On April 29, 2016 I called Rentals America and talked with Dee also e-mailed Stephanie. I found water standing on the floor in the Master bathroom of my rental house. They contacted a plumber Silver Fox Plumbing to come out to find the leak. He cut a hole in the drywall and pulled the toilet and installed a new seal. He left the hole in the drywall to make sure that it was not something else. On May 3, 2016 I found that the shower was leaking. After taking a shower water pooled around the drywall hole. I again e-mailed Stephanie and let her know that there was still a leak. The Plumber Silver Fox were contacted again by Stephanie. On May 10, received an e-mail from Stephanie stating she had contacted Silver Fox plumbing again to come out. Silver Fox Plumbing came to the house on May 30. He brought a camera and the diagnosis "inspect and check shower for leaks ran water for 20 min and started to see water coming from drain under shower not accessible. Can try to repair from top if repair is unsuccessful / we will need to pull shower pan and first row of tile will need to be removed." The estimate was for $3000. I stood and listened to the plumber speak with the owner. The owner declined the repair. I received a deduction of $330 from my deposit for J & S Plumbing Company to inspect. No other plumbing company came to the house on this day. The bill says May 30, 2016 but I have a witness that was with me all day and no other company came to the house on this day nor did they come out on May 31. I turned the house over to Stephanie from Rentals America at 4:30 p.m. on May 31. These are the Problems: 1. All the correspondence from J & S Plumbing does not amount to the deductions that have been withheld from my deposit, paperwork from Rentals America. The date on the bill is not a date they could have been to the house because I was home all day. 2. I never called nor did I see this J & S Plumbing Company. The bill doesn't say they ran the shower for any time frame to see a leak. No Camera was used. I spoke with them on the phone and the owner of J & S indicated that the shower was only turned on for a few minutes. 3. In the pictures taken by Stephanie Rentals America of the bathroom at walk thru for closing, the drywall still has the hole in it. This was May 31 at 4:30. How could they have patched the hole on May 30 if she took a picture with the hole in the drywall on May 31? 4. I saw the leak many times and would be more than happy to replicate it for the owner. 5. I have sent pictures to Stephanie at Rentals America showing the rotten wood from this leak. The 2" of the 2 x 4 is reduced down to less than an inch at the bottom where the water stands. This cannot happen from one person taking a shower. 6. The owner put the house up for sale, has he disclosed that there was a leak in the toilet or the shower? If he disclosed this he would need to repair. Whoever buys 13244 N. 37th Way has a leak in the shower and when they find it I will be happy to appear in court with them and disclose this leak. I will provide them with all of the paperwork showing a leak. After a review of everything that took place Rentals America Gave me a full refund of all deposits. Too bad this had to transpire to begin with. read more

As a tenant, I would classify this rental company as a slum lord. We had an awful experience with this company. During our initial walk through we were told the home would be deep cleaned before our move in. However, when we moved into the home it was disgusting, the floors, walls, closets, bathrooms, kitchens, were all filthy. There were used band-aids in some of the closets, stains all over the carpets, and stuff (liquids, shoe marks, etc) all over the walls. It took the rental company months to send someone to do an incredibly light cleaning, so we ended up having it cleaned ourselves when it became obvious it wasn't a priority. Most of the lights were burned out upon move in and with a vaulted ceiling they're very difficult to change. Once we finally convinced them to change the original burned out lights, the person they sent broke one of the fixtures and did not have the equipment to change many of the other lights. They never had him come back to change the lights or fix the fixture. In less than a year, the refrigerator (which is part of the contract) had broken multiple times, leaving us without refrigeration or a freezer for weeks at a time. We're lucky we had the finances to purchase our own refrigerator otherwise we would have been without for over two months combined. There were also issues with the built-in microwave, oven, and dishwasher. The AC also stopped working during the summer months and we were without AC in ~110 degree weather for nearly a month. There was no valid reason for this delay as this happened prior to the pandemic before there were supply chain and labor shortage issues that are currently causing delays. Per Arizona law Title 33-1363, they had 10 days from written notice to complete the repair which they did not. This was negligent and dangerous. Over the couple of years, we had to invest quite a bit of money into fixing things around the home because this company either refused to fix them, didn't respond to requests, or because it was too much of a hassle to deal with them. There were multiple times we wouldn't hear back about a request for weeks so my housemate would post a negative review online, then the company would get back to us and agree to fix it if they took the review down. They also tried to charge us nearly $1000 upon move out for a couple of damaged appliances. Thankfully we had the move-in pictures to show them the damages were there upon our move-in. Many of the damages could be seen in the pictures that had been used for the listing, making it obvious they were aware of the existing damages and were just trying to get as much money as possible. I would not recommend anyone rent from this company. They do not care for tenants safety or well-being, just their revenue. I would definitely recommend trying to find a rental with a different company to avoid the major stressors. If you do rent from this company, ensure you take copious notes and pictures upon your move-in and get all communication in writing or recorded. read more

