suspected that, due to the decline in the backyard, rainwater made its way under the house and was sprouting mold from underneath. Additionally, there was mold collected in my son's room and the garage. In order to alleviate the situation, Tony brought an air purifier, which was certainly not enough to remedy the smell. Before we requested a lease termination, our family of four--a four-year-old and fourteen-month-old--had to sleep in the master bedroom, where the air purifier was on 24/7. We could not live in that house, knowing that it was a possible health risk for our children. We were only there just over two weeks. We didn't get the security deposit back. read more

Fees were reasonable but that's about all the good I can think of. Once hired, the MLS ad was placed. Within a few days, a prospective tenant visited and turned in an application. The manager sent me a text asking if I could show the place to the tenant because he was going to a concert. Admittedly, I had no problem with it because I want to meet for myself the tenant. But isn't the whole point of a manager so that I don't have to do this work? How does the manager take days off? Isn't the point of a manager someone who can manage the property in place of you? I told him I would show it. I get a text next saying "Owner will show it to your client. Obviously, that was meant for the tenant's agent. Now we all make mistakes, but this is just the beginning. Once the application was turned in, he let me know that one had been turned in. I asked him if it was the tenant that was going to visit. He said he didn't know. How does he not know? He has the application. He claims he met the client in person when he showed it the first time - so he should know his name. Doesn't make sense. I then get a text saying that his credit is great. That along with several other texts, all indicated that he was pushing HARD to sign this client. I asked him for all the other information - background check, income, rental history, landlord references, etc. These are all very standard things for any rental application. I must have asked him at least 4 or 5 times for the background check and income. I get a forwarded email from him that he had sent to the tenant's agent saying that everything was a go and that he would have the lease to him in 2 days. But wait, I have final say. How do you ignore all the standard rental requirements I asked of you? He did finally give me the background check and income. Income was not 3x the rent. There was incident on the background check as well. Irregardless, he has somehow already OK'ed this prospective tenant to rent the place. So I asked him to hold that until he gave me the other information. I asked him what he did for a living since his income wasn't technically adequate. I asked for rental history and landlord references. I get a response that says, "You know what he does, I sent you the application." Actually, no, he didn't. I checked my emails (and I don't delete any). But even if I was wrong, would not the simple answer be to just forward that email back to me? (Or can he not because he never sent it in the first place?). Why the attitude about this? Just resend it. Not difficult. I do recall that he told me, "Our job is to keep owners happy." Not happy. I get another text from him telling me I need to make a decision now about the prospective tenant. Now, I recall that he said he'd be out of town that day (again, shouldn't there be someone covering in his place?). So there was another number that I did not recognize attached with this text message. I assumed since he was out of town that it was one of his associates so that things could be relayed. So I respond by stating that I STILL did not have rental history from current landlord or any references from prior landlord. This is all standard things to be acquiring from prospective tenants. Well I get a response from the unknown number. It turns out that that number was the tenant's agent. Why would ever ask for a decision/opinion with the tenant's agent attached on? My opinion should be confidential. What if I said something that was wrong or discriminatory? I didn't, but still that should never happen. Extremely unprofessional. I sent him alone a text expressing my frustration about him having done that. He responds and says that was because he wanted to get things done as he was out of town. Not an adequate excuse and still extremely unprofessional. States that he sent the rental history to me. Again, no, he didn't. Forward it then. Hard to believe I missed 2 emails. Even if I did, simply forward it. (Or again, can he not because he never sent it in the first place?). I think he knew he was going to be fired. Essentially says he quits because he'll never be able to find me a tenant I'm happy with. Hmm, 1 applicant with red flags and an incomplete rental history that he didn't bother to acquire. Seems like projection defense mechanism to cover for his poor research on the prospective tenant. Owners beware. A lot of careless errors. Will push for the first person applying just to stick someone in there. Will tell you he sent items that were never sent. And worst of all, extremely unprofessional - you should never incorporate the tenant or their agent on a conversation regarding their application. That should solely be between property manager and owner. read more

I used Scott for the past couple of years to manage a property and I was pretty much satisfied with him. Didn't really go above and beyond, but seemed solid. My negative feeling came when it was time to sell the property. There was no communication through the process, I felt totally left in the dark. My calls, emails and texts were ignored for days at a time. I had to be in contact with the sellers title company to get everything done on time. I didn't even receive a congratulatory text when we closed. Very disappointed with my experience. read more
