The HOA we have at the McKee Street Townhomes in Dallas is an absolute joke. They do not answer their phone, and you have to beg (and by beg i mean bug the shit out of them) to ever respond to an email. My neighbors and I have been trying to get a virtual meeting with them for 6 months, no luck. They also increase dues without sending notice or financials as required by their own governing documents. Joel could use some customer service training on how to deal with customers. He is avoidant and seemingly doesn't care about honoring what he previously communicated. No complaints about my home, but this "HOA Mgmt Company" is a joke. read more

We bought our first Urban Lofts home in 1999. It is located near Memorial Park and we have had ZERO repairs or problems with that home to this day. I think Urban Lofts was relatively new to Houston or a new company at the time because we dealt directly with the two brothers Joel & Larry who own the company. At the time my husband and I were in our late 20's and buying that loft was more money than we had ever spent on anything. It was very scary and we were unsure on so many things. Both Joel & Larry were wonderful & helped us decide on which subdivision would be the best fit for us, helped us decide which upgrades were worth the money, pretty much held our hand through the entire process. It was a great experience and we loved our home & our neighbors. Best experience ever! Fast forward about twenty years- and my husband and I are living in Sugar Land about to be empty nesters. We still own our loft in Memorial but the renter we have there is amazing and has lived there almost 15 years. We don't have the heart to remove him plus we like the Eado area so figure we'll look and see what we can find. We looked at new lofts & existing lofts. We noticed Urban Lofts had a few developments so of course called them and their new "go to guy" is Clint. Clint was great! He showed us different areas, floor plans, the works. And he was very patient with all of my questions about the transitioning area. I've been in the suburbs a long time now so not used to city living anymore! Lol! While we were looking we stumbled across a loft that was, for lack of a better word, fugly. It was great on paper, even from the outside, but the minute you walked in a horrible fishy smell hits the senses. And there were stick on bathroom tiles all over stairs, gold metallic paint in the kitchen, gross furniture everywhere.... Just...no! Absolutely not! The house price had been dropped twice and still no bites. I was getting ready to shred the listing sheet when I saw:: "Builder: Urban Lofts" I was like, "Babe! Look! Joel & Larry built the house on Meadow! It's an Urban Lofts house!" We felt like we were on that tv show where you find out something in your garage you thought was trash is actually worth thousands of dollars! We ran to the computer, pulled up the listing again & imagined the home without the horrible furniture, gold paint, & bathroom stick on tiles. Yep! Definitely an Urban Lofts home! Needless to say we stole the house! We put in a few thousand dollars to clean it up: having to remove the giant outer space puzzle they had glued on the entire wall, removed the bathroom tiles from the stairs, the gold paint, & of course the smell. The house is now beautiful and we love it! Now if you're wondering if UL still builds amazing quality homes here's a story that will give PROOF that Urban Lofts is still the best builder: A few weeks ago the window on the 4th floor cracked. I'm like, "what in the world?" Did a bird hit it? It's right before you walk on to the roof terrace so maybe? The window didn't break all the way through but it was cracked pretty bad - through about half an inch of the window. Yes - these are thick windows! Guess what cracked the window? A bullet!! Yes ladies & gentlemen this window is so thick that it actually stopped the bullet from entering the house! I'm not saying they use bullet proof glass but I am saying that my window is not broken- it's got a big outside piece missing and is cracked- like the glass on a car front windshield when a big rock hits it but doesn't go all the way through. Our windows in our Sugarland house are double pane - no way would it have blocked a bullet! Heck! Not even a rock! I don't know of any builders that use that type of window. I'm attaching pictures so you can see the actual bullet & how well these homes are built. Oh! And I called Clint because of course I want to replace the window with exactly what they originally used & he gave me the contact information for their window person. How many builders do you know that would give their window info to someone that did not even buy the house from them? Urban Lofts stands by their homes and they care about their clients. I highly recommend them and am thankful to own two homes built by them. My advice? There are a lot of builders building homes in Houston right now but how many are going to be around in twenty plus years? Just be careful out there and look at the materials they are using and read reviews. Better yet just buy your home from Urban Lofts so you know that you are getting a home made from the best materials, the best customer service, and that you have a home you and your family will be safe in and proud to call "home." Our company did work for interurban Constrution and Urban Lofts Condos located at 241 Maynard Terrace in Atlanta area. We billed them in November 2023 and to date I cannot get payment, nor can I get anyone to return our call to let us know when to expect payment. I would say buyer and contractor beware. read more