**Update** 10/12/2017 - After posting my review, I immediately received a call and message from the owner of Rentals America. He addressed my concerns right away, very professional and courteous. He explained the property manager that took over my account was new and he apologized that things were handled the way they were. He offered to cancel the mailed check that hasn't arrived and do a direct deposit into my account. He has gone above and beyond to make things rights and I appreciate that. Overall Rentals America was a good company to work with, maybe just some customer service training for new hires.** Thank you Luc for taking the time to respond, it shows you care about your company and the service it offers. My experience with Rentals America started out great. They were responsive, eager to help and very proactive. My realtor found me a rental through their company and Ursula was my property manager. She was great! Immediately returned phone calls and had services taken care of on my time. THEN she left and I was assigned someone new. Unfortunately not as great....rarely returned calls or emails in a timely manner, did not seem supportive when things needed to be addressed, provided incorrect information regarding move out details and what my final rental payment would be. I scheduled a move out walk with her and even confirmed it with her days before. I sat waiting at the house for someone to show up at the time we scheduled, 20 minutes went by and nothing. I finally called the office and was told she was stuck in traffic. I sat and waited and has to reach out to find out where they were, why didn't someone call me? Because of timing and her being late, I wasn't able to be present for the walk through. I called Rentals America a few days later to see when my deposit would be returned, she told me they had 14 business days and mentioned they would be charging me because I left the outdoor trash can full. They also found one weed by the back patio and one weed by the gate that they would need to charge me for since they had to send someone out. I offered to go back and put the garbage can on the street the night before the garbage man came and to pull the two small weeds, she said that would work and to send pictures. I did as she asked and then I got another email asking me for a picture of the recycle container. Well it's been 14 days (business days) and still no deposit or communication. I will be following up on a daily basis until receive my deposit. The house was left cleaner than when I moved in and the yard was maintained monthly, the last time it was done was two days prior to move out. All they could find was two weeds and a full garbage can, but made a huge deal over it. I will never recommend this company to anyone, or at least this particular property manager. read more

Rentals America let me down consistently at every given opportunity and I would NEVER use them again or recommend them to anyone. The process initially moved quickly with someone calling me back to sell me on the process and eventually come see our home before we moved out to rent for the first time in Oct 21. Things quickly turned as I was not properly onboarded with the correct documents and had to directly handle issues with local tax departments reaching out about improper setup. I also did not receive the photographs of the property I was promised. They did find a tenant quickly but they turned out to be a nightmare and Rentals America did a horrible job managing the tenants and keeping me informed as the owner. The tenant constantly flushed things down the toilets, broke appliances, and did not handle my property with care - smoking inside the property and hiding pets there without notice. Idk how these things were never noticed on inspections because the house STUNK of cigarettes and filth upon kicking them out just a year later. The initial property manager Jason did such a horrible job with communication and getting approval on repairs that I eventually fired him and requested a new property manager. This new property manager was equally hands off and did not do even the bare minimum to ensure my property was looked after. The company's negligence led to the tenant removing a brand new Nest thermostat installed just before renting with mount my approval and at my expense - the property management company did not send this back to me after many requests and many months until I had fired them for good and threw a fit. This company does not care about the property owner or make any attempt to communicate. It was a major source or stress and discomfort I'm my life and caused me to sell my home after just a year of living in a rental nightmare. I'll be reporting them to the BBB as I feel taken advantage of and am now stuck with a $3,200 debt from the tenant that the rental management company refuses to help with and I have been forced to hire a collections agency. DO NOT use Rentals America. Run!!! read more

Rentals America is the worst Property Manager I have ever used, ever. Before you contract with Rentals America make sure you understand that they are a passive property manager, not an active one. In other words, they don't focus on avoiding issues, they wait for issues to come to them. If you have a magical self healing property then you won't have a problem. If you have an imperfect property where things can go wrong you need a property manager that will be aggressive and proactive with managing and securing your property. This is not Rentals America. They have the lowest fee structure of any property manager I researched, and I wondered how they could be profitable only charging $99/mo. The answer is by pushing the expenses onto the property owner. They don't negotiate with vendors to get you the best prices for services. They don't followup or supervise vendors to ensure you are getting what you paid for. They won't do anything to avoid tenant damage to your property. As my representative said, "that's what the security deposit is for." That's fine if the security deposit covers the damages, but in the case of my property I had to pursue litigation against my former tenants (which I won) to recoup an additional $10k in damages sustained to my property. I was shocked to see the amount of damage my house had sustained when the tenants moved out early, because the property manager had visited and photographed the property only a few weeks earlier. There was extensive damage to the carpet including ground in animal feces as well as a major rip in the carpet in one room. When I went back to look at the photos provided from the inspection, I realized that the areas that had sustained damage were not photographed. I think this was intentionally done to keep them from having to deal with the problem. In fairness to Rentals America I will say that they addressed the communications issues I was initially having with a previous representative and I do think that their staff is very courteous and professional. I just don't think they are very good at what they do. read more

Last month to my dismay my long term tenant gave me notice that she would be leaving. Prior to this point I had not needed a management company for my house for approximately 10 years thanks to my long-term tenant. Under normal circumstances this would be causing me a lot of stress to know that I would have to be going through the whole process of vetting new tenants. Fortunately we found a great solution to our rental dilemmas several years ago with my other property (a condo in Mesa) with Rentals America, and more specifically our Rentals America property manager Nancy Viramontes. When I alerted Nancy to the situation of having the need for their services for my second property she got the ball rolling right away. She inspected the property to make sure that it was up to par for the new tenants, suggested appropriate rental pricing and scheduled great subcontractors to get my property back in proper rental condition. She was able to get my property rented out in record timing. I can't say enough good things about Nancy Viramontes, she has made this entire process stress free. If you have any concerns about getting a good property manager to handle your property, I say don't let stress overcome you, let Nancy do what she does best and get top notch service for both you and your renters. read more

Getting A property manager is tough if you live in another state. I needed to rent two properties and how can you find a good property manager? I evaluated a few companies and Rentals America seemed like a better pick. I signed on with Rentals America approximately 12/8/22. My agent Brook Kelly was assigned 12/13/22. We had a process to follow. Turn the water and power on and then they could evaluate the properties for repairs and cosmetics. After the properties were evaluated, I was giving estimates for repairs, painting, cleaning and landscaping. When I agreed to the estimated price the work began. The house cleaning price was a bit too high, so I found someone else. The rental ads began 1/23/23 and both were rented by 1/27/23. The start-up process took longer than I expected, but I was preparing two houses for rent at once. Of course, Repairs will vary in price, but for two properties I spent $2382 ($2682 including the house cleaning). The point is; I don't feel I was taken advantage of. Rentals America has grown over the 6 years of being a tenant and we have seen a lot of growth with the company. Luc even showed us the property in 2010 when we considered our rental. Our original property manager was Roni P. and she was great to work with. Upon being a tenant we have needed to make some necessary maintenance requests. All of the work order requests have been handled in a timely matter and were fixed properly. Rentals America has inspected the property every six months and we have always had good inspections each time. (We even received positive complements on our housekeeping) Prior to renting this home we were accustom to working with apartment manager's or the direct home owner's. Unfortunately, the owners have decided to sell the property so, we have a unexpected move next month. Andrea T. has kept in communication regarding this matter and provided us with a move out inspection sheet to let us know what they expect from the property when we vacate. After six years we are still pleased with their professionalism and would rent from them again if we are in the market. read more