I've owned my Urban Loft townhome for over 8 years. I did not purchase it new but have been impressed over the years at how well the home is built. Not to mention the incredible design, use of space and natural light. I am a real estate broker and have sold over 75 of these homes as pre-owned and they always do very well during independent inspections. I have also sold brand new units from the builder and have been impressed with their sales team and quality. I highly recommend these homes to my clients due to their awesome and unique design and their quality construction. Don't get me wrong, things come up that need to be repairs or improved over time, but that's any house, any builder! read more

I would avoid this builder at all costs. The craftsmanship of my home is awful. The longer I've had my home the more defects I've discovered. I bought my home in 2015 & it's been falling apart the last 3 years. The HOA charges me a monthly fee & has not responded to a maintenance request of mine since September 2019. I have followed up 3 times & no response, but yet I am still being charged the monthly HOA fee. These people are a nightmare to work with at all stages of my home buying experience & now as the homeowner. BEWARE. read more

Couldn't say anything better about them - the first homes inspection came back extremely clean when selling which had me feeling great about the quality and the 2nd home has been good so far... would highly recommend looking at Urban Lofts when looking for your home - high quality, great design - especially in comparison to some other townhome builders I've seen. read more

I discovered Urban Lofts through a friend and ended up buying one. The construction was good and I never had any issues.

I bought my Urban Loft brand new (while it was still under construction actually). I bought it directly from the builder in 2003 in the Midtown area. I still own this home and still live in it myself to this day and I have no interest in moving anywhere else any time soon. My experience with the staff was fantastic. The salesman and the construction manager were both very professional while also being very personable. And I felt like they sincerely wanted to deliver the best product possible to me --- and they did. I worked without a realtor so I was a little bit nervous about not having someone to guide me through the process. But it turned out my concerns were unwarranted because the salesman was always available to answer any of my questions as they came up. I got a third-party inspector to check the home out before I closed on it and the inspector's report was clean as could be. In fact, the inspector went out of his way to tell me that it was rare for him to see such a well-built home. Over the past 14 years, I've had a minor issue here and there but nothing more than the typical maintenance issues any homeowner should expect to have. I still check in on the builder's website and I'll visit their open houses from time to time just to keep up with where they are currently building and what their latest designs look like. I've seen lots of changes in their designs and locations over the years, but clearly they have the same attention to detail and the same high-quality construction they've always had. I've recommended these guys many times and will continue to do so. read more

I have an Uban Loft Townhome and have had a number of issues with it due to poor craftsmanship. Issues include a failed shower floor pan, leaking pipes, patio floors not slopped towards the drain thus pooling water, metal roof construction that is anchored into nothing more than press plywood resulting metal roof panels becoming unsecured, fire alarm system that goes off every week for no reason, and a failed AC zoning system. My house was built in 2002 and I have owned it for only 3 years, I seem to always be fixing something that is a result of carelessness during the building process. Clearly these homes were not built to last, I will not be purchasing another home from this builder. read more

Seems all other reviews are about houses built more than a decade ago. I bought my home last year 2018 and the house was built in 2016. The windows are slightly uneven, it will become very noticeable when you install blinds or shades. There are many things that are so uneven like the closet door frame has a bathroom wall adjacent to it but the middle off the wall is slightly curved that leaves a huge gape in the corner of the room. I have flip switches for from the fuse box at least a 50 times since I live here and no, we don't connect more than one house hold items per outlet, at least for the ones that goes off without reason. There was a blemish on the countertop that builder promised to fix it in a way that I'm satisfied with it or completely replace it before purchase, which is still not fixed even after the warranty expired. There's also a pop up outlet in the bathroom, that they promised to fix in a week or two and it's still not fixed after a month. Floors are creaking in the living room, and that makes me question the core structure of this house. read more

I have been in a Urban Loft for 17 years and I have had a wonderful experience with the beautiful design and functionality. The people in the warranty department have been excellent in responding to anything i have requested and even if something on the list was not warrantable, they sent a representative out or gave me contact information to someone who could fix at a reasonable cost. I would recommend this builder and am considering upgrading to one of their new designs on the east side. read more