As a previous homeowner, I find renting to be a completely different world of its own. While I prefer owning, I currently rent a property from Rentals America. I have been in the property for about 10 years, and they have been amazing the entire time! The first year in my rental was with a different property management company and I was able to see first hand the difference in service from the tennant side. Rentals America hands down has been a better experience than the original company. My property manager (Diana) is quick to respond, quick to fix any issues and is great with communication. The other staff that I've worked with for inspections, etc have always been super friendly and professional. In addition, the companies they contract with for repairs have been great as well. If I am ever blessed with the opportunity to own investment properties of my own, I would 100% contract with them for management. If the time comes that I move from my current rental and need another one, their open properties would be my first place to look. I wholeheartedly recommend them! read more

I have been a Realtor for 15 years myself, I have dabbled in PM work and it is NOT easy! When my partner and I decided to sale our home we needed a TEMP home, as our New home would not be completed for another 7 months. I could not even get someone to answer their phone let alone listen to my sad sob story allowing us to sign a temp lease...ALL were 12 month minimum. Korey finally answered, then he actually called me back, after talking to his PM. We looked at the property, VERY CLEAN, they Walked us through the process, long story short we found a house and are living here now...temporarily! Transition, though last minute was very painless. Let's be real; a renters worst nightmare is a group of 4 college students, let alone 4 college boys. Attending Arizona State University Poly, we had very few housing options after sophomore year, so we started looking for houses. No company/renter really wanted us to rent from them for this reason, yet we are/were 4 engineering students who all kept to ourselves for the most part. Nancy from R.A. agreed to take us through a house in Gilbert, then continued to help us through the process and make sure all the paperwork got dealt with in a quick and fast manner. We probably got on their nerves quite a bit during this time, but she still trusted us and we were allowed to rent. We are now going on 3 years, and while our residents have changed slightly through the years, Nancy has always been our agent and has continued to provide us with the greatest respect and enthusiasm. We have been incredibly grateful to have her as our contact. She has always been very responsive and very understanding with us. Hi Luc, I would like to express my gratitude, and commend Melanie from your Tucson office. Last week, the A/C unit broke at my rental property. Of course, as is typical this time of year, it was 100 degrees outside. When I reached out to Rental America, Melanie immediately contacted Richmond Homes because the home is still subject to the warranty. Richmond Homes promised that a technician would arrive at my property by 6:00 p.m., but the technician did not actually arrive until 10:00 p.m. When he arrived, he quoted an outrageous price that was well above the going rate to repair an A/C unit. I asked the technician to the leave the property and called Melanie back. After agreeing that the technician was unprofessional, she contacted another company the following day. The new company agreed to repair the A/C unit for half the price quoted by the Richmond Homes technician. When we found out my husbands job was bringing us to Arizona we were needing to find a rental home in just a few months. At the time, there was a rental shortage in Arizona which prevented us from getting a few homes we wanted because we couldn't ever get that first application spot. We found a home really early one morning and I called the number right away which was unknowingly before the office was open but Dee from Rental America still answered and was so kind! She explained the home and that although she couldn't guarantee anything if we put our application in right away we had a good chance. We did and the next day we were signing the lease all the way from Pennsylvania. It was such a relief to have secured a home before the move and Dee made the process so simple, personable and comfortable. She even accomodated a few missing appliances with the owners help! I have used rentals America for over 5 years. This company has taken the stressful part of having a rental property off of my shoulders. My property manager is Diane and she is absolutely amazing. The first tenant they found me stayed for over 5 years. The tenant recently moved out and Diane had the property shined up and ready to go AND placed a new tenant within a month! This was all done with little to no effort on my part. She kept me in the loop every step of the process I always knew exactly what the status was. When repairs have been needed they have always been handled as a priority and resolved in a timely manner and at a fair price thru their contractors also with little to no effort on my part. I would absolutely recommend this company to friends and family. This company gives me all of their resources and knowledge of the business to make sure my investment is handled properly . We just moved into our new townhouse in Mesa. Diana showed us the property, and we immediately did an application, online, that was approved by Kory within a day. At that point Nancy took over with our lease signing and coordination for our move. Everything has gone very great in spit of the coronavirus restrictions. We signed our lease online, registered on their website, and paid our deposits. Before we moved in Diana gave us access so we could do some measurements for our move. The communication with Nancy, prior to our move in, has been extraordinary! She has helped us get a fan installed in our den, we agreed to pay, and Tom, maintenance, was so responsive and timely. Finally, Nancy helped with Cox, so we could get our internet. It has been very challenging, again with the coronavirus, but it was installed yesterday, again with the help of Tom!
